Property Ratings at Terrace Hill
Great apartments and well maintained highly recommended
A great place to live, we were recommended Terrace Hill Apartments by a friend and we love it here! The maintenance team is timely and very knowledgeable! Laura ensured we had a very smooth move in process and the office staff has been nothing but helpful!
I like the renovated stainless steel apartments, it really makes a difference. I love the pools, and it is located just perfect for my commute to work. The whole staff here is top notch and they are all super nice, helpful and knowledgable.

I have complained about my obnoxiously loud DOWNSTAIRS neighbors so many times yet nothing has been done AT ALL how can people be that loud I hear them from my UPSTAIRS apartment?! There is NO insulation these walls are paper thin these are not proper apartments and definitely not proper management! They don’t care about how you’re living I can barely sleep at night anymore because of my neighbors! I have 7 more months on my lease and I cannot wait until i leave Im so disappointed in this management I’ve lived in much less nicer apartments and the management was still good to me about making my living situation comfortable. It may look nice on the outside but management doesn’t care about you or your concerns whatsoever.
I live there for 5 year and it was great. I like the team that works there they are Professionals what they do.
These apartments are just ok. The management is a little snobby and they turn the water off like 3 times a month and only give an hours notice. The maintenance crew is great, I must say.
Let me start with this, I've never written a bad review in my life. This property had a defective stove and A/C system in my units and was being charged over 400 dlls/ month on electricity. You have to deal with USPS to get a key so you can have access you your mail (of course they will charge you for that) and apparently anybody can claim your key so I had my mail stolen form me. This property closes the pool when they feel like it. On top of all that you have loud neighbors and the police will be there every weekend.
Very bad service, the office manager doesn't respond and is very rude. Do NOT recommend.
Expect a flood to occur in ur unit, water shut off weekly w/o notice, pools closed and filthy, unexpected fees tacked on rent, maintenance is a joke management arbitrarily change office hours w/o notice, and will tow ur extra vehicle as it’s ‘assigned one parking’ w/o notice.
If you can afford better, do not live here. I’ve lived here for 6 months and my water has been shut off (sometimes WITHOUT warning) at least twice a month. They cite it as “leakages”. I have a baby and having no water when you pay so much for it every month is not an option. I’ve called and complained and was told that its in my lease agreement that they can shut the utilities off whenever they see fit. I’ve looked through that agreement so many times and not once have a seen any language indicating that that is the case. The only thing I can say this apartment complex does well is they respond quickly to work orders. But instead of spending the extra money and fixing things properly, its all patch jobs. And don’t believe them on the price you pay for your apartment. Once the water bill comes and its multiplied by 2 the allocation makes it outrageous (if you have multiple adults living int he apartment there is a “multiplier”). When we moved in I refused to move our stuff in without vacuuming the carpets, because I didn’t believe they did it properly. Turns out I was right. My vacuum got filled 3 times in our 2 bedroom before i was finished. We found nails, staples, screws like they didn’t even attempt to get it clean. Then we had someone come and steam clean and I’ve never seen blacker water. If you don’t like being eaten by bugs, steer clear of this place! Mid-summer we woke to mosquito bites all over our bodies then began seeing them all over our apartment. Eventually we taped up the vents because they had to be coming through there as we don’t leave any windows open. Friends that live here all tell us different issues they have. Some have beetles. Some have cockroaches. Some have lizards. I’ve had mosquitos and centipedes. If this isn’t for you don’t live here. SWAMP COOLER IS NOT WORTH IT. El Paso reaches temperatures of 105 or more in the summers and a swamp cooler is not the answer. They mistook my boyfriend for another tennant and charged us for being late on our rent when it wasn’t even us. ALWAYS GET A RECEIPT WHEN YOU PAY RENT. If you’re thinking of living here, please consider all these before wasting a year of your time and money on a terrible place like Terrace Hill Apartments.
I have many complaints about this place. The insulation is terrible and cheap. The walls are paper thin and you can hear the people above you walking or making slight movements. This is probably compounded by the horribly cheap carpet that has no paddling underneath. I even had to get fungus removed that was growing in the corner. The water is connected to all of the other apartments, so if someone flushed the toilet or starts the shower, you get a lovely rush of scolding hot water that lasts for a minute or so. The appliances are cheap, outdated, and from the 80’s. The sprinklers are always broken by their own workers, so you get these waterfalls of water onto your house, car, or walkways. They turn off the “A/C” (swamp cooler) for half the year and you only have access to the heater. The counter is so cheap that if you make a scratch on the counter it scrapes off. To top it all off, they are terrible with notices. I was told in notices my move out date was April 30th. I moved out April 30th. I looked on my statement, and I got charged for the month of May. I called and apparently my move out date was May 19th. They aren’t refunding the money even though I received the notice and was compliant with what they said. Horrible experience and would not recommend.
They charged me a bunch of trumped up fees when I left nd offered no explanation for them. Kept my security deposit and threatened me with a debt collection agency immediately to try and pressure me into paying.
They hit me with fraudulent charges of over $300 after I came down on orders with the military. Claimed I hadn’t paid the electric bill and they were billed. El Paso electric insists they were paid in full. Can’t recommend this place to anyone.
I give this complex 5 stars or more if I could. I lived in this complex for almost 4 years, and I can honestly say that I was the happiest I have ever been. At the time of my move I was going through a tough personal situation and the staff made me feel so welcome. The landscape in this property is lush and gorgeous. It almost feels like a hidden oasis in the desert. The amenities are very well taken care off and the maintence staff is beyond helpful. As far the office staff, Gabby whom is the property manager is so professional and so sweet. From the start of my move to the day I turned in keys she remained consistent and truly helpful. They even left a birthday card signed by the staff. I was torn to move out, but all I can do is rave about how happy these four years living at Terrace Hills made me. I recommend this property to everyone! It truly is a beautiful place! Great job everyone and thank you for making my experience a 5 star one!
