Property Ratings at TGM Ridge
The management is very friendly and helpful except when you have a complaint. The response I get from them is not very helpful and because of the excessive and disrespectful loud booms that come from my upstairs neighbors, I spend a lot of nights out of my apartment. I have been told to call the non emergency number and that’s all I get from them. The rent went up $130 and I don’t get to enjoy my apartment. The apartment is very nice, modern, and spacious, I just don’t enjoy living here.
washer and dryer is from the 1950's, can't even fit a bed sheet in it. water damage on move in day. Windows have white spray paint, you can't see out of them. extremely bad place to live.
If I could go back in time i would never have signed my lease with TGM ridge. If you're like me you are probably the type that spends a great deal of time research apartments because you want to make the best possible decision, because housing in this area is pricey.. This place is NOT it. I am noise sensitive and my number ONE request was to leave in a quite unit. The apartment I was shown was on the third level which made me a very skeptical, but the leasing agent assured me that they don't hear complaints about upstairs neighbors, saying it's a quite units and noise isn't an issue. I am aware that living in apartment communities you should expect to hear footsteps and noise and I agree . However, the footsteps are so heavy that my apartment walls and floor shake and vibrate. The chandeliers in the kitchen sways back and forth whenever they are walking. I don't think it's normal to wake up in the middle of the night 3-4 a week, because your neighbor has to use the restroom. I use a white noise machine but that doesn't cancel out the crashing noise and physical vibrations I feel. I have lived in apartments all over VA including low income apartments and I still have never experienced anything until I moved here. I have to live my life around my upstairs neighbors schedule. I cannot enjoy reading a book to go to sleep, i cannot meditate, I cannot take a nap when i want. The problem isn't the neighbor even if they tip-toe you can hear it. It's the way the apartments was built, so so so shoddy and poorly insulated. Also half of the electric outlet in the apartment do not work. I wake up in the middle of the night thinking someone is breaking into my apartment because of the BOOMING noise coming from upstairs when they decide to use the restroom or go to the kitchen. If the leasing agent was honest with me from the beginning i could have just patiently waited a month or two for a top level unit to become available. I was mislead and I feel betrayed. My morning anxiety which i spent YEARS trying to control and manage is so bad now and I don't feel safe at all for my mental health. The quality of my life had drastically decrease ever since I moved in here three months ago. Please please if you are noise sensitive and noise is a trigger for you find another place. And if you chose to live on the top level just know you will bring disturbance onto the people below you.
I’ve lived in this community for almost 5 years now. I must say, this by far is the best apartment I’ve ever lived in. Down to the maintenance staff, to the office manager Faith, to the unit it self, I mean the list goes on! Everyone who works on the property is so nice and caring. If not because of financial problems, I would definitely not be moving out. The Maintenance team do a great job of keeping the property clean and safe for the tenants. I will definitely recommend this community to anyone who is looking for a safe, well rounded place to live.

The property manger Faith and her maintenance team are incredible. She always makes time to meet with me no matter how busy she is and the maintenance team is on point! My work orders are completed within just a few hours and the maintenance team is always polite and friendly. Koudos to the new guy Joe as well for a job well done. Will be renewing my lease and looking forward to many more years at TGM Ridge.

Faith, Joe, and the rest of our team all strive to cultivate a friendly and accommodating atmosphere for our residents so they can enjoy this amazing community to the fullest! We look forward to having you as a resident for years to come.
My fiancé and I lived at Rosemary ridge (now TGM ridge) for three years. What can we say other than we loved it. It was just what we needed for our starter apartment. We splurged and got the two bedroom two bath Roanoke style on the third floor with the vaulted ceilings. I know three stories is a hike but if there is a 3rd story with the vaulted dealings GET IT. It made all the difference for our decor and just made the space feel so much larger. The staff is amazing... especially faith in the leasing office. From remembering our names every time we picked up a package to even remembering our cats name haha. The maitnence staff was very quick to respond to any issue we had... especially one hot summer day when our ac went out and they were there within the hour to fix it. We were very sad to say goodbye to the complex and lovely staff but we bought our first home and it was time for us to start a new chapter in our lives. Overall 5 stars. Highly recommend.

I lived here for all of 2017 and the staff are very helpful and personable. Repairs were easy to schedule and handled quickly. Administration was very kind and willing to work with me some months when my rent was going to be overdue by a few days (provided that I gave them a few weeks advanced notice). The pool and grill area was amazing in the summer time and the relaxed parking restrictions made it really easy to have people visit. The location is great too, you're walking distance to several major shopping plazas and just a short drive to much more. The only major complaint I have is that most models I toured had high ceilings like mine making the apartments pretty hard to heat in the winter. The heat rises to the ceiling and if you're laying on your bed or couch you're too low to be warm. This isn't helped by the use of very large windows in the Living room and a big sliding glass door in the bedroom which feel icy cold if you stand near them. The overall design is nice, but just be ready to bundle up in the winter. Although, I should add that even when the temperatures dropped far below freezing I never had any trouble with the water or plumbing. The rent was a little high for me but all things considered you get your money's worth. I'd have continued living here if I didn't have to move away for work.

If you want your repairs done quickly and done right, then this is the best place to live in the Manassas area. The leasing staff is delightful, the lawns are well maintained and it's been a lovely experience for 2015. On a busy poolside afternoon, the leasing staff brought in Subway subs for all at the pool, and did it just because. That was a lovely touch. For the end of the season, they are planning an adult only evening at the pool. Although there are cheaper places to live in Manassas, you get what you pay for. Knowing that any repair needed, it gets addressed quickly, and you can't put a price on that.
