I enjoyed my tour with Veronica ,she was very nice and explained everything to me and I feel in love with the apartment it was so beautiful and spacious but I'm not going to be able to take the apartment because I realized it was to far from my job, otherwise I wouldn't second guessed it .
The Assistant Properly Manager was very helpful. The Renewal offer was great! I appreciated that she took the time to make sure everything was completed before I left her office. I renewed because of the location and the new management company is a lot more efficient than the previous management companies.

Sutter Lake Apt is the best place to live. The management team cares about the residents and they meet our needs. We have an excellent manager who raise the standard of living to the top-notch living. No more dumpster filled of trash that is so stink and made people sick. Water pool amusement for the family and the children; Security is right on target; maintenance team works very hard to please the residents by fixing and repairing missing items. I have to give a shout out to the leasing agents that are doing well with their kindness, smile to accomodate all everyone and satisfy our needs. Sutter Lake is a little heaven on earth. It is the best place to reside . I would recommend Sutter Lake at 100% to everyone who wants peace of mind. Come and taste and see the beauty of of Sutter Lake Apt.

I moved here in August and I was NEVER told I had to pay trash, sewer and water. I didn’t pay it for August, September or October. All of a sudden for November, I get an invoice for trash, sewer, and water and a $5 service fee for a company named Conservice to send me an itemized statement every month of my charges! What the hell!! I didn’t ask for this service but yet I’m required to pay it! Called the leasing office and they basically said if I don’t like it I can move out!! New management took over and these are the changes that you have to deal with is basically what I was told. All of I sudden I have to pay for things that weren’t told to me when I signed my lease! Moved here in August paid $50 for a swipe card for a gate that has been broken since I moved here!!! Loose dogs running around and I’m petrified of dogs! No emails sent asking residents to keep their dogs on leashes! Oh but they can send emails about rent! I cannot wait until my lease is up in June so I can move out of these apartments!!
Emergency maintenance is horrible! Came home from work after hours and something happened with the lock so I couldn’t get in my unit. Called the “emergency” line, which is automated so it doesn’t go to a live person. Been in my car for almost 2 hrs now. Called 5, going on 6 times. If an emergency maintenance is handled this way, I can’t imagine regular maintenance requests. Disgusting. What’s the point of an emergency line then?!
I want to say that my experience here has been enjoyable. The complex is what one would expect living in Riverdale. But recently the new rates were released. I live in a two bedroom one bath unit. My rent, if I chose to stay, would increase by almost $910. I don’t understand what justification there could be for such a sharp increase. The amenities aren’t such that an increase of this caliber would be warranted. The gates are inoperable most of the time, and the other so-called amenities, aren’t in good working condition. You can barely get in touch with anyone in the leasing office. There have been times where service calls were marked complete, when maintenance had never shown up. I’m just glad that at the end of my lease in August, I will no longer be a resident.

These apartments are for working quiet professionals! If you are looking for a quiet professional place to stay they even have a dog park! if you're looking for that premium top-of-the-line Professional Service ask for Carla! Sutter Lake is a peaceful community at times, and I have never had any issues with any of the staff. My only issue is with the upkeep of the dog park, or lack there of. As far as I can tell there is only two dog waste bins on the entire property and they are both by the dog park, but in the time I have lived here they have only been cleaned out once, and that was after someone had left a review about them needing to be cleaned out. Also, I moved in over a year ago and was told then that they were renovating the dog park, but I have seen no signs of this. That was one of the reasons I decided to move in here! The dog park is completely falling a part, and needs a ton of repairs. It would also be nice to have more waste bins around the property for all the dog owners, because it is like dodging landmines trying not to step in dog poop. I do like this place, but would love it if it was more pet friendly like it states!
I have been living here for about a year and a half. I love my apartment but the neighborhood has changed. There was murder her last month, I am noticing more and more roaches and Sonya in the leasing office is rude! I use to love my apartment complex until rent increased and customer service went out the door!
Let’s face it, I was looking to save money. I saw the model unit and the price and was sold. Now, of course I went to every apartment community in this area, read reviews and really did my research. Not to mention I have a Clayton County 911–dispatcher as a friend, so I really did my research. The Sutter Lake Community is okay, it’s pretty quiet and I’m almost half into my 2nd year here. The model unit I was shown and agreed upon was not the unit they tried to bait and switch me with during walk-through day. Okay, so I had to reach out to corporate because Sutter Lake had lost their mind. Within 24-hours they switched my 1-bedroom to a 2-bedroom and upgraded it—again, I agreed to renovated not upgraded. Okay, I accepted it. Moved in there was this horrible smell in the apartment, they called contractors to try to get the smell out, i mean the smell had my clothes smelling, i was embarrassed to leave the house smelling like that. Eventually, I discovered it was the padding under the carpet, they contracted a flooring company that removed the old carport and padding and replaced it. Okay, cool—they just ruined up my black counter height dining room table in the process and got glue all over my rugs. After their quality control came out to investigate they paid for the damages, but these were headaches when i first moved in. Okay, fast forward from then to now— You have to ride them, at least the Maintenance team— They’re incompetent! They leave your house a mess and don’t set your alarm back despite the simple instructions in the system that gets printed on every work order. Honestly, I don’t put in a work order unless It’s something I absolutely can’t do myself. I’ve unclogged my own drain, fixed and bought my own toilet seat, and pest control my own home and outside because I just rather not go through the headaches. Now, the rest of the staff doesn’t know how to communicate. Again, this is my dysfunctional family, you have to ride them, call and ask wants going on, check-in, it’s a lot of babysitting when it comes to getting things done. I’ve never had a problem with the office staff putting in a work order, it’s the getting it done and respecting your home and things in the process they can’t seem to get together. My complaint is maintenance needs to be fired and replaced, also, office staff needs to continue to work on communication and stop pissing me off.

Unprofessional and rude staff. When coming into the office, staff act as if you’re bothering them to do their job. The leasing office never picks up their phone. Loud and disruptive neighbors (within their apartment and in the breezeways). No repercussions for disruptive behavior, as management and courtesy officer ignore it. Older apartments and thin walls. (Even the “renovated ones”). It takes maintenance forever to fix issues. The property itself is beautiful minus residents not picking up after their dogs. For the price you pay for these apartments- look elsewhere seriously.
The apartment has been great so far, no problems at all. Charmelle was very helpful with the whole process from beginning to end. Highly recommended gated community

I like to give credit where credit is due. I felt so welcomed here since day one. The staff is so hospitable and professional at all times. I love how they have events monthly for their residents. It really brings the community closer. I am so impressed all around. I would highly recommend this place to friends. Great location and I especially love my lake view outside my window.
I went to an appointment to tour the property at the start of Dec 2016. Every one in the office was courteous and the woman who showed me the property was nice. I feel she was trying to make a sale with me by being pushy but still pleasant. The outside of the property was nice and i did not see any trash on the grounds. The issue i had was when i entered the apartment she showed me. As soon as i opened the door i counted 6 dead cock roaches. I mean as soon as the door opened. It smelled like they had just finished painting the day before because the smell was extra strong. The apartment i was shown was not the best but for the price it was reasonable. On the patio i could see how the residents put all their trash and junk on the back. I never got a follow up or anything. I decided to go with a more professional property.
This apartment is horrible!!!!!! The maintenance staff is horrible! The office staff is horrible! I have never had such a poor experience in my life! I hate being home! My floor in my kitchen isn't leveled and looks like it's been wet. Dishwasher barely works. Garbage disposal needs to be replaced, it wasn't near half cleaned when we moved in and I'm still scrubbing counters and sticky stuff from odd places! The pest problem here is sickening! The walls are obviously weak can't hang curtains in every room and I can't have cable in my room because the only cable company that comes here says the apts wouldn't make it available for them to put cable in the wall. My window was busted eggs thrown at my door and we are from out of state! I feel that I've moved my kids into the projects ! Those other reviews are fake!!! Beware !
Sutter Lake is a beautiful, and hidden gem nestled in Riverdale, Georgia. My first contact with the apartment complex was through a relative, but my real contact came through Thea! Thea is truly an amazing young lady, and great ambassador for Sutter Lake Apartments! She was professional, precise, extremely knowledgeable and very detailed oriented. She is not only detailed and knowledgeable about the complex, she really gets to know her potential customer and make suggestions based on what she hears and observes, and she is right on point! She guided me to the perfect apartment building and location in the complex, and I LOVE my apartment. Did I say I love it! Sutter Lake management is also great, and I love that they are going through great lengths to improve and upgrade the apartment complex. The grounds are beautiful, scenic and very clean. The amenities, which are many, are an added plus, in addition to the value you get for your money. I would refer my friends, and I have, to Sutter Lake Apartments.
This community is the nicest in Riverdale. The well maintained grounds with a properly working gate at the entrance shows there is a sense of pride about the community. I was able to lease one of the renovated units with new appliances and vinyl wood flooring and I am very pleased thus far. I had one simple maintenance issue that was really due to user error, but the response was prompt and my issue was resolved within the hour. Monique and Thea are great leasing agents that helped make my move-in process smooth as can be. Just a great community and I strongly recommend it to any considering renting in Riverdale.
I have been at this apartment going on 3 years. The community is nice. There are officers that live on the property so that makes it safe. I really wish Sarah was still in the leasing office but Monique is still there and new manager Kelly is really helpful and will work with you. The neighbors are kind of a nuisance but I'm sure they'll be gone soon. Maintenance is always on time and efficient. Never had an issue out of them. All in all, I would give them a 5. Everything you could ask for. Nice, Spacious, safe, clean, quiet.
I was a recent prospect until my paperwork was submitted to the manager Rachel then the rules began to change I felt like time, Money and gas was wasted! Monique is the best agent and only agent there she's great at her job she moves fast and knows her job!

This place is average at best. It has the potential to be a great place to live but there are a long list of problems that need to be addressed.
This is a great environment for young adults and elderly people who want peace and quiet. I was more intrigued about the staff and how swiftly they got everything processed. This a great place the people are very kind and respectful and I enjoy living here I have no complaints.
Nice property but a little out of my price range water gas units are there, for the amount of rent the location is asking for water should be included and I feel all units should be electric. The staff member Monique was very pleasant and helpful.
The location and neighborhood are nice. Although the price is affordable, you get what you pay for. The inside of the apartments need to be updated (kitchen/bath fixtures, appliances). Maintenance is very poor, it takes weeks for them to fix things. The worst part happens to be the roach problems. Instead of addressing the problem they cover up with spray and it doesn't work. You may pay a little more for other apartments in the area but you will get quality over quantity.
