Property Ratings at Sycamore Ridge of Dublin
Almost 2 weeks ago water leaked under the sink and the disposer was broken. So far we have been leaking under the sink and living without a disposer.
My apartment has been infested with roaches for over 3 months and is uninhabitable. Management has denied all requests to terminate my lease or move me into another unit.
My husband and I lived at Sycamore Ridge for 2 years. Here is my honest opinion: The location is fantastic. You are walking distance to all the bars and restaurants. If you want to live somewhere in central Ohio that has a downtown vibe that is not actually downtown, and close to almost everything, this is a great place. If this review were solely based on location, I would give it 5-stars. Unfortunately, there is a lot more to consider than just location. The maintenance staff was relatively quick to respond. If there was an issue that was obvious (I.e. Our garage door broke and my car was stuck inside of it) they will come out and actually resolve the issue within 24-hours. However, a few months before we moved out I was cleaning under our kitchen sink and realized that we had a small leak. That leak created mold under our sink. I called maintenance and after a few days, they looked at it, didn't find an issue, and just painted over the mold. They never actually resolved the issue and the mold had reappeared by the time we had moved out. Being pregnant, this was something I was very concerned with and they did not take my concern seriously. There is a serious lack of parking. While I understand that Sycamore Ridge is located in an urban setting, they have limited extra parking spots for all of the residents. If you plan on using your garage space for storage, just know that if you have more than one vehicle, you may struggle with parking. Sycamore Ridge is a "dog friendly" association, which we appreciated with a Great Pyrenese, however other dog owners would allow their dogs to roam free and several residents choose not to pick up after the dogs. The association never actually did anything about these residents, even though they claim that that's non-tolerable behavior. Lastly, the lack of communication from the association was frustrating and unacceptable. The month before our lease ended, I reached out to the main office to let them know that we would be moving out when our lease was up and they informed me that we were required to give them a 60-day notice, therefore we were forced into a month-to-month lease, which took our rent up an extra $500. They never once communicated with us that we needed to give them 60-days notice; they never gave us a hard copy of the lease that we had signed and we could not view it on the portal, so we had no access to it.
I would like to say that the maintenance in this complex is amazing. I have never lived anywhere that comes close to how great maintenance as it is here. They are quick to respond, clean, courteous, friendly and respectful. Everything is also kept tip top shape here. Lived here for a few lease cycles and have found maintenance to be quite subpar. Most significant issues require MULTIPLE postings and MULTIPLE visits before they are made even livable. They use cheap, quick "fixes" that don't last. We have lost many nights of sleep because of these inadequacies including multiple nights with ceiling water leaks and (separately) animals in the attic...and very noisy neighbors. All issues were reported many times. Office lately has been very nonresponsive. Family member went in twice just this week about an ongoing major maintenance issue only to be told both times we'd hear an update...still no word. Whoever posted about parking was spot on (no pun intended). Parking is at a premium and if you come home after 9 or 10, all bets are off that you'll be anywhere near your unit. (Also mentioned this to office but they seemed unconcerned). Location is great, sure, and they are decent at keeping up EXTERNAL appearances but don't expect quality or necessarily quiet inside.
This property has recently changed management, and as a result, failed to provide me with any written record of my rent bill, and set up my online 'portal' under a name of someone who was NEVER on my lease, making it impossible for me to pay my rent. As a result, I had to overpay as I did not want to miss my payment. They not only bounced my check, they refused to drop the fees associated. Now I am forced to pay an extra $100 on top of my rent, because of a mistake on their end with my online portal account. DO NOT LIVE HERE!!
Several problems arose while staying in this complex for 1 year. We had heating and cooling issues that were never fully fixed. They sent in a repair guy for a minimal repair, only to have the problem persist a few weeks later. Parking is abysmal. There is minimal parking for several tenants, so don't expect to have many guests. There are several handicap parking spots, which is good if there were actually any handicapped people staying in the complex. Rent is way overpriced. They charge fees for more than any place I had lived prior. Water and electric were insane. Pro: there is no gas so no gas bill. Trash was set up in the worst possible way. There is only one dumpster for the entire complex. It just so happened to be next to where I was living, which might sound good, but many other residents have to drop their trash off there and they cause traffic in the parking lot. Also, it fills up fast and isn't emptied quick enough, so it begins to smell bad. The residents are also pretty bad, with many of the residents' children playing in the parking lot instead of the fields that are right next door. Also, residents continually park in the middle of the parking lot, despite several emails saying they will be towed if not moved. There is tons of construction next door, so it makes driving a mess. The little town they're building will be nice in about 3 years whenever they finally finish. The landlords are not very nice; with several calls and emails not even making it through to them. Only after being severely displeased was I able to convince them to cooperate in a humane way. The only redeeming quality was that it was close to town and that the actual apartment was fairly spacious.

2 bedroom, 2 bath. Pool and community grill. Rent continues to go up each year about 5%. Apartments appear to look nice, however are not closely upkept. Much construction in area which turns a once secluded area into a conjested mess.
