Property Ratings at Sycamore Square Apartments
It is a nice apartment complex. My biggest complaint was the owners billing me for everything when I left. I had my apartment spotless, and they took so much money from me for literally everything, they refused to work with me even when I had pictures of my apartment being spotless. Not a fan of the staff here!
Management here is unprofessional and has a serious attitude problem, and the apartments themselves are okay, you can tell they were in a hurry getting our apartment ready, literally everything on the wall has been painted over into the wall(cables, nails, screws), the doors and cupboards are all jacked up. We can't wait to leave.
What everyone said about management is true. They ghost you about security deposit they don’t fix things ventilation is poor groceries in cabinets go bad from moisture and it’s sketchy there
The management is rude and not at all helpful. The communication there is terrible. It sucks because I actually enjoy the apartment itself but it’s not worth fighting with the management.
Save yourself a years worth of headaches and live somewhere else. Moving back in with my parents would have been a better choice! The staff is rude and none of the promised amenities are available. Everything smells like cigarette smoke and there is dog poop everywhere. They do not keep up with cleaning or maintenance. Also, there are noisy neighbors and sketchy people all around. Feels unsafe
they will ghost you about security deposits and mail forwarding. apartments are not good. no overhead lighting and old pipes. everything just painted over and not well cared for. noisy environment. people dont pick up dog poop. had two neighbors get cars broken into. 7am lawn care on weekends (mowing, leaf blowing, etc.) and no communication if you’re having any problems. glad i left.
Let me start of by saying this: management sucks. I have had almost no issues with my unit (yet). I have a friend in another unit nearby and he has had problems with roaches and management is not fixing anything. His whole building has roaches and they have been there since he moved in. They have not told him what chemical they are using to treat his unit- and he has complained about a weird smell after treatments and is worried about the residue. Being someone who is certified in pest control, I know how roaches should be taken care of- once a month treatment for a building that has them is not enough. Those roaches multiply really fast and if a resident is seeing them, then they are bad. Management told him that it's not that bad. Management doesn't care and they are all nice and fake when you first walk through those doors. Once you live there, they truly don't care anymore. They are awful to deal with when you're trying to leave. They just want your money. My unit has had problems with plumbing since day 1. Bathtub is always getting backed up (and I have a hair catcher). Bathroom sink is always getting backed up and I have no idea why. They keep snaking the drains but that doesn't do much. My kitchen sink has also backed up even though I have a catcher in there too. I have also had a really noisy neighbor and management has done nothing about it. They don't reinforce anything and will not fix anything. The parking here is awful- there are so many UD students living here and they constantly have so many people over really late and night and there is never any parking. People also park on both sides of the street in the complex- we do what we have to for parking, but there's definitely not enough spaces for all the students they keep housing here. Also snow and ice. Forget it. They won't be shoveling that stuff for at least 24 hours so have fun sliding and breaking body parts just to get to your car. So many of us are fed up with this place and it just gets worse. Every time you have a problem they just get meaner. Buildings are old and your electric bill is going to be much higher than you would expect. not worth it.
Once you walk around and meet the people here you won’t want to leave. The grounds are well kept and each flower bed is unique. The pool opens early in the year and closes late. We even have an albino squirrel or two! There is a small dog park, several green areas, and multiple parks nearby to walk your dog. If you like pizza we have two Dayton favorites within blocks and 5 within a five-minute drive. Chinese/Japanese, Mexican, Tex-Mex, etc. all close by here. We have a bike path nearby that is gorgeous especially in autumn. The staff is great. The office and maintenance personnel work hard to keep the complex running smoothly. They host several events throughout the year to help neighbors and staff meet each other. They also do other little things like breakfast or treat days. I’ve never experienced the care and attention that the staff here, regularly, provide.
I have lived here for three years in two different buildings. I went from a 2 Br to a 1 Br. Overall I haven't had many of issues with living here, I have enjoyed living here, I've always felt safe and secure. I have not had any issues with neighbors (except one yappy dog). However, I do know people who have had issues with this complex. The Area: within a 1/2 mile of Oakwood, OH, about 1mi from the UD Campus. You can walk to a nice park, several running trails, 5 minute drive to Kroger. The Grounds: Very well kept, the area is clean and well maintained, nice dog park. The pool is nice. The exercise room is a joke. There are not a lot of kids, the apartment is made up of mostly grad students from UD, its relatively quiet in a park like setting. Laundry Rooms: The laundry rooms are in the basement of each building. My first building, the basement looked like it was straight out of a set of a scary movie. Dark, dingy, and smells like mildew. Plus the crawl spaces are open, those add extra creep factor. The second building is a little better, the basement feels airy-er and I don't mind doing laundry down there. Still the same smell. Maintenance: Relatively prompt (1-3 days), I've had a good repair, and a repair that was shoddy. Extra Storage Space: In the basement there are wooden cubicles (probably 4' x 8') for extra storage. Convenient. The Apartments: Small square footage but excellent use of space. Good storage space in 3 closets (1Br) (lots of head room in closets). You can't fit more than a queen bed in the bedroom. Kitchen has a mini oven which is a pain. Heating/ AC: Baseboard heat. In my first apartment we had a major problem with soot damaging the walls from the baseboard heat. In my second apartment the problem wasn't prevalent, but I did see some soot discoloration arising from the heater. The heat works well and you don't need to run it a lot. The A/C is a wall unit. Sort of works. Cross ventilation is questionable or nonexistent depending on the apartment you are in. Windows: Nice Size, but only single pane windows. They fog up, collect a lot of condensation, and are very cold in the winter. You can feel drafts. Some of the plaster along the window casings are crumbling in lots of places. Mold: Several of my friends have had lots of mold issues. I haven't had a problem, with anywhere but my bathroom. I think the mold is behind the tile, I bleach my tub and shower tiles once a week and cracks in the caulking are questionably dark.
I've only lived here for a short time so far, but I'm enjoying it. It's truly a 'park like setting.' It really looks like they built a park and then built the complex inside it. The apartment buildings are old WWII and Korean War era buildings, but they've been well maintained. The only two things I could complain about is that the walls and floors are no where close to 'soundproof' and that the office staff was initially not very responsive. I can hear, my neighbors TV/Radio over my own frequently and have mentioned it to them. So far, to no avail. When I was first looking around for a new apartment the office staff never returned my calls. Had it not been for me hounding them, I don't think I would have ever talked to them. They were also slow with completing and sending me all of the lease and move in paperwork. In fact, I didn't get it until a few days before I was to sign and move in. I just hope this is not a harbinger of the way my time at this complex will be.
Everything about this place suck. The paint is fading on the walls. Everything is falling apart. Its aways hot in here and there's not enough space. They keep up the yard work and the pool area is cool but everything else is terrible.
Sycamore Square apartments are the premier place in the Oakwood, Kettering, and Belmont area to call home. I have worked in the area for years and this complex has always had a stellar reputation for offering the nicest apartments at the most reasonable prices. I have lived here for going on 2 years and I can tell you all the hype is true! The staff make you feel like family right away. Maintenance issues,though I haven't had many, are addressed immediately and thoroughly. The gorgeous grounds speak for themselves. There are several lovely floor plans to choose from, all nicely kept with beautiful color schemes, great windows,and tons of closet space! The rooms are spacious and accommodate anyone's furniture easily. Extremely pet friendly, your fur friend is made just as welcome as you are! My electric bill has never been high at all, and the rental prices are very reasonable. As a single professional , it's so nice after a long day at the office to turn in and enjoy driving through the lovely grounds, park right in front of my apartment, and feel secure walking in my door and enjoying my home. The apartment layouts are great. There's a pool, an exercise room, dog park area, gas ovens. The only bad thing is the plaster walls, and there's so many layers of paint on the doors that it makes a really loud crack noise every time we open one. The basement is also an unfinished, moldy, leaky, frightening horror story. For two 8 different apartments are expected to share one washer and one dryer, ran by quarters of course. I would ask to see what your basement looks like before you sign a lease. Not the main buildings, ask to see YOUR basement. other than baseboard heat, frightening basements and old plaster walls I think my apartment is very cute and homey.
Sycamore Square is located in a very peaceful and quiet area between Oakwood and Dayton. The buildings though older, are well kept and quant.
I put in a maintenance request the other day to have my bathroom sink unclogged (my theory is that shaving gel must have more of a clogging effect than shaving cream), and they came yesterday and fixed it while I was at work. If they hadn't left a maintenance report, I would never have been able to tell they had even entered my apartment or bathroom--they didn't leave any traces of any kind of mess at all. Solid pros! I have lived here since2009 and am very happy, The trees and grounds, dog park are great. We love walking the property at night with our dogs, the other people who live here seem friendly and there is not a lot of partying or craziness around here. The office and workers are nice and usually come the same day when we call them if we need something fixed. They just put an exhaust fan in my bathroom so I don't have to open my window when I shower. my only complaint really is some people don't clean up after their pets but if you report it they will charge them, can't wait for pool to open!!
