Property Ratings at The 501
The property has a major pest/fly problem that management is not addressing. This was not the case in the previous year. Tenants are forced to purchase their own pest products because they get into our units. Dead flies all over the property. The building has started offering a monthly “pest control treatment” which has not resolved the problem. Move in at your own risk.

The apartments are excellent. Everything exceeds expectations. The maintenance staff are on point. The Manager, Jillian, is excellent knowledgeable and very nice. I recommend all to experience this beautiful atmosphere here

This apartment is where I live. Trust me; this is one of the best apartments in Baltimore. The main draws are helpful staff, quiet surroundings, hygiene, and excellent facilities. Oh Wow, I have a lot of great things to say about 501 Luxury Apartments. I been living here thus far since October 2021. I enjoy the property a lot and cleanliness of the building. The Property Manager Star, Assistant Manager Jennifer and Maintenance Team always go above and beyond to make sure we “all” are okay. I enjoy getting Newsletters, Things To Do around Baltimore, and Updates about 501 Apartments. I enjoy living here despite what goes on in the surrounding area has nothing to do with 501 Apartments. It’s called “Life skills” you must know how to survive and defend for yourself. If your not to sure about Baltimore City do your research before moving here. It’s great place to live with nice and luxurious Studio, 1 to 2 Bedroom apartments. New Security staff is great and they get to work before there shift even start to make sure the Property Assets and Residents are safe. More importantly they make sure we get our packages and mail efficiently. 501 Luxury Apartments also have a Business Center/Lounge you can use to study, conduct meetings and better yet host events! They gym is small but enough space to work out and enjoy yourself. Parking/ Garage is safe and secured. FYI: As Residents it’s our job to walk our guest in and out the building. It’s our job to make sure we do not allow other cars or people to walk through our Garages if they do not have a key fob. It’s our job as Residents to make sure we keep each other safe and all doors secured and lock regardless. Over all, I enjoy living here the Customer Service is beyond Satisfactory! If I could I would give the Property 10 STARS ??

I am very happy to be here at The 501. The staff was very helpful from the time I did the application. I am not good with technology and the office ladies helped me a lot. My fridge was broken and they helped me get another one ASAP. It’s close to everything and parking is good.

Front staff quickly resolved issues I was having. The apartments themselves are really nice and affordable. Security here is top notch. Especially the wonderful young lady who placed a violation sticker on a vehicle in my reserved parking. She’s very involved and stays engaged throughout the night making it safe. I love these apartments and I am a real tenant writing this review. I just moved in on Friday and I couldn’t be happier. Thank you Starr and Jillian for all you do to make this place safe and friendly.

Im Military and was looking for a studio that had everything for a less that a year stay before I retire. It was a great price in a secure building with everything rolled into one neat package. The building has a lot of amenities like the gym, secure parking, and laundry. I would recommend the building to students, small families, and professionals.

I've been living at the 501 for 4 years and counting. It's a great place to live. My friends are always impressed when they visit, the people here are friendly and clean. Their parking garage is HUGE. Everything downtown is close by and within walking distance. And now with more apartment buildings being built nearby, this neighborhood is changing for the better.

I have been a resident for 4 years now and have no complaints. Affordable apartment located downtown with free Wi-Fi access!!!! The staff always respond to any service request I put in timely and efficient. Also I love the hardwood floors and updated appliances it really makes the apartment look very luxury. The cost is probably one of the best bargains you will get for the downtown area.

The whole building is clean and well maintained. The staff is super friendly and approachable. I will say the wifi doesn't reach past the first floor, but there are very affordable internet plans offered. Electricity is a flat $40/month. I'm not sure why they don't just add that to the rent and say "all utilities included" but it certainly makes keeping track of bills really easy.

I've been living in The 501 for over a year and it's been a slow descent into being an overpriced waste of time ever since. 1. The building is poorly crafted: my studio cannot hold heat (poorly made flooring has a hole to the outside under my A/C unit) and cannot withstand heavy rain (water will seep up from the flooring if you step on it and it will leak from the wall along the windows), the terrible flooring makes it susceptible for tiny insects (silverfish and, just recently, roaches) to crawl into my living space. (Thank goodness I don't have a lot of items or I would've never noticed!) I've contacted the manager, Star, many times about getting an exterminator since she came into her position and she constantly refuses and sends false emails about it "being done". 2. The manager of this establishment has such a horrible attitude and cares more about her phone than the building's condition and the tenant's requests. Don't let her charade fool you. 3. It's on an extremely busy corner. There's a major bus line that runs by all day and a good portion of the night, it's a few paces away from a parkway, there's a religious group that makes their militaristic laps across the way either during the day or at night, there's a homeless man who often screams in the night who sleeps under the abandoned 7-11, there's a club that's notorious for violence across the street (and is also the cause for the abandoned 7-11 across the street because it was frequently robbed by club goers), and it's a car accident prone corner. 4. The only "benefit" is the free Wifi. Don't believe anything that's over 1 star for this place. I'm pretty sure it's a fake review given by management. Can't wait until this nightmare to be over ...
Wrote a review that seems to be deleted about how unprofessional, unorganized and incompetent the management is after we were pretty much giving keys to a unit that was not only filthy upon moving in but were giving keys to a unit before even signing the lease!? Wow right. We had also asked for a furnished unit and had walked into a completely empty apt because no one had communicated this even though it was requested/ confirmed 2 weeks prior. Also, Supposedly protocol here is that maintenance collects payments from residents such as security deposits (never heard of this) but it’s done here? Starr is the property manager and she seems to not know anything when asked because “she doesn’t handle that stuff”. All in all, management sucks.

As with anything, there can be a variety of opinions about a thing. My opinion of The 501 leads heavily on the "not so good" side. The 501 is less than 3 years old at the time of this review as far as operations go but the building has a long history. 1. Studios are small, (dorm rooms with kitchens). A few larger studios on the Paca Street side & a few larger studios on each floor. There may be 1 or 2 one bedroom apartments but don't count on getting one - vary rare to be open. 2. 2nd floor studios have ovens (so do the two bedroom apartments) while others have an awfully small two "burner" electric cook top (BTW, two pots can't fit on the cook top at the same time unless they are 6-7 inches in diameter), "Free wi-fi" is so terrible you'll end up in the "computer room" (no computer station). You can work in the hallway where the signal is strong. 3. Avoid Paca St. units (5-night dance club across the street). Crowds are noisy at 1:00 am, police lights, ungodly car honking, fights, gun shots, etc. Windows don't buffer the noise. Paca St. and Franklin St. are busy offering music by cars waiting at red lights, fast rolling trucks shake your apartment, etc. Don't be fooled by the quietness of the lobby - noise penetrates the CLOSED.windows. 4. Secure a courtyard apartment or one facing the back side of Saratoga and Greene St. 5. It's advertised as "non-smoking" - marijuana & cigarette smoke problems (management unresponsive), dirty coin-operated washer/dryer rooms, trash rooms cleanliness is spotty, & over-priced limited parking (170.00 per month last I heard - Lexington Market parking two blocks away with night security & parking rate of 90.00 per month). Not sure if The 501 lot is ADA compliant - few disabled parking spaces. Security cameras but management doesn't watch the video until AFTER a problem. Front desk security operates spotty, no protocol for handling emergencies. No guest check. 6. THE WORST PART is the apartment DOOR SLAMMING. The apartment doors are heavy and lack the necessary padding to avoid a loud bang when the doors are released to close. Imagine, 8 people leaving their apartments in an hour period - now imagine a door slam - 8 door slams. Those door slams can echo throughout half a floor. Management offers no solution to fix the problem. Overall, living at The 501 is random. Management is pretty unresponsive on the major issues. I've been living at The 501 since Summer 2017 and I have never encountered an issue. I do know some of my neighbors had bad experiences with Nate the former property manager but Starr the new woman in charge has gone above and beyond. I am so lucky that I was able to find a place that is not only perfectly located in central Baltimore but it has all the amenities I wanted for the best price. The streets around the building might not be the safest but I have never felt threatened or unsafe at all. There is always a security guard on duty. Packages are never lost/stolen, there's free coffee downstairs, pet friendly and always maintenance staff that can help you with whatever. Starr the new property manager has helped us stay in the loop with more e-communication and doggie treats downstairs for the pups! I extended my lease and I plan on staying for as long as possible.
I've been living here for only a couple of months and am severely disappointed with the quality of service we residents receive. It seems no attention is given to security, maintenance, requests, or even cleaning the trash room. The apartments are grossly overpriced as well. Whoever is in the upper echelon of leadership should be notified that this investment is going under quickly; new mgt needed asap.
Worst property management ever this place needs a new management !!!! Nate who’s the leasing manager is very unprofessional, rude and nasty and lack of good customer service ! been living here for a few months and cant wait for my lease to be up and bounce.
