Property Ratings at Tailor O4W
The place has gone completely downhill since changing names to Tailor 04W from Novel 04W. Do not trust any of the recent reviews. 1. We are all charged a $25 renters insurance fee even if we provide renters insurance in good standing. 2. The water contains gasoline traces (yes I had a sample independently tested) and this stems from a raging gas leak within the building. 3. The building is understaffed so repairs are never responded to. 4. Do yourself a favor and run to newer developments nearby that have competent staff and are not making up fees every month to add to your lease.

While the location is central and the building itself is lovely, unfortunately I cannot recommend living in Novel Old Fourth Ward. Leasing The Leasing Office is unable to meet basic resident needs. 1) Incorrect rent. My roommate and I were charged the incorrect amount of rent 5 out of the 12 months we lived there. The incorrect overcharges ranged from $50 to $3600. Resolving the incorrect overcharges required going in person to the Leasing Office, often more than once, due to the difficulty reaching anyone by phone or email. 2) Inability to fulfill requests. Due to how inaccessible the leasing office is, requests are not fulfilled in a timely manner. My roommate and I requested reserved parking spots, which took ten weeks to fulfill (despite charges beginning immediately). Other requests, such as reserving the moving bay, never went fulfilled, resulting in difficulties for me and other residents. 3) Inaccessibility. The Leasing Office responds slowly, if it all, to email and voicemail. Resolving any issue often requires multiple in-person visits, which presents a significant burden to due to their office hours. Parking There are two main issues with parking 1) the garage is not large enough for this building and 2) the parking enforcement is terrible. 1) The parking garage is not large enough to accommodate the residents who live here. When the garage is full-- any time after 9PM usually-- residents may either park illegally within the secure garage or park in the guest lot, where there have been multiple incidents of window break-ins. 2) The parking enforcement is wildly unhelpful. First, residents frequently get booted due to the leasing office not keeping the service up to date. My car was booted within the garage; I've seen cars booted while parked in their reserved parking spots. While the leasing office refunded the $75 I spent getting my car unbooted, that does not solve the ~4 hours I spent in the garage waiting for the parking service to arrive and unboot my car. Fetch Don't live in any apartment building that uses Fetch for package services. I don't have anything to say here that hasn't been better said on Fetch's review page.

Management is unresponsive to emails and phone calls. My lease ended in August however I moved out the last week in July to accommodate a new resident. I have yet to see a check for the difference and cannot get an anyone to answer an email or call. Also all amenities close at 10 not 12 as stated when I signed my lease.
Beautiful apartment complex in great location! Looks better in person than on the pictures with tastefully decorated interior and architectural elements which allow lots of natural light. Although in the city you get a very great feel and lots of options to enjoy the outdoors from different areas in the complex. Out of the O4W apartments, it is the most walkable to Pounce City Market and also backed by a more established neighborhood which seems safe to go for a walk in. In apartment coffee shop allows you a change of scenery without leaving! Staff super friendly, helpful and responsive. While on the tour they demonstrated great interactions with current residents and appeared to really care.
Novel O4W has been a dream to work with from the beginning! We started touring apartments in Atlanta in May once places begin to open back up for tours, even though we weren't moving until October 1st. Quin was warm, inviting, super informative, and a large part of why we chose to rent with Novel. On our first tour, I absolutely fell in love with the community - from the amenities to the location, from the floor plan options to the overall look and vibe of the place, I knew this was where I wanted to live. We submitted our application, and started the countdown to move-in. Along the way, Quin moved to another Novel property, but Jasmine and Brad have kept up the outstanding service experience! Our move-in day was easy, everyone we've met here that's a part of the staff has been super friendly, and we've loved getting to know our new home. I cannot recommend Novel O4W enough!

Novel is incredible! I've lived in several apartment complexes that claim to be "luxury" and this is the first that fits the bill. The apartment designs are lovely, the amenities are amazing and the staff are the literal best. Not to mention the location, which is within walking distance to almost everything interesting in time. It's expensive, but it's worth it. I highly recommend Novel.

This apartment is by far one of the best apartments I've ever lived in! They respond really quick to any questions that I have and the amenities are amazing! I live in a studio apartment and its very spacious for one. Lots of natural light, tall ceilings, and brand new appliances. I'm also a big coffee person and they have a coffee shop in the lobby which is great to either chill at or to grab coffee and head back to my apartment! Lots of great things to say about this place, I love living here!

Truly one of the best apartments I have ever lived in. The amenities are awesome, gorgeous kitchen, tall ceilings which are clutch for us, tons of light, huge closet, everything is super clean and NEW, and the staff - Jasmine, Brad and Abby in the office - are just wonderful. They have gone above and beyond to help us (including my printer needs while I wait for my new printer). Tony in maintenance is just a joyous human who already feels like a friend. And the weekly activities and community nights they hold bring an uplifting, homey and "together" energy we all need right now. We truly couldn't be happier! Thank you to the Novel 04W team for our gorgeous home!

I can't say enough about how great our experience at Novel has been. We toured at many places, and nobody gave us the attention and care that Jasmine, Quin, and Brad did. We must have come by for four tours, and each time they were welcoming and willing to give us as much time as we needed to see our options. Throughout the application process they were available and helpful. This treatment hasn't stopped since we moved in. In the four months we've lived here they've continued to be incredibly communicative, accessible, and helpful. We feel incredibly luck to live here and to have such an awesome staff supporting us when we need them.
