I’ve lived at the Tellus for over 3 years and when I was ready for a bigger space, I opted to stay here as opposed to moving to another community. The management team including Conceirge and the maintenance staff have always been supportive, friendly, and attentive and I’ve always felt they go above and beyond to make residents feel welcomed and cared for. The apartments themselves are modern and stylish and I feel they offer a high-end living experience in a comfortable Arlington neighborhood. One of the best features, and a primary reason to stay put, is the stunning skyline views of Washington, D.C., which truly elevate the living experience. Very happy with my time here thus far!

Cons: - Management. The building management is the main reason we chose to not renew our lease. I'm tempted to type out each individual issue we have had with them but there is a character limit on this review. The assistant manager is unhelpful and rude. Every time we were forced to interact with him there was an equal chance of either being completely ignored or receiving a rude reply that in no way answered our original question. The building manager was (at least to my roommates and I), completely absent. I could be stuck in an elevator with the man for an entire day and likely would not recognize him. The best thing I can say about him is that he was never rude because he never replied to a single email. - Amenities. Had we known that management would make it so unpleasant and difficult to use the amenities, we would have chosen to live somewhere else. They were often closed for unknown reasons without any communication from management, constantly changing requirements to use the pool (even after vaccines were released and COVID cases fell), and the firepit in the courtyard was often inoperable. - COVID protocol. This is one of the areas that bothered me the most. COVID rules and regulations were slow to come out (even after many other buildings had released theirs) and horribly enforced. Staff rarely wore masks, even when doing maintenance in our unit. The only COVID rules that were strictly enforced regarded use of the pool which I can only imagine was to reduce the cost to maintain and pay for a lifeguard. -Move out: exorbitant damages fees and lies about condition of apartment The only pros for this building are the central location, the view if you are lucky enough to be on a high floor, and Walter at the front desk.

Due to poor timing, I unfortunately endured living here for two years, which was longer than I intended due to the many problems I faced while in the building. In addition to the numerous maintenance issues I faced during my lease, the management company in charge of this building is absolutely awful. They are completely unwilling to work with you and will squeeze you for every penny they can get from you. They are extremely difficult and unprofessional- I have not had a single positive experience with Greg or Jamal, and unfortunately Xavier, who was cooperative, has departed. The amenities may be pretty as you walk in the building, but they are not maintained and definitely not worth the headache of dealing with management when you have issues. The rent is way overpriced considering what you get, and you can find better in Courthouse. Don’t be deceived as I was when I moved in by the glass and mirror

Gross. No doggie pit stop. Dogs pooping and peeing at the base of the trees at the entrance throughout the day. Stepping in Pooh on the sidewalk is not fun. Homeless Loiter. The homeless from the shelter next door are allowed to loiter for days at a time on the south side of the property. They yell obscenities incessantly. Inmates Holler. In the back courtyard, you will hear the inmates from The Arlington County Detention Center ranting nonstop when they are getting their outdoor time on the 4 large balconies overlooking the courtyard. Noise. Zero noise policy. Zero sound attenuation between units. Weak mgr expects you to call the police and file the complaint when parties get out of control.

When we first moved here back in 2015, the place was great. We renewed our lease in the summer of 2016 and ever since then, the property has gone completely downhill. There were two huge leaks that happened this past year. 2nd floor, Lobby & Basement (gym) are completely flooded. 2 days without any water or heat, no showers, no flushing toilets. Over 30 days without a warm shower in the winter. I was literally just putting my hair in the water and using a washcloth for my body because it was so cold. 2 out of 3 elevators shut down. 1 Elevator for over 400 residents dispersed across 16 floors. Wait times are 5-10 minutes to get on. One elevator is restored a month later. One full month of waiting 5-10 minutes for an elevator. The second elevator isn't full restored until March. This is 2 full months without all three working elevators. Sometimes the freight elevator was locked down for move-ins so we were only left with one working elevator again. Our kitchen cabinet door fell off. Maintenance came back & screwed it back in with screws that were too long and came out of the other side of the cabinet. This caused the laminate to chip off. We submitted a work order to have it fixed & the maintenance guy admitted that his co-worker should not have used that long of screws. He said he would need to find a match for the laminate. They closed the ticket & it still hasn't been fixed. That was over 2 months ago. Our dishwasher soap door kept getting stuck shut and not cleaning our dishes. Their response was that we needed to make sure we cleaned it every time we used the dishwasher and then they closed out the ticket. After several e-mails to management and additional attempts to come and fix the door again and our protests about cleaning a dishwasher every time we use it, they eventually replaced the faulty door. Our shelf cracked in our refrigerator and they were going to charge us over $100 to fix it until we protested that we shouldn't have to be paying for appliances. The business center: Printer is always out of paper or ink. If this happens when the office is closed, you are out of luck. The concierge doesn't have access to extra paper or ink. This was very inconvenient when I was getting my MBA. Another big problem is that when you print, there are two big splotches of ink along the right side of the paper. This is by far the worst apartment complex and management company I have ever dealt with! After 3 major floods, no heat, no hot water for weeks, broken garage doors and paying top dollar rent it was time to break the lease. I would not trust any review that is more than a star and written in the last 6 months or any discounted rent prices they are no offering because the building clearly wasn't made to last! In addition to all that you can expect sub par maintenance (especially if you have a cat as the maintenance guy is afraid of them and refuses to come unless you are home and they only do repairs during 9-5), broken grills, the pool not having enough seats for the first 6 weeks its open because they were all broken, hearing every single thing that goes on above you or from your next door neighbor, and many more small issues that add up over time. I will say the assistant manager and door staff are very friendly and try to be helpful. Some of the issues are beyond their control which we as residents understand but the response of the overall building manager and follow through from JAG as a whole is terrible! Residents have continued to pay top dollar rent with no concessions while they fail to hold up their end of the lease.

Beautiful building and nice amenities but good luck trying to get to your unit without some issue happening with the garage doors or elevators. One has been down for over two weeks and the others keep going off. Management says they’re fixing it but really they’re just evading phone calls and emails from angry residents with lame excuses. Have fun showcasing units to prospective tenants via the stairs!

Wish I could give this place 0 stars. For the second time this winter no one in the building has water, hot or cold. The heating also doesn’t work because apparently it is tied to the water. The last outage lasted three days and we are on day two of this outage. Do not rent here! There are other buildings in the area that are just as nice.
This place SUCKS. It has nice interior, but the management is crap. We've had our refridgerator spontaneously shut off 3 times. Each time we've had to throw away all the food as the problem took over a few days to fix. Last year, we also noticed a strong burning smell coming into our apartment. When we opened the door, the hallway was entirely filled with smoke and many residents were out wondering what the cause was. The maintenance person did not come and instead the concierge attempted to fix the problem. Lastly, we had a water leak in the building that caused the entire building's water to shut off for 2 days. They sent multiple emails saying that the leak would be fixed within a certain time frame and it was not. On the third day, when it was "fixed," we were still unable to shower as the water was cold to lukewarm at best. Just a note, this was in December. Additionally, the gym has 4 treadmills, 2 of which do not incline (this has been ongoing for 2 years), and a grill on the second level that only half of it works (despite multiple complaints and requests by people in the apartment, the entire building has had to share a half grill). The only thing thats nice about this place is the actual apartment and concierge. But don't come here if you want to live in a place where the management is actually helpful and helps you solve any apartment problems in a timely manner.
Wayyyyy overpriced! Garage door is always breaking which is odd because it always seems to be open. They are not intelligent enough to just install a quality door instead of half assing it as well as the repairs. The oddessy building down the street. The doors are always secured and never seem to be broken. Kind of makes you wonder where all the money is going with the over priced rent. How many times is going to take the door to break for the light bulb to go off????? Maintenance, haha a joke, takes forever to fix anything. I put in a request over 2 years ago and it is still not fixed. Also I'm pretty sure the people they hired don't actually know how to fix anything. One time I needed them to fix a light fixture. The guy came then disappeared for 2 hours and never came back?!?! Eventually I gave up and fixed it myself. The elevators break and the thermostats have to be reset on a constant basis only by flipping the breaker and water pipes have to be fixed frequently meaning temporary loss of water. You would think a new building would be great. Well this one they went CHEAP on building materials. It is a shame for such a nice looking exterior. Take your money elsewhere.
Very much enjoyed living at the Tellus thus far. I've had some unfriendly staff at past apartments but the team at the Tellus has been a pleasure to work with. Always very attentive to any questions or concerns I've had and focused on making it a great place to live. The maintenance team is always on top keeping the place in great shape too. Throughout the massive snowstorm ("Snowzilla") the team was working constantly to keep the sidewalks/parking garage entrance clear and maintaining the cleanliness and safety of the lobby area. They even brought out a trail of rugs and some fans to ensure the floor was dry. Very much appreciated.
Tellus is ideally located for DC and VA commuters, and the building / units have a lot to offer. I've been in Tellus for a few months now, and overall, it's the best renting experience I've had in the DC area. Pros: - Leasing office staff is professional, courteous, and responsive. Front desk staff is also very courteous, but not always the best at notifying you about deliveries. - Love the apartment layouts and design choices. Little details like backsplash and subway tile really make a difference. - Excellent move-in deals, although I am pretty terrified of what will happen when I renew my lease -- the only reason these apartments are affordable is the free 1.5 months they were offering when I moved....if that isn't available next year, I'll have to move out. - Responsive maintenance staff. - Overall, very nice amenities. - The view from the roof is spectacular. Cons: - I can sometimes hear my neighbor speaking on the phone through the walls, which I imagine must be a normal vocal volume. I can always hear his/her aweful music. I can hear every time any of my 3 closest neighbors opens or shuts their apartment door. However, I don't really hear street traffic (I am on one of the higher floors though). - There seem to be some electrical issues. I've had to flip the circuit breaker switch to restart my a/c, and every once in a while my hair dryer will blow a fuse. - The amenities are nice, but there are a few issues. It's very expensive to rent the community room ($100/hr non-refundable, plus a $500 deposit). The pool area is gorgeous, but is rather small and would definitely benefit from an added grilling area. - The utility billing is impossible to understand. I literally have to ask what the various charges are every single month. - Elevator waits can be super long -- there are only two elevators for 16 floors, and no stairs that exit into the lobby. Overall I'm very happy here, and will probably renew my lease as long as the rent doesn't go through the roof (i.e., as long as they'll continue to offer a month or two free!).
The Tellus just opened last year. Each apartment has high end appliances (stainless steel fridge/oven/microwave, wood cabinets, tile floors, marble countertop)for an affordable cost. Each place also has their own washer/dryer unit. As with the trend of rooftops of most DC metro apartments, the Tellus has rooftop with a lounge (tvs/couches), a grill, a pool, and lots of room to lay out. On the 2nd floor, there is a lounge as well that also includes grills, tables, couches, tvs, dishwasher, etc. Also, the view of the monuments doesn't hurt. Additonally, downstairs there is a full gym that includes treadmills, ellipticals, weights, a yoga room, and more. Management is helpful and almost always available. Maintenance is quick to fix any issues. Location is also great - 2 blocks from the Courthouse Metro station, about 1-2 miles from Georgetown and easy access to the highway. Definitely the perfect location for a young professional, who wants the city aspect but also the option to come home and relax.
Beautiful apartment to live in! This apartment comes with stellar views of the DC monuments, brand new gym, rooftop pool, and community areas. The apartment unit has energy efficient appliances, beautiful floor to ceiling windows, spacious bathrooms, and nicely designed kitchens. Great price for the quality. Excellent neighborhood - highly recommend it to anyone looking in Northern Virginia area/ DC!
Amazing building! Great staff, super quick repairs, amazing views from upper floors and rooftop terrace! Brand new highly efficient appliances, gorgeous counters and back splashes! Super open floor plan, feels much bigger than it is, and the view is amazing, I can see all of Alexandria from my living room! So much better than our last place.
