Property Ratings at Sutton House Apartments
Best complex we have lived in yet for the less expensive price range. Abundant open parking. Responsive, respectful staff. Repairs done promptly except for non-urgent items during pandemic. 24-hour security available. Lots of pet owners. Sometimes they pick up, sometimes they don't. Neighbors come and go. Never had a problem with the children. More detail: Neighbors come and neighbors go. Some have been very noisy, even creating disturbances and concerns for violence. Some have been wonderful. Most are decent. When we send reports of exterior noise violations, the management responds and we usually see a change in resident behaviors, especially dogs left on balconies barking. If tenants are really noisy inside their units and concerning, we notice their leases are not renewed. If they are noisy outdoors or outside lease rules, we notice they take action. There are many, many dogs. Sometimes the barking gets to me. Dogs may be left on balconies. I take a picture and send it in by email. They take action. Lately there are new children who play outside which is wonderful because those are happy sounds. A new neighbor isn't so fun. Lots of balcony noise and shouting/crying/yelling small children at times. One of them does not appear mentally stable and we are trying to be patient for the sake of the mother. The staff have always responded, always knocked, always respected our preferences and wishes until the pandemic. During pandemic, they changed services naturally. Urgent repairs are still handled promptly. The only surprises are periodic water shutoffs for an hour or two without warning because they are handling an emergency in another unit. We've never been dismissed or disrespected, but we aren't hawkish about looking for whether people are doing that or not either. I have two other households in the complex with family in them for more than three years. One moved away and then returned because he had no parking at the other more expensive complex, but we have abundant open parking here. Roaches were never a problem for five years until the last year when three units emptied and the roaches suddenly came our direction. It's been challenging. The pest control man was useless. We are handling it on our own and making progress.
There is no parking here, you get a parking sticker for nothing. The manager is horrible, there is no communication between the three girls in the office, so you get hounded with calls just to repeat yourself. still nothing gets done. They walk into your apartment without so much as a knock. They decided on weekend my air conditioner not working was a non emergency. They constantly shut the water off without notice, and when you call they are rude. They don’t care that there is dog poop everywhere. You’ll get a monthly letter asking for you to correct the problems of parking and dog walking yourself with no consequences. The company is a joke. Save yourself the headache and live somewhere else.
The complex is small and affordable, but the competency of management and staff lacks integrity, honesty and treats their tenants with a lack of respect and civility. If you cannot afford the high prices of the surrounding complexes then this is your place, however do not expect honesty nor integrity from management and staff.
Why was I told an apartment would be available for move-in Sept when in fact it will be renovated and unavailable to lease until October? My roommate and I waited a month on this apartment to be ready only to be told this the day we went in to fill out the application to lease. Why do so many apartments expect people to pay application, admin, and deposit for apartments they can not see? Why do so many people not demand to have the apartment viewable before signing money away?
I’m a current resident of Sutton House and within the last few months the place has seriously gone downhill. The manager, Vanessa is rude and uncooperative. She likes to threaten and berate tenants when legitimate concerns are brought before her. Questionable paperwork was once demanded to be signed by us even though we weren’t due for renewal, documents that demanded VERY personal information and copies of our pay stubs. When we questioned them, we were threatened with a raise in rent if we didn’t comply, saying it had to do with their loan on the property. Their loan has NOTHING to do with MY income and in all the years I’ve lived in apartments I’ve never had to fill out such paperwork. Also, the manager found it too much of an inconvience to accept packages so we’ve been left with no secure location to have packages delivered. So amazon prime memebers stay far away! And on top of it all, there is ALWAYS construction going on that you’re never notified of until the day before or day of (if at all). The sounds of heavy equipment droning on starting at 7am and lasting well into the evening has become a constant annoyance. Also, apparently car break ins have become the norm. There are no security cameras in the parking lot and myself as well as several other tenants have had their cars broken into. It’s sad because it used to be a nice place, but bad management has allowed this place to go to the dogs.
I moved in about 2 years ago restarting my life. The staff is friendly and responsive. They have never failed to fix a problem or concern. My neighbors, in my building, are good people. People say hello, we watch out for one another and will stop and chat. I imagine that is the case in most buildings as you see a lot of grilling during warm weather. It's clean. People place their grills under stairs when not used. It speaks to how friendly and safe the community is; we enjoy being outside. It's good to take a walk, be out and about, and enjoy the atmosphere when you do. Trees - are just beautiful. Stunning. There is nothing like driving home through a tree-lined street. I've lived in newer areas where construction failed to keep trees. It's charming, and I'm really glad I found it.
To whom it may concern: As a resident of Sutton House Apartments in San Antonio Texas, I am writing to express my profound disappointment at that lack of professionalism, and adherence to their own lease agreements . I reported on at least 6 separate occasions to management that the neighbors who live upstairs from me were extremely loud stomping, running, banging at all hours. I asked the managers to please do something about it. They supposedly gave them notifications. Well, they must have completely blown them off and continue to do whatever they want. The last email I sent the office was met with "We're sorry you continue to have this problem. We can move you to another unit and waive the move fee"!!?? What!!? Move me!!?? What happened to working out issues? The people upstairs are the ones violating the noise ordinance!!!?? I just moved, now they're answer is move again!! Ahh, no thanks!! How bout you enforce the lease!! I understand that there will be certain things that go on in community housing (apartments) but others also have to understand that because it is community housing a certain amount of "common courtesy, class and a sense of "there's others around you" when living in apartments. Unfortunately and I don't know if it's a "Sign of the times", people really seam to have a "entitled" mentality!! Everyone should be upheld to the same standards as all residents!! I state the lease policy clearly states a noise ordinance. I work from home, take care of an infant grandchild from time to time and it's always noisy upstairs. This is unsat.
