Whitfield, sometimes referred to by locals as Whitfield Estates, is a dynamic neighborhood off the Sarasota Bay filled with something for just about every resident. Property Ratings at TGM Palm Aire
I’ve been living at TGM for a couple of years now. And I would NOT recommend it. The only thing that is good about this complex is the location. You pay outrageous rent prices and none of the amenities work. “Heated pool and hot tub” these are a joke. They can’t get them working for more than a week. But instead of getting them working or lowering your rent they just take your full rent and don’t care. Waste of money. People at the front desk don’t care and are incredibly rude.
After calling the leasing agent at TGM PA, she stated she cannot offer us the same promotion as TGM UP and we would have to pay $75 each for application and $200 admin fee as well as $200 deposit, but the deposit could go up depending on our credit. Although we were a little disheartened since they're the same company, we paid a money order of $350 for our app fees and admin fee then provided a separate money order for $200 for the deposit. The next day, we were advised we can come and pick up our $200 money order but we were not approved. I asked why and all they could state is that we would receive a generic letter advising we weren't approved, however they couldn't tell us a definitive answer. The next day, we went to pick up the $200 MO and they provided us with our denial letters both stating we were denied individually due to "credit issues". Since this was so vague, I called the number from the 3rd party company provided on the letters of denial and they went over my full credit report with me. No evictions, no criminal history, no credit score, no outstanding issues. She stated that it's up to each Property Manager to decided based on individual "Point Systems" that they look at so it was probably just their criteria that I did not meet. She referred me back to the PM of TGM PA to follow up. When I called to speak with the property manager, I was advised He is out of the office for the next 4-5 days but there's no need for me to speak with him because he can't tell me anything more than they have told me. I called the corporate office and after stating my name and which property I was calling in regards to, she immediately had my chart in front of her and stated the exact same thing. I explained to her as well as I had the previous employees that all I wanted was definitive reason that we were not approved since we were out $350 with them. She continued to tell me things that it "could be" (again things that did not pertain to myself) then I asked if I could have someone cosign for me. She stated absolutely not because I met the income requirements and that's the only thing they accept cosigners for, but not for credit. I then asked her "So basically there's nothing that can be done for us to get in?" She replied "Yes. There's nothing that can be done at this time for you to get approved."
A/c has broken multiple times, had issues with breaker, have to call out maintenance every time to fix it. extremely limited space for the price (which I see is going up from what I am paying) Gate is almost always broken, you have to listen to leaf blowers and crews cutting down trees several times a week, and most recently had to listen to a power washer for over 9 HOURS outside my apartment when I worked the entire previous night and had to work the following night. Horribly inconsiderate. I do not recommend this property whatsoever and cannot wait to move out.
rented here for 16 years, except for brief time(18) months. excellent in every sense, quiet , convenient location, maintenance responds quickly, clean . rents is competitive to what is out there. being in limo business I go to all apartment complexes, and inquire whether they are happy, so I knew where to go, never regretted moving to tgm palm aire
I would like to Thank Kameron for a wonderful tour a couple weeks ago. Unfortunately when I returned with my fiancée on Monday 6/13/16 the girl in the office made us feel unwelcome and stated we don't do tours after 5:30pm. The office hours clearly state in their brochure and website 9am-6pm. I looked at my watch and stated to her it was 5:29pm, thank you and we left. TGM was 1 of 2 places I wanted to show my fiancée and places we were considering to move into. We have since signed a lease with the other place who didn't turn us away.
Today I submitted a 6-point maintenance request at approximately 9 am. My request was submitted immediately, and within 3 hours (same day), The repairs were completed - cheerfully. Wow! In this season of our lives, my husband and I are in the right place. Thank you and God bless you.
Have lived here for 4 years. It is under new management now. They did lots of renovations which are nice but raised the rent a lot. They are also charging a $100 amenity fee which is ridiculous since they are not condos. The pool often is closed due to the pump. The heater often didn't work in the winter so since I swim every morning, I had to join a pool and pay to swim. My patio flooded every time it rained and had standing water all around the patio. I asked them to do something numerous times but they did nothing. When my lease was coming up for renewal and I saw how much they raised the rent, I started looking to buy a house. I have just moved to a house and am very glad to be away from there!
My apartment is all that you need. New updated kitchen and fixtures. I just resigned another year lease because I do enjoy living in the development. Brand new updated clubhouse with state of the art gym as well as computers and mini movie theater. The office staff is helpful and the maintenance does their best to get things done efficiently and quickly. The location is key also right off of university parkway near every store you need.
Just moving in ..... so far a great experience! Look forward to getting settled!

TGM Palm Aire has a great location, right off the highway and across from the new mall. They also recently renovated the whole place with an impressive gym/clubhouse and actually put money into the aparents themselves. The kitchens have nice tall cabinets and granite counters with new appliances. I also love the fact that it's a very dog friendly environment, with a dog park and doggy waste stations everywhere. The ONLY negative I have has actually become a huge sticking point for me. It might just be my building, but I have NO water pressure. It's extremely annoying and makes showers a long process. Other then that, the staff is great and the rent is fair.
