It’s easily accessible and close to work. The neighbors have been polite and respectful. The ladies the work in the office have been very helpful and polite. They are quick to address any concerns and also follow up with any concerns.

I have had nothing but positive experiences here at Tesota Morningside. The office staff are extremely friendly and helpful. Jorge and Stacey made us feel very welcomed and they made move-in quick and simple. Our remodeled one bedroom unit is absolutely beautiful! The brand new GE appliances are an added bonus to the new flooring, carpet, fixtures, etc. There were some minor maintenance issues that needed to be addressed, but Brad made sure everything was taken care of right away. The property is well maintained, complete with a clean dog park, covered children's play area, and BBQ grills. Those things , as well as the friendly neighbors, make this place feel like a great home in a great community.

DO NOT MOVE HERE! DON’T be lured by “fully renovated” as renovation and remodeling are two different things. These apartments need to be DEMOLISHED and rebuilt. They only do patch jobs!!! These “owners” and office staff are fraudulent. I’ve lived here a year and to start off the apartment was/ is NOT “move in ready” mind you they had already done “renovations”. I did not have HEAT the ENTIRE winter or A/C the ENTIRE summer. Just pay attention to all the window units that are sticking outside of each building. They send maintenance to “fix” the issues and they spend hours in your home with no conclusion. The laundry room in building 7 hasn’t been open the full year I’ve lived here and the other laundry rooms are always “locked”. The gates haven’t worked since December 2021. The pool was never opened and is FILLED with moss. THEY HAVE NO AMENITIES! Non existent. I’ve had my home entered WITHOUT consent and personal things moved and touch WITHOUT consent. There is trash and soda cans left behind by the painters and maintenance. The office girls have TERRIBLE attitudes and they lie and make excuses constantly. They need to be retrained in customer service and tone delivery. I’ve sent multiple emails about concerns of rude staff and have heard nothing back. The only notices they give is to enter your apartment, but no notice about projects being done at 7am to the outside of your building because it’s “a courtesy” to send a notice. Just look at the other reviews, 2 STARS OVERALL! They don’t care to change or enhance the moral of the resident experience. They have no sense of communication or community. It’s just plain disappointing… Save the annoyance and stress.
Oh boy, where do I even start with this complex... we started looking for a new complex about a year ago and greenwater Villa Del Sol 3 popped up, intrigued by the stock photos we gave them a shout... They showed us the front freshly renovated apt and we thought we hit the jackpot...BOY WERE WE WRONG. I should of known on day one when our apt wasn't ready for us that this would of been a disaster... almost 12 hours of us waiting in a standstill and we finally got the call that would could start moving our stuff in... Upon first walk in of our unit, it was a MESS! Half assed renovation all throughout the apt,Leaks in the support beams (Been here for almost a year, still haven't fixed it) We ended up buying a bottle of flex seal ourselves so we could address the leak since maintenance wouldn't , smaller than promised applianced, Was promised wifi hookup, That wasn't working. when brought to the attention of the office we were told we had to foot the $200 bill to have Comcast figure out what was up with the Ethernet port. Shotty flooring job (Precut laminate) and they couldn't even apply that correctly as it was already lifting up before we got into the apt, Leak in both rear shower & front sink, Flexseal paintjobs on the bathtub that are constantly pulling up and having to be repainted. Amenities that were promised - WORKING SECURITY GATES, Security patrols, Swimming pool, Laundry. We've spent the last year constantly worrying about the crime that walks through our gates as I think our security gates have worked less than 30 days out of the year we've lived here, Numerous police activity, constant robbery calls (Neighbors had 3 B&E Calls where he's been assaulted within a week span) drug deals going down. Security was here for about 2 months and we've yet to see them walking around again. Not to mention the management and mantanice crews that are an absolute joke. The previous manager Kathrin (sp?) Did all that she could do to keep these apts running, they've since fired her and replaced her with a less competent crew (Im assuming because she was worth more than minimum wage)Save yourself and your mental health. DO NOT RENT FROM VILLA DEL SOL 3/CANYON VISTA
Been living here from 6/2018 to now (finally) 6/2019 PROS * walls aren’t thin decent privacy. * nice pool * soda machine * playground * affordable and close to a lot of stores. * fenced property * sprinklers keep grass green *plenty of parking *Roaches. EVERYWHERE. Our neighbors, us, downstairs and probably upstairs were infested. *AC was never fixed. Tons of empty promises people have even started buying their own AC units that’s when I realized it’ll never be fixed. BUT the leasing office is always air conditioned! Huh! * Dog park is full of poop. I even tried cleaning it up myself but gave up because there was just so much. * 1 bedrooms have one window in the bedroom & 1 window in the living room and that’s it. Hardly any circulation to cool the apartment down * leaky ceilings, cheap repairs * maintenance nowhere to be found * Hot water turns on and off randomly without warning. Showers fluctuate hot to cold * dishwasher didn’t work in my unit. * black mold * Less than helpful management. Basically I can’t freaking wait to move. We’ve been wanting to move since 1 month in.
I was excited to move here in October of 2018 as I was told that the complex was under new management and the new company was going to change things around. I was promised brand new appliances (which I didn’t get). I waited almost 1 month to get a bedroom door. The roach problem in this complex is horrible and I have only had pest control come 1 time in the 4 moths that I have lived here. I have been in the office almost once a week since I moved in to report a problem or to check the status on a request that was submitted and the staff is no help. As of today 2/11/19, I have not had heat for 5 days hadn’t had to buy a space heater. No body cleans up after their dog so that huge dog park they have is useless because there is poop EVERYWHERE. Even in the grass around the complex is filled with poop. I really wish someone would have been honest with me so I didn’t waste my time and money moving here. Please save yourself the headache.
Hello, I am a current tenant here at Canyon Vista apartments. I have been here for 2 months and i'm already saving money to break my lease. first off there is an outstanding amount of drug usage on site, it is despicable considering there's a lot of families with children that live here including myself. Since i have been here i have came across 10 or more needles and counting. Second there is after hour partying till about 2am. There is no security on site at night which makes these apartments very scary. The grounds keeper is a thief something goes missing well he might have it and if he does the office wont care. It's been more stress than its worth living here. The current manager reyna is a souless succubus. She doesnt care for her tenants its all a money game. PLEASE think good and hard about placing your family and your life in the hands of these krooks. i wish someone would have told me before i came, IT JUST ISN'T WORTH IT.
Have lived here for a little over 1 year. Honestly, this place is one of the worst places I have lived. It took this office 6 months to get my oven corrected and this only happened because I suggested a unit from a vacant apartment. After that suggestion and a month of constant office visits, it took a month to get it into my apartment. Additionally, this is a great place if you are a drug dealer and want to get away with destruction of safety features, like the gates that used to keep the complex somewhat secure. My wonderful new neighbors that recently moved in a few months ago have been bolt cutting the locks on our gates and recently decided to take down the fence all together, rather than walk around to the 7-11 on the other side. Apparently jumping over the fence got to old for them. Management just puts up with it and rather than booting the trash out, their excuse is always, "Legal Issues, it's going to take time to do anything about getting them out". It's been about 4-5 months.
My girlfriend moved in these apartments in march 2015 she stayed only a few months because she didn't like it at all. The managers lied about things. The apartments have a serious infestation problems with roaches and others bugs. She Would have to call maintenance all the time to fix issues like leaking from sinks. The appliances didn't work like the dishwasher she had to get it replaced. Glad she moved out of there was not worth the $600 a month. When she moved in they said everything was new and had bein replaced including all appliances, countertops, etc. so overall a horrible experience I never wanted to go over she had to come see me cause of how ugly these apartments are.
These apartments are centrally located within Albuquerque with bus stops near and a variety of shopping malls, restaurants, and grocery store and easy access to Interstate 40. Amenities include a new large dog park, playground, and bbq areas. They have a nice swimming pool and laundry rooms.
