Property Ratings at Terraces at 2602
Management has changed 5+ times since I moved in (approx 1.5 years ago) and the current staff doesn't care one ounce for its residents. Went weeks without AC and currently fighting them to fix our sink/dishwasher that has been overflowing and flooding our apartment for a MONTH now. They do the absolute bare minimum. Also the washers are out of order 9/10 times you go to use them and the local laundrymat is expensive. Go somewhere else!
I was looking for something I can afford and came across this. When I called and spoke to someone they said the prices were incorrect on the site. If that’s the case they need to update their pricing online and stop false advertising. They are giving folks like me false hope of actually being able to make it.
It's only been a couple of months, but we really love it here at Terraces. We rented one of the newly renovated units and they are gorgeous. We love the hardwood floors and new appliances and they feel super clean inside. The neighbors have all been really nice and the property has a real community feel. The Leasing Office does really nice things for residents like a cute cookie event for Valentine's Day or Cookies & Cocoa back at Christmastime. And my kids adore the park next door and always ask if they can go over and play. This has been one of the best moves we've made and it feels like a hidden gem in Texas City!
I am a resident who has lived here for 11 years. Last night my car was towed from my reserved spot because of a sticker that wasn't on my car because the office didn't give me a new when I renewed my lease. I had to pay $322 to get my car back the same day it was towed. We were also without hot water in multiple buildings for almost a month and a half. I do NOT recommend moving or living here. The office is horrible and maintenance never gets done.
We were going to move here last month. We had to pay the first months rent and deposit along with the application fees before being shown the apartment we would get. It was completely trashed! Cracked windows, yard had lumber in it, paint on the floor and counters, holes in the stairs outside and a cat already living there. The apartments shown on the website are the new and updated apartments, which are already rented. We were told the building we looked at is where the maintenance people live and store their equipment is why it looked bad. Needless to say, we decided not to rent here. No lease was signed and no paperwork filled out. ITS BEEN OVER A MONTH AND STILL NO REFUND! The management keeps passing the blame on to their bosses who we are not allowed to contact. They refuse to give us the number to corporate. I was told the day we decided not to rent that the charges would be reversed and refunded back into our account. Now they say the have to cut is a check that has to be mailed out. They were supposed to mail it out 2 weeks ago!!!! I called today and she can’t seem to find the tracking number where it was mailed.
I have been putting request for hours and no response. Kitchen sink is over flowing onto the floor and it's disgusting. I have lived here for years and this happens all the time but it was usually a quick fix when the old management company was here but now with this new company I'm just being ignored. I'm sure if I didn't pay my rent it wouldn't be ignored.
My boyfriend and I just moved into one of their newly renovated 3 Bedroom apartments and it as been great so far. The patio is private and spacious so that we can sit outside and read. The new wood floors are really clean, which is nice because we don't have to worry when our baby plays on the floor. It's also really nice that the park is next door, so we can just walk over with the stroller and the bigger kids can play on the playground and in the splashpad. The ladies in the leasing office were really helpful as we were moving in and really made us feel welcome. We're so happy we chose to live here.
So, I have lived here for almost a year now and seen such a huge change. When I first came to live here, it felt like a bait and switch - I saw a beautiful renovated apartment when I toured, but then when I got here there were roaches, the pool would break all the time, A/C didn't work, and maintenance would never do anything. And the front office was so rude if you ever wanted anything!! I was planning to move when my lease is up in November, but then a new management team came in I think July and everything changed. The people in the front office are awesome now - They care about the property and the residents here. Maintenance ACTUALLY comes now! Caleb and Ray are fixing things around here. I finally got a new A/C, the pool has been working well, and I've even been seeing them install new windows and roofs on building. Oh! And they got a new exterminator - Will. I don't know what he did, but ever since he came we don't see anything! My neighbors are the same. We will definitely be renewing our lease now! This place actually feels like home. This new management was really what this property needed and I feel like I'm now living in a hidden gem here in Texas City. I just had to write this because I feel like the old reviews are unfair given what is going on here right now.
It’s Roach infested! They’re rude And they always asking me if i paid my rent and saying i didn’t but i actually paid it and I’m always on time and always having to prove it! so unprofessional! And extra charging me. Don’t do it!!!
Been living here for a few years and when I moved in I thought it was great but the office ladies are some of the most unprofessional and disrespectful people I have ever come in contact with. Communication is not a skill anyone in the office is capable of having. Unless you speak Spanish, maintenance will never fix any problem correctly. They take she cheap way out of everything then blame you for holes they didn’t completely fix before you moved in. Over priced for the way you get treated by the staff plain and simple.
Horrible management!!! Very unprofessional people.
Ben living here over a year and the experience he's been great from maintenance to management.
Affordable and friendly place to live! New management has done wonders with the property. Upgraded the look, community and maintenance! My family and I loved our space and neighbors. Definitely would recommend.
I couldn't have asked for a Better place to Move in to. Just off the Loop up the street from the Texas City Fishing Dike. Enjoying a wonderful Breeze from the Coast while quick access road to Highways & Shopping Centers. It does NOT Flood here AT ALL as we just endured so much Raining and Flooding in Galveston County & Texas City Alone, this week. HUGE SPACIOUS PROPERTY. Maintenance is On Point Here! Very Very Pet Friendly! The Leasing Lady Liz has a Heart of Pure Gold for ALL of the Residents, Visitors & God's Creation on 2's & 4's. Pest Control is on Top of Everything. Very Clean! Quiet People live Here. Most of the Residents have lived here for over a Decade! Now what Property has those kind of Tenure Numbers in Residents? Even with it being previously named Ashton Park. Residents like me are Happy, Safe & Are united with the Same Sense of COMMUNITY. The Cities' Best Laundry Facilities on the Property that work Great & are Shockingly Affordable in Comparison to Any other Laundry Facilities around Town! The Pools are Clean, Canopy, BBQ Pits and Resting Benches all over the Property. There is even a Dog Park on-site. All New Appliances, Total Upgrades and Spacious Floor Plans plus you can't beat the DELUXE SIZE DOUBLE WALK IN CLOSETS Inside the 1 Bedrooms!!! Mailroom is Safe & in Organized with Security Cameras on the Property. The Manager Dominic is a Great Community Family Loving Man of Honor. His People skills reflects the Property Staff, Standards & Presence. When I come home, I can Honestly say I feel like I am coming home to my Vacation Spot & I Never want to Leave! I Thank God for this Place and the Move In Specials are Insanely CHEAP!! I Greatly Appreciate the THOROUGH BACKGROUND CHECKS for it is in the BEST INTEREST of OUR SAFETY as Residents! It's also a Privilege that we have all Spanish-speaking maintenance staff because we can ALL LEARN from each other & have an OPEN MIND and get along as they Diligently work to make our Units better. They are ALL willing to go past the Language Barrier, always having a SMILE on their faces as they quickly and ACCURATELY Repair ALL Maintenance Requests that may come along from Normal wear and tear from Previous Renters that may have taken advantage of this Property. DO NOT BELIEVE ANY PAST REVIEWS! I live Here & My Teenage TCHS Son Loves it TOO! Thank You Terraces @ 2602! God Bless You!!
Good place for people working out of town! Quick to fix any issues. No problems been staying here over a year while I work out of town.
Do NOT rent from here. Mangager is a complete idiot. Maintenance sucks, they never show up and no one cares. Need new management!!!!! Stay away!!!!
Property Manager at Terraces at 2602, Responded To This Review
If you have any concerns or questions please come to the office. We are open seven days a week and we are here to help!!!!!! ;) Thank you, Management
This place is horrible!!! The night I moved in, the place was crawling (and I do mean INFESTED) with nasty little german cockroaches. I called them to come exterminate but nobody ever showed up to spray. I ended up having to spend my own money to get rid of their nasty little problem. I haven't even gotten rid of them all but at least now it's to where I don't have a roach crawling on my bed at night. Now, since Summer is here and it's been the high 90's, the air conditioner does not work. It is so hot in my apartment, I can't stand it, nor can I sleep. I've called them at least 8 times and each time the maintenance man says the AC is working fine. Finally, he replaced the thermostat, but it's still HOT HOT HOT in this place!!!! At night, it doesn't go below 82 degrees and during the day gets up to almost 90, depending on how hot it is outside. Now they want to raise my rent? Really? NO THANKS!!!! Do yourself a favor and rent somewhere else.
If you want to live with no air conditioner, rude maintainence men that never fix anything. This is an unsafe environment and the staff has no intention on helping you. As a single mother the last thing you want is to hear your daughter crying becouse its hotter inside than on your patio. I guess you get what you pay for but i feel i pay way to much for what i'm getting.
