In July 2023, I moved out of this aparment (apt no 5110). They charged me about $1475 for a variety of items after we departed. One of them is the $550 damage costs associated with replacing the stove. We were given an extremely old stove when we moved into our flat, and nothing was broken when we moved out. They sent me some broker stove photos and charged like a new stove, though. They deducted my deposit from my expenses, and I also paid $900 + $222.30 using a Kroger Money orders to settle all outstanding balances by August 2023. Still did not settle the $222.30 balance. We give them a $222.30 Kroger money order on August 4, 2023. August 7, 2023, was the date they cashed the money order. They announced that some of it will be reflected by September 9, 2023. It's been over seven months, and the outstanding balance is $222.30. I attempted to contact them via phone and email, but I never got a response. I have never seen an apartment quite like this one in my life. Be careful with this Leasing Management, incase you moved out of this city, they won't allow your friends to intervene and won't respond to you even in emails or phone. They will literally show the hell, worst Management ever!!

the customer service here is bad. they don’t really care. that’s why they have rent specials. your water bill will be inexplainable expensive. hot water goes off without notice
Your problems are endless they staff is a revolving door you might as well prepare to go to the office because you have to call at least 50 times for someone to answer the phone. And all apartments include a free insectarium
No one helps or answers when you call the office. Continuously water problem sewer backing into your sink not considered an emergency roaches out of control gate always broken
Absolutely terrible. My home and car got broken into and they did not care, I added pictures of my car. They do not answer any emails, phone calls, maintenance just tries to enter into your apartment without even announcing themselves and the apartment does not care(I attached my response to theirs). The toilet broke every month literally, the kitchen sink did not work my WHOLE 14 months. The gate closed on my car and The bumper was hanging off due to a glitch and they never responded(I attached that as well). If you’re a young female on her own do not move here! I even told them about a stalker and my boyfriend talked to them as well and they didn’t seem to care about that either. Parents do not let your college aged children to live here ! Then they randomly add charges to your bills with no explanation and I even asked and they said “oh everyone is having that problem” and never fixed it. My clothes were ruined multiple times by the washer that would say done but the washer was still full of water. I could go on and on about this place. The water turns different colors sometimes as shown in pictures as well. Please just run from this place it’s not worth your time. If I could do zero stars I would. Pictures of my home, car, and emails speak for themselves. I was warned when I moved in but everyone was super nice but I learned within two months that this is not what it seemed
This apartment promised me that apartment would be ready on move in date but it was not. When I came to sign the lease, things promised would be fixed were not. They painted shower curtain rods white and hung it in the closet hoping I wouldn’t notice the difference. The toilet has not been flushing properly and i have been asking them to fix it for over a month now. Roaches were a problem since day 1 and still a problem. I am very unhappy and will not be renewing. I wouldn’t have moved in but I ran out of time to look for another place. So disappointed, they are not very professional.
I'm going to miss living here, I moved in June 2017 in the Brixton 2 bedroom upstairs in phase 1. I'm a first time renter and had a great experience over all the abbey, every time I interacted with the front office they were extremely helpful. Phone calls I've made took long to respond but once during father's day my AC broke and maintenance came quick and fixed it that same day. I'm still unsure to the AC works, I couldn't figure out how to put on the heater so I used a space heater... with this Texas weather as long as my AC works I ain't messing with it. The area is relatively safe, I'm a paranoid person so I try not to walk around after dark but I have come into my apt late at night. There have been some break ins reported but that can happen anywhere. Parking was awesome but after hurricane Harvey it has become more congested but i can still park which is reasonable. I love the apartment design and interior. The temperature in the shower changes erratically from hot to cold but once you learn it's kinks it stops. In my kitchen sink the hot and cold labels are swapped but okay?? No big deal. The walls are thin but fortunately my neighbors are not excessively noisy plus I'm sure I've done my fair share of loud music. Speaking of neighbors, mine are nice and keep mostly to themselves. I live next too a family and 1 person who has a dog that barks but it's fine. It was a hassle trying to get internet but I'm not home for the most part so I just upgraded my phone. I didn't have a bug problem thankfully but I do notice a lot of dead ones which Is way better than having live ones. I paid my rent through walmart to avoid the web portal hassle. I will miss living here.

These are not worth the asking price trust me you will have a lot of problems including roaches. Needs to be upgraded very old bathroom the staff is nice but past that it’s the only good thing look elsewhere to live it will save you a headache

I like the apartment and the environment, my experience so far with this place is that if you have any issue or complaint please go to the lady called Claudia, she is the only one that can solve your problems on time. Claudia is so professional and wonderful, she will call you to follow up on your issues. she's the best staff period.
If I could give them 0 stars I would. When it comes to signing a contract the staff is nice but once you have a problem, they will not call you back. It took them 7 days to fix my A/C in this 100° weather and I just got my water bill this month for $74!!!! I live in a 1 bedroom apartmwnt with no washer/dryer and I do not use the dishwasher. I could kick myself for signing another year contract.
The Abbey at Eldridge is THE WORST! We have had a major leak in our bathroom from the A/C unit since last Tuesday, June 28th. It is now July 5th, and the issue STILL has not been resolved. We have had to put buckets down to catch the water! Further, when I went to the leasing office this afternoon, the lady from management said the maintenance man would meet me at my apartment to check out the issue. No such thing happened. I had to leave to go to the doctor, and upon returning, I found a note left on a paper towel that maintenance had been here. I suppose he thinks he fixed the leak because the ceiling is no longer leaking water because the A/C IS NO LONGER WORKING! He also left the toilet seat up, so yea, thanks for that. The heat index is 103 right now, and I am 39 weeks pregnant. My two year old and I are sitting in our apartment sweating!!
THIS IS SERIOUSLY THE WORST APARTMENT EVER!!!!! I have lived here for 2 years and I always have problem with maintenance. our AC is broken every couple months.and everytimes I have to keep calling them and begging them to come fix it. my apartment is always 20 degree different with the AC temp setting. I called them on friday asking for the maintenance team to come by and check on our AC. noone showed up. I have to keep calling them 3 or 4 times more and all they can say is we already put on order, we dont know when its your turn. now its sunday and noone showed up. I have been calling them since friday. its really really hot in our apartment. we set it at 65 and it is 81 inside. how ridiculous is that?????? i never late on rent. i never ever give them attitude eventhough this problem has been going on for years. last night I had to call their emergency maintenance line and beg them to come check out our AC but noone returned my call. this is disrespectful!!!!!!!! they open at 1 today and im going to come down to the leasing office and talk to the manager to see what they can do because i really cant take it nomore. DO NOT LIVE HERE!!!!!! I REPEAT DO NOT LEAVE HERE!!!! THEY ARE ONLY NICE TO YOU WHEN YOU SIGN THE LEASE AFTER THAT IT IS ALL LIES!!!!!!!
The apartment itself is decent, and the rent is competitive. The front office is incredibly incompetent though, and the maintenance crew is clueless. Have had to threaten legal action (with lists of city and state code violations) to get them to actually fix things that have been reported for months. And even then, things weren't fixed properly. If budget is a serious issue, make this a temporary stop. The front office is disorganized, doesn't have their resident's best interest in mind, and it's impossible to get anything fixed.

Infestation! Rats, fleas, bats, bats, more bats, ants, wasps, more ants! I'm not exaggerated. This place is ridiculous. When I moved in, my apartment was not cleaned. I have over 80 photos showing the filth. I had to call a professional cleaning service and the management refused to do a thing about it. The staff turnaround is nuts! No one stays working here for very long. They refuse to fix my dishwasher and stove. They refuse to fix the serious electrical problems in the building. The hot water is off for days at a time several times every month. The entrance and exit gates break weekly. Crime rate has increased due to neglect. They refuse to fix the building lights all year. It's pitch black outside and very unsafe. They refuse to get pest control to kill all the ants, fleas and wasps. They feed the rats with boxes claiming that it should kill them but they are all everywhere. This place is a joke and breaking laws over and over. Avoid the Abbey at Eldridge at all costs. I emailed the management company property supervisor last year with photos to proof the neglect and still have not heard back. The property manager here said that her supervisor couldn't open the photos so she ignored my complaints. Ridiculous!
This is a perfect location close to shopping and restaurants. The apartments are nice and well maintained and service requests are timely. I found the staff to be friendly and willing to address and work to resolve any issues. I love my apartment and this area !!!
First impressions of the complex and staff are great....but 1 year later....twilight zone.. The grounds are unkept. The porters spend more time riding around in golf carts than actually performing any tasks which are so obvious. Mud on the sidewalks and parking spaces....always. The underground sprinking system is for show, never works. A maintenance request may be responded to promptly via email, but an actual live person performing the work, 7-10 days latter, and sometimes they never show up. Rent is competitive for the area, but the outside appearance of the complex is terrible. I would not recommend this complex to anyone.
Staff is nice but the units are outdated and need attention. When the A/C is on and you live on the second floor it drips into your shower.
The Abbey at Eldridge have been great to me. I've lived here since Nov 2012 and I have minimal complaints. The maintenance has always been on point and quick with service. Sometimes the ladies in the office take their time answering the phone but I rarely have to call so it's OK. I live in the back set of Apts so it's kinda annoying having to travel to the leasing office. One main complaint is that I had a Roach problem for the first couple months. The pest service doesn't work at all. I used fire ant killer and haven't seen a Roach since. The area is very nice and quiet. I guess I just got lucky because in my experience I haven't had the problems that I see others have on the Web. My apartment faces Enclave so that's another plus. I would recommend this complex to anyone based on what I've been through. 10/10 would live here again. Don't let the other reviewers deter you. Check them out yourself!
I stayed here during a time where I was strapped for cash. If you can afford it stay elsewhere. The "renovations" were not well done. the floors were uneven with lots of dips in it. The bathtub from what I could tell had a layer of paint on it to cover stains which I was charged $15 dollars for when I moved out. I guess they thought it needed a new coat of paint. The staff is not at all organized. I paid extra to get a second gate remote that took several trips back to the office to get a working one and now am having to argue with them to get the return on my deposit. Bottom line is, the staff is unorganized and the renovations were poorly done. Don't let the model apartment fool you.
DO NOT MOVE HERE!! I lived at the Abbey at Eldridge for 14 months and I had so many issues since day 1. First of all, refrigerator and the A/C was not working for the first 2 weeks I lived there and it was summer time! Water was often turned off for days at a time and if the water was on the water would be this gross brown color. Many times I would go to take a shower and there was not any hot water. Many different excuses by the staff have been given for all the problems. Even the turnover rate of their employees is high. Management is not professional and neither is the staff. The pool could not even pass inspection this year so it has been closed for 2 months this summer. When the area has been hit with heavy rain and thunderstorms I would have water and mold growing in the ceiling and in the walls. It was a horrible experience! I bought a house and finally got out of there! It is cheap to live there but so NOT worth it!
I have lived in quite a few number of apartments in Houston, and The Abbey is better than most. Quiet place to live for the most part, that of course depends on your neighbors. I have had to call on my neighbor to the right at least 6 times since I moved in. My other neighbor that just moved in lets her dog bark all night. This, along with the number of times I have to call maintenance for some thing or other has made me decide to move out when my lease is up. It is an older apartment complex so something is always broken. As I type, I have no hot water (since last night) and it 'should be up in a few'. Also, I recommend you get them to show you the actual apartment you will live in before you sign the lease. I would not have moved here if I had done that.
The abbey is a nice place to live: good location, quiet, good price for the the space, but they turn the water off during the week and during the day with no warning! It happens at least once a month. If you need to shower before you go work a night shift, good luck because you might be able to.
