Not to be confused with Northeast Philadelphia, North Philadelphia East encompasses the smaller subsets of Ludlow, Yorktown, West Kensington, Poplar, and Callowhill. This composite area runs from the Vine Street Expressway, stretching north to Erie Avenue. Broad Street acts as its eastern border, and the western edge runs a jagged line separating North Philadelphia East from the nearby Kensington, Port Richmond, and Fishtown neighborhoods. With such a long stretch of city, the neighborhood offers a diverse blend of important city landmarks, such as renowned musical venues the Electric Factory and Union Transfer, and Temple University, North Philadelphia's premiere site of higher learning.

Property Ratings at Temple Crossing
Building has rats, cancelled cable without letting anyone know, mold on the ceiling that we report and they just sanded over until it appeared to go away but quickly came back, random fire alarms going off, maintenance people are rude and came in over break and didn’t lock our door so it was unlocked without anyone home for a full week, two of the four washing machines have been down for almost two years, the new lock system doesn’t work and it takes more effort and time to get in both the building and individual units than any other apartment. Overall an absolute horrible building and team and I will not be living there again, I suggest no one else does either. Look elsewhere, even if other places cost more it’s worth it because this dump is nearly unlivable.
There is a new property manager every few months. The maintenance men don't do their job they will go say they did the job and when you go to follow up you're asked. Well its broken again no it was never fixed to begin with. The residents here love to smoke WEED so when you want family over you have to explain the smell. And lastly the washer and dryer machines are disgusting there is always spills all over them its nasty especially when you have to pay $2 per load

We are sorry you did not have a good experience in our building. We are working on improvements throughout the property and our management processes to ensure others don't have a similar experience. I would love to hear more about what was lacking when you lived at Diamond Green so we can take action on getting better. Please email me at angelica@orensbrothers.com Looking forward to hearing from you!
Biggest waste of money I've ever spent on rent. Save yourself and do not sign a lease here. Fire alarms go off all times of the night, the rent is way too high and they charge people different prices based off when you sign, you have to pay for laundry and pay for water, and the office staff is horrible.

We are sorry to hear that you had a poor experience at Diamond Green and we appreciate that you took the time to give us your feedback. We do not charge residents for water, the water utility is included and we also provide monthly electric credits that typically cover the electric cost for most of our tenants as well. Also we test our fire alarms once a year and we always make sure we give our residents a 24 hour notice. Since 2018, we have had changes to our management and staff and we are always striving to improve and give our tenants the best experience possible. I realize this was two years ago, but I would love to hear more about what was lacking when you lived at Diamond Green so we can continue to take action on getting better. Please email me at angelica@orensbrothers.com. Looking forward to hearing from you!
I lived in Diamond Green for ten months but I wanted to be out of there after ten days. Despite being a new building, everything is so cheap. Just brushing by the walls causes the paint to chip, half of the lightbulbs in my bathroom were broken when we moved in, the garbage disposal didn't work, the provided furniture is really cheap and uncomfortable, the bed frames are cheap and collapse, half of the laundry machines were always broken, the dryers didn't do anything and I can't even begin to say how many times my roommates and I had to call Verizon to get the wifi fixed even though it is in the landlord's name. Also, our apartment was on the 5th floor on the end near the corner of 10th and Diamond and we were woken up every single morning around 5am because, even from five floors up, you could hear the trash removal. Then, when you finally fell back asleep from that, you were woken up again by the football team blasting music during their early morning practices. The only redeeming qualities this place had were the convenience store (albeit overpriced but convenient if you just needed one thing) and its proximity to the regional rail. It is close to the north end of campus but it is a mile walk each way to get to Fresh Grocer (not exaggerating, I measured it). I would highly advise against living here.

We are sorry you had negative experience in our building. This is not the standard that we have for our tenants and we are working on improvements throughout the property and management processes to ensure others don't have a similar experience as you did. I realize this was over two years year ago, but I would love to hear more about what was lacking when you lived at Diamond Green so we can continue to take action on getting better. Please email me at angelica@orensbrothers.com. Looking forward to hearing from you!
Moved in just over a month ago. Love the close proximity to Temple University's campus and train station. Rooms come fully furnished at a relatively affordable price compared to Kardon/Atlantic and The View at Montgomery. Bedrooms are a little small, but still it is nice to have your own space unlike in a dorm room. Can be a little noisy on weekends with parties on outdoor balconies, but that is expected on a college campus. Overall a great option for Temple students!
