Sarasota enjoys a reputation as one of Florida’s premier communities, and it’s easy to see why: not content to be just another beach town on the sugar-white sands of the Gulf Coast, Sarasota boasts gorgeous architecture, cosmopolitan dining and nightlife, and one of the most vibrant art scenes in the Southeast. Galleries and stages are everywhere, giving residents direct access to a stunning variety of visual art, music, theater, and much more.
The downtown district also features exotic cafes and attractive storefronts along its tree-lined streets, making it easy to grab a bite to eat and walk to the nearest venue for the evening’s entertainment. The nightlife offers innumerable options as well, running the gamut from ultra-casual to ultra-classy.

Property Ratings at TGM University Park
Yo vivi ahi por un año y me encanto en 2019 , excelente en todo , me encantaria volver pero el precio de la renta estan muy altos.
Absolutely horrible! I even paid double rent just to move out early I was so over it. Where do I even begin… First of all the parking is HORRIBLE, good luck finding a spot, more cars than there are spots. In addition to that the lighting isn’t all that great and there is ZERO security. Both my dad and I had our catalytic converters stolen off our cars on separate occasions in the lot, and I know for a fact we weren’t the only ones. The office didn’t care at all and has done nothing about adding security(mine was stolen March 2022 and his Feb 2023) There was 1 nice lady in the office but the rest were rude and unprofessional. The maintenance guys were nice, however when we had a water leak in the apt it took them a month and water heater replacement to figure out it was coming from upstairs. In addition to that they never cleaned up from the leak which then caused a moldy smell in the apt and also caused a roach infestation. They were literally coming from inside the wall out of the electrical socket where the leak was, it was DISGUSTING. Watch where you step because there’s dog poop everywhere, people don’t clean up after their dogs and the complex won’t do anything about it. Overall horrible experience, over priced, bad customer service, and poorly kept. There’s a reason they only have 3.3 stars, would not recommend.
Hi Everyone, The property is good but filled with roaches. Even after, mostly week pest control, we used to see 2-3 roaches here and there all the time , no matter how clean you keep your apartment. The maintenance staff is quick to respond but they would lie at the end if anything is damaged because of their fault and will charge you at a latter point from your security deposit. Don't give them any checks as they will forget about it and then ask for more money. If you submit any checks, keep proofs all the time. They will charge you for carpet worn out even if it was a normal wear and tear. Even if there wont be any stain or burns , they still charge you for the carpet replacement.
Front entrance needs painting and tree limbs are hanging down. One big trash container that smells. You have to take the trash in your car and drive to one side of the property to dump trash. Total 3 barbecue grills its dirty! No one wants to clean it not even maintenance. The pool near the gym is always dirty. Pet owners never want to clean up "dog poo" and if you vacate, the Manager does not want to give you back your Full Refund of your security deposit. Current date 2021.
My fiancé and I moved from out of state last winter and this place has been nothing short of awesome. Everything is clean, the staff is nice. They come assist with maintenance when needed. The pool areas are very clean and fun to hang out at. The parking is good. There are families here, we have always felt safe. It’s a good sense of community. All of the kitchens were re done, very nice sink and appliances do their jobs. This place has been extremely accommodating to us, and we would hope others share our positive experience.

Thank you for sharing the details of the incredible experience you're having at TGM University Park! We're excited to see that you're enjoying our convenient parking, beautiful pool areas, and peaceful, welcoming environment, and we're happy you feel our friendly maintenance staff has done an excellent job of responding to your needs. We appreciate you choosing to live in our community, and we look forward to continuing to make you feel at home here in the future.
Currently living here, the apartment itself is pretty spacious & updated..... the backup from the staff you get living here is slim to none though. Our car has been broken into (our friends who also live here had jet skis stolen from the parking lot so don’t feel safe leaving trailers/etc here), come to find out their cameras aren’t operable. Our sliding glass door was also broken into, which took a month and a half to get fixed and a million phone calls. The draining in our building is backed up, which results in foul “poop” smell in bathrooms and all drains (pretty gross). . I’ve had nothing but issues with my upstairs “neighbor” who believes it’s a great idea to stay up all night with loud music, banging on his floors & playing with their over sized dog who has now jumped/hurt our 2 year old 3 times and i just get told they are working on addressing the issue for 7 MONTHS NOW. Oh & last nights dilemma - someone tried re-keying our door so they could enter.... because the locks they use here re-keyable with some sort of “master key”. My neighbors door had the same issue last evening. When viewing the property i was shown a much larger master closet (so double check your actual apartment before moving in), we have water stains from the upstairs apartment on a wall in our kitchen that during the walkthrough i was told he was going to come right back to paint and see what it was. That was never done, also the carpets have black spots everywhere that keep showing up (I’m assuming old stains that I’ve mentioned since day one). Long story short your full of broken promises. My advise - try elsewhere. Not worth your headache. There’s more, my upstairs neighbor is blasting music & woke up my newborn so i have to go!

Worms, roaches , bad A/C units that they refuse to properly fix that caused black mold which they don'tfix, leaving you with a 3 to 400 FPL loud neighbors partying until 3 am
Well for what you pay they promise a whole lot. The heated pool did not work the entire year I lived there. The management is very incompetent and very very unprofessional. Maintenance was another huge issue! You cannot seem to get anyone to return calls. I had a few issues and it seemed to always take 1-3 months to get repaired and they would never followup with you it was you always finding out what was going on and when it would be repaired. The trash on the premises is horrible. As mentioned in another review there is only one trash receptacle on the entire premises and it is difficult to open the door. You pay a monthly fee for bugs, well if you need your apartment to be sprayed it is only provided if you call and schedule it. I was told they would be there monthly to spray. I bought my own spray and did it myself. Tenants leave their trash outside their door and it stinks so bad and leaks fluids on the concrete. The management says they will fine you if you leave trash outside your door, again not true. I complained 3 times and the neighbor still left the trash piled outside their door which included baby diapers. Worst apartment life I have ever experienced. They advertise all these amenities and they just do not exist. There is no way to contact the TGM Corporate office in NY, how clever. When I took possession I could not believe how dirty filthy my place was, it was nasty! I read through all the other reviews and I support everything everyone has said!
I relocated from a state approx. 10K miles away so I was only able to get here 1 other time, prior 2 relocation. I had found an apt about 5 mins. if that, from TGM. But I not knowing the area & actually trusting in my family members opinion & expertise, opted out of the unit I had found, visited and confirmed all amenities etc. and moved into TGM University Park Apts. The staff I have no issues with & they have ALL treated me quite well, so maybe I'm just lucky. However, let me tell u what is a farce/LIE: NO CLUBHOUSE (it's just space that u can't use unless getting a cup of coffee or doing something on the computer, waiting for a package - QUIETLY!!! That's cause there's NO division of the areas so u listen 2 them speaking with potential renters. Can't rent the area, or have any meetings, events or anything else...because it's the leasing agents waiting room NOT A CLUBHOUSE. I've been here since 1/2018 & the Jacuzzis have NOT WORKED YET. I have yet 2 experience a heater or salt water in EITHER POOL. The trash receptacle has a FEW ISSUES: 1)there's only one 4 the whole community and it is NOT CLOSE 2)the door to it is ridiculously HEAVY so do not be handicapped, disabled or elderly. That's it 4 now....but if I could do it all over again, I would NOT WASTE MY MONEY LIVING HERE!!! You can get a LOT MORE 4 a LOT LESS! Don't let the agents fool you which IS an issue because they REALLY ARE NICE, I feel bad I have 2 speak this way about their job. But if they owned it, I sure as heck would have handled these issues by now. Just save ur $$ and try a different route. Good luck

We would like the opportunity to properly address your concerns and ask that you please stop by our office to discuss this matter further. We look forward to speaking with you and turning your experience around.
I have live here a number of years and have always been pretty happy. Since TGM took over I feel like the lowest person on earth. The staff here treats everyone as if they are far beneath them. They sit around the office doing nothing or talking on their cell phones and when you ask for assistance they tell you they are too busy. God help you if you have a package sent express. They will refuse to help you and tell you to come get it in a few days. They clearly do not care about anyone who lives here. I feel if their own mother moved in the would end up being disinherited due to their rudeness. There was a time this was a great place to live but that ended the day TGM took over. Move here and you will be sorry.
I loved our partner when it was The Tuscany. TGM is taking away all the reasons why I chose to move here. Their "renovations" are removing my modern styled apartment design, which included stainless steel appliances, and replacing it all with inferior design choices. Wish I didn't renew my lease and will move next year. We didn't get a choice in anything. Also they took over a week to remove a dead rat out of our wall that made our apartment putrid and uninhabitable. All the reasons why I loved this complex are now gone. But sure, raise my rent and decrease the value of the apartments. Thanks, TGM!
I sign with Tuscany apt and it was lot more easy at the time lot cheaper too For the same things.the really good thing they did is update the kitchen. But like I say you pay for it . Many times they shut down the water and facilities was close for weeks ( gym.tennis court.sometimes the pool.) And they never offer a discount on the rent for the inconvenience. So not sure I will renew my lease I believe it is over price for what it is...? You will find nice people they're maintenance... office ... Chris.
Do you want to live where the management invades your apartment on a moment’s notice? Then go with TGM. They come and go as they please and couldn't care less about the trashy apartment dwellers. You think you deserve privacy, well think again. Their lease says they can come and go as they please. Refuse and they offer a 7 day evection notice. Personally, I'd find another place to live. But if this sound good, our unit will be available shortly.
(continued)... They were sold to TGM and no more online payments. So my wife pays with a check and 4 days later I get a nasty message on the door about not paying. I went to the office and they acted like it was my responsibility to find out who in the office she gave it too and when, etc...I said it wasn't my job. They park in the office all day on cell phones and leave an hr early everyday so you cant rely on when you can go talk to them. They found the check in their pile and never once offered an apology for the rudeness. It gets even better. The appliances for this high rent hole are bargain basement garbage. Tiny fridge that the shelves bow down with a gallon of milk. The stove bottom drawer falls out every time you open it and after 4 times of them trying to get the burners to all work I gave up. Then you have the roaches. I have spent 100.00's on sprays...constant complaint to them and they spray water everywhere and still the floor is covered when you turn the lights on at night. In the food, the utensils, pots and pans with egg sacks. My son visited with his girl friend from the Marine Corps and she woke up screaming with a roach crawling across her face. Sitting on the couch they crawl on you. My wife is a professional. cleaner and our house stays like a museum clean and the bugs are from the dirty neighbors. The roach motel. That's what's its was called a hundred times on the reviews here until it was sold to TGM and all erased with the new name. They tore out all the beautiful statues and the place looks abandoned now. They close the pools and hot tubs at dark and call the police if you are caught in here after dark. They sent us a letter to everybody that this was the policy. ...(continued)....
This place was great. Unfortunately, TGM just bought it from Tuscany and made living here totally inconvenient. They killed the Mediterranean style of the complex by removing all the statues and made it looks like almost abandoned. They also took off the online payment portal and convinced the tenants to pay the rent by checks or money orders! Definitely gonna move out :(
