Too expensive, leasing issues, unprofessional staff (leasing/cleaning), no updates or cleaning for vacant apartments compared to living cost (new carpet, floors being stripped/sealed properly, etc.)

Lived at Tamarac 11 years ago, it was a good place then, it's an even better place now. Everyone was great in the office, I primarily worked with Joe and Jocolyn, and both were amazing Joe showed me at least 3 different apartments, and was great when it came down to signing and making sure I understood everything. The move was unexpected, so it was great to have a easy transition, and no unexpected surprises. - Andreas M

The good, at least for the ranch style apartments. Concrete was used as dividing walls between the units. These units are quite and without vibrations. You most likely will never hear your neighbors under any normal circumstance. The grounds are nice and offer a park like environment. The BAD is a plenty. Landscaping gets worse the further from the street you get. You'll never be compensated for their faulty equipment. Leaking AC units and garbage disposals can take over a week to address. Management won't apologize or offer rebates. Quick tip, write a letter indicating you will contact the city about the problem and you'll find your repairs delt with immediately. Rent will go up by 10% yearly. Get used to the answer, "Market Demands." when you require as to why. They will ask you to not only pay for your wear and tear but their mistakes, such as the flooded carpet due to an AC problem. The management that took over when Millennium split as a company is brutal. You not a person, only a wealth generating apparatus.

We moved-in last July into a two bedroom updated unit. The layout we wanted wasn’t available based on our move in times, but we’re happy with the layout we ended up going with still! Spacious, clean, and comfortable. Our neighbors are all very nice. The grounds are clean with lots of pretty trees. Nice long street for walks and our garbage area stays pretty clean. Seems to be a mix of ages that live here, ranging from young/middle age to elderly. We always feel safe here and love that we’re not a far drive from stores in various areas. Maintence comes pretty fast and the office always follows up to make sure it was fixed properly. I like the community app they offer. Makes paying rent, maintence, and connecting with others who live here easy. We’re very happy with our choice and will likely stay awhile.

PLEASE READ THIS LONG REVIEW I have writing reviews but I felt it was necessary in this case. I lived here for over 10 years before deciding to move. I didn't want to move but this place declined to a point where I was uncomfortable in my own home. The previous management and maintenance at Tamarac Apartments were awesome. Maintenance request were always responded to and taken care of in a timely manner, and they were always very approachable and respectful. This place underwent a change including a new management and maintenance. It was at this point that Tamarac Apartments took a turn for the worst. If you have a maintenance request, it would be months before you received a response. Doing the actual repairs took even longer. When maintenance do decide to show up and do the repairs, they will come unannounced and will enter your apartment. Management obviously has no idea that it is against the law to enter a residence without prior notice, even after a maintenance request is placed. Maintenance entered into my apartment on two occasions without prior notice. Both times, it was after I placed a maintenance request at least 3 months prior. I reported both incidents to the leasing office and nothing was done. Management will go as far as telling you, "If you're not happy, you can find a new home". This has been told to more than one tenant under this awful management. And trust me, they know how terrible their reputation is but they don't care. Lastly, after COVID, rent increases were an average of $100-$130. After well over 10 years, I decided to move because I did not feel comfortable knowing someone could enter my apartment at any given moment unannounced. If you are considering Tamarac Apartments as your next home, PLEASE take heed to this and the many other negative reviews. You will notice the negative reviews did not start until the last few years, which is when the new management took over.
Management is terrible, before you sign a lease the nice song and dance , after you sign the lease carefree of your issues and it’s all about the dollar , $130 rent increase each year, good luck on getting things fixed, when you move out phantom fees. I’m not the only person that has went through this , it’s their regular, dishonest and deceptive , Millenium is well aware also.

We love living here and there’s a very friendly atmosphere here. The grounds are well kept and the staff has been very friendly and accommodating.
Tamarac is a lot quieter than our last place we lived. Maintenance has been timely but the landscaping and security needs to be better. The landscaper leave a lot to be desired because the arbor vitae look half-dead. They should provide video doorbells for the neighborhood safety. Overall, it's been okay.
Beautiful landscape, nice people, staff help you with questions you have, very close to a lot of restaurants, and in a very good school district
We have been living here for a couple years and maintence is nice and very helpful. The parking could be better depending on which unit you live in but it is pet friendly and a nice place to live!

You can't even trust a lot of the positive reviews for this place because the management is bribing residents with cheap door prizes in exchange for 5-star reviews. Extremely scummy way of trying to game the system. The rent hikes are insane. Expect at least $100 dollars to be added to your lease every single year with no improvements whatsoever to the facilities. Worst of all is the charges after you move out. We of course never expected to get our security deposit back but we were still blindsided by the $897 charge for carpet replacement. The carpet did experience severe water damage, but only due to the neglect of management and maintenance. While we were in the process of moving to our new apartment, our AC unit started leaking water (a LOT of it). Maintenance did not bother to repair or replace the unit. Instead their solution was to place a large fan in the living room closet, blowing air up under the carpet to try and dry it out. During those last few weeks of living there we (and our dog) had nasty respiratory issues due to the unclean conditions. No attempts were made to address the broken unit itself during that entire time. They are now trying to charge us for carpet replacements, claiming "Saturated animal urine throughout." Um no? The carpets are saturated with your nasty moldy AC unit water that you failed to address. Scummy management and a scummy company. Please PLEASE reconsider.
This is a nice area to live but the rent increases every year are ridiculous!! This year my rent has went up $145. There are no amenities, no free carpet clean or anything is they have to offer. I tried to start early this year looking for a place to live but next year it will be even earlier. Also, its funny how they only respond back to the positive reviews. Probably because they are fake reviews or just from those just moving in.
i live at tamarac. have for the past 4 years, the rent is increased every year and has eaten up all my annuity i got when selling my home. i was not advised of a rent increase every year. so i don't feel i should have to pay it. i know someone who has 5 cats , i feel this is unfair since i gave my 2 pets up to move here
I love my two bedroom, apartment. I have a laundry room, never had a laundry room in an apartment. I have a full bathroom in the bedroom (stand in shower. ) the neighborhood is quiet. the leasing office is amazing in reference to keeping the property clean. I have only lived here for six months. would highly recommend friends and family live here.

Rent increases raised every year in the 10 years I’ve been here, but the services have decreased. Rude and unhelpful people in the office. If I could leave today I would!
Couldn't even make it through the whole process to just move into the apartments, very rude, yelled at my wife over the phone. I seen a discrepancy on the sign in paperwork asked if they could fix it waited two days heard nothing so I called, the lady at the office said oh yeah I seen an email about that, it's day four of seven that we have to sign the papers and still no revised lease. My wife and I are taking our business else where! We expect our deposit back!
The maintenance people take about a month before they come to work on any work request. Appliances are outdated for the price of the unit. The leasing office will send you an eviction letter on the first possible day that the rent is late even when you pay the 1-day late fee as a scare tactic.
I have lived here over 5 years, when I moved here it was supposed to be my last move for life. This year I was hit with a $135.00 month increase in rent. There has been no updates to anything since I've been here. The trees have not been trimmed. It cost me $150.00 to clean tree sap off of my car. I've asked for an area to be cleaned since May, not done. I ask about new carpet in June a carpet person came to look at said "yeah this is the old stuff" haven't heard about it since. When you call the office some are nice, some try to over talk you and act like no one but them knows anything. Most of the older people here have owned homes and when they call the office they know what the are talking about. The company that owns the complex cares nothing about people young or old. There are 3 grills on the grounds they are old and nasty and so are the benches you are expected to sit on. They have not been cleaned or renewed ever. Dogs here weight from 8 to 80 pounds not 40. Lies, lies and lies
Place is the worst. Leasing office is full of rude non helpful people. Rent is too high for nothing. Stay away
Management bribes residents with door prizes to leave positive reviews. Rent hikes are anywhere from 8-12% a year. After you move out they will charge you for made up problems that can be easily proven false or are from normal wear and tear: late notice; cleaning fridge coils, replacing lightbulbs, damage from pets when there were no pets etc.
Unless you are prepared to have huge rent increase way above average too live in a place that has not been remodeled since they were built in ,1990 and no amenities don't waste your money they are just money hungry and have no tenant retention whatsoever

It's lease renewal time and they want a $130 increase on the rent given to us 12 days before we would have to provide notice to vacate. Probably the worst management I've encountered renting. I lived near Crocker Park for less money than this place for a larger unit. Would not recommend living here more than a year or you'll get a surprisingly large increase
Front office is very helpful and the maintenance crew is great.

Love living at Tamarac!! My apartment is huge and overlooks the wooded area where the deer like to roam. Maintenance is super efficient and the ladies in the office are always super friendly. Love the Herni portal, the resident media platform. I can pay rent online and see what's going on in the community, its really convenient. Haven't had any issues and highly recommend!!!!

I have lived in Tamarac about 8 months now and have never had an issue with maintenance or anything! The leasing office is very friendly and so are all of my neighbors. It’s a great community to live in!
We love our place here! When we were looking, we loved that they had so many different options, including some with private entrances. It feels very much home and we are VERY happy with our experience here, including the few times we have needed maintenance. Only downside is no parking lines and having pets can be expensive.
Love the green space, safe area, good walking for self and dogs. My unit was remodeled prior to renting - very nice!!
I love living here at Tamarac apartments! I feel extremely safe and secure here. Everything is very convenient and close to my apartment, gas station, grocery store, convenient store, etc. They even have bags outside to pick up your dogs droppings. Very good place to live and affordable!

I live here, I have called for maintenance they came fixed the problem and left. I see all the people a lot of the workers around the property. and the leasing office they are so polite. look I ask a bottom apartment and big enough for a wheel chair or walker. I have that, I really like this place. the workers here will ask how I am doing, or they wave as they are going by. just like my neighbors. now where can you find a friendly place like this. I I have a beautiful home, I can go outside and enjoy the peace and quite, and enjoy the fresh air. I also want to say this property is very clean.
I hope no one moves in here ever again. When you decide to move out you will be charged for your ‘damages’ and if you don’t pay within 10 days you’ll go to collections. The average bill you’ll get is 1000-2000 dollars. For this expensive of an apartment, it better be worth it but I know for a fact it’s not.
I recently moved into Tamarac and I haven't had any issues at all. This is a super quiet, safe neighborhood. The apartment was very clean when I moved in, and nothing was wrong. Everything in the kitchen (stove, above stove microwave, dishwasher) was all in good condition. We bought and installed our own laundry units which I recommend, very worth it. Im so surprised how clean and quiet the community is from where I used to live. I would definetly check this place out if you are looking for a clean, quiet neighborhood with very friendly people all around. I feel very safe here and there are lights all throughout the neighborhood which feels very safe at night especially. A fire department is right down the street for added safety. My one bedroom is pretty spacious and I never hear the people around me. My private balcony is a decent size. No complaints at all so far, but I wish there was a gym or pool or something that's why I give 4/5 stars. I feel like for the price of rent and everything the property should have something like that. They have a tennis court but it is not that big. Anyways, cant complain, great apartment very very safe neighborhood and very quiet at all hours.
My wife and I have lived at Tamarac Apartments in Willoughby for about 7 years and we finally moved out recently as we bought a house. Our security deposit was $99 which was supposed to be returned to us after they inspected our previously leased apartment. We just got a letter notifying us we need to pay them $14 due to the following: Our security deposit was $99 Their charges for us are: 'Removed shelf in laundry' $85 'Replaced drip pans on range' $28 So apparently we owe them $14 now. If we do not pay this amount, they will turn us to their collection agency, they stated in their letter. Now, for 7 years we have been there, we were not late a single time with our monthly payment. We never caused any issues for anyone to complain about us. We never broke or damaged anything in our apartment except for obvious wear and tear issues that we reported and they came out to replace. When we left the apartment, the shelf in the laundry room was just fine. We never had any issues with it and it was not broken or anything at all. The drip pan on range, not sure what this exactly is, but this sounds to me like a wear and tear issue. It sounds like something they would have covered and fixed themselves anyway after 7 years. I also would like to add that in 7 years we have been there they only cleaned the carpet once (we had to ask them about it - we did not have pets) and never replaced a very old fridge that was dripping water. One of our neighbors kept making a mess when gardening in front of our own apartment even though they said no one is allowed to garden. We reported this and they have not done anything about it.

The grounds were very clean and repairs are made promptly! Doug fixed my closet door and replaced my toilet seat right away. I love it here! It's spacious and very quiet. I LOVE my new home. I lived in the Tamarac Apartments for two years. The unit itself was very nice. Very spacious, wonderful gas fireplace, large eat-in kitchen, and laundry hook-ups in the unit. Living on the first floor was a bit of a drag because you hear all the noise from your upstairs neighbor. Overall I loved my time there, but on the downside there are no amenities for your money, the cost to have your pet (extension of your family) is absolutely outrageous, and office staff/management were very rude. For what those units cost there should be at least a pool and fitness center, and staff should be courteous and professional.

I could not recommend a place less to live in then Tamarac Apartments. Every appliance in the apartment complex is very old, and when something goes wrong with one of the appliances, maintenance does not fix them correctly. The apartment complex is so poor at removing snow that even with boots on, I fell flat on my back onto ice several times this past winter. To make matters worse it is a nightmare to move out of Tamarac apartments. After moving out I was charged for carpet replacement for animal urine on my carpet. Being a professional educator in Lake County, I am a man of my word, and an animal never was in my apartment for the three years I lived in this apartment complex. However, Tamarac's "expert" produced carpet samples and pictures that deemed a lawsuit against this company not worth the money. Long story short, I bought a house and will no longer have to deal with this abomination of a company. I advise you to find someplace else to rent, or buy a home. You will be much happier with your choice. If I had the option to rate the top like zero stars I would do it. Thank goodness I am free of Tamarac Apartments.
I've lived at Tamarac for 15 months. The only reason we are leaving is to move into a house. The location close to the lake and downtown Willoughby was great for finding things to do. Both Mentor and Willoughby stores and restaurants are well within reasonable driving distance. We had a 2 bedroom 2 bath fairway on the second floor that had more than enough room for 2 people. the maintenance staff were nice and I don't think we ever waited more than the next day to have an issue fixed (only issues we had were typical: furnace needed servicing at beginning of second winter, shower had a slow drain due to a clog, and toilet needed new flapper). We never had to call for an emergency repair so I can't speak to that but they did offer to come right away for our furnace. The gas fireplace was nice for the later fall and early spring months when running the furnace wasn't necessary. The vaulted ceiling in the living/dining room were nice and made the apartment feel more spacious than some of the lower levels because they don't have 9 foot ceilings like some newer apartment complexes around do. The wooded view was rare for these apartments and we always had wildlife (deer, rabbits, squirrels, birds, woodchucks) outside our balcony in the warmer months. The only negative about this place is that we didn't always get a close parking spot to our door, but there were always a few spots in the lot even at the worst times.

This place is a joke. They only care only about the money and not the tenant. Ive lived here for 2 years in a 1 bedroom and have no room/storage, my rent went up $50, getting maintenance to take care of something is like pulling teeth, my dumpster is constantly overflowing with garbage in front of my building, cars are being damaged in parking lots, and if management THINKS your doing something not in compliance with your lease they stalk and harass you. Now that Ive decided to purchase a home, they wont help me transition. I am forced to pay a fee for "stopping my lease early" as well as pay my monthly fee until my unit is rented again. This place will cost you an arm and a leg. Office personnel are rude and unsympathetic and getting ahold of a manager is pretty much out of the question. Keep in mind there are no amenities for the expense you pay. They may be nice while your looking, but once you sign the dotted line your stuck. Good luck

I apologize for any inconvenience you may have experienced. Unfortunately we do not have any breach clauses for purchasing a home. Tenants are responsible for the entire length of the lease, as is described in the lease. We do however market the units as quickly as possible. At Tamarac we take pride in keeping the community pristine, maintained, it is however a shared community responsibility. We request tenants to contact us immediately if anything needs addressed and we will address it promptly as we have 24 hour maintenance.
I've been here for six months now and have been very satisfied on all mentioned above. When I stopped by to look at what was available when my previous rental was about to Expire, I was immediately interested in moving here. Erin one of the sales associates spent time with me and showing me all layouts available and I was surprised On how the pricing between each style was so close to one another. I didn't waste time in reserving the top Layout with all of the options that stood out to the rest. For example: personal washer/dryer hookups, gas fireplace, Spacious kitchen with a lot of cabinets, dishwasher and newer appliances. 2 bedrooms, two full baths, vaulted ceilings on the second floor, ceiling fan over dining area and a very large amount Of closet space. In addition a private, lockable storage closet for each resident in its own community area separating Neighboring apartments. Very nice balcony with a large sliding glass door. Another notable plus is the very large windows, Vinyl and newer all with vertical blinds. Lastly and just as important is the sales staff and the maintenance crew who attend to requests quickly and are clean And leaving a note that they were there and what was completed. One more thing to mention would be that the community grounds are very clean, park like conditions, pet pedestals with doggy doo bags for all of the pets whom residents are able to have with them in their apartment. While there are not a lot of amenities at Tamarac, the apartments are spacious and well cared for. The rent is within reason for the area. Having your own washer and dryer ensuite is a huge plus for me. Utilities are low and parking is ample. Garages are available for a small additional charge. Small pets are also welcome.
Tamarac is a great place to live! I love the fact that they allow dogs here. The sidewalks and poo bag dispensers allow the convenience of walking your dog right outside your apartment, just as you would a house. I feel it also helps bring the community together, as people with dogs tend to socialize more. I have a lot of good neighbors at Tamarac, which I can't always say was true with my previous apartments. They maintain the apartments inside and out very well, and their vaulted ceilings and fireplace options add a house-like feeling to the apartment living.
I have lived at Tamarac Apartments for five years and it has been an overall great experience. I'll start with the Pros first: It is very a peaceful, safe and family-oriented environment. I love the fact that during the warm months, you see people walking their dogs, taking strolls with their family/loved ones, riding bikes, jogging, etc... There is not a lot of unwanted noise and activity, and you don't see loitering in the area. Tamarac Apartments keep the property very well maintained (the landscaping is awesome!) and they do frequent checks of the units (i.e. Checking the furnace, checking the appliances). I also like the fact that they recently checked for pests in the unit, which is very important since many areas have a problem with bed bugs and other pests. I have noticed that each time a tenant moves out, they always remove the old carpet and replace it with new carpet. And for pet lovers, you can have dogs/cats but there are some restrictions. Now here are the Cons- Truthfully, my biggest problem I have with Tamarac Apartments is that they do a VERY poor job with snow removal. Every Winter, many tenants get stuck in the parking lots on very heavy snow days. There has even been a few occasions where I've returned home from work in the evening on heavy snow days and the parking lots had not been plowed. As a result, many cars got stuck in the snow in the parking lots as they were attempting to enter the lots and park. Who wants to deal with that after a long day? For some reason, even with several complaints from tenants, management has not resolved this issue. My second and last con is that their rent increases can be extreme at times. I understand that most apartments always do yearly rent increases and I don't have a problem with that as long as it is within reason. But one year, they raised my rent by $35, which is the largest rent increase I have ever had at any apartment I have lived at. This rent increase, in my opinion, was not justifiable. For the remaining years, I have seen an average of a $10 increase, which I don't have a problem with. Again, overall, I would highly recommend Tamarac Apartments to anyone but just know that you better have a shovel and snow/ice melt during the winter time. The only reason I will not give Tamarac Apartments a ranking of 5 stars is because of the lack of snow removal during the Winter.
Tamarac apartments are a wonderful place to live, especially if you want a quiet neighborhood to come home to. It has property managers who really answer the call of duty, the rent fits your budget and you get your moneys worth, in amenities and more you want two bedrooms two baths with laundry room inside your apartments and won't have to share you got it. You want large living and dining space you got it. need maintenance on the spot and don't have to wait a long period of time you got it. Tamarac is a wonderful place to live. Come join us!
