Mold, roaches, flooding, office staff are unprofessional and rude. Never move here!!!
I was hesitant on renewing my lease here but when Kimberly contacted me to come in the office to sit down with her to go over my lease she listened to my concerns about my reservation of staying here another year. The bad kids terrorizing the buildings and being destructive, the filthy stairwell and the trash and so forth. I have seen an increase of people not staying but I have also seen an improvement from Kimberly and the new staff at the office in the past months. They are trying to keep the place clean and enforcing the rules of compliance regarding trash, the bad kids running around and pet waste not getting picked up by residents, they are fixing the gate they are TRYING. They are trying their best and I love the changes and the fact that they are listening to the residents who do care and want the place to improve. So I am glad I renewed my lease for another year and I hope the changes will continue but the residents will need to help keep the change as well it’s not just the property mgmt staff responsibility. If you don’t want rodents then pick up your trash. If you are tired of yelling kids acting like fools outside call the office. If you see something then say something. No one should have to hear kids running around all day cussing and fighting while their parents are in the house grateful the kid is outside aggravating the rest of us as they are in the house enjoying their peace, The trash is disturbing to see on the ground but if people would use common sense to pick up the trash and throw it in trash bin properly it wouldn’t be so nasty. I am too embarrassed to bring someone over here because the stairs are nasty and the kids hanging all over the staircase and smoking weed and sitting on the steps like they can’t sit on their back porch or house but the steps which makes no sense. The office has power washed the stairwell twice and the next day it gets dirty by nasty kids and residents who don’t care because the trash leaks or kids dropping chips and food. My advice is this go get a house and let your bad kids run around and throw your trash around outside your house and live the way you want to with rodents and smoke all the weed you want but not here. Respect your neighbors and yourself. Have some pride. Thank you Kimberly and your staff for trying to improve the community for the residents who do care.
I have been living here for two years and I find it convenient to renew my lease, because face it who wants to move. However, when I call the office from me cell phone the never answer. If I call from my job phone they answer really quickly. (Sucks if you not at work all the time). Management has changed every year since I’ve been here. There are three females that work the front and only one of them is professional. If your looking to feel appreciated because you stay and want someone that values the little things in their loyal tenants don’t bother. I will not be renew next year.

I can't wait for my lease to be up. I hate living here. Office staff is lazy and rude, specially Anna. Parking is just rediculous. I can never find parking by my unit at anytime of the day. The water to the complex has been turned off twice in the last month for "maintenance", with no notice from the office for several hours. Once in the morning when I was getting ready for work and once in the evening after getting home from working out. The gym here is a joke, so I have to pay a gym membership. The pool is always dirty and gross. I would not recommend this place.
I really love this apartments. They have great parking, rooms, garages, pools, and a dog friendly place. The only thing they lack is better service. I have had our handyman do sloppy work, mail gets misplaced, and washers are pitiful. Other than that, I been here 3 years. Will plan on staying a bit longer.
I've been here for almost 3 years. The building and units are nice. However, we get letters almost every week of break-ins, robberies, vandalism etc. I personally haven't been a victim, but it's very disturbing. Also the Maintenace guy is super super lazy!!! He doesn't do his job correctly the first time and leaves your place a MESS afterwards.?? I have given him a bad report, but he stills work here??. I basically want to move because of him!!! He does more damage than fixing anything. The only way you get help with maintenance is if it's an emergency or you need a AC filter. Other than that you have to complain to the office staff/manager to get anything else done. There are a lot other nicer apartments being built. I wouldn't recommend my family or friends live here personally. For safety reasons. But other than that it is serving its purpose for now. If they get rid of the lazy Maintenace guy and buff up security it could be a nice place to live.
Great apartment community, attracts friendly pet lovers. Layouts are nice & have architectural add-ins that I really appreciate. Vegetation is growing more every year, providing more shade and privacy. Outside rec areas are very nice. Recently provided more security around-the-clock, which I also appreciate as a single female. The only real complaint I have is with the maintenance team. They come in a timely fashion, but the problems are rarely fixed correctly & I've had to request them twice or MORE for some particular problems. Overall, I've really enjoyed my stay here and would recommend it to almost anyone.
mother inlaw has been here 9 month we have 4 months .. . .some low level crime .car wheels stolen one or two break ins , police live her in two units. I think if they would focuse on background more than credit on everyone .meaning credit check head of house. and no credit check on the rest of family there would be more families. less thugs and no section 8at least it seems like some are by the type that are here
I have lived at Villa Toscana for about 5 years now and I love it. It is a large property with two amazing pools and very nice grounds. There is on site security and the maintenance people are urgent and efficient. My AC froze up on a Saturday and stopped kicking out cold air around 8pm. I called the answering service expecting to have to wait until the next day for repairs, but they came that night and fixed it! Super happy! Also, the team in the leasing office are great! They are always eager to hear feedback and willing to help with anything you may need. It's a nice place to live.
Villa Toscana has some ups and downfalls, BUT it's the first place I've ever rented and it's in a great neighborhood. Despite the clashes I've had with the personnel that work there, I can tell they really do try to help you out. Management is an e-mail away - but maintenance isn't the greatest. All apartments have some type of "violence" and here they are quick to let you know about anything that has occurred. Unfortunately, the rent is way to much for such a small place (that's one thing, I deem as a rip off). Other than that - it's in a convenient location; minutes from Willowbrook Mall and the Cypress Outlets. About a 15 minute driver from Memorial City and Katy. Since it's located right off 290 theres convenient access the the tolls and HOV and great bars in the area. I've grown so used to the area, but because the prices are spiking. I can't afford to stay here for the size. Other than that - I recommend anyone here.
I have to say the desk staff is pretty on point. They keep the pools clean and have a security car. Pretty quiet for being next to road ways. Don't have anything to complain about.
