Property Ratings at Terra Mar
The fact that “luxury” is in the title of this place is a travesty within itself. The entire management, including regional, are only concerned with collecting money. No other issues or complaints will receive serious attention. Work orders have stayed in the 100s since our arrival a year ago. They have multiple maintenance techs on staff but somehow nothing is ever completed. Trash and litter are everywhere on the grounds and in the breezeways, never being addressed. The property needed a second dumpster years ago as the first one constantly overflows or breaks from the workload, causing a mountain of trash to pile every week like clockwork. There is no initiative to fix or keep amenities working properly, including the pool and gym equipment. The men’s restroom in the gym was kept in such a poor condition that you could smell it as soon as you walked in from the pool. Unsupervised children playing on equipment are a weekly occurrence in the gym, including ones coming straight from the pool and getting on gym equipment soaking wet. JRK Properties has faced lawsuits across multiple states and it appears they’re keen for additional legal action. Units are flipped as fast as possible with no verification of actual readiness. Upon moving into our unit we had no kitchen faucet and had to use the bathroom sinks for multiple days for any water needs. In addition, the cleanliness of the until was inexcusable. It required me to shovel years of burned food out of the oven on top of layers of dust, stains, and grime throughout the unit. Several other tenants had expressed similar issues as well, including units with no washer/dryer and being told by the property manager to go to a laundry mat. Or traveling from states away only to be told your unit won’t be ready for an additional week. I remind you the word “luxury” is in the title of this complex. Anytime we would try to express our concerns and issues with management we were given run around excuses or filler sentences of “we’re working on it” with no actual progress ever being seen or made. Their entry level staff is a revolving door as one gets burned out or fired and is quickly replaced by the next.
The appliances in the apartment are dilapidated and maintenance are clueless to their jobs. I have been complaining about the washing machine for over 6 months and nothing has been fine. Do not waste your time paying expensive rent whilst your not benefiting.
the 4.5 is a very inaccurate review. The apartments themselves are relatively nice. The office staff are nice WHEN YOU CAN GET IN TOUCH WITH THEM. Good luck with an maintenance request. Just hope that you don't have any issues with your apartment or your account balance because you will NOT get a response to your a emails or calls. It was like pulling teeth to just get an application processed and a response to my emails. The problem is the property management company. Not the staff. They are understaffed. Sometimes you can get help if you actually go to the office.

Terre Mar is a very expensive apartment community, but it is managed by a rude an incompetent office staff. The trash piles up so high at the dumpster and it smells so bad out in the Florida heat. Dog fights occur regularly in common areas and office staff does nothing. When we moved in the previous tenants left animal stains in the carpet everywhere and the place wasn't even cleaned. The office staff selectively enforces the rules and regularly leaves demeaning and negative messages on doors and in common areas. I have lived in apartments all my life and this was by far the worst experience I've ever had.
Read everything they give you. Pet deposit is outrageous and no refundable, lease states you can find a replacement but they will still charge you for leaving early. Even when you clean the apartment before you leave they take your deposit. The door to deck don’t close or lock most of the time and parking sucks. There is only 1 trash compactor and most of the time broken so if you live near it you get to smell it. The noise from 98 can be heard inside of apartments close to 98. The apartments are beautiful but you hear everything from your neighbors. You can hear your neighbors go to the bathroom and others events. If you have a dog or child before there is dog poop all over the grass so you have to be careful. Also the play ground is next to the dog park. I have seen people let their dogs pee on the playground equipment and poop in the playground. The only positive I can give is the maintenance staff is very friendly and timely.
Wish I could give this place ZERO stars. For starters the amenities are sub par with the price you are paying. You pay a monthly trash fee even though you have to take your trash all the way to the dumpster yourself. The wifi in the gym and common areas hardly ever worked. And to top off my frustration, the utility bill didn't get turned back to Terramar after we moved out and we are being charged for an extra month of utilities that the apartment used and not us. Horrible owners. Would not recommend this place to anyone!
The following is this writers opinion. Do your research!!! Apartment upon move-in was absolutely revolting with awful stains all in the carpet. Still not fixed and its been months. Trash compactor is broken frequently causing trash build-up. Terrible smell and lots of bugs are the result. Maintenance guys are creepy and scary towards females. Residents are beyond unfriendly and rude. Never felt so threatened and violated at an apartment in my life. Been living in apartments for ~20 years. Dog was attacked by another dog in the parking lot. Keep looking or you will regret it! Management has offered $50 gift cards for reviews so don't pay attention to the positive ones. I for one, having witnessed managements behavior and seeing how things run here know better. The management here is ruthless and vicious towards tenants. Its beyond anything I've ever seen.

The pool party here on Saturday 9/23/17 was by far the best we have ever had in the 3 years I have been leasing at Terra Mar!! Jacob & Nicole did a fantastic job on the party, and Harold and Arturo with cooking for us...burgers and Harold's pork roast were great! This is much appreciated!!
BEWARE!!! We walked into our new apartment and within two minutes we were calling the office to report the DISGUSTING STAINS all over the carpet. We should have never been allowed to move with under these conditions. Carpet was cleaned AFTER we moved in, obviously it wasn't prior. Stains were identified by the cleaning company as animal urine and are all still present. The solution offered to us was to patch it with existing carpet, but there is not an area available that is unstained. We were also told that we would be compensated for the inconvenience, but 45 days later that hasn't happened either. Other stains include cigarette ash and melted candle wax etc... However, the last straw was today when my dog, that just got home from the vet, has a severe back injury and was recovering from the anesthesia, was attached by another dog. The owner of the dog assaulted my husband physically and verbally afterwards when confronted and we had to call the police. Following up with the apartment office, the person that allowed their dog to attack my disabled dog and my husband was defended by the Regional Manager and we were asked to leave the office when this was pointed out. After all of these occurrences, we requested to be released from the lease and were told that we would incur significant monetary penalties. I cannot believe the nonchalant attitude and disregard exhibited by the Regional Manager of a serious complaint from model residents. We approached the apartment office with serious issues in a respectful manner and were met with utter disdain by management that obviously couldn't care less about their residents well being.
Our living experience while at TerraMar was acceptable, except for a few things... (1) the rednecks mudding behind the complex in the middle of the night. (2) several instances of a lot of cars being KEYED! (3) dog poop not being properly disposed. (4)and the BIGGEST issue was after we moved & felt we had a zero balance on our account...even we're told we were owed a deposit. A month after leaving receiving calls from a credit agency. Despite, leaving our forwarding contact info, we NEVER received any communication from TerraMar. We were even told we didn't owe money. Yet, we were turned in to a credit agency & accruing interest. The management was NO help, they would not return calls or emails. The management team (Jessica & Shelly) lack professionalism & common respect/courtesy to remedy the situation. After having this issue occur, I have heard of several residents not receiving their deposit after moving. Save yourself the unnecessary issues & rent elsewhere.
