Newark, California is a quiet community fringed by thousands of acres of pristine wetlands on the eastern edge of the San Francisco Bay. Located 25 miles south of Oakland, Newark forms part of the Tri-City area, along with Union City and Fremont. The neighborhood is family-oriented with rows of small homes and many parks interspersed throughout. Many people who work in nearby San Jose or across the bay in Palo Alto choose to live in Newark for the more affordable cost of living and more laid-back pace of life.
Five parks are housed within Newark’s boundaries, adding the aquatic scenery and outdoor attractions of the area. Amenity-laden apartment communities sit just minutes from the conveniences along the Nimitz Freeway and Fremont.

Property Ratings at Sycamore Bay
This apartment complex is loud and noisy. There are trains coming by all the time (too many to count), the outside is dirty and full of dog poop, and the garages are incredibly tight (won't fit any big SUVs in there).
Property Manager at Sycamore Bay, Responded To This Review
Thank you for taking the time to share your feedback. We have a full-time porter at Sycamore Bay and they are available to clean up messes, including dog poop. We appreciate when residents reach out to us about specific messes, so that we can address them right away and keep our community clean and beautiful! Because of feedback like yours, our team has also started to carry extra bags on them when passing through the community to help keep our home clean. Regarding the train, we try our best to be very transparent with all our residents prior to signing a lease. Still, we understand that the noise can be frustrating at times – we live here too and also hear it! We would be happy to meet with you and share tips on how to manage the train noise.
TRAINS TRAINS TRAINS, SO MANY TRAINS!!! The apartments themselves don't seem to have double insulated glass and the walls are thin. I can even hear the stray cats outside fighting at night. I regret this apartment so much

Thank you for taking the time to share your feedback. We do have some neighborhood cats at our community and are currently working with various non-profit groups to assist with removing them and finding them a good home. Regarding the train, we try our best to be very transparent with all our residents prior to signing a lease. Still, we understand that the noise can be frustrating at times – we live here too and also hear it! We would be happy to meet with you and share tips on how to manage the train noise.
The office staff seems nice until after you move in. If you want to go month to month at the end of your lease, expect to pay an enormous premium, with no willingness to negotiate. If you renew your lease, ignore the fact that your lease states that the first month's rent on the new term is due prior to the lease term. They expect to be paid before the first day of the month prior to the new lease term, and will charge a late fee if you don't pay. They told me when I moved in that utilities would be $50 per month (approximate). Actually, they were twice as much, which is about twice as much as I have ever paid, including when I owned my own home with a lawn to water in an arid climate. They refuse to prove that the amount charged is accurate. If you pre-pay rent online for the entire lease term, they charge a late fee each month, which admittedly they refund, but it's still obnoxious. They will tell you that the windows are double pane glass to dull the train noise, but it sounds like the train is in your bedroom at night. Add to that the sound of the useless gate squeeking open all night long, and don't expect to ever sleep while you live here. I like the maintenance staff, though.
Property Manager at Sycamore Bay, Responded To This Review
Thank you for communicating your concerns with us and we’re sorry to hear that you were not pleased with your living experience. Although the month to month rate can be quite a bit higher than the normal rental rate, we send out our renewal letters at least 45 days in advance. This allows our residents the time they need to plan out their potential move to avoid any unnecessary rent overlap or month to month charges. We would be happy to review the details of your utility bill to ensure that it’s accurate. Again, we would like to apologize that your experience at Sycamore Bay did not meet your expectations. We will use the information you’ve shared to try and improve any way we can in order to provide the best service possible.
Parking is a best a problem in these apartment complex Office staff so unhelpful and unprofessional Know wonder this apartment has bad reviews.
I would not recommend this apartments complex to anyone! Do your research people and look at all the other reviews, that many people can't be wrong! There are some new apartments being built in Newark, CA go for these ones, same prices but with any newer items!
Parking like others have said is a pain here, specially at the front of the apartments. Train noise all night and you feel it in the apartment. There no hope here just waiting on my lease to end and then I'm out and NOT coming back.
1. They introduce a parking tag system. Where you are only allowed 2 passenger vehicles per apartment by Lease Agreement. And Residents with a garage and a driveway can only park on their driveway and garage, not in resident bays. WELL ITS NOT ENFORCE, EVERYDAY I COME HOME AND SEE THE A & C MAINTENANCE VEHICLES PARKED IN RESIDENTS BAYS AND ALSO THE SON (I BELIEVE) ALSO HAS PARKED HIS CAR IN A BAY. SO THEY HAVE 3 VEHICLES ON SITE TAKING UP SPACES AND NOT USING THEIR GARAGE. OTHERS PARK AND DO NOT HAVE PARKING TAGS YET VERY LITTLE IT DONE, IF ANYTHING. YOUR FIND IT HARD TO PARK AT THE FRONT OF THE COMPLEX. 2. The pool area during summer or hot days is always used by outside complex kids/teenage, their music going late into the night. Management knows about it but still let it happens! 3. Yes as mentioned in other post on here and else where lease increase every year at 10% plus! 4. Apartment is cheaply put in e.g. cupboard, paint and carpet. 5. Office staff are so rude and unhelpful, yet your be moan at if you rent is not on day due! so if you pay before due date like I do they moan. and if you paid after the 1st of month they send you letter and emails, plus LATE FEES will/could be added.
All I can stay is I wished I had not rented here. The train at all times of the night No where to park at front of complex, even with a parking tag system, that few use. Everyone of using the pool in the warm days in the area of Newark, staff say there is little they can do. And don't forget the loud music all night from the pool parties. My rent has gone up 8-10% every year, most apartment cost nearly 3k a month and are cheaply put together.
I have live here 6 months and I've hated it! The train at the back of the complex is so loud and goes all night long. There seems to be major parking issues on site here, specially if you live at the front of the complex, not too bad at the rear of the complex. Office staff manager is so unprofessional, rude and unhelpful. Your rent will go up every year, from what I've been told from 8% plus per lease agreement. That's high when your already paying nearly $3,000 per month. The apartment them self are fairly nice and the maintenance guys are just amazing and so helpful. If I owned Shea's apartments I would put these guy in charge, so much better than the office staff!
Nice airy and bright apartment on 3rd floor, but the only problem was that the train tracks and transition point sits right behind the property so you hear the horns blasting at all hours of the day/night.
