Property Ratings at Tarzana Terraces
This is a very beautiful place to live and has top-notch management and maintenance. Mario, the lead manager, has been continuously working on every kind of repair, safety, maintenance, beauty, and quality upgrade, and also making sure that balconies, parking spaces, and grounds standards are adfered to. In this past year or more, the swimming and kiddy pool were given a total cleaning and overhaul, lots of new furniture was purchased for the pool area, new laundry equipment was installed, the gym was rebuilt with a lot of useful work-out equipment, nightime security lights and cameras were installed, and a new nightime security guard was hired. A must-needed repair that really made me happy was that they resurfaced and sealed the surface of the upper parking lot, so that now no oil, grease, anti-freeze, gasoline, salts, or any other damaging automobile substance can spill down onto the surfaces of the cars parked below. Any car that got that stuff spilling onto their car (such as me!) discovered that a normal car wash would not clean that stuff off--ugly ruined surfaces needed extensive detealed or full-on repaining of their car. NOW FIXED! All in all, the managers of Tarzana Terraces do it all right.
Out of over two decades of apartment living this is by far the worst complex I have ever lived in. They pushed back our movement date last minute and then tried to charge us extra to move into another apartment, once we finally moved in we found a roach infestation, among bad plumbing, holes in our wall, we couldn't get internet for a week because of poor wiring. Our neighbors were loud and rude. On top of this, we are being grossly overcharged just to move out. The few things it has going for it is it is gated and relatively safe, and the management is friendly, however there is poor communication between them so we fought an uphill battle with Mario for the better part of a year. Unless you literally have no other place to stay I highly recommend looking elsewhere.
I have been here for 7 months and so far love the place. Everyone that works at office and maintenance is awesome, they work to keep it clean every day and respond to requests very fast.
The atmosphere in this building is noce, tranquill, no one bothers you. Pet friendly. 2 large laundry facilities are a plus! Few issue is ants , they come into the apartment every summer. The water is always getting shut off for "repairs" without notice, sometimes there is no hot water. And the way water, trash, and sewage are charged sucks. Neighbors keep to themselves, the parking are is always being cleaned, and so are the walkways. Overall, it's a great building.
For the price and location it will do. About 45 min commute to the west side and 25 w/o traffic. So 45 min to the west side. Decent common areas with pool and a tiny gym. Maintenance staff are nice guys and really helpful. Management is other. I would defiantly recommend for a starter apt or someone new to the valley. Two bars with-in waling distance as is the bus line.
I've been renting this apartment for almost four years. We got a pretty good deal on it because there was no elevator and we moved into the third floor. There are some great parts and some not so great parts. The great: It's close to CSUN and the 101. I used to bike to class and being so close to the freeway made my commute to work much easier. Our apartment has vaulted ceilings which made it seem much more spacious. It's pet friendly. It's one of the more moderately priced 2 bedroom apartments around LA. If you call during business hours and talk directly to one of the managers you will get almost immediate maintenance (if you leave a message they will never get back to you). There is a decent Rec room and you can rent out the lobby area. The not so great: There are a lot of kids. This means lots of noise and disgusting public areas. The parents treat the common areas like a park and everything echoes because it's a courtyard. They charge you for pretty much anything you can think of. They replaced our AC because it was probably 20 years old and they charged us for it. They even got approval to charge us for building an elevator in a completely different building! Speaking of AC...there isn't any central air and the way the apartment is laid out, the AC doesn't reach the second bedroom. It's miserable in the summer. Anyway, I could go on...overall it's a moderately priced place to live. You really do get what you pay for though, so don't expect the complex to be a luxury resort.
I must say that after living in Los Angeles for a year now I am comforted by the place that I currently call home. I have been subjected to the horrors of cut throat property managers and properties that appear nice but ending up to be sub standard. This place has/is neither. I am happy to know my property manager by a first name basis and I believe in my heart that she cares about me. Nicole is a genuine person that keeps her tenants best interest at heart. the maintenance staff here is also like family with a maintenance supervisor who lives on site with a family of his own. Day or night they are available to solve any issues and I have yet in 20 years of renting found any staff so likeable, honest or professional. Thank you Nicole and Milton for making this a home. The property is clean and constantly being improved. You should live here already.
I HAD BEEN LOOKING HIGH AND LOW FOR A PLACE TO CALL HOME, WELL NEEDLESS TO SAY I FOUND IT AT TARZANA TERRACES, IT IS SO BEAUTIFUL HERE WHAT REALLY SOLD ME IS THE MANAGER NICOLE AND HER KNOWLEDGE AND SHE IS SO SWEET AND VERY PROFESIONAL I AM SO GLAD I FOUND MY HOME HERE.. THANK YOU SO MUCH NICOLE..
