Property Ratings at TGM Harbor Beach
I moved to Florida right after covid in 2021 and must say this is the first place I actually feel at home. This is my 3rd apartment community and I will not be moving until life absolutely requires me to! Wilda is an amazing leasing agent she is proficient and on top of everything I needed even allowing me to visit again to take measurements for my unit. The rest of the office team are equally amazing! Schaily (leasing), Shaila (Business Manager) and Angel (Community Director) truly care for the residents and have a sincerity and care that can be difficult to find in apartment office staffs. The maintenance staff is top tier. Ed (Maintenance Director) went above and beyond to unsure to support me during a stressful situation when I was locked out of my apartment and had to look for my keys and leave my pet in it's stroller while I stepped away. He even provided a flashlight, bottles of water and options of what I could do. Hector (maintenance) is quick to respond to any maintenance requests. It truly is a blessing to be here all of the neighbors are friendly and genuinely kind hearted and the location is top tier conveniently located on the Intracoastal with quick and easy access to the beach. I enjoy walking/ riding my bicycle to the beach and there are a variety of quality stores and restaurants within walking distance. They have food trucks that visit and throw nice residential events. Additionally the grounds and interiors are immaculate and it always smells amazing in the elevators. I truly love it here and feel safe and truly at home! Thank you TGM Harbor beach staff! It's truly a blessing to be here! I LOVE IT HERE AND ALL OF YOU! ~ Lalesha

We're truly touched by your kind words and high rating. It's wonderful to hear that you feel at home in our community and that our team has been able to assist you effectively. We're also glad to know that you're enjoying our location and the amenities we offer. Your satisfaction is our top priority. Thank you for choosing us as your home!
I lived at TGM back in 2019 and moved out of state. I recently moved back to Fort Lauderdale and choose TGM again. The staff is very accommodating. The gym is spectacular and the pool is beautiful. I love my apartment and the residents are so friendly.
The building itself is nice and that's where it ends. Do not recommend living here unless you don't care about your money or safety. I had a $500 bike that was locked up in the garage behind a residence only gate; In January - the lock was cut, the bike was stolen. Nothing the front office could do. The same thing happened to my roommate a couple months later - also chained and also behind the gate. His was on camera - still nothing that could be done. The gate in the garage is broken and left open half the time and the 'security' (one person sitting on a phone by the front office) does not monitor the garage or really anywhere else. The garage in general is not safe - there's no cell service at all; A car was recently keyed; Another car sat with a window smashed in for over 4 months. The lock for the apartment door is cheap and plastic - I just locked my door, pulled the key out and it snapped in half. Somehow that is my fault and I now have to pay $100 just to have a key reprogrammed. The pool's been closed unexpectedly for the last week in the middle of summer (not the first time it's closed). Moving into the building is the worst process in the world - you park a truck at the very start of the parking garage and there's no freight elevator (or really any elevator near where you have to park) so you have to play Jenga with your furniture to get it to fit in. There is dog poop literally everywhere - outside smeared into sidewalks, in stairwells, have found it in hallways and elevators (in the building's defense - I have seen workers picking it up occasionally as of late - so probably more a tenant issue, but something to be aware of). The wall between the apartment and the hallway is very thin - you can hear every noise as someone walks by. Inside the apartments, there are vents in the walls connecting the rooms - this makes it so that if someone is in the living room and someone else is in the bedroom - you can hear literally everything. If you want to watch tv separately you need to avoid the living room and go to separate bedrooms (assuming you're in a 2 bedroom - although I'm sure the same exists for a 1 bedroom apartment with 2 people living there). Every building is going to have it's flaws when you're living in a large apartment complex, but the safety issues and unnecessary charges here do not make it worth it. Look elsewhere.
Very clean, no noise from adjoining apartments and the maintenance crew responds usually the same day and is very friendly. Very walkable location and plenty of parking in the gated lot. No complaints at all. Walk to the beach, Starbucks, Chipotle and some very nice restaurants and bars.
My son and I have been renting here for about a year and a half and are very happy with our experience. Angel and her staff have been so friendly and helpful from day one. When we first arrived with our U-Haul, we didn’t know where to unload. Angel was right there and guided us to the proper spot. One evening I accidentally dropped my wallet in one of the elevators. A few minutes later I received a phone call from the office asking if I had lost my wallet. I went right down, and was handed my wallet back with nothing missing, which also says a lot about the quality of people living here. Maintenance requests are fulfilled promptly. Our fellow tenants are very friendly. We’ve made lots of friends here. The neighborhood is sooooo walkable you could literally get away without owning a car and occasionally just use an Uber. There are 2 supermarkets and tons of restaurants and shops within walking distance. You can even walk to the post office, drug store, veterinarian, etc. The beach is a short bike ride down the street. We live in a 2-bedroom unit and love the split bedroom floorplan. It’s almost like having 2 master-suites! High quality appliances and generous closet space add to the quality of life. The amenities really seal the deal for us. The pool is amazing – spacious and surrounded by cozy lounge chairs, cabanas and palm trees with a nice club house. The pool is heated and very well maintained. You can open your eyes underwater with no discomfort. The gym has most everything needed for a great workout and has stunning views of the canal and nearby lake, and the ocean in the distance. The Zen Garden is an oasis of palm trees and tropical plants. It’s great for lounging as well as having barbecues. The putting green is great to keep your skills sharp. There are also multiple billiards tables, as well as ping-pong and a mini theatre for multiple on-site entertainment options. This place is super pet friendly. There is a dog park for your dog to play in, or; walk your dog on the dock beside the scenic canal and watch the boats go by. The dog spa really comes in handy for washing and drying your pet with ease. I could go on and on. Simply put, we love living here. We highly recommend TGM Harbor Beach for your next apartment.
I've been at TGM Harbor Beach since January of 2020. This is by far the best place I've lived. It's a great central location. Everything you need is in the area. The beach, grocery stores, malls, restaurants etc. I've known Angel and Shaila from day one. Anything I have ever needed they've been there to help. Always respectful, great with communication, fair, and just down to earth individuals. The view is amazing as well. There are so many things to do on property, to where you don't even need to go anywhere. My favorite amenity is the gym. the view is priceless and we also have a boxing ring inside. It's my sanctuary and I save money on a gym membership. I recommend TGM Harbor Beach over anywhere else. Oh yeah, we also have a MOVIE THEATER in our Club House as well.... That's right, an actual Movie Theater with reclining seats which is clutch. What more can you ask for?? It's worth every penny!!!
My boyfriend and I lived there for 2 years. The first year was great and the second year was awful. The management people changed and it became very bad to live there. You can't have any decoration for christmas, the fire alarm is tested all the time, the dog park is never ever cleaned, the smell is the worst, our bike have been stolen and no one helped at all, a bunch of packages have been stolen and also no help at all from the management. While we were movinf there, cars motorcycle, bike, packaging and a ton of thing have been stolen and they never helped anyone of us. If you need nothing they will be here but that's it. Also take pictures when you leave because they will try to charge everything they can to make you pay. They try to make us pay for a brand new stove while our is completely fine and working. If we don't pay they menace us. They never answer when you have question but email us for the most random things ever. I will say, we moved out and ive never been any happier. You can find a better place for cheaper with a better management. Way much better management.
Great location. Situated across from the Port Everglades and minutes from downtown Fort Lauderdale and FLL Airport. I’m most impressed with the management with their attention to details addressing my concerns. The ambiance of the building is what sold me.
Harbor Beach is SO beautiful. I just moved in and everything has been perfect so far. One big thing to note is that Chikkiriah is absolutely amazing! She is the one that has made process so smooth. Thank you, Chikkiriah!
I've been at TGM for about 4 months. So far its just amazing! Its a resort style experience with beautiful views from everywhere you go. The place its just peaceful and feels likes a staycation 24/7
We have been so happy at TGM. At the time of move in I was in a really difficult transition and the members of TGM were so accommodating and did all they could to get me in my new home as smooth as possible. We are extremely happy at TGM and grateful to be here
Great experience and great staff! Look forward to enjoying the amenities they have to offer.
The worst management in the world ! Please be aware!!!!! I was resident for over 18 month and everting went fine under the previous management. Since April the 1st TGM became the new management. So I couldn't login for making my monthly payment. 3 weeks later on April the 26nd they brought this to court and all my personal belongings, stuff from my kids , family, memories, were thrown into trash. I got no information because I was overseas for a few month. I send over 20 emails since April , did multiple phone calls, my office assistant called them but we never got any informations! Yesterday September the 17th someone from the leasing office called me to say sorry but it was the legal way to do! My apartment was one of nicest in the condo. That was the easiest way to rent this to a new client for a much higher price !! So please be aware !!! If you don't wanna loose your personal belongings, please go somewhere else!!
Most of the information in the other negative reviews are true. The front area (17th Street) is NOISY with an increasing amount of traffic for the beach/cruises/airport and will only get worse. Take into consideration, the 900 Omni Convention Center Hotel that will be built across the street (Eisenhower Blvd and 17th St). The demolition of the retail area was noisy and the construction will be worse as they drill pilings. The Fire Department and EMS drive by throughout the day with their sirens blaring. We have been here for 14 months and the garage (4-8th floors) has not been cleaned. There are hair balls, dust balls and dirt everywhere on floors 4-8. The lower floors were future residents park or may tour are cleaned weekly. The electric grills are dirty and of poor quality. The dog park area is HORRIBLE. It does not appear to be regularly maintained like at other properties and I would never let my dogs play there. The building changed owners in early 2019 and the weekly vacuuming on all floors/hallways and the almost daily touch-up painting has ceased. The daily wear is visible throughout the property. Good Stuff: The garage door was not functional for about a week which is a HUGE improvement to other properties. They enforce parking rules, unlike other properties. We like our neighbors in the building and rarely hear noise through the walls. Definitely cannot wait until we can move.

We look forward to working together and improving your stay!
A few days ago my husband and I went to TGM Harbor Beach to look for a new apartment. We wanted something nice, fun, clean and reasonably priced. While on the tour, we went to see the gym. While the staff (rather keep her name private) was tending to something else, I've decided to speak to a current resident. There were 2 gentlemen in the weight area. They both told me to stay away from this place. 1 it's overpriced and 2nd, the staff acts like they care to get you to sign, but they really don't after that. Also, I've noticed on the floor we've walked, the horrible odor of marijuana coming from one of the apartments. I'm very happy I asked a resident for the truth. We've signed someplace else and are extremely happy. ADVICE - ASK A CURRENT RESIDENT WHEN SHOPPING FOR AN APARTMENT

We're disappointed by your impression of our community, as it does not align with the comfortable environment and great value we always strive to provide. We apologize that we could not meet your needs to your satisfaction, and we will continue to work to ensure our residents enjoy a refined atmosphere in the time ahead. We appreciate your insight and wish you all the best in your new home.
LISTEN TO THE NEGATIVE REVIEWS!!! The staff here is horrible. The only thing they care about is filling apartments. They will show you the luxury GREAT smelling and clean areas, however, DON'T BE FOOLED. This place is WAY overpriced oh did I say the STAFF SUCKS!... I've lived here for a few months and even tho the grounds look nice when you see it...DON'T BE FOOLED!! Look at the response from the "owner" of the negative reviews. I gave it some time and thought they would fix it, especially with new management, it's still horrible. This was copied from a response 3 months prior to this post. This was from the "owner" "Sallie, we're disappointed by your review, as it does not reflect the accommodating service we aim to provide our residents. We would appreciate another opportunity to remedy your experience to the high quality you've come to expect." Response: NO your not keeping up the good work! YOUR NOT providing an "accommodating SERVICE"! Zarahi...where do I start..Her primary goal is to get you to sign a lease and then after then your "whatever"....I have nothing else to say about that person. Go look at other floors that you don't visit on the tour...It's been WEEKS since they have been attended too. They are NOT clean!.....The parking garage looks like crap and half the time the security is OPEN. Overall this place is WAY OVER PRICED! Can't WAIT till my lease is OVER! If I didn't care I would have packed my stuff months ago and just left. DO NOT MOVE HERE! WASTE OF MONEY AND THE STAFF SUCKS!

We're discouraged that you feel we have yet to meet your needs to your satisfaction, as we sincerely care about your comfort and well-being and always strive to create a comfortable place to live. We would appreciate another opportunity to directly discuss your situation as we continue to work to refine our community, so please visit our office or give us a call. Hope to help you feel more at home shortly.
We've had a terrible experience with Broadstone Harbor Beach. The facilities look beautiful, but the management is completely inept. We had a horrible infestation of bugs, and management paid little attention until the problem had spread in to swarms all out into the hallways (turns out it was our neighbor, and could have been corrected in weeks instead of months). They offered us a "gift card" in response, which we still haven't seen, since every time we try to pick it up they don't have it. They can't seem to get the residents to clean up after their dogs, so we get emails about how they're going to DNA test poop and it's a pretty regular occurrence for the elevator to spell like pee or have pee all over the floor. We wish we'd rented at one of the other options we were considering, and we're still considering eating the fee to break our lease. I suppose if you never have any kind of issue that you need management's assistance with, it would be a nice place to live. But for the image they project and the rent they charge you should be able to depend on their support, and every time they've disappointed us.
