Urban Estates sits on the northeast edge of Naples, Florida, away from the busy metropolitan streets and commercial traffic. It straddles Interstate 75 in a lightly developed area. The large community contains tall evergreens and palm trees, and the roadways make up a square grid with homes set back from the roads, almost invisible due to tree cover. The spacious lots and sizable homes lend credence to the "estate" part of this neighborhood's name. The area has a laid-back, relaxing lifestyle without the distractions and pollution of noise and lights.

Property Ratings at TGM Malibu Lakes
I’m here only for a month and this is one of the worst apartments to rent. They have not maintained the apartment well; and they NEVER turn up for the maintainance call. You have yo keep calling them and wait with NO RESPONSE FROM THEIR END. Don’t move in if you’re not looking for spending your hard earned money over a worthless place.
I moved out of this apartment complex more than 2 years ago. I continually have asked them if when and how much my deposit is that I am getting back. They completely ignore all my emails. The last time they emailed me was 2 years ago asking me where to send my deposit. I have sent over 6 emails over the last week and only one was replied to that accounting was going to get back to them. It's always the same excuse. There is no excuse.
We've only lived here for two weeks but everything has been great so far. Kaylee in the leasing office could not have possibly been more helpful, accommodating, or patient as we tried to select a unit. She allowed us to do a walk through of a vacant unit, took us to the model unit, answered our many questions, and truly tried to help us get what we needed. The leasing process was also much simpler and streamlined than in other apartment communities where we've lived and the deposit was $0 which is a plus. We rented a two bedroom Laguna model and we were really impressed with its condition. The kitchen is new, bathrooms have new vanities, the temperature control works well, the walk-in closet is great, the vaulted ceilings make the unit feel spacious, and it's nice having the washer and dryer away from the bedrooms so the noise doesn't bother anyone if we do laundry at night. We also don't hear any noise from any of the neighboring units so either we're lucky or the walls are adequately insulated. We feel the prices here are very fair and the community seems well-kept. The only negative we can see is that the recycling bin seems to fill up fast and overflow, and it's inconvenient having to drive the trash over to the trash bin, but not everything can be perfect. The location of this community is very convenient and our daughter likes the nearby playground. So far we highly recommend this community.
DO NOT RENT THIS PLACE. Please do not consider this as any other review and ignore. If you search just a little more there are better places to rent. DO NOT RENT HERE. 1. Horrible management. The Manager is a joke, does absolutely nothing about any concerns you raise. He is hired to shut people up from raising any questions. A lot of the apartments now are empty. You can get a robot to do his job - "Sorry, there is nothing we can do about it!!!" 2. Mold problem - big problem in these apartment. 3. Rent raised by 150$ every year. They will never tell you this when you move in 4. You can hear people walking above your apartment, people talking loudly next door 5. Very poor parking. You get one parking spot and barely anything for guests. People who have 2 cars always occupy guest parking leaving no space for guests. They are very rude to guests who unknowingly park at the wrong place. If you anyone parks in your spot, there is nothing you can do. Management is all talks and does nothing about it For extremely high rent there is not even covered parking 6. Bad hygiene. Don't get fooled by beautiful pool, people bring these pets along with them. Beware if you are staying there and DO NOT take kids to the pool. They were SHUT DOWN for a while since they did NOT FOLLOW HEALTH CODE. Other inconveniences - There is no way to pay rent online. You have to pay your utility bill via AUM which is another pathetic company which makes you pay additional cost for paying your bill online. You need a access card to enter the building, no sticker on the car. Anyone can just walk by and knock at your door at 9pm.
Malibu Lakes is a great place to live! Outstanding location - centrally located to I75, shopping, entertainment and Vanderbilt Beach. The management staff is friendly and professional and has followed through on all my request. Maintenance requests have been quickly resolved - usually within hours. The property is well cared for and is very safe and secure. Definitely a great choice!
Absolutely love living in Malibu Lakes! I have been living in a single apartment as a student for about a year now and have absolutely no complaints. Such a nice quiet neighborhood with an extremely helpful and friendly management team. It is a gated community, which is an added plus for safety even though Naples is already a very safe area. The community has two very nicely kept swimming pools, a tennis court, and a recently renovated clubhouse which houses a mini movie theater, fitness room, and a kitchen area with free coffee and cookies all day! I also love that my apartment is only about a ten minute walk from the Super Target because walking there is a great way to get some exercise in addition to walking the sidewalk path around the lake. Would definitely recommend this place to anyone looking for a quiet, clean, and relatively low rent apartment in the Naples area.
We've moved here a couple of months ago and it's been great. Staff is very attentive and helpful. They address issues promptly. The other tenants are respectful and quite. The property is very centrally located close to everything and still tucked away and private. We feel very safe and happy here. Lots to do close by and only minutes to the beach.
The location is great. Close to shopping, dining, and the highway. The apartments are nice. The office staff is friendly but doesn't follow through. Maintenance staff is friendly and all our issues have been resolved quickly. I have recently been disappointed with renovations in the office (cheap), signage is overdone, and landscaping plants are not replaced when they need to be removed - especially palms. Makes me feel like the management is being cheap although they have raised our rent by at least $100 every year. They do not provide all the amenities they claim to such as two heated pools. The pools have not been heated for years even though residents have complained and asked for what they are paying for. Overall the property is not or high end as nice as when we originally moved in although that is what we pay for. Even with these complaints it is one of the nicer apartment communities in the area. I feel safe here.
Office staff not particularly friendly. Maintenance staff is great. Lawns are maintained but plants which need to be removed are not replaced. Pools are not heated just because it cost the management money. Rent increases over $100 each year. Each year amenities decrease - example - used to have valet services for trash but that was discontinued. Things could be made easier for tenants but are not - such as on line rent payment. Signage is ridiculous and ugly. For the price some improvements should be made to make the community more attractive (landscaping and get rid of the ugly signs everywhere).
Overall the community was clean and the pool was very nice. The maintenance crew is pretty good at the little things but not larger projects and that's if the Main office ever responds to your request. Also be very careful when you move out. They are trying to charge me $130 for 2 $15 Walmart or Home Depot Blind that my dogs broke and by the way what is the extra $25 to $30 per month going to for the doggy bags. I have to give it a fair rating for the location and grounds. It's over priced!
