My six years of living at Tava Waters has been beyond my expectations in living, amenities and lease renewals are exceptional!! . I do not believe I could have found a better place to call home. Safe and well maintained. I look forward to another year of activities and enjoying the nature of the community. I can travel and know that my home will be safe. Biking, swimming, paddle boating, fishing an onsite restaurant, trips to the casino, what more could one ask for in a community.

I moved into TAVA Waters in January 2023. The leasing experience was pleasant, but everything quickly went downhill. The communication is atrocious. My HVAC system has been on the brink of failure, and despite multiple maintenance requests, they refuse to fix it. The maintenance personnel lie about the system’s performance, misleading residents. The neighborhood is extremely unsafe, with multiple shootings and police raids since I moved in. The amenities are a joke. Pools and hot tubs are often filthy, boat rentals are non-existent, and homeless people sleep in the gym. The place looks beautiful around the leasing center, but common areas are dirty. They bait-and-switch, showing pristine model units, but delivering trashed apartments. The pools are often filled with unsupervised children and large groups leaving behind beer cans and broken glass. They advertise a gated community, but the gates are always broken and left open. When residents bring up issues, the management rudely blames them instead of addressing the problems. It took them three months to send a contractor for a ceiling leak. Despite advertising as “luxury apartments,” they fail to provide even minimum services. There's also a serious mouse problem they refuse to acknowledge. If you want anything done, you have to threaten legal action or pay for repairs yourself. Avoid TAVA Waters at all costs. Find a better place to live.

so here we go again with this "luxurious" gated community. My boyfriends car was stolen out of this GATED community and when we asked if we could please obtain any video footage from both gates we were told " oh they don't work"... uhhh what do you mean they don't work ?! isn't that the whole point of living in a GATED community ?! fast forward we buy a new car the old one is found and we have it parked in front of our apartment as we try and work the details out for selling it. here's the real cherry on top of the cake ... the car gets BOOTED for non movement, we were told that someone patrols the area and noticed the car hasn't moved ( funny how you have enough people to patrol the area for non movement of vehicles but you don't have enough security to monitor the car theft that goes on here) ANYWAY, this car is still registered to the apartment complex as one of our vehicles, as a resident who pays a pretty penny to live here and also pays for a bunch of amenities we don't even have access too (valet trash service, smart home features) we SHOULD have been notified. shame on this apartment complex and shame on the property managers who run it. I can confidently say we will not renew our lease and I will never refer anyone to move here.

Finding somewhere to feel like home is a hard thing to do but at TAVA Waters they make it easy. From crazy amazing amenities, to be able to walk your furry friends around a safe neighborhood and have plenty of places for them to play. There is no other place like this community in Denver. PS you get to say you have a fun lake and beach in your back yard. PPS. Free paddle boarding and kayaking in the summer provided by your new home.

Lost hundreds of dollars due to the fact it took them over a year to fix mailboxes that kept getting vandalized. Then lost security deposit when moving out because left 2 weeks before actually end of lease date because moving out of state. Even tho I had paid the full months rent, they charged me a reletting fee!!! I could go on about other negatives on this property but there isn't enough space in this box.

Our (and multiple people throughout the community) AC has been broken for a month with no estimated timeline for a fix. Resident services does not provide any updates unless you report them to the city or write a review, and even then, they still do not provide any information on when a fix will be done.

A real shame. The condo and the utilities that sell you very nice face to the gallery. Lamentable and non-existent repair service, they do not fix in time and you can even get to live in situations that are not good for your health. They take a long time to fix anything. No security, stolen cars, smashed mailboxes with no security where they steal packages and on top of paying an extra service, the doors always broken anyone can access. It is not a safe place. Recently there was a shooting inside the condominium and the residents were warned two days later of this dangerous situation. It should also be noted that the pools do not open on time and dirty, you can not access them because they change the lock and do not even warn you. Many promises and nothing happens, that yes to charge you expenses of things that neither work nor fix you, as SmartHouse are always ready. Not recommended, lousy management, do not let them fool you with their gym and facilities. Look for another place to live. Una auténtica vergüenza. El condo y las utilidades que te venden muy bonitas de cara a la galería. Lamentable e inexistente servicio de reparaciones, no arreglan en tiempo e incluso puedes llegar a vivir en situaciones nada buenas para tu salud. Tardan siglos en arreglar cualquier cosa. Seguridad nula, coches robados, buzones destrozados sin seguridad donde roban paquetes y encima pagando un servicio extra, las puertas siempre rotas cualquiera puede acceder. No es un lugar seguro. Recientemente hubo un tiroteo dentro del condominio y los residentes fueron avisados a los dos días de esa peligrosa situación. También cabe destacar que las piscinas no abren en tiempo y sucias, tampoco puedes acceder a ellas porque cambian la cerradura y ni te avisan. Muchas promesas y nada sucede, eso sí para cargarte gastos de cosas que ni funcionan ni te arreglan, como SmartHouse están siempre dispuestos. Nada recomendable, pésima gestión, que no te dejen engañar con su gym e instalaciones. Busca otro lugar para vivir.

Upon signing my rental agreement, I was informed that the pool and clubhouse construction would be done in March. They do charge every resident Tava Waters a significant monthly “grounds maintenance fee. “ question “ Additionally, they closed off the road to my apartment, requiring me to drive way around the community to get to my apartment. They had sent an email identifying that construction would last three weeks. It closed four weeks ago and we have received no further communication. When I asked for an update on when the road would be reopened they said they did not have any idea. I asked when they would have an idea and was told maybe tomorrow they would know more. Lastly, my “valet” garbage has not been picked 8 times in the past three weeks. However, they are still charging me over $1.15 a day for a service that is not happening. I let them know that I am not comfortable paying for a service that I do not receive, and would like to know if I am not going to receive it so I can bring the garbage to the dumpster myself and avoid the fees. They stated that whether the services performed or not, they will continue to charge me. These are some very concerning issues that I wish I had to come to my attention before I sign the lease. I would not currently recommend this community, especially the Lakeside neighborhood at this time. To leave it on a positive note, I must say that the maintenance team is fantastic and have come within hours of me making a request. They are extremely friendly and helpful.

Don’t fall for the 4.9 star average like we did! Maybe if the weightings include eliminating all of the 1-star reviews. It started out seeming like a great place to live: fairly priced, apartments look good inside, pretty close to the city. And it was good for the first six months, but then, in the summer, bad things started happening. Neighbors would start inviting everybody they knew to their pool parties (more than the 4 guests per resident allowed), & the parties would be obnoxiously loud past quiet hour (10pm), & sometimes we would hear gunshots because the pool parties would get just a bit too crazy, which was unsettling to say the least. Then our air conditioning went out, & the temperature climbed to above 80 inside, so we reached out to Tava, as this was an emergency situation that they had to respond to within 24 hours according to the lease. 24 hours came and went, and no response. I believe it was the 3rd day, and the 2nd or 3rd time we reached out, but Tava finally got us a portable A/c unit while we waited for them to get around to fixing our A/C after dealing with a bunch of the other residents’ A/C issues. Eventually they had a repair crew come to fix the actual A/C, or so they said, and they took back the portable unit. Needless to say, the A/C did not stay fixed for long, if it was fixed at all. Eventually they did get the A/C fixed, but as we learned later after discussions with Xcel Energy, their fix (along with Xcel’s rate increases partially) caused our electric bill to double from the previous high bill. Tava only partially stood by its promise that it would cover increases in our bill caused by the A/c being broken. If that was not enough, we had rodents coming in from outside, which Tava seemed to care very little about resolving. They had a repairman leave traps & called it good. We ended up catching several mice in traps that we bought, & we let Tava know, but got a lackluster response. At this point, we couldn’t wait for our lease to end & to get out of there, but two months before we left, we got a new upstairs neighbor. After not having ever heard the previous neighbor, this one had kids that seemed to enjoy belly flopping on the floor at all times of day or night. We politely requested these neighbors be more cognizant of others living there, but to no avail. We ended up moving more than a month before our lease was up because we could not stand it any longer. Extra star because the gym was awesome—actual bench & squat racks.

This is a beautiful complex, but the management is awful. I have lived here for almost three years mostly for the convenience of not moving. My apartment does NOT look ANYTHING like these photos. I moved during COVID so I wasn’t able to view the apartment and I was shocked when I keyed into my apartment for the first time. There is quite a lot of crime within the community. The “security” on site are quite useless. Getting in touch with anyone who works here is nearly impossible and because there are so many tenants they are not interested in making the current residents happy. They are more interested in having new residents move in.

I have been a tenant almost 4 years with no payment issues despite a 7% rent increase during Covid and working in hospitality. Now I am being asked for a rent increase of over $300 per month-not including all their crazy fees!!! My exact unit is being listed on their website for $100 less than they are offering to renew my lease. Ridiculous. They have poor irrigation the property constantly floods. Gates are constantly broken and not secure. Most outdoor lighting in the neighborhood are broken and laying in the grass. Landscaping at the units is poorly cared for. Run.

Do NOT live here. The gym and other facilities are nice but too many other issues to count. The process after the application was started was miserable. Nobody communicated with each other and kept saying we had missing documents when there was an email history of it up until a few days before we moved in. Upon move in the place was very dirty and there were many issues. There’s dog poop EVERYWHERE. You can’t walk in the grass without stepping in it. Nobody picks up after their dog. They just send out emails to say to pick up after your dog but nobody does it. Our neighbor never picks up after their dog and we’ve complained about it because it smells. We were told someone would come pick it up and nothing got done even after complaining twice. The first time they did come pick it up but only picked up half of it. It smells every time I come out of my apartment still. After the third complaint it was picked up and immediately the next day the neighbor went back to doing the same thing. There’s no accountability from management. The apartment smells like weed whenever a neighbor smokes and it takes hours for it to go away. There were issues with faucets, sinks, smoke detectors, screens, doors, door handles, and the heat. We lost heat Christmas Day and called the emergency line because it was below 50 degrees outside. The maintenance man said he’d be there in an hour and took FOUR hours. Nothing still has been cleaned like they said it would be and we moved in a week and a half late because they said it would be done during that time, but we still had to pay for rent that week and a half. None of the outlets in the apartment actually keeps the plug in. They all fall out so you have to duct tape them in place. Some of the outlets don’t even work. They came to fix them but nothing was fixed and we still have the same problem. We called to see where our work order updates are and we keep getting told that they’ll get back to us and never do. It’s taken weeks to get any of our work orders completed and when I call for an update they just say they will fix it soon and nothing is done. DO NOT LIVE HERE!
We have lived here for a year and are happy to be leaving. The amenities (gym, pool, walking path) are beautiful but it is not a safe or secure area and for the price and gated aspect we expected more. Our next door neighbors house was broken into, the door was completely kicked in. The gates are consistently broken from cars just running into them to open them, with the rate that it happens I can only assume there aren't consequences. We have no option for our packages to come to our doors, they have to go to a package locker room, it was broken into and an expensive item was never recovered and we were not told about it until we were inquiring as to where the package was. This was about a month after they caught the person that stole the items and we were not given any compensation for the items stolen even though it was in the apartments area that we have no choice not to use. At this point the package systems have been broken off and on for the past 6 months making it extremely easy for anyone to walk in and take what they like. We just recently had our USPS mail boxes broken into where all of the mail was taken for the entire neighborhood. I have lived in major cities and have never had this much theft directly affect me and again, the price suggests a much different experience. The handling of these experiences is truly the issue, you can't control what happens around a complex at all times but you can certainly handle the recovery in a much better way. Truly disappointed with our experience and would advise anyone to search for a better option.
If I could give this place NO STARS I would in a heart beat. Beware of all reviews as most are probably set up or fake from people that they tell to give them good reviews. I have lived here for 6 months and have issue after issue. I have been for the most part silent about it because I typically am not a person to write reviews or complain but this place has pushed me over the edge. From the horrible customer service down to the property being disgusting I WOULD NEVER RECOMMEND THIS PLACE!! I have had them screw up my lease twice after adding someone. they added my boyfriend to the wrong resident lease and then took two weeks with no communication and me going down to the residents office twice to complain before they got it right, they booted my boyfriend WHO LIVES HERE car because his front tire was slightly in a loading zone for 30 minutes and there has been a car parked exactly the same for 3 days with no boot, car is still there..... 100 ticket!I asked for a refund of course no help. There is poop everywhere on the grounds, light posts down, amenities constantly broke or down, dog parks are disgusting and filled with an Ash type substance that gave my dog an eye infection which of course I said nothing about and now regret! The pools are dirty and hot tubs NEVER have worked and their excuse is no chlorine available HA yeah okay.. they don't fix things, the carpet in my apt smells like pee and is frayed from the day I moved in,the A/C is constantly broke or changing on its own schedule even after I have reset it 4 times which is the same NEST unit I used before and know how to operate. The storages are getting broke in to and things are being stolen as well as cars.Gates are always broke and they let people by without asking any info which I am aware of after being dropped off by an uber.. you can barley find parking and good luck if it snows... you will be snowed in for at least 2 days so if there was an emergency don't count on anyone getting to you. These are just a few things to start. I put in my 60 days notice and am paying to get out of my lease because I can't live in this dump any longer.... from the other reviews they claim they also have taken advantage of charging them for things like carpet and damages when the carpet is disgusting and needs to be taken out anyways,, so we will see how they try to take advantage when we move out.I will keep you posted..DO NOT MOVE HERE.

The Breakers was quite good, but the Tava Waters management has definitely improved the quality of the campus and of living here at Tava Waters. The staff under both management and ownership systems has consistently remained courteous and engaged.

TAVA Waters is not a safe place to live for a single woman. TAVA Waters does not replace the burned out light bulbs on their outdoor light poles or on the outside of the garage doors. My unit has been broken into on TWO different occasions.

I have lived at Tava Waters since 2017 recently renewed my lease. It is a very nice quite place to live. The lake" restaurant and gym amenities are great. The walk trail is safe lights at night and the various animals I've seen is always a treat. The grounds are landscaped nicely, pet friendly and bicycle rental is a plus. I look forward to more of the Tava Living it will be hard to find everything here somewhere else at the price.

I would not recommend this apartment to anyone. There has been multiple vehicle break ins and theft. I have filed 2 reports about said break ins. The community boasts it is gated and has controlled access. However, the gates are frequently left open. Also, the controlled access is a joke. I received a ride home from work one day by a coworker. Upon my arrival at the gate, I just said I lived here, and the gate guard let me through. There was no verification of who I was and if I actually was a resident.

Dear Resident, We know that the past year with the pandemic has been tough for many of our residents and their finances. Please understand that while the monthly Common Area Maintenance (CAM) fee does contribute to the overall upkeep of the Capitol Clubhouse, you only pay for the restaurant when you are ordering something directly from them. Although we have incurred higher cleaning expenses over the past year due to new sanitization procedures required to keep the Fitness Center and other common areas open, the CAM fee has not increased, and a $100 credit was even given to all residents in April when the pandemic initially forced us to temporarily close some amenities. With that being said, you may have noticed the new banner that went up this week on the front gate announcing the new ownership, menu and branding of the on-site restaurant (now "The Local 303"). We are just as eager to have the new restaurant open again soon and assure you that it will be worth the wait! In addition, if you need rental assistance, please contact our Resident Services office and they will be happy to help. We appreciate your feedback and please know that we value your residency.

I have not yet lived in Tava Waters for more than a two weeks but so far the leasing and move in process have been wonderful! Alex was a great help throughout the leasing process and was very personable. The community and amenities of Tava Waters were what really drew us in, unfortunately due to the weather we wont get to really enjoy the scenery until springtime. Regardless it is nice to go out into the neighborhood at any time of day and feel relatively safe. The move in process was a breeze with the help of Danny and all of the issues with the apartment were quickly addressed and fixed within the first 2-3 days of move in. Overall we are very happy that we went with Tava Waters as our apartment choice. Were hoping our opinion stays the same as time goes on!

Overall impressed first month of move in. Had a couple maintenance requests for Ice maker and fireplace both not working. Both techs came out within 2 days which was normal for non emergency requests and both did a satisfactory job.

First they installed some useless smart home crap that and started charging $35/mo for "smart home" features that we had no interest in. Now, they downgraded the internet and TV. New cables were installed but TAVA Waters was too cheap to run them upstairs. The quality of the internet and wireless TV boxes upstairs is crap. Avoid this place at all costs. They nickle and dime you. Yet half of the amenities they offer are never open. Then they downgrade stuff and try to pass it off as an "upgrade" in an attempt to sell people on their apartments. Everyone around us has been moving out lately for good reason.

We know that internet access is an important feature in our residents' homes, especially during the pandemic when so many are working from home. Please understand that the Smart Home Package is not related to Xfinity, but rather the technology your home includes, such as the Nest thermostat and Dwelo smart lock. While you can connect these devices to the internet, they should still function regardless of internet connectivity. Please let us know if you are having trouble with either of these, and we will be sure to open a maintenance request. It is our understanding that you have been working with one of our Resident Services team members, who has directed you to our dedicated Xfinity rep. While we are not representatives of Xfinity and therefore cannot address your internet concern directly, we will continue to advocate for you by communicating with the Xfinity rep.

Staff has always been very pleasant and my maintenance requests have always been resolved. I would say the apartments are very overrated though. Parking sucks, people who live above me are always loud, front gate just let everybody in, and in the middle of a pandemic we only received 100 off rent ONCE. construction is being done near my house so its never quiet.

Overall we like it here. Its upkeep is very nice and our guest have plenty of compliments. Parking could be improved and there could be less extra charges. However its been pleasant living here and I do not regret choosing Tava Waters over my other options.

Before I moved to Tava Waters I saw the negative reviews that were from the previous management. I have not had any regrets with moving here to the community 3 years ago going on my 4th. I love it here, it is a community we have everything, gym, pools, exercise classes, yoga, lake to walk around, park area, bike ride we even have a restaurant. I don't have little ones now, but this would be a place to call home for kids to have fun and be safe.

I have lived in Tava Waters for 3 years. Coming from Md., I wanted to be in a park like environment, and thats what I found, here. Management is attentive and neighbors are interesting and friendly.
