Property Ratings at Tessa Springs
We are looking to downsize while building our new home and my wife was sold on this place mainly because of the proximity to our son’s school and the property was recently built. The First red flag ??was the grossly overpriced application fees with the administration fee of $300 plus $100 per applicant. Next issue was we did a tour in early September in the afternoon with Temperatures in the 90’s with 60% humidity and we had to walk (roughly 5 minutes each way) to the units because they did not have a golf cart. If you live here you know how miserable that can be but we’re troopers so i said nothing and went along with the tour to keep my wife happy lol. So we first toured a 3/2 apartment, the finishes are modern and nice but the place is small which we expected but the most disappointing part is that the patio area is not screened in. Again if you don’t know we’ve tons of insects, bugs, gecko’s etc all year long so to not have the option to enjoy your personal outdoor space which out being eating alive and bugged by pest is extremely disappointing at this price point. Next we toured the 3/2 days townhome, first thing I noticed was the dysfunctional floor plan for the master bedroom. It’s on the first floor which is great but it’s actually the smallest of the 3 bedrooms which at best could fit a queen size bed and a night stand on each side. The master has a awkwardly shaped hallway that’s useless also the onsite bathroom doubles as the guest bathroom with 2 entrances. With being a construction project manager in the residential/ multi family home building industry my final take on this property is that the focal point was put in the clubhouse and amenities rather than in the actual living space. If you’re a person that’s looking for great amenities, a small living space and willing to pay top dollar for it this is the place for you.
You can hear EVERYTHING your neighbors are doing and I mean EVERYTHING. This place was tolerable when we had no noisy neighbors next door, but these people are disgusting and loud.
Hello dear friend, and thank you in advance for taking the time to read this review, I asure you it will not be a waste of your time. Let me tell you my personal experience here at Tessa Springs. At first glance you will find that everything here is perfectly normal and very accommodating to your liking, so did I. But BEWARE don’t get fooled by the pretty things on the outside. The amenities are great, the apartments and the community are superb, but let me tell you when things get a little out of hand. When I moved in all the billing payments were exactly as it was stipulated, and explained during the contract signing process; you will be charged the water/sewer and electricity bills separately as it should. So far until that point everything was going great, that is the normal thing to do in this kind of apartments, but what they don’t explain to you is that the electrical bill is based on your monthly usage meter reading, with the exception of the water/sewer bill that is read monthly by the one and only meter they have for this whole community. LET ME EXPLAIN, so they have only ONE meter to read the whole community usage monthly, and with some algorithm calculation based on your amount of people and square footage of the apartment they will send you your water/sewer bill. So this is when it gets UGLY, one month my water/sewer bill came as high as $155 for one month usage, the next month $44, and the next $112, and so on (CRAZY!!) I had reached out to management, no answer, and no explanation on what is causing this erratic changes in one month to the next. I had reach out to the Conservice company who is responsable of making our statements, they say that it is what it is, no reasonable explanation again on what is going on? So to my dear friend that is reading this, yes go ahead and move in but remember to have a BIG BUDGET for CRAZY bills of water/sewer statements that sadly you will have to end up paying and not knowing why. What you see is not what you get. After signing a 15 month lease, I’ve been waiting quite some time to do this review due. You have to micromanage the office to get anything done. Maintenance does not always identify themselves before trying to enter, I had to purchase a door jammer to keep them from entering while I’m in a meeting because I wear headphones at work and have a small child. The amenities are the best thing about the place however they changed the espresso machine to a stripped down version with less options, the pac man machines are frequently not working, and the furniture is never clean so there’s always tons of ants and creepy crawlers on the sitting surface and tables. The fireplaces never worked the entire time. It is a gated community where the gates are never closed and several car break ins took place. My neighbor eventually mounted a camera on the side of our building facing the parking lot. The keyboard or mouse is always dead so you can’t use the computers. You are also charged for printing using the computer/printer space. There was supposed to be multiple community events a month however that stopped once ZRS management took over. However the rent went up with no additional incentives to justify it. I requested pest control ($15 a month for your unit) and was told by Casey the incoming property manager that I would be scheduled for the following Tuesday and that never happened so I paid for my own. After several failed concierge trash pick ups were missed. (Also happened frequently and the office does nothing just tell you to call the company that also doesn’t pick up. So you are charged but there’s nothing you can do about it). Same thing with the internet. I had spectrum come out multiple times with no explanation or fixes and had to work from my hot spot, but a $60 monthly internet charge was still being assessed. Let’s move on the grounds, while they are well kept the person always blows the debris and dirt on to the cars in the parking lot which is not only disrespectful but also annoying because there is no car wash on site and unless you want a dirty car, you will pay for it. The building next to the dog park has a retention pond that seems like it is never treated because there’s always an infestation of mosquitos, gnats, moths and light bugs. This makes it unbearable to sit on the balcony at night and coming up the stairs is even worse.
