We moved in about a month ago and I really cannot say enough good things about this complex. Its centrally located to pretty much anything you’d need and the staff are second to none. Sarah was more helpful with our questions and concerns before we moved in than we could have imagined and continues to be a tremendous asset to this community. The maintenance staff are all top tier and remembered us by name within the first week of moving in. We submitted a maintenance request in the online resident portal for something in our apartment expecting to hear back some time later in the week and Reggie knocked on our door in less than thirty minutes. Reggie, Sheila, Wanda, and ALL of the maintenance staff are beyond kind and helpful. Overall, we couldn’t have been happier with the entire move-in process and all of the staff here at the Terraces. We are beyond grateful to have everyone that we do in this community.

I would highly recommend looking elsewhere. You will get notices for not paying on time even if you have because the office staff routinely clicks send to all when sending out notices. When I moved in back in May 2021, the floor was uneven and it took 2 times of having a subcontractor replace the floor for it to be reasonable. 2 other things to note is the shower in the master suite had stains, no big deal on my end. Fast forward to moving out, I am being charged $120 "damages" to the shower that were there prior to my move in. I also paid the utilities for July on August 1st, surprise, they re-included those same utilities I already paid with the "damages" I caused to their unit. Also, I split from my fiancée back in February and we signed all the paperwork to release her from the lease. When they sent the lease renewal, wouldn't you know it, it still listed my ex-fiancée who moved out after we both signed the form releasing her and me proving my income. The maintenance staff was friendly, but they've tacked on some charges to me for things that were already in the condition they were prior to moving in. I kept the grounds clean, picked up after my dog and was not an issue to anyone during my 26-month lease. This property is poorly managed.

Roaches,Management there is none ,Loud cars. Nice are to live in horrible place to even think about signing a lease with them over priced for what you won’t get.

The people and the company are awful! They are so rude and will do anything they can to charge you for the smallest thing. We did a final walk of the place and had everything signed off saying it was great, then later they go back and do a walk without you and charge you for things they never pointed out the first time. Do not live here, and don’t even try to talk to management because they will not help you and they will be mean to you and just hang up! If I could give zero stars I would.
Terraces at Suwanee Gateway is excellent to me in several ways. The office staff is very friendly, approachable and fun. The maintenance team handle any issues in a timely manner, hardly any lengthy wait times. The fact that there are community functions is definitely a plus for me as well. Terraces is by far one of the best properties to live. By far!!
I have never spoken with someone this rude in my life. This person was so demeaning and she was trying to speak down on my mother just because her English isn’t that great. Then the manager came out and told us to quiet down because she was on the phone. Here we are being subjected to abusive language from her worker and she tells us to quiet down. I am so appalled by their behavior.

In the past two months the apartments alarms have sounded for 5-20 minutes on three separate occasions. I've left many messages with the front desk, but have never received an apology or explaination. I have a 3 month old and they'll often go off during the night; this last one lasted for 30 minutes. The alarms are even louder in the hallway, so you can't even leave to escape it. I have to get my child's hearing checked because of them. Also, the parking is terrible and our air conditioning has broken close to ten times in the year we've lived here, reaching temperatures in the 90s. You'd think with being so pricey they'd at least have decent service. If you value your sanity and your sleep, don't rent here.

The alarms were triggered by line over flow and were repaired right away. HORRIBLE. I've lived here for two years and to be honest, if it wasn't for the granite counter tops and crown molding I would have moved much much sooner. The management and staff do not care about you AT ALL - they have an "i'm sorry and you are" personality, & the rent is more than a mortgage would be. Don't get me wrong the apartment is nice and it was a good location before they put the main event in our parking lot.
My son attends North Gwinnett and this is the only apartments in that district. I leased because of the schools, but very happy with the staff and community.
Close to 85 highway and Peachtree Industrial. I attend PCOM, which is only 5 mins away. I feel safe and love my two bedroom!
Can't beat the closet space in our apartment. Lina's bedroom closet can fit two 6-drawer dressers, side by side. The girls and I love the gym. It is the largest apartment gym I have had access to date. It's fully equipped and in such a way that I was able to cancel my LA Fitness membership. Another plus, the girls can use the gym with me, unlike at a gym franchise/chain. Our apartment building has an elevator, which made moving so much easier, especially since we live on the 4th story of the building. Planning to grill out by the pool within the next week. Can't wait!
The walls are very thin. I can't sleep and my kids can't sleep because of all the noise. You can hear your neighbor's whole conversation. It doesn't even feel like you are in your own apartment. It just feels like a room in a frat house. It is super noisy on the weekends. The walkways are dirty and smells of weed. The parking is horrible. The Terraces at Suwanee Gateway is comparable to the Red Roof Inn motel across the street. The apartments are also small. These apartments are overpriced for what you get. $1300 for an 1101 sq. ft motel suite is too much.
The complex is called The Terraces @ Suwanee. I am so in love with these apartments. The apartments are new with granite counter tops and hardwood floors. The price isn't bad at all considering what you get for it. There are attached garages and if you don't get one with an attached garage there is great parking everywhere. This place is like a house not an apartment. You have balconies and areas to sit outside that is private to your home (our home happens to have two of those areas). Sometimes I feel like I'm on a vacation. Also your packages are delivered to your door unlike many apartments and its safe enough to leave the packages there. There is a pool, a theatre, a game room and a two floor gym facility. I love it! I absolutely love it! Oh and there is a walking trail! I'm sure that I'm leaving some things out but basically it is amazing! I can hardly think of anything I would change.
I recently moved out of the Terraces, but I lived there for about 2 years, ever since they built them in 2013. At first there were a ton of problems, then management changed a few times and everything was ok this year. The new management definitely is not as good as the old management. There used to be monthly events and resident parties and there hasn't been any of that with the new management. The complex advertises as luxury. Well, it is Faux luxury! The walls are pretty thin, you can hear your neighbors, upstairs, and downstairs very easily. The windows are not aligned correctly so you get breezes through the window cracks. The hallways are often dirty and parking gets limited. After one year they jump your rates by 10%, I had the smallest one bedroom and was paying 900 a month for rent, ridiculous. Not worth the high prices. The only superstar of the staff is Mimi- she is awesome!!

So, I've lived her efor going on 2 years, and this morning w eallr eceived letter stating that maintained will be changing our alarms and filters and yet they need all of.our rooms and closets open and that it's madatory we keep all doors opened for something that they said should only take 5 min. Well, that just doesn't make sense why do they need to look into my closet with clothes or linens to change a air filter or fire detector batery? This place is also very loud with uncontrollable kids. As well as very trashed and not how it first was. Rent is super high compared to what you get now vs before. I say it's not worth the money.

Apartments are great interior wise. Amenities are great as well. With that said, pet fees are ridiculously high. No reimbursement either for pet fees. So if your animal is not destructive and well behaved you will get nothing in return. Also new management is condescending and lackadaisical when tackling issues. Front office staff however are friendly, sweet, and show genuine concern for members. Great location as it is close to 85.
I was the first to live in my newly constructed very modern home. An extremely spacious and an ideal layout with granite counter tops, espresso cabinetry, hard wood floors, ceiling fans, and stainless steel appliances. The apartments are also extremely energy efficient. In addition, the amenities include: a salt water pool, a billiards room, a 2 story gym, a cyber cafe, and a home theater. It's the first apartment that I really have no complaints, and the complex is strategically located near the Interstate and shopping.
These apartment are wonderfully modern, both on the insides and the outsides. Of all the apartments I've ever entered, they all have a certain "apartment" smell. This smell is nowhere to be found at the Terraces. The enticing interior design is finely complimented with the quiet and kind tenants. Staffing is helpful, and the amenities provided such as the pool and gym are adequate. Living here feels as though you are in a organized and fresh secluded community, akin to The Others village on the "Lost" TV show island.
This apartment complex is fairly new, outside of the norm, it is a good place to live close to restaurants shopping centers and grocery store's along with Gwinnett parks, grounds are maintained staff is very nice and security is on hand if you have any issues or concerns. This apartment has pool area game room computer room which all area's are kept up very nice.
