I have complained about our noisy neighbors who make noises, cursing, yelling, slamming doors after midnight every night and nothing has been done. I will not be renewing with them!!!
I rarely live at an apartment property for more than a one year lease term. However, I loved Ten Pines at Summerwood and stayed for 5 years! I love the layout of the apartments and it helps that they are fairly new. I never had any major problems there. I felt very safe and my neighbors were always nice. My only problem was having to email an outside company to obtain a daily visitor pass for my guests. One of the reasons I was able to stay so long was due to the Assistant Manager, Janessia! She was always so helpful and went above the call of duty to ensure that our needs were met. She was always smiling, friendly, and upbeat! She made you feel like you were always welcome there. You don’t always get that in apartment management. This meant a lot to me! I will truly miss it there!!!
I lived here for a year back from 2014-2015. The community itself is beautiful, from the apartments themselves, to the office and the pool area. I had two dogs and always enjoyed walking them around the complex. The front office staff were pretty great, especially when we moved in. The move-in process was cheap and painless and they were very accommodating to my large breed dogs, both of which were over 100lbs. Yes, the apartments are on the pricey side, but that is attributable to the area. I think for the handful of miscues they have, they should be about 50-100/month less expensive than they are. The entire time I lived there, I never really had any issues outside of my unresolved noise complaints. Maintenance issues were resolved almost immediately. Mail service was fantastic, as well grounds upkeep. I only moved out because I bought a house, but when I did, I again had zero issues. I was concerned because I had mounted my TVs to the walls and left holes where I drilled and dropped the wires. I figured I would just pay whatever fee they assessed for fixing them, but I never heard a word about it. They allowed me to re-paint one of the walls in my bedroom and I was not charged for that either. There was a hiccup regarding my move out date and at first they wanted me to pay for another month of rent at an increased price, but when I clarified to them what I had agreed to when I moved in, they allowed me to stay another month at my regular rate. My gripes - as other reviewers have stated, the walls must be very thin. I lived on the first floor with a 2 bedroom family of 4 living on the floor above me and I heard them constantly. Not just day-to-day footsteps and activity (which is tolerable and expected) as they move around, but they were very, very rowdy. For Christmas, apparently one of the kids was bought a drumset that the parents had no qualms about him playing at any time, which he did. I brought this up to management and got zero help about it. The train - there is a train that runs directly (and I mean DIRECTLY) behind the complex. I was relatively close to it and I could hear it. A lot. It ran during the day, but honestly it is mostly at night and because it was going under an overpass nearby, it honked it's horn every time. I asked about this and they said there was nothing they could do about it.
Exceptional customer service I moved here about three months ago I will say this is some of the best management and maintenance that I’ve seen. If you have a problem Janessia works quickly to resolve it and always greets you with a smile and by your name. in the years I’ve lived in this area I’ve never had management know your name they ask your apartment number and look you up so this is very refreshing . Property is always clean and peaceful. Maintance responds to your work orders very quickly and professionally. I would recommend this place to anyone!!
I don't even know where to begin. For starters, the walls are extremely thin! You can hear every single step your neighbor takes, if your upstairs neighbor slams any door, it sounds as if it's one of your doors. You can hear them get intimate with each other. You can hear their conversations, everything! The last good thing I had to say about these apartments was how great management and the maintenance staff treated their tenants but that has officially gone to the trash. I put in a simple request to change out the battery to my smoke detector and it has not been completed. It's been 9 days of the constant beeping. I have submitted the request twice, called, emailed and not so much as an acknowledgement. I don't know what's going on with management but I do not recommend this place to anyone. Much better apartments further down on West Lake Houston. Trust me, this is not the place you want to live
I've lived here for two years and it was fine. Tonight however my key broke inside the lock and the after hours maintenance refused to help me get into my apartment even though the voicemail stated they assist with lock outs. To make matters worse I have a pet inside. Now I have no choice but to wait for a locksmith and pay a good amount of money. This is another change to add to a growing list where they failed to notify residents. Another was discontinuing accepting UPS packages and also that they don't notify you if a package was delivered to the front office. Extremely disappointed in this community.
I was advised by the maintenance staff that the water at the complex is bad !!! This was after I put in a request for foul smelling water coming from my bathroom sink ??

Recently moved in about 2 months ago, the neighborhood is fairly quiet there is not a lot of disturbance from the neighbors. However, the train does pass through the back of the complex which can be annoying if you're not used to it. The gym is great, it doesn't really get crowded even during afternoon peak hours. There is a nice running trail along the outside of the complex which is secluded from the beltway by trees. There isn't a wide variety of restaurants unless you go about 3 exits down to Wilson but there is a good Chinese food place right across the street. Also there's an HEB in that same shopping center across the street which is convenient if you need to stop for something quick. Pretty big closets overall, nice computer niche spaces with good lighting located within bedroom unless you get a first floor. High bolted ceilings are a plus too. stainless steel appliances and granite counter tops. Pet friendly, they do have a small dog park for pets to run around. The only bad thing is that they always have temps at the front desk and they don't always know what they're doing or have to ask management a lot of questions. They also don't have a website so you have to call to ask about pricing and availability. Last thing, do ask about employer discounts. They may be able to waive application fees and such depending on who and where you work for.

There are some new developed areas with brand new shopping centers that include lots of great restaurants in the Summerwood neighborhood that you should definitely check out! The City of Houston has passed the Quiet Zone in the area effective April 2016 that should alleviate the train horn, please speak to your new management team for more information. I am a new resident at the property Ten Pines at Summerwood. I heard lots of negative things before moving here, i.e. the train noises and only being able to use At&T U-verse. Despite the negative I decided to lease here and me and my girls absolutely love it, it is quiet and just a nice and fresh atmosphere. My unit is towards the tracks and I hear it but it is not like an unbearable noise, I personally tune it out. The location is picture perfect and the staff is excellent. Great choice that I made.

Ten Pines is a great community to live in. It's quiet and safe. Lots of officers of the law live here. Convenient to grocery stores and shopping--with more along the way. The common areas are well maintained. The apartments are energy efficient...my electric bill is less than $100.00 a month. The water pressure is low and runs slow. Sometimes the maintenance take a longer than a few days t repair items, which a second call is in order.

Leasing office does not tell about train horn that blows anytime day or night. Obviously office is lying about working on quiet zone because every time I ask for status or when the next meeting they say, they will call and let me know. I of course, never get a call. Amenities stay broken: fire pit, gas grills, pool umbrellas, pool waterfall & pool gates. Sidewalks flood from sprinklers & mud covers the concrete (I almost fell!!!). They took 3 weeks to change a light bulb & air filter. Apartments are over priced to say they have so many issues.

This is the perfect place for a family to live. Whether you have a job in Houston or Humble, the location is pristine for convenience.This complex is extremely safe, it is located right next to a middle school. The apartments are spacious and quiet. HEB is right across the street, if you forget something while grocery shopping you can easily turn around, no big deal. While staying there you don't feel like you are living in an apartment, it feels just like home.

I stayed one night at a friends and saw how the entire complex neat cleaned and just great environment. Had a nice time at the pool. Even the workers were outstanding!
