Located on the southeast side of Downtown Tallahassee, Woodland Drives offers a wooded, diverse neighborhood next door to Myers Park, Cascades Park, and Capital City Country Club. Woodland Drives is home to one of Tallahassee's most important parks, DeSoto Site Historic Park. Hernando de Soto spent the winter here in 1539. Archaeologists discovered artifacts from the De Soto expedition at the location, including bits of chain mail armor, coins, tips from crossbow darts, and more.

probably the worst place to rent in Tallahassee. It’s dirty, unsafe, unkempt, and straight up trashy. The AC units are extremely old. The cooling breaks in the summer and the heating breaks in the winter. maintenance says this is normal bc everything here is so old and management refuse to replace anything. There is mold in the vents and walls. no getting rid of it either, so i’ve developed a cough. The water gets turned off once a month or so. No idea why. There is a homeless problem and they dig through the dumpsters, leaving the entire cul de sac COVERED in garbage and furniture. I hate it here. My lease ends in 3 months and i’m BURSTING with excitement to pay cheaper rent at a nicer place. Don’t get conned! The photos only show the model unit that have never been lived in.
This apartment costs far too much for what you're getting. When I moved in, my flooring had bubbles in it, the walls and floors were scuffed, my front door didn't seal, and the entire place just smelled bad and was gross. The workers up front are kind and pleasant, but the corporate management is out of touch. I received emails several times a week about the front office being closed or the water being shut off (the water was shut off at least 30 times in the year I was here). The entire complex needs a facelift desperately. I will be avoiding any apartments owned by this group in the future, because I will be overpaying and not getting a quality place.
Truly the best office/management/repair staff you will find in this area. Very affordable, has everything you need. Zero complaints 10/10
Office staff actually cares & wants you to feel like home. They handled everything from inquiry to maintenance beyond expectations. Unless there is another inflation-related rent hike, this is my semi-permanent housing until I can afford my house.

There have been mice, rats, and other pests in my apartment since April and maintenance and the apartment complex have failed to remedy or fix the situation. I have contacted them many times over the past several months trying to take care of the issue. This apartment complex is disgusting.
Do not move here, theyre more worried about leasing the apartment than they are your satisfaction. We feel very deceived and the move in was very unprofessional.
Tally Square is a nice and quiet property with a great location.
Overall, great place! Just wish the maintenance team consisted of more people so they could attend to more requests. Everyone has been friendly and the atmosphere is very nice.

tally square is a joke. management, maintenance, and all. apartment was absolutely disgusting when we moved in, dishwasher didn't work, bathroom fan broken, the list goes on and on. now they will not allow usps to deliver packages to our doors.

There are better places to live in Tallahassee. Honest truth. From management to the fields of grass outside your patio you have to be careful if not you might step on dog poo.
My experience has been terrible. I had multiple problems with my AC, especially during summer months. I have two dogs, and with the apartment being excessively hot it was not the safest environment for them. My floor has had numerous bubbles since I moved in, the bubbles are continuing to expand. There is possible water and mold damage from when they defrosted my AC unit. The door to enter my apartment has many gaps where insects can come in.
The best aspects of Tally Square Apartments is the convenience of commuting around town from the location to shopping, downtown and the pool.
The management is very responsive and helps out pretty quickly if the situation requires.
Very much satisfied with the location, maintenance and living here. I like it and All good :)
I love the layout of the apartment. Also most of the time it is peaceful -- there is at least one person who has the bass turned up too high at times and the boom, boom gets really annoying. The construction next door is on the scary side. Water has gushed over the wall twice now. Every time it rains hard I'm watching the wall - afraid there might be a bigger slide or flooding.
Tally Square is disgraceful. Management does not follow through on promises made. Loud music day and night. The plumbing is terrible. Trash and animal waste is not removed properly or in a timely manner. The fitness center and pool have been closed for over a year. Do yourself a favour and stay away from this place.
I moved in a little over a year ago. The staff is friendly and have always been helpful. All my neighbors are super friendly and there's usually an event once a month that allows you to meet more people in the community - so that's cool. I like it here. It's peaceful and close to my job.

About two years ago I went to Tally Square to rent and literally ran from this place! Went back two weeks ago to go on a property tour, what a huge difference. The staff is welcoming, knowledgable and took the time to explain the changes the property is going through instead of lying about everything like last time. The property is older but well maintained and the apartments are huge compared to where I have been living by the campus. The property is also kind of secluded which make it seem more private, a definite plus for Tallahassee. Check it out!

I moved into a newly remodeled unit when this place was still owned and managed by Aspen Square. The service was top notch! You will never find better managers than Cole, Brittany, Abigail and many more. There were maintenance issues but the staff made life here wonderful. They listened and responded promptly! Then it went down hill year three when sold. Peak living has been a nightmare! My daughter developed chronic asthma from the mold. We were told it was just Mildew (EPA.ORG "Mildew is a type of mold"). The staff is rude, argumentative, unapologetic, unhelpful and often not present (as in they frequently leave during open hours and do not return stating they are showing an apartment. Where does it take 2 hours to show an apartment? Lake City?). Do not do this to yourself. Do not do this to your kids. STAY FAR AWAY and if you are a current resident: That is not dirt under your linoleum floors turning black that is "mildew". That black stuff growing in your windows, "mildew". The water and slime in your ac unit closet, "mildew". Your ridiculous fluctuating utility bill? Must be "mildew". The flooding of your water heater and pipes, "mildew". Leaking from the bathtub that seeps up under the floors, adjacent room walls and turns the bathroom floor black and stains the carpet?, "mildew". Your leather shoes in boxes in the closets, "mildew". Oh and the peeling tub that they promised for months to have resurfaced "mildew". #GETOUT
Living at Tally Square in 2013-2014 was a very dark spot in our many years of renting at multiple properties in Tallahassee. Over the course of the time we spent there, we had a slew of maintenance issues that began the very first day we moved in. The lack of concern and prompt communication with the office staff to the maintenance crew was abysmal. However, the core of the issues we had were the poor maintenance and lack of quick and quality fixes to the problems, which abounded at this property. We had floors that bubbled; the AC closet flooded and mildewed multiple times; the bathroom and hallway ceiling leaked several times due to poor repairs; the main bathroom over the tub also leaked repeatedly, and was repaired so poorly that a maintenance worker actually patched the hole using a shampoo cap (one that was OURS and that was still in use) as a filler for the hole! We were in shock! Bur worst of all, and the result of us leaving, had to do with our bedroom (and essentially our whole apartment) being flooded for the second time. Not only had this happened once and they clearly did not fix it well, but when it happened the second time we were on Christmas vacation and they didn’t even bother to tell us! A friend who was checking on the apartment was the one to let us know. When we returned, we saw that our entire apartment was in disarray, everything smelled of mildew and mold from the carpets holding water for multiple days (my wife even got sick from it). It was obvious people had come in and moved our furniture and installed industrial fans to aid in the drying. Which was very annoying to say the least, because we had no idea that our home was flooded or who was in it cleaning and drying it out! It took way longer than it should have for people to come in and clean the carpets, and even until the last day we were there it still never lost that mildew smell. This lack of professionalism and common courtesy coming from the people we trusted our home and money to was unacceptable.
I lived in Tally Square for 3 years simply because there isn't anything better in Tallahassee. It took me about 7 minutes to get to the FSU campus and it was right behind my favorite bar (Stetsons). It was quiet and clean, my apartment was in amazing shape when I moved in. The people in the front office are kind of annoying with all their phone calls about parties and renewing your lease but it wasn't too bad. The maintenance crew is amazing, super sweet and friendly without being creepy even though sometimes they cut corners. After seeing all my friends gross and disgusting apartments, I knew Tally Square was a catch for the price.
We have been living at Tally Square for a year and a half now and compared to many of the horror stories we have heard about renting in Tallahassee, we really struck gold here. The staff in the leasing office is always willing to help and they are very upfront about anything you want to know. I started with Abby and Col, but Brittany and the new crew are great too! The pool and fitness room are kept in great condition and, being a student, I appreciate how I can workout at anytime since it is open 24 hours a day. Maintenance is extremely responsive and all of our maintenance requests are addressed within 24 hours. Pest control is periodic and non-intrusive. The location of the apartment complex is convenient. The mall, movie theatre, pharmacy, New Leaf, Applebee's, and Cascades Park are all within walking distance which makes restless days a lot easier to deal with. My one big issue is getting out of the apartment complex. Depending on the time of day, pulling out of the complex can be a pain in the butt. And some of the speed bumps can be a bit violent to drive over but I guess that is a good thing...? And the trash bins are easily overwhelmed with the amount of garbage residents throw out, especially around the beginning/end of the month so you see some raccoons out there now and again. And there are many, MANY stray cats. I would even say there is a plethora of stray cats. Cute, but feral. The complex recently contracted to get security services but I've never really felt unsafe here. The apartment complex is filled mostly with students and city employees. As for walking around at night, its comparable to walking anywhere else in Tallahassee so just be smart about it. The apartment itself is cozy. We moved from a 4 bedroom house so it took some adjusting for us. The back porch is screened in which makes relaxing on cooler evenings enjoyable and a storage closet is included to keep non-essential things out of the way. We haven't experienced any issues with plumbing, the A/C, doors/blinds, or appliances that wasn't addressed by maintenance either the same day or the day after. If we ever did have a complaint, the front office was very attentive and saw to it that any issues would be addressed immediately. All in all its been a great experience!
