Mountlake Terrace is a fairly small city of around 20,000 residents near the northern shore of Lake Washington. I-5 runs right through the middle of town, putting downtown Seattle less than thirty minutes away. Living in Mountlake Terrace puts you in a great position to explore the natural wonders of Washington State, particularly the sprawling Cascade Mountain nature preserves to the east. Ferry service across Puget Sound makes it easy to reach to Olympic Peninsula as well, allowing for weekend trips to Olympic National Park and the ocean.
There are plenty of opportunities for outdoor recreation closer to home, whether that means spending an afternoon at Lake Ballinger or bringing your dog to the parkland around Lyon Creek. Houses and apartments in the northwest portion of the city have the most convenient access to the Premera offices.

Property Ratings at Terrace Station
I had a great experience when touring the community and during my move in. My apartment was clean and beautiful at move in. I had a few small repairs but the maintenance team came right away to take care of it like it never happened at all. Everyone I've encountered has been friendly and helpful. I'm glad I decided to live her and would recommend to my friends.
Moved into the West Bldg in 2021 and I still live here. Overall, this place is a 4/5-star building, as it's a newer community. It's usually pretty clean (8.5/10). It's relatively quiet (I lived in NYC for six years, so this is a library compared to that). I read the other reviews, and while I agree with some things, I don't agree with everything. Here are a few things they could improve: Staff: As far as the office staff goes, there's been turnover since I moved in. The initial people that worked here were amazing. Super friendly, helpful, and always available. But the current staff, while they are nice, I find that they aren't always around to help. Seems like they leave the office without notice to the residents. They had an all staff meeting a month back and closed all day. No email went out about it. I only knew when I went to get my mail and saw signs on their door. Other times when they aren’t there, I assume they’re giving tours, but who knows. Parking: It's $100/month to park in the garage. If you have an electric vehicle, spaces with charging stations are $150/month. If you have a second car, it's an additional $75/month. All of these prices may have increased since I moved in, but I still pay $100/m. Yes, it's pricey, but I like being in the garage. There is parking all around the building. The West building is adjacent to a bank, so there's plenty of parking. The bank has signs that you'll be towed if you park overnight. BUT...that's not true as there’s been a totaled (yes, completely totaled) car in the lot and it’s been there for two years! It’s quite weird. Anyway, I assume many residents with second cars park in the lot (or other spaces surrounding the building).
Staff is unprofessional and not helpful. Even with an appointment they keep you waiting while they chat with each other and they ask you what you are there for after they make you wait for 20 mins past your appointment time. Too much freeway noise, you can close your windows and it just becomes sealed and stuffy, almost suffocating after a while. Sadly my neighbors are moving out due to the same complaint. You can call the front office multiple times for assistance but you get voicemails and no one will call you back. Parking is horrible. Expensive for absolutely no reason. There are other apartments that are much better.
I don't recommend living here to anyone for many reasons: 1. I paid 160/month parking lot garage with a door remote for security that has been not working and open to the public for a few months. Someone broke into my car and stole almost 1000$ worth of stuff. I talked To thrive Company about when they going to fix it and after months they fixed it recently. 2. An issue in the keys that cause an annoying overhead every time there is delivery (food, Amazon Fresh, guests). The front door never open the elevator in the 7 months I lived there. Which means you have to come downstairs every time there is a delivery. In other words some days you go downstairs 10 times. When I asked Thrive company about when this going to be fixed they said we fixed it for a week then it break again. Note: this is happening to all residents of this building. 3. Thrive company representatives. The representative of the company cover each other and never report residents' claims. I don't think they care about what are residents face every day. I lived in many States but I never faced something like this. I actually moved out after 7 months only.
Rent will rise here in anticipation of the light rail, despite it not opening for years. They built the buildings with the light rails in mind by not having nearly enough parking. If you don't go for the pricey garage spots you'll be fighting for a spot in the limited parking on the street that both buildings share. They say eventually they'll have take half of the current garage spots from residents when businesses move in to the commercial spaces below the apartments. However, the majority of the commercial spaces are empty with no talks of being filled anytime soon. It might have something to do with the quality of the building making it a target for the homeless and petty thieves of the area (the light security they have makes the building an easy target).
I moved in to the East bldg 2 months ago, sight unseen because it's a new building. When I arrived, my floor plan was not what I signed up for and was told nothing could be done. It took 6 weeks to get the key to my mailbox while the mail is temporarily being held at the West bldg. If you have a package, you're told to dig through the room of boxes, and there is no order to them. The elevators work *most* of the time. I signed up for air conditioning when I moved in, and two months later there are still no updates. It's been over 90 degrees the entire week that I'm writing this, and I'm on the 6th floor. Brutal. The staff is lovely enough, but all they've been good for so far is apologies.
PLEASE READ! I usually don't write bad reviews, but I don't want anyone to sign up to live in a place that is terrible. I am a resident and this place at first looked nice but is becoming UNSAFE, DIRTY, and NOISY! To start DO NOT GET A UNIT ANYWHERE NEAR OR FACING THE TERRACE EVEN IF YOU ARE HIGH UP ON THE FLOOR NOISE TRAVELS! There are many parties wit 25+ people and they blast loud music spill alcohol on the outdoor tiles making the floors sticky. Plus there will sometime be 10 or more screaming children literally jumping on the grill counters! UNSAFE! It is super distrubing and noisy especially whe you are trying to go to sleep. Then there is the issue of dogs pooping and peeing in elevators and in front of peoples doorways! I have had dogs poop on my door mat multiple times! Complained to terrace station and they have done nothing. Also DON'T USE THE GYM things break and people have stuck gum to the machines multiple times! It is disgusting especially with the pandemic literally someones spit and gum is on the treadmill handles. Then it is super unsafe in the middle of the night there have been multiple times where crazy people have broken into the building and you have 10 cops searching the common areas where residents hang out. Additionally, people are always smoking weed on their balconies and this is a smoke free community which terrace doesn't enforce. Also the parking here is ridiculous either you pay less and park in reatil where any theif can walk in and break into your car or you can pay more to park in the gated parking garage that thieves still break into. We have had multiple resident letters and have had people breaking into cars regardless of where you are parked. On top of that there is no guest parking which means that everyone that also thinks the parking is overpriced and not worth it park on the street parking overnight leaving no parking for guests. The only time I see terrace station thoroughly clean is when they have people touring. So don't be fooled by the staff it is all fake. Even when you complain to the staff they use the " well i don't know but i will look into it" and they never get back to you. DON'T WASTE YOUR MONEY HERE! There are many other nicer apartments in the area that actually maintain their apartments.
I do not like writing negative things but this deserves a WARNING to those that fall in love with this property. I fell in love with this place as it is aesthetically pleasing, the outside, the amenities and the staff is wonderful. My concern was outside noise, with the windows closed you will be pleased to know it is quiet. The noise level from other neighbors will be a hit or miss. I do not hear next door neighbors BUT upstairs I hear very well. Its an apartment so I try to overlook that. My HUGE PROBLEM is the water, sewer & trash bill - They charge you for water base, Cold water, hot water, water heating, sewer, sewer base, storm water drainage,trash and a service fee - which for me, 1 person in a one bedroom have been charged on average every month $150.00!!!!! Your water, sewer,trash should be the least of your worries BUT NOT HERE! This will be my reason for moving out when my lease is up.
The apartments are beautiful, the location is great, and the staff are fantastic. The exterior sound-proofing is solid but it’s really bad between the floors. My best piece of advice is to get the top floor or make sure there are no kids in the apartment above yours. It’s too bad because it’s hard to relax here and if I can’t relax, it doesn’t matter how good anything else is. And please, to people with young kids, get a first-floor apartment because this place is not made for families.
I am a new resident of Terrace Station, signing an 18 month lease on a 3 bedroom unit. The apartment itself I am very happy with and the staff was very helpful throughout the move-in, however the parking policies at Terrace Station make the experience of living at this property just 'ok'. Despite having a 3 bedroom and a long lease I am only allowed 1 car in the garage. Even after 10pm on a Saturday there are rows of empty garage parking, it's not uncommon to see an entire floor of parking empty in the evening during a weekday. If you have a second car you are expected to park it outside and those spaces are very limited, nearly full, and virtually no street parking. In the near future outdoor parking is going to a nightmare if you are coming home past 3 to 5pm. I've attempted to work out a most reasonable situation that would make this work for me, abide by the "one car in the garage policy", but the management is completely inflexible and went straight to threatening to tow my car if a permit is not displayed at all times despite most cars in the garage not displaying a permit anyway. Long story short ... the building is hoping to lease 100% of the units and doesn't view 20 residents in 10 units as 20 equally valued residents. They view those 20 residents as 10 residents. Future residents should thoroughly investigate and ask a lot of questions about the parking if you have more than one car and consider what the future will be like at this property for you.
