Property Ratings at TGM Sudley Crossing
really bad customer service. It took weeks and me following up multiple times to get any information but they had no issue double charging for application fees and demanding a $125 admin fee. I can only imagine how bad they would be if I got a lease based on my experiences.
Muy bien limpia propiedad y los empleados dan buen servicio especialmente Karla, Wayne, Cesar, Alfredo, Bobbie, Stacy, Maryame y Ahmed. Se los recomiendo
Please please please DO NOT MOVE HERE. No matter how good the deal is I promise it is not worth it. From the day our lease was signed and money was collected it has been a downhill experience. The staff is unhelpful with nasty attitudes and no customer service training. Maintenance request takes days for a response or just go unresolved if they don’t feel it is urgent enough. Our water heater stopped working a month into the lease and we had to fight to get a new one. Our AC kept working on and off for several weeks. It would stop working and it would take them days to come look at it only for it to be a temporary fix and stop working a few days later. This was happening while I was 40 weeks pregnant and I had to bring my newborn home with no AC in our apartment. Even thought they knew all of this they still said it was not an emergency because it wasn’t hot enough outside. (Our apartment was 80 degrees I reiterate with a newborn) The walls are paper thin, I can hear conversations from the unit next to me and every move from the apartment above me, there is constant slamming running and jumping that go on until midnight and start at 5am I have asked for helped from the office with this to no avail. There is no security, I had my car broken into and I informed the office with hopes they had cameras but they do not and basically did not care. A week later my car was towed due to an expired inspection?? It had just expired a month prior and I was 1 month postpartum so I was unable to get it done right away. Regardless, there are cars with inspections far more expired than a month. The tow company is just as terrible as it was $230 to get my car out that had been there maybe a few hours. When I went to the office obviously upset about this and asked to see the policy that stated this, how they select which cars get towed, and why mine was selected out of the dozens that are also expired she told me “I needed to ask politely or she will not help me” and “talk to the hand” (I have this on video) I told her I will not be leaving until I get the copy of the policy she called the police… who then had her print the paper. I beg of you, take your money elsewhere. You will thank me later.
I personally have loved calling TGM my home since 2018 or so. The staff at the office are always friendly Maintenance is also very helpful. First two years they completed my work orders the same day. Last year not so much but they're getting a lot better. Property is very clean 24/7 gym, events and computer area are my favorite all year round The big pool and carwash during spring and summer ?? I refer friends and family here every year
Insulation in these units is virtually nonexistent. Winter was painfully cold despite a thermostat having been set at 71° degrees. Nights were spent painfully shivering, because the unit would not retain heat. Summers were the complete opposite, being blazing hot. Never could I get ahead of the temperature. Be very aware that you should expect to pay approximately 4x what you would in electricity as a result. The build quality, or lack there of, is made even more apparent by how paper thin the ceilings and walls are. Everything can be heard. I cannot being to express how many intimate, and rather unwanted, conversations I was subjected to by the residents above my former unit. Every step, every pet exclamation, every television show, every song, every word spoken can be heard through the walls. The appliances are absolute rubbish. The stacked washer and dryer a suitable for a toddler. Expect to spend the majority of your day solely doing laundry, as it will take that long to do a week’s worth for two people. Moving on to further inadequacies, the dish washer is virtually useless. I never, note not a single time, had a dry load of dishes at the end of a heated cycle. Enjoy drying everything by hand after it has already been “dried”. Lastly, there is the matter of the oven. To say it is painfully slow to heat to a mere 350° would be an unjust comment toward the concept of inefficiency. 30-40 minutes to heat an oven in the year of 2019 is beyond outlandish. There is no reasonable explanation for that. Don’t expect maintenance requests to be done well, let alone at all. A resident should not have to call corporate in FL to get their mailbox door repaired for the not first, not second, not third, but fourth time. Additionally, that repair was begrudgingly made after the local leasing office made the blatantly false statement that the U.S.P.S. would be responsible for the repairs. As it turns out, the previously mentioned corporate phone call proved that quite wrong. The moral of all this is you will be lied to. You will be treated as an inconvenience. You are viewed as an annoyance to the leasing office.
I have been in VA for 12 years, and this is the worst place I have ever lived in. Very small apartments, half a kitchen ( cabinet wise) you cannot fit everything you need to fit in the kitchen, as you don't have enough cabinet space. Closets in bedroom are so tiny. Ancient building, with lead issues in their bathroom pipes; you open your shower head and you can see water coming down as black. I talked to the leasing office about it, and all they did was replacing the shower head. The bath tub was clogged, and it took me three times to notify them about it, so they can come and fix it. The price you pay is not fair to this creepy unit. They market the complex as luxury apartments but it is way far from being luxury. The community is infested with roaches, that's what I learned from the pest control tech who came to my apartment. He stated that he was treating several buildings in the community for this issue While my unit was being treated, I couldn't use my kitchen for more than 6 weeks. Everything had to be moved out of the kitchen. All cabinets needed to be emptied in kitchen and bathroom. The pest control tech, asked the office to have the cabinets removed for him so he can treat more efficiently, but they didn't care to do it. They just had him come for six weeks to treat and I couldn't use my kitchen for that long just because they were too lazy to do it. I can't wait to move out of this horrible place. Staff in the office is not friendly either, specially Karla she has an attitude and she can be really rude. Please try to avoid renting here you will be trapped.
Property Manager at TGM Sudley Crossing, Responded To This Review
We are disappointed that your experience with us did not align with the standards we aim to provide. We understand the frustration with repairs and work hard to ensure all our residents are comfortable in their homes. We are also disheartened by your impression of our staff and would love the opportunity to turn your opinion around. Please come to our office at your earliest convenience. Talk to you soon.
Serious bug problem here. All sorts of bugs. Spiders, centipedes, stink bugs.... Started seeing bugs on the first day I moved in. I had just got the keys, came in to a completely empty apartment, but I had a little visitor (centipede) on the wall. Ever since then, bugs EVERYWHERE, EVERYDAY. My walls are filled with bug guts. The office literally did NOTHING about it. Hate this place, can't wait to move!
This management company is terrible. They are rude. They do not take ownership when their website has errors. They do not keep the units up well. If ypu want anything done it takes forever to get them to send someone out. And even then it takes multiple calls to get them to actually fix the issue. Will not be resigning when my lease is up.
Avoid renting here. I moved into the apartment in December and immediately noticed cockroaches in a second floor apartment. After hunting cockroaches for weeks and not being able to use the kitchen for the first month, I was finally able to get out of my newly signed lease. This was of course after I paid penalties and lost my security deposit and application fees, even though I couldn't use my apartment as a real living space. I tried calling their regional offices more than 10 times within a week and never got one returned phone call from them. Eventually I took ziploc bags full of cockroaches to the manager's desk. She was disgusted enough to through them into the trash immediately, but wasn't concerned about the fact that they were all over my apartment. I was also told that they had no record showing that there was ever a cockroach problem in the unit I was in. They were lying through their teeth. As you can see in the pictures, they had previously brought in a professional to place bait in the cabinets. Three weeks after my move out they had already moved in a new resident, who I'm sure is now dealing with the same problem. At the end of the day I had to make the decision to cut my losses and pay up just to get out of this complex. I would recommend that everyone avoids putting themselves in the same situation at a complex that doesn't care about residents and their living space.
Pros: some very friendly employees, location Cons: High cost - changing to 6 months or 3 months is very high, NOVEC bill always over $150; sewer and water bill $55 every month Unfair rules - miss a month and see what I'm talking about, no exceptions even if it's the first time. Moving out cost - You will be charged to pay for new appliances even they were used when you moved in; take pictures of every scratch if you choose to go to this place. My advise to check other places in the area.
This is a horrible place! Maintenance doesn't every fix anything correctly! You end up getting stuck with units they don't work which cause high utility bills. Some of the office staff are rude and unpleasant. These apartments are well overpriced! They claim to provide luxury living yet everything is always breaking or broken and never ever fixed correctly... I was told time and time again my air worked perfectly fine but yet it would be cooler outside that on my apartment and then I'd end up with a 300 dollar electric bill... Stay as far away as possible!!!! Rent anywhere else!!!
I have lived in this apartment for two years, and have had nothing but issues. It take 5 or 6 phone calls to get anything fixed and even then they never fix anything correctly. Finally after the 6th call about my air being broken the head manger called me and said it was fine that an 85 degree apartment is normal even when the thermostat is set at 68. He told me to google it, that was his solution. He was very rude and the maintenance crew only ever half fixes anything. HORRIBLE, HORRIBLE, HORRIBLE!!
Located off of Sudley road this complex is within walking distance to many stores, restaurants, and other places to shop. The bright apartments with brushed silver hardware, black appliances, and nice flooring make for a great place to entertain and comfortable living. Some apartment complexes do not have a tennis court, pool, 24 hour gym, coffee and tea, and treats for you and your pet, but those amenities are all provided here. Along with a dog park and the office staff being available 7 days a week you couldn't ask for better service.
We have had a wonderful experience at sudley crossing! Our apartment is spacious and well maintained. Any problem that we've had has been addressed within 24 hours. The location is near any shop you could want and lots of green spaces.
Living here has been chance my perspective on renting. I was planning to be here for only a year, but staff, maintenance, and neighborhood and neighbor are awesome. This is my home im loving the experience.:-)
I have lived in this complex for 2 years. The apartment is beautiful, large and has a lot of great extras. The pool is well maintained, the gym is always clean and the staff is very friendly. Only issue is when it comes to getting things fixed they aren't always the most efficient, always come the next day but takes more then one trip to finally get something fixed.
Recently we looked at this place and were very disappointed. The place looked great on the outside and even the model apartment looked good but the staff is horrid. The day we went to see the place the woman that showed us around acted like couldn't afford the place. She acted bore and like she just didn't care if we applied. She did seem a little better once she saw our income but lied about the fee to hold the place we wanted. She said it was 100 to hold it then the next day said just to hold it we had to give the full security deposit right away when it was over a month before the apt would be available. On top of that every site I pull up says pet fee is PER HOUSEHOLD it's not! When you go to finalize numbers they say it doesn't matter what their ads say on sites it's 250 PER PET not per household like the sites say. They called me names behind my back which the manager actually called me over the phone. This place is a joke!
I have been very impressed with this Apartment. The staff is very friendly and maintenance fixes things promptly. In my apartment everything was recently renovated with new lights, cabinets, counters, and carpet. They have multiple enclosed areas for your pet to play in and are really close to the Manassas Battlefield and local shops. They also have a 24hr gym. The staff is very proactive about safety in the community and even have a resident Officer! They hold various events to help the apartment feel more like a community! I am very happy to call this home!
