This complex is awesome. The maintenance is great and the leasing team is wonderful too. Everyone is so helpful!
Move literally anywhere else. My boyfriend's car got stolen twice. Lack of security- no cameras on property and people are always walking in groups all times of day. Packages get stolen all the time. Management is beyond incompetent- always too busy to help. In the summer coming home at night is a nightmare there's a bunch of spiders/bugs all over the walls and doors. The only good thing about this place is the location, super convenient
I honestly don’t know where to begin. Between the price gouging of rent, incompetent maintenance team, and paper thin walls, the issues are endless. I beg of you, don’t make my mistake. Save yourself the headaches and keep looking for a place to call home.
We lived here for two years. The absolute worst renting experience. We should NOT have renewed our lease for the second year after several issues the first but the location was a quick commute for work. -Neighbors would carelessly “bump” (according to maintenance) their drain in the laundry room causing their side to leak and then flood into our unit. SEVERAL TIMES. I had to call the front office/maintenance number and the emergency number MULTIPLE times before someone would answer me and they would simply blow me off and it would require calling them back everyday for the next 3 days before someone finally gave me some answers. Their “quick fix” was to place this giant air dryer/shopvac in our unit to dry everything and they would drop it off, cut back the carpet and then come back 3-4 days later (after multiple calls by me) to pick up the vac. Then claim a “different guy” or company had to come address the cleaning of the carpet because they were not planning on cleaning the carpet that was just saturated with water. I had to fight with them to do so. Again, MORE THAN ONCE and they refused to replace the carpet (there is no padding underneath FYI) so it constantly smelt like damp/old carpet. Dishwasher never worked & no response when neighbors allowed their dog to pee/poop on the patio which meant it seeped down onto our patio. Then, we came home with our newborn. It was a nightmare. There was a leak in the ceiling of our bathroom so they came to “look” at it which meant the guy poked the hole, let that water out then LEFT the bathroom covered in paint chips everywhere and a hole cut out in the ceiling. I couldn’t use the bathroom without the ceiling leaking water onto me. I am 4 days postpartum at this point. Absolutely insane to think they thought it was acceptable to take TWO WEEKS to get this issue resolved. They didn’t view it as an emergency because “the toilet still works” so I had to keep calling and getting ignored/hung up on or PROMISED to be called back. Nothing. No answer. Finally some random guy and his adolescent son show up to complete the job. Tracking in and out of the apartment with our newborn. They painted over anything and everything. Any hair that happened to be in the bathroom? That got painted into the wall. They left our bathroom with a garbage bag “covering” the hole in the wall while water dripped through it every so often and EVERY time the upstairs neighbors used their bathroom and/or shower. Absolutely disgusting.
The management does not respond to emails and does not follow through and call back when they promise they will. The management does not do anything; they are simply there to hold packages. Which have been lost or stolen. Maintenance issues can take months to complete. Overall they only care that rent is paid on time and not if their ends of the lease is upheld to the standard they pretend to hold
Current resident with major regrets renting here. Units are old and outdated, staff in leasing office is rude and not helpful, no parking ever available. Will be moving out when my lease is up, which can not come soon enough. A big mistake signing a one year with them.
I generally kind of the person who always tried to adjust with available features. But TGM Springbrook always would test my tolerance level. This is cumulative rating based on experience what I had with this apartment for last one year. The recent incident was totally disappointing, my unit's dishwasher went off. They don't have any stock in premise to fix it. They need to order it. There is not even tentative date when this could arrive. When I called leasing office, they were not even ready to understand the problem and give proper explanation. Instead they wanted to disconnect the call. I'm trying to explain them that I have a new born in home and dishwasher needs to be fixed. They are not feeling responsible. Moreover I have another water leakage issue for last 6 months. Whenever I raise the request, they would close it mentioning that they don't have replacement part available and needs to be new order. This is ongoing issue. I don't have any clue on when these issues would be sorted out.

I got a garage as part of my lease. Garage was not ready for a few days after my move in date. Management did not provide any refund for those days. Garage stopped working a few weeks after. I’ve submitted multiple maintenance requests but they refuse to fix it. Maintenance requests can take up to a week for anyone to respond and when they do they don’t do it right. Move some place else

What use to be a great community to leave in has turn into just opposite with change of the management in leasing office. People who use to be so friendly and polite has left the leasing office and is been replace with people who just don't care about who you are what is the problem you are facing. Previously any maintenance issue use to get resolve in 3 days at the max and now it has turn into night mare of not getting it fixed even after couple of weeks with standard answer of we are under staffed. Trees and bushes are left just like that with no cutting or maintaining it. And be ready to see dog poop everywhere and the list just goes on and on. Better stay away if you want to be at peace of mind.

DO NOT MOVE IN HERE!!!!! Not only is the staff completely incompetent, but you will never receive your security deposit back. My apartment was left in perfect condition when I moved out, with pictures to prove it, and I struggled with them for over 60 days to receive my security deposit back. After contacting corporate and the better business bureau, I received a check for half of my original deposit. When I inquired why, they claimed that was what I originally paid. I showed them proof of otherwise and they proceeded to threaten to call the cops on me if I didn’t leave. Well guess what, you’ll see me in court.
These apartments are very nice and a decent size for the price. The clubhouse and amenities are even nicer. That said, the parking is abysmal. Good luck finding a spot if you're ever coming home after 6:30 or plan to go out again. Also most people don't clean their dog poop up despite the fact that bags are provided.
Very disheartened by the negligence of the staff at TGM Springbrook during the moving in/out process. When I moved into TGM, I asked if I was permitted to paint the unit. I was told that painting the unit was fine and that once I moved out, the apartment would be repainted for the next tenant. When I moved out I also asked to do a final walk through with the staff to make sure everything was copacetic. The staff member said a final walk through wasn't necessary and that the maintenance staff would evaluate everything. Approximately 3 months after moving out I received a $200 bill from TGM stating I did not repaint the unit which I occupied. This was alarming to me as I was told I did not have to repaint the unit and furthermore I moved out two days early so if I was given the walk through which I requested, I could have repainted the unit and avoided a $200 fee. I addressed this matter with the management at TGM Springbrook and they said their staff was in the wrong and they would address the issue and contact me the next business day. I waited 3 days and was never contacted so I had to make another trip to their site just for them to tell me the charge stands and there U
My boyfriend and I have only lived here for three months and already love this place! From the moments we came in to view the property the staff has been nothing but friendly. I have had a few maintenance issues and the maintenance staff has always been very quick to respond and very friendly. My air conditioner went out for the second time which is rather frustrating but the maintenance staff came in right away and looked at it. Since it was late and they could not fix it right away they left us with a portable AC unit to make us comfortable until they could fix it. The maintenance people are also really good at introducing themselves when in your home and make sure you are taken care of. One of them even told me about some things I could do around my apartment to save some money on my utility bills. This property is also very community oriented. They show movies in their theater weekly and offer other events throughout the month. This is a great place to live and really can't be beat!
We absolutely love living here and would love to stay but the rent is incredibly high. We love the location and how its right by every thing also close to both our jobs... when we moved in it was afforable of course it keeps going up. We would like to keep our beautiful place and safe neighborhood but moving requires a not so safe neighborhood... which is never okay.
I like the apartment, they have poo,l gym and movie theater, lounge. closer to everything department store, market and shopping area especially closer to my work, our area is well maintained. They have nice surroundings and clean. Staff are very nice as well. Aaron Schmidgall Aurora IL.
Great area in close distance to many things. The separate spacing inside the apartments give it a nice feel. The apartment has all it needs, washer in unit, balcony with extra storage, and great walk in closet in bedroom. It is a nice area for the young and for families.
I have lived at TGM before they took ownership and I can say that it was a welcome to have them compared to the other management company. The office staff is very friendly and go out of their way to make sure the resident/potential resident is taken care of. Yes, like all offices there are the occasional bumps but they work to have those at a min. The only reason I rated good vs excellent is because of rent prices - for the amount we pay we shouldn't have to pay all utilities. The location is great - next to the mall and other shopping areas in the Naperville/Aurora area. Overall, good.
So this is my first place ever and it's with my boyfriend and we couldn't be more happy. While the staff can sometimes lack with help and maintenance, the apartment itself is beautiful. Even for a one bedroom we get an entire laundry room to ourselves which I think of as luxury. As for the location, it's near everything we need. The mall, grocery store, friends. It's in the center of everything and it's great. Unfortunately, the walls are pretty thin. We can hear our neighbors below us and hear people in the hallway but it's nothing to get upset over. With having an amazing indoor space we also were able to get a deck so we can sit outside and enjoy the nice weather. Parking is a free for all so sometimes in the winter it could be a bit difficult to find a space, but once you do you never want to end up leaving your home to lose your spot. Every month or so the community tries to stay involved and has parties, barbecues, contests, or garage sales. It's really nice how much TGM tries form a bond with members of the community. Not only does TGM have great places to live, but they include so much more. I was going to join a gym when my boyfriend and I first moved here but found out the complex has a 24-7 gym. They also have a pool, a tennis and volleyball court, and even a movie theatre that you can rent out! In certain places, the complex also offers free wifi with their Apple computers which are great to do homework on. all in all I wouldn't trade TGM for another place. We might be renters, but we've made this place our home with so many memories.
The TGM Springbrook apartments are a four star community. It is a very quiet complex. I do not have any problems parking. The Maintenance staff is very good and efficient. They are friendly and go above and beyond to help. The complex has an activity center and a work out place, open 24 hours a day if needed. It is close to everything. It is also easy to get any where. It has been a pleasant experience living here. I renew each year.
I love it here! Just moved in within the last month and the complex is great! people of all ages. Lots to do in the area, with the mall being right across the street. Close to downtown Naperville and I-88.
We here at TGM Springbrook really feel like a family! We have a ton of activities and staff that are ranked A in customer service!
A couple things happened to sour my entire experience. In addition the place is just not worth the price. First of all, my apt had so many spiders. Yes, someone came to spray, but they returned soon after in swarms. It was a constant battle. They also "didn't receive my rent check" once and threatened to evict me after 5 days. I had put the check in their box. Next couple months I walked in because I wanted to hand the checks to them personally to avoid them losing it again and they told me I needed to put it in the box.... Seriously? No option to pay online. Ridiculous. The insulation is SO bad, my first gas bill in a cold month was crazy high so I had to hang blankets on the walls and over the front door which basically had cold air rushing through all sides. Upon leaving.. They sent me a statement showing what I would get back for security deposit. They charged me $10 for building keys I never owned, I had a private entrance. I called to complain and said I wanted the charge removed. I picked up my check after having to wait a few weeks and it was the original amount! They didn't give me back the $10 that I didn't even owe. I was not pleased. So yea... They earned themselves a negative review.
Thin walls, poor insulation (I get ICE on my walls in the winter), poor response to maintenance, Management is horrible, no loyalty to long standing residents, can expect a hike of $70-100 at each renewal with no negotiation, pool is dirty, ponds are filthy, security is a joke, good luck to find parking unless you pay for a car port or garage, no place to store bikes, trash overflows into parking lot and grass...should I go on?!
I am staying in this apartment for more than 2 years, and the maintenance service is very bad. Management team is very irresponsible. only good thing is nearby places.
Lease rates are increased every year. The last increase was 20%. TGM corporate policies are not resident friendly and enforced without applying common sense.
I lived at TGM Springbrook for two and a half years. During this time, it changed from Chesapeake Landing (An Aimco company.) to TGM springbrook. The apartment home itself is great. While the exterior could use some sprucing up, the insides definitely make up for it. I loved my breakfast bar, and having an in unit washer and dryer was absolutely amazing. The kitchen is tiny, but most are, unless you are willing to pay more. My roommate and I had the roommate set up, which is ideal if you neither of you want to hear what the other is doing. I very rarely could hear my neighbors.. but when I could it was because they were outside. For what you pay, you should have a working washer and dryer, and utilities included. Unfortunately, this apartment home does not include utilities, so be sure to figure that in when you are apartment hunting! When I was there, you had to pay for parking or park on the street at a rate of 5.00 a car a month. (From what I understand, this was an AIMCO rule and has since been discontinued by TGM.) Parking on Thursday nights is a nightmare because of the Saddle up Saloon, but most of the time I had at least one space. Amenity wise, this place is pretty cool. It has a pool, a 24 hour gym and sauna AND a racket ball court. They also have a club house, and were working on additional amenities as we were leaving. I had to call maintenance a lot during my stay, but each time they would either show up or didn't. Since the new management took over, Maintenance was amazing and the staff ALWAYS answers the phone. (Aimco seemed to have cared less.) My only complaint at this point is that I have yet to receive my security deposit check. (We moved out mid-June, and we are almost a week into August and I have yet to receive the refund.) All in all, my stay with this complex was a pleasant one. It is a bit over priced for what it is.. (I found a much bigger Apartment in Schaumburg with everything included for 1300 a month.), but the location is AMAZING, and everything is a short distance from where you live.
