This apartment complex is horrible. I hated it from day one. Today, it's day 31 since I signed the lease and day 27 since I've lived in the unit. It's the WORST place I've ever lived. On the first walk-through of the apartment after signing my lease, I was greeted by TWO ROACHES! One alive and one dead! When I moved in, another roach! The first time I cooked in the apartment (like two weeks after moving in), ANOTHER ROACH ON THE COUNTER BY MY FOOD! Then one night while lying in my bed, A ROACH ON THE CEILING! These roaches were in various sizes. Also, upon moving in, the apartment had an old smokey odor! On day 1 after moving in fully, the toilet would fill up fast and go down slowly, but nothing would flush. On day 2, it completely stopped flushing. I called to make sure to request maintenance because I couldn't online. Someone came at the end of the next day. He claimed that I needed to hold the handle down. Why did the toilet stop working again in less than 24 hours? It took THREE DAYS FOR SOMEONE TO FIX MY ONLY TOILET! I called the repeatedly front office and made an emergency maintenance request on the phone but no one came. When I finally was able to get someone on the phone, she made the request but did not make the request an emergency after it was my only toilet in the apartment. I had to go up to the front office 3 times complaining before someone finally showed up around 6 PM after 3 days!!!!!! Then when the guy shows up he leaves a note saying "Don't put paper towels in the toilet" and I never put any paper towels in the the toilet. Here it is after being in the apartment for 31 days since signing the lease, THE TOILET IS NOT WORKING AGAIN! This time I was able to put in a request online, but it's been 22 hours and no one has come to look at my toilet! I've seen maintenance around the complex doing everything else. I have two toddlers potty training so you can imagine the degree of frustration I'm facing with the recurrent issue. I have to leave my apartment and go to a public restroom to relieve myself! No amount of paint or "stainless" steel appliance can make up for an old apartment complex with old, recurring problems! Update: It has now been 33 days since moving in and my toilet has broken 4 times! I've called the office several times and no one is picking up the phone. Once again, I am left without a working toilet for an entire weekend AGAIN!
Do not recommend this complex at all. The units were built in the 80's and probably still have the same A/C units. The units do not cool the apartment I rented at all. Several maintenance requests did not solve the cooling issue. These units are roach infested, multiple pest control requests did not eliminate the problem. Dog poop and trash everywhere. No one picks up after their dogs and outdoor cats. There was a murder in the parking lot last summer and no security was increased, gates never work. No one is ever in the office, answer or returns calls.
The first representative who I had spoken to told me i would get a balcony but when I moved, my unit did not have one. Then, I had issues with the air conditioning. In their townhomes, the airflow does not make it upstairs so during the summer it was exceedingly hot. It took getting the attention of a higher up for them to resolve the issue. Then, neighbors here don't really pick up their dog poop, so it's all over the ground. There's little bugs in the apartments, even after you call pest control. About the only pro is that for the space you get a semi decent price
I have been here for 4 years on my 4th contract now, the management and maintenance crew are doing great work. I want to specifically say thank you to Ama and Ana, for your assistance when I asked for. Keep doing the good work.
Watch out for those hidden fees like a $500 deposit if you don’t choose their renters insurance.
The maintenance at this apartment complex is just terrible. Issues do not get corrected properly. My roof literally caved in and maintenance had to come out FOUR times in a 5 month span. I have a newborn for God’s sake. Water drips from the ceiling and completely covers the floors. The walls are thin. If you stay on the first floor you will definitely hear who stays above you.Cars get broke into and left on bricks. The office does not answer calls or return them. I wish I could upload pictures for proof. I’m utterly disgusted with them. I wish I could legally break my lease.

They are at the mercy of the awful Abbey Residential company, who refuses to approve even the most basic of necessary maintenance requests. They will tell you over and over again they are working on getting an issue resolved but then nothng ever happens. In my unit alone, I have suffered through two VERY hot texas summers with an AC unit that can't properly cool my apartment. No matter how many maintenance requests I put in, the issue still persists and I am forced to sit in an 80 degree apartment all summer. During the Winter storm in early 2021, they came into my washroom and tore out the drywall. In the process they damaged my washing machine. I have been waiting on them to repair my washing machine room for THREE months now. in the last three years , this community has dealt with near-constant roach infestations, trash piling up everywhere, break ins, people stealing tires off cars, even a murder (which they didnt even disclose to the residents). This is a terrible place to live. Definitely find somewhere else.

I’ve been living here for a year and there is always some type of issue with the water. Every month there’s a water leak. I truly believe that’s why my water bill is so high. The ceiling in my kitchen was turning brown and actually caved in. Dripping water everywhere. Management tells us they’re working on it but it’s never resolved. Running water turns YELLOW from time to time. The walls are paper thin and you can hear my neighbors conversations and smell what they’re cooking. The foundation is so old and deteriorating. When my upstairs neighbor walks the ceiling squeaks. Also, there were recent car break ins. People’s car were sitting on bricks during the night. I would not recommend!! Pros -Parking good -Noise level low -Maintenance
Lived there for about 2 years, A lot of things could be improved but it’s fine for the price. Here’s a super detailed review. For reference my boyfriend and I are 21, I worked at home so was there all the time and we would have people over/parties frequently. Front Gate: probably the worst thing about this place, the gate doesn’t work half of the time, the codes don’t work, the clickers (that you may extra for) don’t work sometimes. I lived there 2 years and almost always just followed people in. Probably 50% of the people there just follow someone in, so the gate for security purposes is worthless Pool: Probably 2nd worst thing about the place is the pools are only open Memorial Day-August they brag about having 3 pools but they’re inaccessible for most of the year in HOUSTON it really sucked being able to view the pool from our apt on hot days and not being able to go. They always keep the pools very clean though. Security: There were a few break ins and one or two robberies at gunpoint during my time there but with such a huge cheap complex I was actually surprised there weren’t more. I always had my boyfriend walk me to/from my car late at night and carried pepper spray but never had an incident or a time I felt unsafe. Pets: This complex is super chill with pets! One of the best things. The fee was very small for having a pet, Soo many people had dogs and would take them on walks and to the dog park in the complex. A lot of people complain about dog poop being everywhere from the amount of dogs but I never noticed anything. Office: There’s always different people working at the front office (except for Rowland he’s always been there and always been great.) the people were always nice but it is very difficult to get a response from calling/emailing you need to talk in person if you have a problem. Our biggest issue is after moving out they didn’t want to return our security deposit and it’s been HORRIBLE contacting them, several calls, several emails, I’ve gone there in person twice and have yet to get a response. So just hope you don’t have any issues or ask for Rowland directly if you do. Actual apt: had very nice wood floors, great appliances, ac worked great, no issues with the actual apartment!! So it matters on what’s most important to you but I’d say the place is fine. if you’re looking for something amazing then keep looking but if you’re looking for “good enough” this is the place!
I lived 5 years in this place, the first two years it was great but after that all went down hill. I do not recommend this place to anyone.
While the apartments appear to be nice and renovated please beware of issues that you may not see until AFTER you move in. I learned after moving in that there is a huge roach problem. No matter how often you clean and request for pest control, you will still wake up to roaches crawling on you at night and finding them everywhere in the apartment. There is an issue with water bills being extremely high with no explanation from management. While your base rent is low, you will make up for it with their amenities fee and high water bill. Maintenance does a good job at fixing things in a timely manner, but besides that there are just too many problems. I would suggest looking elsewhere.
I've lived here 4 years and in the beginning things were great and then management went to zero! No security, Weed smoke everywhere, break ins, floors and cabinets falling apart,everyone is leaving so now they're approving anyone with a job just to fill the empty apartments. I'll give this place 6 months and it'll be just another hood complex!!! PLEASE GO ELSEWHERE
The upgrades that were done to the apartments are nice ones ("wood" floors, granite counter tops, new cabinets and black appliances. The bathroom, however, has the new cabinet and granite countertop to match the kitchen. The bathtub and tile is a mess. The lefty side of the bathroom is so cute...the right side is hideous. The tub is very old, caulking is horrendous, you can tell there were larger hot/cold knobs before and now they were caulked and replaced with smaller knobs. You can see the caulking and whoever did it clearly did not want to work that day. The tile is a couple different colors. It's embarrassing. Instead of redoing the entire shower area with uniform tile, they chose to patch it up. If I knew this beforehand I wouldn't have moved here. From now on I will request to see my designated apartment before moving in and speak with someone about what is going to fixed prior. Landscaping is...a force to be reckoned with. Under the stairs you have grass growing like crazy. They are extremely tall...coming through the steps now. I see the landscaping team they hired every other week maybe, but they don't tackle the areas near the stairs. Also there is caked up mud where there isn't crazy grass growing. I think all of that should be removed and replaced with small rocks. The wooden planks that are to outline the "landscaping" around the stairs aren't secure. It can definitely be a hazard. Parking! Sheeeesh. What's the point of a sticker in the windshield if non residents can park closer than us with no repercussions? Also, my covered parking is taken sometimes as well. I would recommend a tow service like at my last complex. They drive around after 8PM and check stickers. If non visitors are parked in resident spots, they are towed. Leasing: Rose need to take a couple of classes on customer service. Seriously. She is too rude to be in this type of profession. I really think management should send an electronic survey to their residents (through the portal or email) and get feedback about various things: 1) Leasing Office professionals 2) Interior 3) Exterior 4) Parking 5) Gym equipment
I Love my New Apartment. Since the very first day i came to see on this site i knew this would be my new home. After going to several places, was not happy. But when I came to the The Abbey at Enclave the staff here are beyond Awesome! Mrs. Martinez just to mention of the many is outstanding. They have great service and very friendly. She gave me a tour and loved the property. She along with staff made my move so easy. I couldn't ask for anything more. Its quite and peaceful. And to mention the neighbors are friendly. I've been at this complex for 18 years and have seen owners and managers change several times. Right now the management is helpful, friendly and follows through with actions asked of them. I am highly satisfied with their service. The apartment clientele themselves are nice neighbors overall. Not a litigator crime like there was only 5 years ago. Time has changed things for the better here.
Ok, overall this property is wonderful. If you're the kind of person that likes a semi-secluded property that's quiet and has plenty of trees, this place is for you. The outside of the grounds are older but well kept. A facelift on the exterior of the units wouldn't hurt, but the insides are "updated". When I say updated, I mean they have real granite countertops and the laminate wood flooring in all units (not just the first floor). The units are really spacious as well. Ultimately, for the price you're getting a great deal. 2 pools, great workout center, maintenance is on point. Also, when I toured the property, I noticed kids were there, but I haven't heard any since--that is to say you won't be hearing children running around. I also drove by a few times before hand to check on the place and it's quiet on Friday and Saturday nights! I really love it! If you don't really mind having an exterior with a little character, this place will be great for you. Now...customer service is a problem I've run into. Overall the leasing agents here are pretty good--I haven't ever gotten attitude or found anyone unwilling to help or answer questions. However, getting in contact with someone was difficult. When I was in my signing period, one of the agents came very close to harassing me-calling me every day, multiple times a day to get my check stubs and whatnot. I'm not easily frazzled so I wasn't that upset, but I did take notice . Then whenever I would send an email, I would not get a reply. I would have to call, which, again isn't terrible but I would appreciate a little more service. Like i said the place is great. The price is pretty good. The people (neighbors) are wonderful. Customer service is...eh...
I've been living at the Abbey at Enclave for over 4 years now. I have moved from a 1/1 to a 1/1.5 and I enjoy it. The space and amenities vs price are pretty reasonable to be so close to the Energy Corridor. I am not a big fan of the "mandatory" cable amenity and I prefer to have a W/D already in my apartment instead of renting; these are my only real complaints. The tenant pool is diverse and overall friendly/keep to themselves. Parking is adequate without paying for a designated spot. The location is ideal for my commute...the Abbey at Enclave has been a cool place to live.
I moved from New Jersey. I love my apartment, its very spacious and convient due to it being on the first floor. I love my neighbors and the staff at the leasing office. They are very helpful with any issues that I have with my apartment. Therefore, I will refer anyone to the Abbey Enclave.Eventhough, the rent is High for a one bedroom $950 including the water bill. I have been living in this apartment since 2.5 years. I started living here as a bachelor and now i am married and we have a beautiful daughter to share the apartment with us. i will rate this apartment 10 out of 10. It has been renovated. leasing office staff is very helpful and prompt. i never had any issue till now. except few minor fixes. they have multiple pools and also have a gym that we use a lot. its a gated community so security is pretty tight.

The apartments are nice for your money. Getting things fixed is another story. I emailed twice and called six times and never would fix my A/C. I finally contacted corporate and they got maintenance to fix the issue. Every time something is wrong in my apartment thats what happens, It takes them weeks to get to me. I don't know if the issue is lack of care or under staffed whatever the problem, a change needs to happen.
An older complex, centrally located, clean, well kept landscape, quiet and the tenants are respectful of each other which is very important to me. It just feels like home.
I've been at Abbey at Enclave for 1.5 years now. I have not had any problems with management thus far. Anytime I put in a maintenance request, they are pretty prompt and notify you when the job is done. Very pet friendly, not many restrictions regarding size, weight, or breed. I like the location because it's surrounded by a quiet neighborhood but with easy access to I-10, BW8, and Westpark Toll. The location is also next to Westheimer so food options are widely open. I wish the appearance on the outside would reflect the inside with the remodeling they did (hardwood floors, granite tops, dark cabinets). The complex could use a paint job and definitely better landscaping.
Moved to the Abbey at Enclave on September 2012. The apartment was renovated with a very nice granite counters, new cabinets in the kitchen and bathrooms. Brand new black appliances. The bath tub was only cleaned, not renovated. The walls are thin and you can smell what your neighbor is cooking or even if they smoke in their apartment. With the renovation, they included entry doors that slam if you are not careful (or don't care) and you can hear your neighbors arriving at 2 in the morning. As in other properties, there are a lot of irresponsible pet owners that do not pick up after their pet. Management tries to enforce at no prevail. The neighborhood is quiet and the area, since it is close to a school, can get a lot of traffic in the mornings. Not renewing my lease, because of the yearly rent increase (10% each year). Overall a little bit above average.
These apartments are newly renovated, and in very good shape. We've hardly had any problems while we've lived here, and if did they were fixed on time. The only complaints I have is that sometimes the office staff can be rude, and also that there are people who just let their dogs run around the complex, and nothing is done about it even though dogs are required to be on a leash. Other than that, it's a great place to live.
I have lived here for 2 years. The management is always nice and friendly. It's very updated with crown molding, hardwood floors, and granite countertops for a great price. The only complaint I have is the way the water is billed. It's allocated water and is on average $60 per month....which is CRAZY (I have a 2 bed room / 1 bath and I live alone).

lived there for close to 6 months now, Like the place but the customer service is just pathetic. Very poor customer service by the front desk management. Wish it was a better atmosphere.
Buying out my lease early and moving next week. The walls are paper thin, the complex is noisy, and my apartment has ants. Not sugar ants: large ants that I find on my closet and bedroom floor daily. Can't wait to move!
Very quiet place to live. The apartments and town homes have recently been renovated. Also, the management is excellent.
