Property Ratings at The 500
I have lived at The 500 for 4 years and I absolutely love my apartment. I have a two bedroom and the bedrooms are very large compared to others I looked at when looking to move. I really enjoy the events they have each month especially Trivia night with the chance to win prizes. They even have a Starbucks coffee machine in the office where you can get a cup of coffee anytime you want. I would definitely recommend you check these out if you are looking to move into the Atlanta area apartments

Wow, we can't thank you enough for your heartfelt recommendation about our community! We are glad that your past four years as a resident have been so special, especially due to our little extras like fun resident events and that free Starbucks coffee in the lobby. You are the best.
I've lived here for almost a year and there are no working treadmills. One of the reasons I moved here is because I wanted a gym that I didn't have to pay for monthly and that was easily accessible. They charge you for amenities but can't replace any of the equipment. One treadmill jumps, making it very dangerous to use, not even sure why they still have it in the gym...and that's the only one that works. Another one has a big screen, doesn't work and one doesn't even come on. A few months ago, I saw a few boxes in the gym, I just knew they were new treadmills, nope, they weren't, the broken ones are still here. What gym doesn't have a treadmill?

I have lived on this property for three years before moving to another area and i will try to be more objective in giving my review.I know most apartment communities are likely to have similar problems but i hope this will help those who come across this review. On the more positive side , the 1:location is more central to mid town ,the airport ,the major shopping complexes around as well as the 75 and 85 Interstates.2.The renovated units are spacious(tile ,vinyl floors , new appliances) ,3:Management does a very good job keeping the communication lines open with their residents by email and through their app Henry. On the contrary ,the following are issues of concern for every resident in this apartment community.1.The 500 is not a gated community hence anyone has access to the premises.Thats a security concern. In 2019 , there was a pool party on the premises on which hundreds of non residents participated in without the management’s permission and a young male lost his life by drowning.2.A crime hub-The 500 is a discreet location and have noticed a lot of drug dealing activities in almost every parking lot.Its like all the kingpins are increasingly moving into this particular area lately.Thats a security concern.3.Gunshots by night-a major security concern too 4:In 2019 , a young male got shot dead in one of the complexes nearing the main entrance and thats what we all got to know and nothing more 5:Sometimes , the trash doesnt get to be collected from the patios for a couple of days and that poses a health hazard to residents and besides , the cats sometimes opens the trash bags thus littering the whole place.I know they have been trying their best to collect trash but sometimes , they are not forthcoming 6:Pests-Roaches(Palmettos) especially in summer. In addition , i have seen rats run in my unit ‘s pantry and the strong smell of rodents filled my apartment especially in Summer.7:Dog”s poo everywhere-people do not leash or clean after their dogs 8:Parking-Some residents double or tripple park their cars thus depriving other residents of parking 9:The utility bill is so exorbitant. The formula they use to calculate water usage per apartment block is rediculously unfair in my view 10. The pricing for the apartment units is a bit streep in my view given the age of the apartments(Built 1969 or so ). The list may go on but this is what i observed for the time that i have lived on this property.Trust this would help!

I've been living here for almost a year, and it's been alright. I haven't had any problems with management, they've all been very nice and helpful. Maintenance on site is excellent as well. The only downside is I chose one of the units without overhead lighting and my apartment is very dark. Would recommend the community if you make sure to go with the renovated apartment.

It was a really good experience living at The 500. If I didn’t need to move out of Atlanta, I would have stayed here a lot longer. If I ever need to move back, The 500 will be my first choice! Aaron was super helpful and welcoming as my leasing consultant! My apartment was so chic and modern, I loved it! The community is well kept and I had zero bug problems! Do not move here. Been here for 4 months, and: - Got major leaks. - Ac is leaking water and slowly damaging the floor and causing mold everywhere. - The AC isn't working. - The water is always hot, I have to shower with scorching hot water in summer time and also burn my mouth when I brush my teeth. - The tile is uneven and causes me to trip over. Doors won't shut properly - Outlets acting funny since day 1. - Smell or marijuana everyday coming from the vents. - Hundreds of people who don't live in the apartment, making pool parties. A person died during one of those parties. - They never pick the trash, they charge valet trash to have your porch decorated with trash everyday since cats like to destroy the bags. - Wash machine broke, took THREE weeks to fix it. They didn't have laundry room neither. - Dishwasher broke - Gym always closed or there's no AC so it's unusable. - Mailboxes are messed up. - They come into my apartment without giving notice. Yet, they want to charge you lots of money for something that is worth maybe half of that. Shame on this place and shame on me for moving to this DUMP. Don't make the same mistake.
Just moved in a few months ago although love what I am seeing. I moved into an "Elite Renovation" unit and love it. The unit is large and the renovations are modern. The community is just finishing a massive renovation which seems to be turning out beautifully. I definitely moved in at the right time. They have renovated everything from the interiors/exteriors to the amenity offerings - turned this community into an 'A' class community from all points. Very happy and highly recommended!!

6 washing machines in the laundry center are out of order and almost all of the buildings on the property are infested with German roaches. If you elect to lease here, knock on the doors of your future neighbors and ask if they have had any problems with bugs.

Maintenance staff is unresponsive. It doesnt matter how many service requests you submit, your problem isnt getting fixed unless you do it yourself Mold, cockroaches, rats, ants, bed bugs. Houses built in 1968 so take that for what its worth as well. They also just repainted all the apartments. Theyre so ugly Also there are no ceiling fans as website says

HORRIBLE HORRIBLE HORRIBLE. The old property manager, Heather, was horrible and after finding out they were changing, we were hopeful that things would be better. We were wrong. The new property manager, Beverly, is impossible to get in contact with, rude, unprofessional, and completely neglectful. She can't seem to do her job, which is to take care of tenant's needs. We have had several problems, and any time we are in contact with her, she doesn't seem to do anything to solve the problem or make things better. The answer is always, "I have to talk to my boss and will call you back." We never get a call back. After countless phone calls and e-mails, we've come to the conclusion that SHE DOES NOT CARE. The last maintenance team was excellent. Luis delivered excellent service any time there was a maintenance issue. He and his team were prompt, courteous, and communicative. Our first experience with the new maintenance team was very unpleasant. Doug was sent to fix something in our apt. He was very rude to me, not good at communication, and doesn't seem reliable. I asked a simple question and he barked back, "Don't tell me how to do my job!" So unprofessional!! It feels like every time we turn around there's something else to deal with. Apt is supposed to be a pleasant, relaxing place to come home to. It doesn't feel that way now. We are constantly fighting with the office to get things to happen seeing little to no results. Very frustrating and we've had enough.

Loved this place. Lived here for two years and it was great. The houses are huge and the facilities are great. They had a change of management and the new guys (Stonemark) are very proactive and helpful. I had a water leak the other night at 11pm on a Saturday and they sent someone over to fix it. I would definitely recommend this place to anyone moving to Atlanta. A special mention to Chris who was very helpful in making my move out so easy. -Ani

Wow, Ani! Thank you for the five stars! Chris and our team are dedicated to proactively attending to your needs. We are glad that you feel enthusiastic about their service and that your move out was easy. Thank you very much for your encouragement.
I visited this complex recently. Even though it was only about 20 min until their closing on a Friday afternoon, I received a warm welcome and quality service from Shelly. I was able to see a renovated and non-renovated apartment and got all my questions answered. This community is on my short list because it offers a good value for the price and area. It’s worth a visit!
I would have to say this complex has by far been the worst experience I have ever had with any apartment I've lived in. It's literally been a month into my lease and I can't tell you the number of things that have been wrong with my apartment since the first week into the lease term. I think the main thing at this present time would be the fact that it's 5am and I'm (Ive been in the bathroom of my unit for at least an hour or two..maybe three) typing a review because I have raccoons in my ceiling wall that clearly like to have parties every night. Please and I advise PLEASE do not live in misery as I am from binding yourself to an agreement to stay within this complex. FIND SOMEWHERE ELSE.
I moved in four weeks ago and am still waiting for certain maintenance requests to be taken care of from when my apartment not being ready when I moved in. Management seems to say anything they have to to appease you and then do nothing about your concerns. I've had to call in certain maintenance requests 5/6 times before anything gets accomplished. Every time I call back, a new office employee tells me, "Your request was never put into the system." This is after my first round of requests were given directly to the property manager. Chana, new leasing agent, has been the only one that has gotten anything taken care of for me. Some of my maintenance requests include the following: - My mailbox was stuck in the unlocked position. This was taken care of only after 4 calls and 2 emails. The mail person stopped delivering my mail because my mailbox was open. - A random 12 ft piece of baseboard was missing from my living room upon move in - A severely clogged bathtub and sink upon move in - Stove exhaust fan spits black soot onto my food when cooking-going on my 4th time reporting this - There is at least 7 more-no exaggeration The laundry room is filthy and seems to never be cleaned. The door to this room does not close and it leads to the outside. The gym machines also feel like they are never cleaned and there have not been any sanitation wipes in the receptacle since I moved in. There is an extremely full large dumpster right behind my apartment that I've called in 4 times. I was told 4 times that I'd be called back once they ask the manager what the problem is and that's never happened. This is sure to lead to a growing problem of rodents and it is highly unsightly. Apparently the office gave their only key to me when I moved in so maintenance couldn't enter my unit unless I was home. I was told of this only 4 weeks after I moved in. There seems to be no communication not only from the manager to the leasing agents but from management to the maintenance staff.
Well I have never really felt the need to write a review on a business before but there's a first for everything, right? I moved to 500 Northside to be closer to my job. Probably should have taken my time with my decision because this was my worse idea yet. First, they are now under new management from when I moved it. A little better but not too much. My first problem was water in my kitchen, I mean a full puddle! The water was coming in from a small crack under the door , the water then drifted into my bedroom from the kitchen pantry. I called the 24hr maintenance service and got no response for the entire weekend. That following Monday I spoke with management at the time and she basically told me oh well, she is no longer employed there. The problem was not solved until I had called upper management, which was her boss and she jumped on it. After so long there was mold on my walls in my bedroom from the moist in the carpet and the wood started to lift in my kitchen. Second, a problem with maintenance. I called and put in a complaint about me hearing water drip from my boiler room. The pipe had bust from previously easy fix with tape, yes tape on the pipes!!! When coming to look at the pipes I had already cut the air conditioner off which limited the dripping of water. Maintenance told me I was hearing the water run through the pipes, next day there was another puddle this time by my front door. This also cause mold on my walls and lifted the floor once again. You seriously have to called the owner to get the manager to make any moves on serious problems in your apartment. After the fix of the pipes that were found to be busted, my air conditioning was out for two weeks!!!! From what I was told it takes 2 days for a new system to be shipped but 2 weeks was pushing it. It gets hot in Georgia!!! I had to called upper management again. I knew the lady by first name, and she knew me as well! These apartments gave problem after problem and I was only there for a year. I have never experienced something so tragic in an apartment complex. A serious waste of time and money if you ask me. If anyone is considering moving here I hope you read my entire post.
I just moved in 2 weeks ago and I love it. Staff is always helpful and always available whenever you need. I highly recommend this place. Location is amazing, pretty much close to everything!
I love living here. The office staff is super friendly and helpful, esp. when I had a whole crazy neighbor issue. They took care of it and now we're all good. The maintenance is pretty on point as well. The grounds always look good and when I have an issue, they're out lickety split. Add to that the phenom location, and I'm done! Happy camper here.
It's the worst apartment community ever. The rent was cheap a couple years ago, but now it is expensive yet the the management is absolutely inept, rude, and do not care at all about whatever your emergency situation might be. There are nails, piles of construction waste material lying in the community. It gave me a flat tire two times and they have not done anything about it even after repeated complaints. The toilet from the apartment above mine leaked through the ceiling of my bathroom. The management has done absolutely nothing to fix it. There is even fungus growing on the ceiling because of it. The water bill is ridiculously high because they have leaks internally in the community and the customers end up paying for it. On top of it, the water bill is averaged for entire community and you end up paying a lot more if your usage is small. Repair work and maintenance is of the lowest possible quality. There are large gaps between doors and windows causing huge utility bills during extreme weather. I would recommend that anyone moving here beware that the services you will receive, will be the worst ever you can imagine, and it is not worth it.
I just moved in and I am super happy with the place. I am practically in midtown and my rent is not killing my budget. There were a few issues with the renovation when I first moved in but management was so helpful and were able to take care of everything fairly quickly. There are still improvements being done on the property, they are repaving this week and it looks so much better. They have a nice gym area that's 24 hours and I am excited to try the pool and clubhouse this summer! All in all I recommend this place, esp if you want to be in the city.
This place is just perfect for me. Great location, nice apartments and the staff always helped me when I needed.
If you want to live with plenty mice, let they bite pipes and wire and make your life a nightmare, then definitely come the 500 Northside and they will give you fantastic experience!! The leasing office staff admitted it is a common issue with the newly-renovated apartment!! The wall on the dish-washer side is not capped and the spaces in between the wall becomes ideal place for mice to live. They bite the wall and enter the apartment, bite pipes, electric wires, and other stuffs. It's a shame that I can not post pics of the big disgusting hole in the wall. Well, guess what the leasing office did?? NOTHING!! NOTHING AT ALL!! We've been suffering for almost ONE MONTH and they haven't put any effort !! Staffs in leasing office kicks the ball to the maintenance guys. Then the maintenance won't take the responsibility because it is what the sub-contractor should do. AND as a residence, you never get to contact the sub-contractor. SO, I guess what they implied is, JUST LIVE WITH THE MICE!!
This place has absolutely no customer service skills. The professionalism is 0%. I've lived in over 5 different apt complexes, this is by far the worst and will not be renewing our lease. Our dishwasher stopped working, so we proceeded to call and put in a work order so that it could be fixed by the complex. Three days and piles of dishes later, they finally stop by to "fix" it. I come home from work to find a note stuck in the door (really professional by the way) that says, "we need a key to do the work...". So in all my experience of apt complexes, this is the first to not have a spare key to all of the units. So now we are still left with a broken dishwasher, which we will probably attempt to fix ourselves at this point since it will probably be faster and less stressful. This failure to complete a simple task is not a surprise, there have been several complications with work orders in the past. Extremely frustrating, inconvenient, and unprofessional.
The apartments are a bit old. Have some outlets that didn't work but the leasing office was very prompt at fixing them. Quiet for the most part and you do see families taking strolls (good sign). Sometimes see bugs but I guess it is common with apartment complexes. Overall it is decent.
The apartments are very safe and I have never had to worry about potential burglaries. All the apartments are also in the process of being renovated, and so I'm looking forward to seeing the upgrades. Lastly, the apartments are in a great location that is within walking distance of Atlantic Station and Howell Mill. Its very convenient for someone that doesn't have a car.
Before moving to Atlanta, I used an apartment locator service to supplement my own search on Apartments.com. Above all else, I was looking for value: a clean space in a nice location for less than the egregious prices offered by the area's "big name" complexes. After personalizing my portfolio and narrowing my search several times, the service offered me nearly one hundred professional recommendations in the Atlanta area. With new ownership and management, 500 Northside was their top choice in my sub-$900 price range. And I am very glad I took their advice. The complex offers a fantastic, pet-friendly location minutes from Midtown in addition to quiet, friendly neighbors. The rooms include laundry connections, front entrance patios, and kitchen appliances. My renovated ground floor apartment even has a back yard and granite counter tops! Pest control is offered weekly, and the front office has extended hours to take calls and address your concerns. Although the renovated rooms are spacious and very aesthetic, they were hastily completed. The problems I have experienced include hot water heater failures, dead electrical outlets, and internet incompatibility issues; however the staff does make an effort to fix your problems quickly, and the issues have not been recurrent. A neighbor of mine has a problem with her ventilation ducts, which hinders the cooling of her apartment. Although it doesn't affect me directly, this is the most serious complaint I would include here. The entire complex is undergoing renovations until the end of Summer 2015, but the common laundry room is available to residents in the meantime. What this mainly concerns is the pool and the new main office building, which have not opened yet. After having worked through all the "new apartment" quirks, I could see myself living at 500 Northside long-term. The amount of space they offer in a single bedroom apartment so close to the city cannot be beat, and it is overall the best value in the area. Hope to see you there, neighbor!
I moved into one of the newly remodeled apartments ~2 months ago. In that time I have had a MYRIAD of serious problems. To start off with my apartment had no hot water, the dishwasher leaked (flooding the kitchen), and a pipe was broken by construction workers in the apartment next to mine flooding the bedroom. After a great deal of heckling they eventually stopped the leaks, however they did NOTHING for the carpet. Just left it damp. It took me more than two weeks to convince them to come back and then all they did was rip out the carpet pad and leave. Did they come back? No. With more time and constant complaining I eventually convinced them to replace it. Still no hot water. It took them about a month to get moderately hot water to my apartment, which coincided with me threatening to hire a plumber and deduct it from my rent. That was month #1. Next, the careless construction workers (this is a common issue throughout the complex) busted ANOTHER pipe, flooding most of my apartment, including bedroom, hall, laundry nook, and some of the living room. They came by and dried it out, ripped back out my carpet pad and quit. The dry wall was damaged, and again half my carpet was all ripped up. With repeated nagging they finally repaired the dry wall, but have yet to bother fixing the carpet weeks later. Next, the AC started acting funny. It wasn't getting down very cool (75 when it was 78 outside) so I thought I would get ahead of it and ask them to repair it right away. 3 days later they left a note saying they lost my apartment key and couldn't get in to look at it. That weekend the AC completely failed. I repeat, this is all within the first 3 months of living here!!! The manager just tells you whatever it takes to get you to leave and then doesn't bother following up. This place is a nightmare. Oh, and the whole place is infested with american cockroaches (the big ones). I will be looking for a new apartment, no amount of money or time not spent in traffic is worth constantly having to deal with these people. You have been warned.
Property Manager at The 500, Responded To This Review
Thank you for your review, I am the manager here at 500 Northside I understand your concerns. Unfortunately, a pipe was broken and mistakes happen. The leak was repaired and, there is a certain number of days after a leak has been repaired that you must allot before completion of all maintenance issues. Such as removing the water, ensuring that the area is completely dry before you replace padding and carpet, once dry replace pad and carpet. This time frame was met carpet and padding was replaced inside your unit. If you should have any additional concerns or issues please contact me at manager.500@hammondres.com or feel free to call the leasing office at 404-351-7133.
