Downtown Columbia, also known as Town Center, is the heart of the city. Along with restaurants and medical facilities, Downtown Columbia is home to the city’s most popular shopping and entertainment hubs. Practice some retail therapy at the Mall in Columbia, which has over 200 stores and a movie theater. Lake Kittamaqundi has waterfront parks, trails, and a stage for live music and movie screenings. True to its name, Symphony Woods Park is a sprawling park with two popular venues for concerts and festivals, Merriweather Post Pavilion and the Chrysalis. This apartment complex is falling apart. Poor management, bad smell in the garage at all the time, pet smell in the elevator, rude staff in the leasing office and pool area is making it difficult to enjoy your time.
Management lacks any sense of professionalism; packages get lost often and the front desk abruptly leaves during the weekends without any timely notice. I moved from downtown Baltimore, and I would say the the crime here (especially vehicle thefts, and break-ins) is significantly worse. There is a lack of security. Random people are able to get inside the community (you can tell because they ask other tenants to key them in) to use our amenities like the basketball court and gym. Also, a bunch of smokers in the stairwell and garage.
Vehicle thefts, break-ins, & a serious lack of security are recurring issues here.
I recently moved out of Ten M after living there for 2 years. Among my greatest concerns was the noise from the neighbors above as I lived on the 1st floor. Late night music, a little kid running around til late hours, and the lack of attention to this problem by the "management". this meant sleepless nights. The next concern was the constant smell of weed in the hallways which I presume came from the stairways. As I'm not a smoker, and the community (allegedly) had rules, I didn't expect to feel like I was living in a bong. The key fob they provide is a joke, as Ive encountered people walking right in as someone else exits. Why use a key fob, when the doors are easily passable without one. This was a safety concern that the "management" apparently has ignored. Next, I had to pay for a 2nd car for their garage and it's quite well known that car theft was a problem. Also, folks drove at high speeds up and down the garage and the garage gate was very frequently inoperable. Further, it was not safe to come home from work to a poorly lit garage when there are car thefts going on. Oh, and the "management" were quick to say surveillance cameras weren't working. I'd think you'd be safer parking on the street... For the rental prices they're quoting, do yourself and your family a favor and rent somewhere else! Run away from this place!
These apartments present as a “secure” building but that means 1 security guard for 3 buildings where nighttime theft is frequent. Just this week, 2 vehicles were stolen from the garage, and a few moths ago someone was shot!!! The property owners won’t hire more staff to actually “secure” the building so you are pretty much on your own. This place is a prime target for thieves and has gone downhill fast in the last 5 years. If you value your property (and your safety) I would not even consider moving here.
I love living at Ten M. Friendly staff. Hard working maintenance crew with a good attitude. And impeccable house keepers. Happy New Year!

Best apartment I have ever lived in. The entire staff is amazing. I've lived her for almost 3 years and never had any issues. Everyone is friendly and professional, the maintenance crew is fast and skilled. The front desk crew is accommodating and makes living here a pleasure.

I have had 3 apartments in the last ten years within a 5 mile radius. This is by far the most tenant friendly environment I have lived in. I know many of my neighbors, and the staff is really helpful, and friendly. I really like it here, and would strongly recommend this complex/Kettler to anyone looking for a change of scenery in Columbia. This place has really been a great experience so far.

By far literally the best apartment place I have lived in so far. This place is always nice and clean, all the staff that I have talked to were extremely nice and helpful. The maintenance people always arrived quick and fixed all problems I have had. Never before have I lived at a place that actually hosted events from football season, to holiday seasons to just because.

I moved in at the very start of the coronavirus issue and things were still normal at that time (no lockdown as such). However one week into our stay there was almost a lockdown in MD with all people working from home, dine in restaurants shut down and only essential services running. During this tough time, home delivery and essential maintenance (such as heating) were very important. And 5 stars to TenMFlats management and maintenance teams for keeping these services on. They are also proactive in limiting resident access to common areas to limit exposure and potential spread of the virus. They keep cleaning the common areas regularly. They are prompt in responding to any requests. Moving time was a pleasant experience for the first time. The freight elevator was reserved at our requested time and the loading dock shutter opened too. They kept checking on us if we needed any help etc. All in all, even amid this crisis, I feel this is a great place to stay. Probably couldn't have been at any better place in this critical time. 5 stars to the management and maintenance teams and a big thank you for making this experience as pleasant as you could possibly make. Definitely recommend this community to everyone!
Ten-M is a very nice community to live in. However, management has policies that are inequitable and pose a threat to resident's with regards to parking your car even though you have rented a parking space, you may be subject to having your car towed and without prior notice.

What a wonderful place to live and a gregarious community. I have found reason to enjoy this community that I hadn't considered prior to moving in. This is the perfect community for those of us that work from home primarily. Many different "office" locations to choose from. And the outside patio experience is wonderful. Love it! Love it! Love it!

Everyone working in the TENMFlats community Is friendly, professional, and always anxious to assist with addressing any issues or concerns. The TENMFlats community and walkability to great shopping in addition to many restaurants make living at TENMFlats my number one choice!
The maintenance staff are excellent. I find the maintenance app easy to use, the response time is stellar and the staff are efficient, friendly and fix the issue. They are awesome!
I love it here. Really enjoy the outdoor area and indoor kitchen area for friends and book club. Im finally starting to use the gym.
