Everything has gone downhill since SRG took over. It’s dirty, they are understaffed, amenities have been in disrepair for many months, and maintenance requests are ignored. Lots of empty apartments and more people seem to be moving out than in.

During the initial paperwork you are constantly hounded to leave the review and more importantly you have to name drop the person helping you. The tip here is don't believe any review that calls out one person specifically by name. Everyone is asked to say something generally nice followed by a name drop of a specific sales rep. If you see any reviews like that, just know they are a part of the onboarding here. First and foremost security here sucks. Car break ins are a big problem in the parking garage and the lighting is super sketchy. Storage unit got broken into the first week of moving in and found out they didn't change the locks after the last tenant. When I asked how they knew if all they keys were returned I was told they simply trusted the previous tenant to do the right thing. Doors will consistently not close. If I ever forget my keys while walking my dogs I just go to the garage and try doors. Never had a problem getting in so far. Dog waste is problem here and management does nothing to help. There will be problem areas that build up and management will send out emails reminding you of fines you face. Meanwhile every dog waste receptacle will be out of bags and some will be overflowing to where nothing fits in and bags are sitting on the ground. The way they operate in sales is very high pressure too, everything is always one unit left and they don't know how long they can hold the deal. You will see that if you take a tour here. On the day we were discussing resigning I had to sign that day or my rent for next year will go up another $100.00. When I ask if I can have time to look over I'm told that it can't be guaranteed if I don't sign now. Package delivery here is awful, they've essentially given up on receiving tenant packages. We used to always use the Luxor which is a locker that allows tenants to be sent a code so we can get our packages anytime. Then it changed to sometimes things go in the office and we had to go down and have someone get it. Now they literally just let any tenant go back there and get there package. Meaning if I had ill intentions I can literally go behind the administrators desks and steal my neighbors packages. All they would tell you too is to take it up with the delivery service. To wrap it all up they only thing this place cares about and pours energy into sales. Find a place that cares about their tenants as much as this place cares about 5 star reviews that mention their specific name
Caiti helped us with our move in to our new 2 bed and 2 bath apartment! I have to say, so far she has been the most helpful and attentive office worker I have interacted with from anywhere I have lived! She has went above and beyond expectations to make my girlfriend and I feel welcome at Terracina. We received daily updates from her throughout our application process and we never waited more than an hour for Caiti to respond when we had questions. We cannot wait to move in, thank you Caiti and Terracina staff! -Nolan
It's a beautiful complex and a great location - unfortunately, the office staff screw you over every chance they get. I should have known when they charge you $75 for a key fob that they don't refund when you turn it in - but they acted all sweet and amenable during the tour. There's high turn over in the office (never a good sign) and now I know why. I fully planned on living here for two years or more, but when it came time to renew my lease, they tried to jack my rent up $217/mo (during a pandemic) making absolutely no improvements to the complex–despite the fact I improved the complex by offering Ballroom and Latin dance lessons during my time there. (They actually added this info on their tours with potential residents.) So, I increased the value of the complex, and they thanked me by trying to increase my rent. The final straw came (which is why I'm writing this review–to save you from falling into their clutches) when they charged me $150 for "general cleaning" at move out, when there were three appliances left in slightly less than perfect condition. They actually sent me pics of the four specs in the freezer, the dusty central part of the washer, and the ashes that hadn't been wiped out from the self-clean of the oven. I called three times to try to right it, but they say "Those are the charges. There's nothing we can do about it." Now, everyone reading this knows they did not pay any cleaning crew anywhere near $150 for ten minutes of work. And the fact they won't correct it is despicable. This is the first negative review I've ever written in my life. Generally, my policy is spread love and laughter. But their behavior is baffling and I don't want anyone to give these leeches money. Re: the complex itself. Residents weren't great at picking up their poop. Nor were workers there. Which is a bummer when you want to play soccer with your kids on the grass. Walls are thin. I was routinely woken in the last 2 mos by the new neighbors underneath me shouting at 7am or playing music way too loud. The hot tub seems to break often. I think it was down three different times (sometimes for 2 wks, sometimes 5). P.S. - They ask new residents (the ones they've just been really nice to) to write good reviews. They did it to me when I moved in. Re: these positive reviews - don't fall for 'em. I was also told improvements were coming when I moved in. They never happened.
Do NOT move in here. They will pull a bait and switch on you. When we moved in here they gave us a larger 2 bedroom for the price of the one a size below it. I asked thier leasing manager Joe before we signed the lease if they would try and push my rental price back to the going rate for this larger unit when my lease needed to renew. He assured my fiancee and I that they would NOT increase the unit price but would use the rate of the smaller unit and my renewal would be a normal amount. They gave me an hour to decide or give up the apartment. As I was in a bind I agreed. I would not have signed the lease here if he didn't tell me that. He and the girl Ryan basically lied straight to my face and now deny ever saying that to me. Now they were trying to charge me AN ADDITIONAL 385$ A MONTH FOR RENT!!!! IN THE MIDDLE OF A COVID SHUTDOWN WHEN WE ALL HAVE HAD OUR JOBS FURLOUGHED OR LOST COMPLETELY! This is insanity and the people in the office will say whatever they can say to get you to sign. I always paid my rent and utilities on time and was an outstanding resident. THEN I moved out (September 9th 2020) they removed my final payment for RBS from my deposit (RBS is the extremely overpriced monthly bill you pay for pool water, fountain water and pumps, community electricity, and trash - an additional 200$ or more a month) These people didn't even pay this company off with the final amount they deducted from my deposit until JANUARY 25TH 2021!!! 5 months after I moved out. I have been getting creditor calls and mail from collections people for these terrible practices. The garage isn't secure as there is a break in or car theft nearly every month and they make you pay extra to even park in there.
Do not move here. Everyone in the office are crooks and they just want your money and they do not care about you. Everything here is just for show but does not even properly work. Treadmills don’t work in gym. Grills are always firstly and sometimes will not even light. The office loses your packages all the time. Do not move here. You will regret it.
BEWARE PLEASE DONT DO IT! The only good reviews are from people who’ve only just toured the place bc the employees will keep texting you multiple times asking you to put up a good review before you even get into the apt. Ryan was the lady that helped us. She showed us an apt and we put our names on the “VIP waiting list” for that exact layout/floor plan. They called a few months later and said the apt would be available. I asked to see the apartment but she kept telling me that I couldn’t because someone was living in there at the moment. This sounded wrong to me and I asked Ryan to give the tenant a 24hr notice so I could see it but she assured me the only different would be the floor, which may be tile or carpet or the color of the kitchen cabinets. And so we signed the lease. We gave our move out notice to our current apt and got everything into moving boxes...On move in day, Ryan had us sign more paperwork and we payed $1200 and then she took us up to the apt for a “walk through.” On our way up to the apt Ryan told us that the apt was “not exactly the layout, you were waiting for but there’s only a few small differences.” I was furious! Are you kidding me!? You wait until NOW to tell us that! And they were not small differences! There is no double sink in the bathroom, no second door leading from the bathroom straight into the bedroom like we had seen with the other unit. So the bedroom is an empty square with no closets and the entire apartment was so filthy! This was a classic case of Bait and Switch and their excuse was “we just bought the apartment complex and haven’t seen all of the apartments yet.” So it’s ok to lie to my face and get me to sign a lease and then just say sorry we didn’t know? This is a poorly ran business. The manager literally told me that the reason they didn’t notify us at the time they found out the apt was different was Bc, since our stuff was in boxes and we already gave our notice to our apt that she just thought it was too late to tell us anyway. So they expected us to just accept it and move in. When we were really upset the manager said the changes “shouldn’t be that big of a deal.” The options she gave us was to “either move into this apartment or move into an open unit in the back of the complex facing east.” Which wasn’t the view we were on the waiting list for. This is the worst experience EVER!
We've lived at Terracina in Broomfield, CO for almost a year now and it's been an absolute nightmare. The Connor Group is extremely unprofessional, the units are falling apart and the grounds are a disaster. I completely understand that things happen, but we had dirty laundry water from multiple units above us leaking into our apartment for over six weeks and The Connor Group, more specifically Senior Property Manager Joe H., ignored us and refused to search for the actual leak, simply snaking the washing machine lines three different times and setting up box fans to dry our wet carpet. Furthermore, they refused to replace the mildewed carpet until we explained that we all had allergies and this wouldn't be acceptable. They then proceeded to replace the carpet with a completely different style and color and wouldn't work with us to find a reasonable solution. Our security gates do not work, and haven't for some time now, the hot tub hasn't worked in the 11 months we've been here, and the garages are over run with cars that aren't residents. If all of this wasn't enough, they used "bait and switch" tactics to get myself and other tenants in the complex to sign renewed leases at an increased, but "discounted and limited rate" more than six months out, by promising new improvements to the facilities and units, but never follow through and then holding you to the signed lease. I strongly urge you not to do business with The Connor Group and if you are a tenant at one of their properties and have been subject to similar treatment, then be sure to reach to BBB and write reviews Small claims court may also be an option for some, so be sure to do your research.
I have live in this Apartment community for two years and have gotten nothing but great service. The manager Joe and Ryan the leasing agent are the reason I stayed after my first lease was up. They are very caring and will go the extra mile to help you when they can. If your looking for a great place to live this is it.
There is no follow through from the property manager, Joe, repairs are not being done in a timely or orderly fashion and tenant complaints go without being addressed.
After 10 years of living at Terracina we are moving. The new management is unable to keep up with the term “luxury”. The once wonderful amenities are available for use less than 50% of the time. Although I understand that repairs and upgrades are a necessity Connor Group has shown their inability to manage these tasks. The grill area was begun in April 2018 and finally completed in late fall. The old grills still sit as an eyesore in the grill area 14 months later. The hot tub is usable about 20% of the time. There was once a cover that was easily partially folded back during the colder months to allow the water to keep its temperature. Since this cover has worn out it has not been replaced. The hot tub is either cold, green or empty. The gym was “cooled” with box fans for several MONTHS while we waited for the AC repairs. The business center is usually ether out of ink, computer equipment uncharged or out of order. They cannot even manage keeping coffee cups available. We gave Connor Group a chance and signed a new lease with the promise of replacing our 9 year old carpet, warped and faded blinds. They never held up their word. Sorry Terracina, it was fun while it lasted.
I’ve lived at Terracina for about 7 months now. Most of what I see reviews complain about are just part of apt living and will be complaints at any complex of decent size. The office staff has always been friendly and accommodating. I don’t have many complaints if any, anything around the Denver area is going to be expensive so the price is what is and you won’t find much cheaper for what you get unless you find a small studio but even that won’t be significantly cheaper. You will pay utilities for common use areas 90/100$ for me usually and a parking fee 50$/month I believe currently, they have a covered parking garage which is nice when it snows and rains to not have to deal with it. I haven’t had any issues with noise I do live on the top floor and maybe just got lucky with considerate neighbors but that’s part of apt living. 20 min drive to DT Denver and 10 mins to boulder good location out of the city but right next to 36 and easy to get where you need too. There’s no glaring issues that I’ve seen while living here that would prevent me from recommending the complex to a potential renter.
I want to preface by saying that I am pretty flexible and easy going.. in fact, this is my 8th time leasing a property in my adult life, and this is the first time I have ever felt compelled to leave a negative review. 1) Terracina told me utilities for the community (gas, trash, water) would be about $100 month MAXIMUM- my first three months have all been well over that (separate from my electrical costs). I know this isn't a big deal for everyone but it is for us on a teacher's salary, and I feel it was grossly misrepresented 2) consistently LOSING mail and of course the lease we sign says they are not liable.. losing mail consistently is honestly enough for me to guarantee that I will NOT resign- this has caused some serious issues and now I have packages being delivered to my work instead because Terracina is unfortunately that unreliable 3) you are lucky if it constantly smells like pot instead of dog pee in the hallways/outside.. neither seems to be resolved anytime soon/have any kind of attempt to improve 4) the main building doors that are supposed to be secured are never locked.. anyone that wants inside of the building can simply open the door, even when the sensors show a red light 5) THE ELEVATOR KEEPS BREAKING FOR DAYS AT A TIME- being on the top floor and having an animal.. this is a nightmare. The elevator was one of the main selling points for us. I am very fortunate that I am not disabled or this would be a safety concern 6) we have lived here for a few months and Ryan is the only staff member that I have noticed that didn't change... we had 3 different leasing agents and that somehow didn't raise enough of a red flag for me... 7) I am pretty sure they lost my move in checklist as I was asked for it over a month after moving in when it was provided within 1 day to the office... I could go on and on about the lack of documentation, and this is a particularly good example. I saved my copies for move out.. I am obviously anticipating issues when our lease it up. 8) Maintenance requests do not result in action.. we had a maintenance guy show up three days later, say he would come back the next day (after making a mess in our bathroom and not cleaning up), and he never returned. I am handy and bought the supplies needed from Home Depot and ended up completing the repair in my own. Anyhow, I want to say... THERE ARE APARTMENTS IN THE AREA THAT HAVE BETTER MANAGEMENT, BETTER ETHICS, AND SIMILAR PRICING.
New management, especially Ryan and Joe are inept. They don't respond to upstairs neighbors that constantly stomp on the floor. The amenities are always getting "fixed". Don't let the sponsored 5 star reviews fool you.
A new company recently bought Terracina, and promptly took away everything great about it (to save money I'm sure). It was an OK/decent complex before, and was priced appropriately in that range, but the new owners want to raise rent ~$500 for new tenants and ~$200 for existing tenants. All of the services have gotten significantly worse, and they're nickel and diming everything they can think of. There is nothing within walking distance from the complex. The train goes by at all hours of the night, and will wake you up in a lot of the units even with windows shut. Overall, just not worth the money.
The new leasing company is TERRIBLE. They make paying rent more difficult, they take over a week to respond to maintenance requests, and they have decided to paint and recharger our hallway without telling us (it looks incredibly cheap and tacky). If the building had been run this way/looked this way originally, I would never have signed a lease.
I lived here for 14 months and have a couple good things to say about the property and many bad. Below are my list of pros and cons: Pros - Nice apartments, friendly staff Cons - The walls and floors are VERY thin so it is noisy...I had to complain about the neighbors above me because it sounded like they were stomping around. From talking to the person in the front office, it sounds like this is a big issue at Terracina. Also, the neighbor to the left of us had a dog that barked a lot and the walls didn't do much to stop the sound. In order to get into Terracina you need a key fob, which I loved when looking at the property. The issue with that was the door from the garage either didn't shut completely or the lock was not functioning. It was not working properly the whole 14 months we lived there. Something I did not care about, but want to mention in case others do, the hot tub was broken quite a bit. We went down to use it on two different occasions and it was under repair. We probably only used it 10 times when we lived there, so 20% of the time it wasn't working. Also, there were multiple break-ins in the parking garage. I left absolutely nothing in my vehicle, to avoid this happening to me. Supposedly they have cameras, but I'm not sure if I believe that. Either way, do not leave anything in you vehicle overnight. Last, on my last bill they did not calculate my rent correctly, so I was charged an additional $400 after moving out. All in all, I would not recommend Terracina. If you do decide to move here, request a top floor at least.

An advantage to living at Terracina is that neighbors are generally close at hand, however there are challenges associated with multi-family apartment living. It is our goal to make our residents as comfortable as possible and it is for this reason that we have policies that aim to minimize excessive noise disturbances. At Terracina, excessive noise disturbances are defined as those that can be heard outside of the apartment building that disrupt the peace of others during the hours of 8:00AM and after 10:00PM. If prolonged noise occurs, we encourage residents to make us aware of the disturbance; we then assess the situation and act accordingly. We do have controlled access garage doors that contain security cameras. Our garages doors are currently down due to a lightning strike at the main panel, but we are working with a vendor to get the parts replaced and repaired. We are unaware of any malfunctions of the hot tub. However, we will evaluate the current state of this item to ensure it is operating correctly. We sincerely apologize that your final account statement contained errors. It is our understanding that after working with our team, your account is now correct.
I have live at Terracina for 2.5 years. The apartment layouts and uniquely designed interiors makes this community feel more like a condo instead of a boxed unit. The grounds are beautiful along with the outdoor pool, spa, BBQ and picnic area which are open year round. The community has an excellent gym that is open 24 hrs. and is never crowded. This is the most quiet living out of 6 other apartments that I've been a resident of within Boulder & Broomfield Counties. Perfect location to shopping, restaurants, concerts, and hospitals & health facilities. The maintenance staff is knowledgeable and very quick to respond to any requests. I appreciate the office staff as they are caring and available to help with even personal requests. In a nutshell I am very happy here!
First let me say, Terracina by Griffis in Broomfield is a great apartment complex. It's close to Boulder (about 15 minutes) and to Denver (20 minutes). The staff are always on top of everything and are incredibly friendly. Speaking of friendly, the apartment complex is pet friendly. The amenities include: a huge pool, nice hot tub, nice paths to walk the dog, and a gym. The interior of the apartments are nice with updated appliances. I am in the biggest one bedroom and it's fairly large with a patio and fireplace. There a few minor downsides. One is that the carpet in the hallways needs to be cleaned. There are some noticeable stains on some of them. Also, rent is a little on the high side for a one bedroom. Other than that, I loved living here and would suggest it to anyone who's looking.
It's a nice apartment and very spacious. It doesn't have a fireplace like the model they showed us and it's kind of dark and has very little natural light. We have had a few maintenance issues but they have responded promptly.
Terracina is an awesome place for families, along with anyone else. Grounds are always well kept and the building is great.
When you are a resident here at TERRACINA, you feel like you're on a wonderful vacation at a 5? hotel !! Beautiful views of the Flatirons, urban night lights and in another direction you'll enjoy watching horses graze in rolling green pastures.The whole staff is so friendly and they plan resident activities each month. From bbq's to wine pairing with locall chefs. If you love a Tuscan feel you'll love all the apts. TERRACINA is so pet friendly and a great way to meet new friends. Clubhouse has a Starbucks center, business center, a great place for CU students to study. Our maintenance crew are at your door so quickly when you call out for anything. Their company stays so on it with seasonal maintenance from the curbing, garden, pool & spa, ping pong and poolside bbq's etc. I'm a 3.5 year resident. If you are a student, a working parent with a family or retired this is a fantastic place to call home. Give them a call and come see for yourself. Oh the 6 floors of covered parking garage for all you cars and your guests at no extra cost.
This apartment complex is amazing. As soon as you step foot on this beautiful property you will be treated with the nicest office staff that have ever existed. I only know that because for about a month I called in to ask random questions about the floor plans, and the amenities; they also genuinely care about their renters. The whole complex is highly secure; with fob access into the building required, and fob access into the pool area. The location is great; I live on the side of the complex that faces the open space parks area and the train tracks, and the view is amazing. The rest of the complex is full of beautiful courtyards, so any view wouldn't be bad. There is covered parking that is offered at no additional charge. The apartment complex maintenance staff is amazing. When I moved in the maintenance staff was needed to fix some cabinet problems and a problem that the carpet people made. The maintenance staff comes within 24hrs to fix any and all of you problems; they even call you to let you know what is going on with your requests. The apartment size is awesome, and the kitchen is absolutely amazing. There is a fitness center on the property that is open 24/7, and a pool that is open from 9am-9pm year round!
