Low standard of living for overpriced rent. Mold in most units. Buildings are run-down. Expect your rent to increase at least $90-$120 a month on each lease renewal. As stated, NOT WORTH IT! Sewer back-ups in most bottom level units. Dog crap EVERYWHERE, so be careful where you step. Management puts in false positive reviews to keep up their satisfaction score. Just look at the ones for 2023. They look so lame! LOL Crime problems. Cops are there a lot. When you move out, expect a bill for damage, replacement, etc.. They care about your MONEY...not you.

The location was the first lure for me. Located just off of Tesson Ferry we are just a few mins (driving) from everything we need. They also have tennis courts, a pool, a playground, a gym, and a laundry facility on site. The office staff is the amazing. They are so welcoming and I love to see them interacting with my 1 yr old. The maintenance staff is incredible. You need it fixed they're always there to help. I Love my apt. The layout is absolutely perfect for a very reasonable price.

I lived in Suson Pines for 4 years and would tell anyone to reconsider if thinking of leasing from a Monarch owned property. The office/maintenance staff do their jobs- the issue is above them. My dishwasher never worked properly even after maintenance looked at it several times. The office staff said it must be because I was using cheap dishwashing detergent. The 15 year old model was considered new so they would not replace it. There was a lot of crime in the complex. The office does not warn anyone about crimes against tenants or cars being broken into. I was unable to sleep in the unit for an entire month because of a bad leak in my bedroom ceiling. During that time I was told by the office staff that the roof needed to be replaced for a while, that there was a leak in the adjoining building for months, that corporate would not approve the funding, and it was not worth fixing the hole in my ceiling until the roof was replaced. They applied a small credit to my account for the inconvenience when asked but then tried to charge me for the damages to the bedroom floor. The pool was rarely open at it's scheduled time during the summers I lived on the property. Also, the invoice I received upon the termination of my lease contradicted photographs taken prior to my exit. The charges include damages I listed having been there when I completed my move-in walk through. I would highly recommend current tenants document everything when dealing with the staff and when exiting.

This complex is trash. If you are a clean and respectful renter, this is NOT the place for you. My wife and I had to beg to get the super old, sunk in mud air conditioner unit because ours kept running and never cooled the apartment even a little bit. They would just put freon in which never fixed the problem. Bills were very high. We paid our rent in full on time every month. When we left, we cleaned the apartment top to bottom and didn't get our security deposit back. I would recommend not cleaning when you move, because it won't matter in the end. We had neighbors that moved and trashed the place and now I see why. We also had neighbors next door that we saw at least 7 or 8 different people come out of and we never knew who lived there. I didn't feel safe leaving my wife there. STEER CLEAR! SLEEP IN YOUR CAR, instead of giving them a dime.

Let me first note that my husband and I ALWAYS paid on time if not early and never gave a reason for complaint from an employee at the complex. When we moved in we were told we were getting a newly refinished apartment. We knew we were getting a cheapish place when we were moving in, so we did not expect much as far as remodeling went. We experienced a weird smell in the apartment that NEVER went away and could smell it on our clothes. The place was dark and not very clean. It was very obvious they did a very crappy job of painting as you could see a defined line on the walls and ceiling where the paint ended and did not match the original color. We let these things slide as we are not picky people and knew this was only a temporary home. We have concluded that this place does not hire a cleaning service when someone moves out, there is NO WAY! They require that you do everything. I am not talking about vacuuming or cleaning the vinyl floors. I am talking cleaning air vents, shampooing carpets (which they do not state as a requirement), cleaning walls, scrubbing the oven, etc. They even go to the extent that they require you to replace the trays on the stove and the blinds. I would hope for their sake this is all listed in the fine print, because it was never discussed with us. I was baffled when we were told we were not going to get our deposit back due to not completing these tasks. Charging $180 for carpet cleaning in an approx. 12x12 room is absolutely ridiculous, and had we know it was a requirement we would have had it done ourselves and saved the ridiculous fee. The extra charges came out higher than our deposit which left us owing them $30. They immediately canceled our online account after moving out which took away our chance to pay them online. So we got a money order, which in my opinion is nearly the same if not better than a check, and left it in the drop box. We then got a very blunt email explaining they could not accept it and it had to be a check, not cash. They also stated in the email they left a voicemail for us explaining the issue, however, neither of us had a voicemail. Our response to this email expressed our frustration and asked if we could pay next week. They said yes, but then began to explain why they could not accept a money order and frankly spoke to us in a very demeaning and ignorant tone. Good riddance.

This place is the biggest joke in the world. First red flag is how long the lease is that you sign. They suck you into a lease and throw that they are a fair housing property back in your face which rids them of all liability and customer service. Apartments look like crap. My sink in the bathroom is patched up from 50 years ago it seems. The office people Sam, Cindy, Casey (maintenance guy) are the rudest people you will encounter. I would choose living under a bridge over staying here. The rent is so over price for what you get. Heaven forbid they pick up gumballs form the trees that are on the ground from the fall to make them look a little more classy. I am counting the seconds before I get out of here. They only care about A.) sucking you into an ironclad lease and B) their rent money from you. Customer service is not in the vocabulary. You as the customer are a moron and are wrong 100% of the time.

This apartment complex is full of water damage, sewage damage, cheap fixes, incompetent staff (who changes constantly) is understaffed with maintenance, and overall a dump disguised as attempted to be better than it is. Water issues are constant, mold is not uncommon, infestations of bugs and insects regular, and I have noticed that it attracts some less than desirable neighbors as the police come often. If you have a dog, this dog park is a joke. Constantly a mud pit, a gate is often broken, and the entire property is loaded with dog poop (not the offices fault, but that is the type of neighbors you live by). Parking is good. Laundry mat on site often loses all hot water, and last time it took the company 6 months to fix that. They do patch jobs to fix things. My apartment always smelled "musty" and at first I thought it was because no one had lived in it for awhile. then the water damage started and I realized this was because the whole building leaks or has sewage back ups regularly and the "standard" of care by the company is to have a company come in to vacuum it up in sufficiently (had actual sewage/poop residue left after they "cleaned thoroughly" ad and to fight to get a proper cleaning done. Take you money up the road a half mile to somewhere a lot better and spend the little extra to live in a safe, healthy, much more comfortable place.

I've been here for around 8 months, and had alot of problems. My second day here my sink faucet stopped working. They came and fixed it but took out the sprayer. Dish washer barely even works. Have to wash everything atleast twice. You can also literally hear everything your neighbors are doing. Every footstep! Bad brown recluse problem as well and the "bug sprayers" they use must be using a super weak pest control, so I had to use my uncles professional grade stuff. The seals around the doors are horrible, air flows non stop out so your heating cooling bills will be really high, and worst of all, my neighbors toilet was leaking, which created a giant hole about 7" wide above my toilet. Water would constantly dribble down. Took maintenance 3 weeks and 3 calls to fix it. I'm writing this because I forgot to drop off my rent, literally just 12 hours late (I had the money orders for a few days) and you get hit with $100 fees. I've been very laid back and accepting of these problems (most maintenance said they don't have the money to fix them) and have NEVER missed a payment my entire time here. I just find it redickulous they cant wave the charges just 1 time since all in all, I've been the perfect tenant.

My boyfriend and I went searching for apartments and found interest in Suson Pines. At first, the people were extremely nice. One of the ladies in the office showed us around and showed us an updated apartment (hardwood floors, new carpet, black appliances, walk in closet, washer dryer hook up, new bathrooms) that we instantly loved. We put a down payment that we were told was fully refundable if our application was denied for any reason or we changed our minds. She said that our specific apartment was getting new carpet at the moment so we couldn't go see it yet. We planned to come back the day it was finished to see. When we arrived that day she tried pushing us to sign the lease before we went to see the apartment (we didn't). When she showed us this place it was completely different then what she had told us. Claiming she "thought" that it was the updated version. She completely played us and told us what we wanted to hear so we would sign. Then, after we told her we did not want it anymore she told us that our original deposit was nonrefundable. All this complex wants is money, they are not concerned with their tenants. If I could give them 0 stars I happily would. I do NOT recommend them to anyone unless you want to get scammed.

I was in the process of moving from Vermont to Missouri, trying to find a safe warm new home from my son and I. I went through about 5 apartments in which I was not pleased with, I finally made it over to Susan Pines apartments and I can honestly say I’M SO GLAD I DID. The women in the Offices were outstanding, they greeted me and helped me through the entire process, they went the extra mile to make sure in was a home I like and was comfortable with they did not push or con me into anything, they were honest and friendly I couldn’t be happier.

I love the layout of the apartment. The pool is nice and clean and I was surprised by how clean they keep the pool bathroom. The only thing I don't like about my apartment is the lighting. It feels very dark during the day even with all the windows open. It also takes a while for maintenance to actually show up and fix a problem but they always do eventually.

This property is run pretty poorly. We've had a leak in our second bedroom for the last two years, and besides calling a carpet cleaning company, the issue has not been addressed. As a matter of fact, the maintenance team put a hole in the wall in that bedroom and then never came back to patch it. The leasing office has very rude girls working in it, and the property manager has changed three times since we've been here. The apartment itself is nice, and things were updated before we moved in. The way it's run is the problem.

Apartment could be better, there always very slow to fix things and the parking lot is awful with holes everywhere and the pool always seems to be closed due to some issue. The dog park has been broken since ive moved in the gate doesn't latch. Only complaint as far as laundry room is people leave there clothes and don't come back till maybe even the next day. I do like how the floors were new when we moved in and appliances are decent, with bug service every couple months.
