Property Ratings at Sycamore Creek Apartments
I've been here nearly 6 years, and have loved it. The maintenance staff responds quickly and is very professional. The grounds and pool are well-kept. I've never had a problem with the heating. There are little community events, like the staff handing out mini pies on "Pi Day." Great location, near I75, and right across the street from a grocery store. A very pretty and quiet community. I recommend!
I’ve been at this apartment complex for about a year now and it’s has been nothing short of a hellish experience. From insect infestations to floodings, ridiculous rent costs to haphazard maintenance responses we’ve seen it all. Every month, there’s a new insect that infests our apartment. From spiders, crickets, centipedes, Beatles, and earwigs. There was one night I killed 78 earwigs before giving up. Finally, weeks after I made the request, maintenance showed up and sprayed around the outside of our apartment. They did nothing to try and removed the years and years of dead leaves piled up outside our windows or spray near the door. We’ve also been without a garbage disposal for a few months now and bee simply can’t cook or use the kitchen sink. Not to mention the water in the kitchen sink reeks of a metallic tint that the apartment chose to ignore and asked us to fix it ourselves upon making a maintenance request. As I type this, our building faced flooding and while we’re thankful our apartment didn’t flood, we now have no running water and won’t for some time. In the middle of winter. Do not live here, rent is absurdly high just to live in a tiny space that is constantly falling apart with little to no effort from the complex itself. Save yourself the never ending headaches and go somewhere else.

Do not live here or entertain the idea, look somewhere else and make sure it isnt a edward rose and sons place. As if anything happens and you have to leave you will be required to pay 3000 at least to move out. The apartment are small and very out dated. The paint was peeling in the bathtub causing draining issues. The doors for the breaker box as well as furnace were falling down. Had a closet door randomly fall while eating dinner one night. This place is horrible. Do not rent here. I would give a zero star recommendation if i could.

The maintenance guys are nice. They do what they can in a decent timely manner. The leasing office on the other hand lies, is negligent, and very rude. We recently had an experience where our water needed to be shutoff for a portion of the day. They had told us not to use water starting in the morning and then had forgotten to tell us when the water was available to be used again. The leasing staff will also send out nasty vague emails claiming residents are at fault for any repairs needed to the buildings. I would not recommend this property to anyone.

My husband and I lived here for about a year and the last 2 months of our lease we ended up moving in with his parents because we got infested with carpenter ants. Our first few months we were in a single bedroom apartment and I had a pet hamster (I didn’t fully read the pet policy, that was my fault) so then they told us we HAD to have random inspections AND pay over $700 in fees. We ended up getting in a huge fight with the office so we called corporate and they were in aw at what sycamore creek was having us pay. All we really had to pay was $150 because we went against our lease. Then after they started doing pet checks, one of the office ladies came into our apartment while I was in bed and entered my room while I was sleeping. I never heard anything back apologizing for the fact that a stranger enter my home without permission. Instead I had to call the office and tell them they need to call first and they told me; then it wouldn’t be random. so again I reached out to cooperate and they said that I never even had to let them do inspections in the first place. So if you want to pay the low price of getting scammed monthly and losing all privacy then move here. Would never recommend this place.

Well, it's a cheap place. It would appear that they compensate with a revenue stream of completely bs fines to their tenants. Expect the heat to go out on the coldest 2 days of the year for the entire apartment complex. It may take them a few maintenance attempts to fix it. The pros: The puppy who lives across the hall is pretty adorable.
Property Manager at Sycamore Creek Apartments, Responded To This Review
We're sorry that you feel this way about our community based on a fluke incident with the heat going out in your building. At times, it may not be an easy fix and may cause our maintenance to work around the clock in order to remedy.
So this place is ok, small living space but workable. and thankfully its a safe area. HOWEVER, it did take 6 months to fix a simple leak in my celling and now the rent is being raised 45$ next month. The apartment is only 540sq feet. So, i am looking for alternate places to live since the rent will now cost as much as apartments that are listed with 1000sq feet

Thank you so much for sharing your feedback. We’re so sorry to hear that your time here at Sycamore Creek Apartments hasn’t been positive; that’s not at all what we hope to hear! Our team works hard to try and make sure each resident can happily call Sycamore Creek Apartments their home, but is always open to hearing more about how we can improve. If possible, would you be able to stop by the office to discuss with our team in person? Or, perhaps calling our office to directly talk with management? We’d love the opportunity to think through some solutions with you!
I have been living in Sycamore Creek apartments in Lake Orion Michigan about 8 years.. It is clean, the staff are so polite, whenever I had any problem it was solved quickly. Nice, quiet neighborhood and I am happy living here. I have recommended this place to my friends.
I have lived here for several months now and can't say I'm impressed. The building quality and fixtures are poor, the walls and floors are thin. I hear every step the insomniac above me takes in the wee hours, every faucet turn and every toilet flush they or the people beside me make. The door to my balcony has no functional lock so its held shut with a board, the screen door was hanging off on moving in I reported this and I was told it was "fixed" but every attempt to open or close it would just result in it falling off again until I told them it wasn't worth the trouble and to just keep it off until I move out. Work has been going on within the complex for some time regarding water lines, leaving me on more then one occasion without running water for several hours at a time without notice. Today I came home to my furniture moved and everything pulled from my closet for a routine maintenance visit I wasn't even informed about. Not a single courtesy attempt was made to inform me they would be entering without my being home or my permission. So yes it's affordable to live here, included utilities, etc. Just don't go expecting much more than that.

I have been living here for about 6 months now and its been pretty good. The appartments are actually pretty quiet walls aren't thin, except for the wall that your front door is on you can hear people walking up and down the stairs. It is very much so worth it to pay the little extra to get the top floor. The apartment is small, but for the location it is well worth the money. The location has been amazing, you are close to pretty much everything. The staff here is pretty nice and they respond pretty quick. The only complaints I have is that we had to call maintenance 3 times because our shower was leaking and not just a drip but straight up leaking. Also I think that the paint job in all the rooms are awful and everything looks crapply put together. But this is my first place with my boyfriend and it has been perfect for what we need. I do recomend this place if your looking for a starter place or just need a cheaper option. With all that being said I still give them 4 out of 5 stars because every place has it flaws, and we have enjoyed this place even with some of the issues.
We moved here to save money while finishing school, since it is affordable. That was the biggest mistake we have ever made. The quality of literally everything in the apartment is just awful. The paint is absolutely terrible. You touch the wall, it marks, and you cannot clean it as the paint will simply come off. We replaced light bulbs and the whole heavy glass fixture came down and shattered on our kitchen floor, due to missing screws that were clearly missing the whole time. Thank god no one was hurt. We did however have to take our cat to the vet to have small pieces of glass removed from his paw, after spending over an hour cleaning the glass, and unfortunately not seeing it all. Our stove had several problems with the front burner not working. The door knob in our bathroom LITERALLY FELL OFF one day, and when maintence came to fix it (who look like two drug addicts, and yes it took two of them to fix a door knob), they stood there and watched our tv and made us very uncomfortable. Then, one day while our towel rack FELL OUT OF THE DRY WALL AND UNTO THE FLOOR. Clearly the drywall and foundation hasn't been touched in many many years for that to happen. How does a small hand towel cause a towel rack and dry wall to come off? That was the last straw. I am so grateful we did not renew our lease. The building is also full of very unstable residents..in our building alone, we had 3 who made us feel very unsafe. We heard yelling all hours of the night. One night I called stating I felt unsafe due to the new resident walking around (this was the second time) in the parking lot at about 1am screaming awful obscenities. I was told Bc I called the next morning, they could not fly a noise complaint. It made me sick. Our cat scratched about a 1 inch area of the carpet outside our bedroom door, which I assumed we may not get our security deposit back for, however, we received a bill TWO MONTHS after moving out stating we owe OVER 700.00. It makes me sick. We work so hard for our money, and kept our apartment clean, tidy, and as nice as we possibly could giving living in that awful apartment where the quality of everything is garbage. Our sinks backed up many times in the bathroom, and we had to go buy drano. Luckily, we documented and took pictures of everything as it happened. The dates are all there. So at this point, we are obtaining one of the best lawyers to fight this. Do NOT waste your money people, there are so many other wonderful complexes in the area!

I recently moved into Sycamore Creek for my first apartment, and I am really glad I chose this location. My one bedroom apartment is clean and the perfect size for me. The location is great, with plenty of options for food and shopping within walking distance. The noise levels haven't been too bad so far, only on the weekend it can be a little excessive at night. During the summer, the pool is nice. The options for short term leases are convenient. Overall, I'm enjoying my stay here so far.
I can not complain about it, Im lovin it living here, the appartment is really good for two and a half (we have a baby), excellent location, we have a everything we need so close, even the great lakes mall, movies, groceries, pharmacies, schools, churches, restaurants, just perfect. Maybe the only thing that I can say is that the a/c is too loud but even with that my baby girl sleeps like an angel.
I enjoy living here it's comfortable and close to my job.

Thank you for the review. We are glad that you enjoy our location and the comfort of Sycamore Creek Apartments.
This was my first time living on my own and Sycamore Creek was just what I needed. Did not have expensive first time fees and the rent was cheap. The office was very understanding that both my roommate and I were full-time students and workers when it came to having to come in to sign papers. The apartments are on the smaller side but that was nice since I did not have much furniture to start off with, but it has been fun decorating since then. Maintenance is also easy to get a hold of and respond within a day and are very helpful. It would be nice to have a washer/dryer in the unit, but the laundry room is not far at all.

Thank you for the great review! I'm glad to hear that you have enjoyed your experience at Sycamore Creek Apartments.
Really nice apartment, two bed room one bath, small but perfect for me, my husband and our new born, the only problem is that the ac is really loud, every time we turned it on our baby jumps out of the crib because of the noise, and when we moved in it was cleaned, except from the oven that was such a mess, really gross, the location is excellent a kroger and a cvs in the same block, a gym, restaurants, bar and hair saloon really close, the mall and a lot of stores 2min driving. The laundry is in the middle of the building also with a little storage. The pool area is good and we can do a bbq at anytime in the main gardens, they have like pic-nic area's
