I applied over 1 week ago and have not heard anything from this place. I have called and emailed many times and no one has gotten in touch with me. I paid good money for the application.
Moved in in December 2021. The entire process was great, From application to move in. Happy to be here except they need to do PEST CONTROL more often. I'm getting tired of killing two-three cockroaches per week , not to mention the Gecko's that somehow find their way into the apartment as well as other bugs. The Fitness center needs a major overhaul, Pool's been closed since the day I moved in, No idea if it will ever open. Parking does suck. I can never find a spot close to my building. But all in all a good place to call home for now till I find a house to buy.
I have been here at Swanns Cove for over 3 years now. The past year has been by far the best after the management changes. Josh, the new property manager, has always been quick with any issues and keeps up great communication with everyone. The complex is very quiet and all of the neighbors are courteous. Would recommend to anyone looking for an affordable long term place to rent.
Poor management very poor the property manager is a power hungry child who responds to complaints with hefty fines so he can get a nice bonus. I would highly recommend you stay away from this place.
Moved in and dealt with Elizabeth in the front office. move in was ok. You will not get your maintenance requests filled. The apartment roofs leak! We had mold growing in our apartment because of this after hurricane Irma. The office was notified 6xs and they sent THEIR insurance guy out to collect a check and never fixed anything. I had to get a blood test done on my kid to show she was exposed to mold and threaten to sue them. When I gave my notice to move out, Elizabeth told me she already rented the apartment without fixing the mold issue! STAY AWAY. The apartments have mold, bugs and rotting wood in them! The plumbing also goes out for 2-5 days every month. So you wont have any water and the office will be closed so you cant go in there to ask about the water situation. Lakeland code enforcement has to drive around daily because this place is not up-to-date on code. We won't mention the night time activity (theft, break-ins, drugs ect...)

You came into the office yelling and screaming obscenities in front of your daughter. In order to remove you I offered you to leave without any penalties. You were in such a state you signed the vacate letter I placed in front of you. Exactly a week later after I preleased your unit you requested to stay. It must not have been that bad. After I told you I preleased your unit you got upset again and now this review. It doesn't surprise me. BTW if the office is closed how did you come in and sign your vacate letter?
I'm a previous resident and enjoyed living at Swanns Cove for 2years. Great location, clean and affordable. The staff is very friendly and professional.
I moved in at Swanns Cove in December of last year. Christina (the manager) is very friendly and easy to work with, and she helped me to get into the type of apartment I wanted after I turned down the ones that were available (because I wanted to be on the bottom floor). The rules are reasonable but they are enforced, which helps keep our community safe and clean. Maintenance requests are taken care of promptly. Pest control is provided, and the grounds are kept clean by the maintenance staff. You can find cheaper apartments, but not as nice as this. For Lakeland, the price here is very good. I checked a lot of apartment communities before choosing this one, and I feel it was the best choice for me.
The pool furniture is always broken, I believe they replaced it but they are super cheap and I cut my leg severely from it. No one is polite with laundry, you always have to clean people's dirty lint and crusty soap out of the machines. Also several of the machines leave stains on your clothing. You have to use pre paid cards to do your laundry. They only accept 5,10,20$ bills which is invonvenient. there is no spray hose to the sink. After months and months, the rat problem was finally solved but it was insane. A sad time was hearing the mouse trap go off and for 15 minutes hearing the rat in serious pain slowly dying. They sent an email to the tenants to give reviews on here. Otherwise I wouldn't be writing this. I would just like to save some people from this. NO TOLERANCE FOR SMOKING! You will get 50$ fines, inside, outside, or on the property in general. And they will catch you.... The bath tub drain knob has never worked so I balance the plug to take a bath but it still sucks. I WILL SAY THE MAINTENANCE STAFF IS ABSOLUTELY AMAZING. That's what the one star is, I only know they are amazing because of how many times I called them. For 2 years I have had bullets float up in the toilet, yes bullets. I have a collection of about 100 now. And some BB pellets! Only 2guests allowed at the pool, meaning if you invite your friends and their child, that's one too many and you will be asked to leave. It's a pain to get inside and outside of the complex, especially when a train is coming. Only one way in, and one way out. There is no lakeside views and there is nothing "luxury" about these apartments. They have been redoing all the buildings roofings which is great because not too long ago a neighboring building had their apartment and belongings flooded by a casual rain storm. The location is perfect, close to downtown. But for this price? I would definitely go somewhere of value without stab wounds in the counter. Mine has around 50 from the previous resident. Also randomly I discovered a weird part of the wall, had to be there since move in. Appeared to be a hole or some kind of damage from the previous tenant. I guess they simply put painters tape over the area and painted right over it. The front desk lady is really sweet and professional, even when she enforces the rules she is nothing but an angel.

Sometimes we do have things come up when a tenant decides to leave food, trash or pet food out in the unit. In this isolated incident, Truly Nolan came to our rescue and helped us resolve the problem quickly; and the electronic traps are used for the safely of any pets, children and tenants living in the unit. We do enforce the rules at Swanns Cove to ensure that this continues to be a enjoyable community for ALL residents. So this does mean that we monitor activity in common areas. We hope that all resident's are mindful of their neighbors and the enjoyment of the amenities. It does sound like there may be some issues in your unit that we could help if they were submitted to our maintenance team through the resident's portal or by calling our maintenance line. We encourage you to do so as soon as possible to help alleviate any problems going on in your unit.
I just moved in a few weeks ago and have been very happy with Christina and the Swanns Cove community. I had some maintenance requests I needed fixed and they responded to them the next day. If I ever have any questions, Christina is quick to respond. A great price and a neighborhood close to everything you need (stores, schools, downtown, etc.) Everyone has been very nice, it's a quiet area, and I truly ENJOY my apartment at Swanns Cove.
The best thing about these apartments are the views and the dense forrest area in the back. Units are very spacious, quiet, have great storage space & updated well. If you have an issue, the staff is quick to fix it and/or give the attention you need. Easy to communicate with management and they continuously work to make improvements to the community. The location of this complex is also a plus, minutes from downtown, grocery stores, schools, etc. You won't find a better apartment for the price of these units in town. ENJOY
I have been here for about 4 months now and have been very pleased. The community is wonderful, it's pet friendly, and maintenance keeps the area a clean place to live. The apartments are spacious and are really close to a lot of great stores. Management is very helpful and any issues gets taken care of very quickly. Me ,my family and my PET are very please with the move here and we are very happy with choosing Swanns Cove Homes.

I've lived in this community for a year and a half. It was somewhat ok when I first moved in, but now management has changed and many wonderful improvements have been made...my apartment is spacious, clean and close to downtown, major roadways and my job! The community is quiet and maintenance request are quickly taken care of...I'm very happy living in this community.
These apartments are nice inside, but I have had a lot of mechanical problems because they don't properly fix things. I have had leaky ceilings, bad faucets, etc. The apartments are in a good part of town. The owners of this place, workers, and manager have a big disconnect. It's not major problems here, but too many small problems. I am most definitely leaving after my lease is up.
I just moved in a few months ago and it's got everything that was on my checklist. It was 5 minutes from downtown, screened in patio, tile floors. My dog is super happy living on lots of green areas for him to play. The price was awesome and water's included. The apts are very spacious inside. So far so good.
I have been living here for 2 years now and they just replaced the old property manager. The new management is friendly helpful. They have made a lot of smart changes like on line rent pay "so much easier" online repair request goes straight to the fixit guys phone, much faster now. They allowed me to transfer to one of there newly remodeled units with the tile floors, something the old manger Tate wouldn't do. love it here thanks again for the transfer.
I have been trying to find an apartment near downtown Lakeland for months without any luck. There is hardly anything available at all! I've recently moved into Swann's Cove and I am super happy I found this place. There's new management so some things are a little slow but for the price and size of the apartment, there isn't a better deal out there!
Not the best in Lakeland had trouble with rats and other things. would like to move another one better.

Unfortunately, once in a while we get a tenant that doesn't understand the concept "If there is no food left out you will not get unwanted visitors". As soon as they left we had no more complaints on that unit.
I have lived here for over a year and these apartments are not that bad. One of the biggest problems is that the apartments are just look decent, but there is hidden problems in them. We've had water leaks in the ceiling, the toilet mess up, the tile on the shower wall fall off, ect. Instead of just fixing it and moving on they try to blame you for it, but when it's things like the dishwasher being broken the day we move in, they say "the apartments old so there's always little problems." The price is good here though, but there's just a lot to deal with here.
Ive Been Living here for three years now and i love it the location is in the middle of the city so its pretty easy to get to locations by bus or car its great schools and colleges near by
Swanns Cove might have been a luxury complex a long, long tome ago. Very dated. Old appliances, and constant water issues. Maintenance staff speaks poor English and are never courteous, if available at all. This definitely should be considered " bottom of the barrel".
