They dont get their apartments/ townhomes get cleaned for pest control before u move in. I have my body covered with rashes and they said they cant help. And may be we brought the pests with us. I drove from VA and didnt have any issue at my home and didnt even bring any furniture except my clothes. Worst management!!!!!
Prices continue to go up above market price, cheap tiling in the kitchen and bathroom, and numerous problems with management and housing. Seems like every month there’s a water issue, with the most recent problem lasting longer than three days which is a health violation. They don’t care about you, only about your money. Try to avoid if possible.
I have been living at the abbey for a little over a year now and have been absolutely blessed by the office staff and the maintenance crew. Living here really does feel like home. All of our neighbors have either turned into life time friends or just someone I can always count on! Thank you again to the staff for making living here a dream!
I have lived here for 5 years now and have enjoyed living here. Moving only because of work but honestly, the apartments are updated, great appliances and the lakes around the property are awesome. There is a large turnover in office staff, so you never know who you would be speaking to but i never really had to speak to them to be honest. Maintenance staff is excellent. The location is perfect and close to everything you need. I barely ever go downtown. Great community for pets and for outdoor runs. The only thing that sucks is the parking. I have gotten hit 2 times since living here. Need to be weary where you park and who you park next to. The cars are all so close together! Also, since covid hit, the office teams responsiveness has been lacking but I'm sure its due to all the changes taking place. Other than that, I never had an issue. I would recommend.
Very nice apartments for the price. Some issues with bugs, being so close to nature, and previous broken/non-working parts of the apartment from previous tenants that weren't fixed. But keeping the apartment clean and submitting a few work orders clears that up. The maintenance team is very efficient and cordial. Joel has been very nice and has helped out tremendously getting things fixed.
I lived there for three years. My first year I loved loved loved it. Although the water bill and a $4.50 water processing bill ticked me off. Then they eliminated valet trash but didn't reduce the amenity fee. Then parking became so scarce that I hesitated to even leave after 5pm for fear of finding a spot when I returned. Then I went with a different renter insurance and they said I couldn't quit using theirs so they tacked on $54 a month for their insurance. When I moved out I never received my deposits back despite leaving the apartment absolutely spotless.
My husband and I lived here for about 2 years, and we loved every minute of it. When our baby daughter was born, Betsy was wonderful to get us a bigger apartment to fit our family. I felt totally safe at the Abbey, I never had an issue with my neighbors, and I loved the close proximity to Target, Walmart, and the Summit. Maintenance was always quick to fix whatever issue we had. The only complaint I have is that we did have water bugs, but that’s to be expected when you’re living in a wooded area. The Abbey was beautiful and felt like home, and I miss it so much (we’re military so we had to leave Alabama). I would definitely recommend this place to anyone!
The Abby, Where the beautiful landscapes and Pool will relax you from your stressful day. And when you walk into you hardwood floor with elegant home you will have a smile on you face.......BUT! look out. You will find dead or roaches in you apartment now and again even if you call for and exterminator. Also The complex will not tell you the truth of now much you will pay for a month. You will be slapped with a 45.00 sewage/water free every month on top of your monthly bill even if you don't even use that much water!. Now the apartment office will not tell you that you will be charged that Fee. I asked the person that helped me 5 times at different times (is this bottom line that I will be paying?) and She said yes every time.Just so you know that another company will slap you with a 45.00 fee ( again not for the water your use but a fee) some time in the month which will be added in your Renter"Portal" and will show as (Overdue .lol) And the office wont be truth full..They might think they don't have to tell you the truth because its not the Apartment complex that charges you so they just say you will have to pay for water..(and you wont think anything about it) Please ask them to explain more about that part.. FYI We renters don't care about you logic we car about the bottom line. Also the watch out for the carpets! Because when you walk on the carpets you can feel bumps under the carpet Do to the warping floors. And the central air is old!!!!! And will suck the electricity and your bill will go up.. As much we pay a month the central air & Floors must be fixed or updated. Please get your act together! you are charging a lot a money for (OK) I do like the place I just want you to image yourself living in the apartment. And think would I like roaches,coming up wood floors,old central air unit, A fee not water usage in your busy life .. and paying a lot of money. Also make shure that they tell you what you will have to pay to Move in at the beginning!! Because the person that helped me was way off I had to pay the move in payment plus the First month.. (She only said I only had to pay the move in payment..) ARRGG
I toured the location and the staff wasn’t very friendly and the apartment that I was shown was very cheaply renovated and smelled old. There are so many apartments squished onto this property, not worth it and not worth it for this price.
Abbey at Inverness is a decent place to live in.Excellent big pool is the main attraction. Apartments has ample of parking space with a beautiful lake view. School buses ( Oakmountain)are coming to apartment so it's a good choice for families having school going children. Only drawback is residents are not much kind towards kids noise. The management staff is good especiall mention to our leasing officer Ms.Makenzie. She is extremely helpful and rich in experience. She helped us in each and every step of leasing .May god bless her.She made th he leasing process extremely smooth for us. Overall Abbey at Inverness is one of the best place to live in 280.
If you love camping.. like really, really love camping and being ONE with nature, maybe this place is for you. You will truly be one with the outdoors while relaxing indoors. Let me start by saying I’ve lived here for 6 months now and in the first month things seemed fine. Maybe that’s when most people write their 5 star reviews. Listen, for the price, I didn’t have high expectations. Yes, the floors are crooked. Yes, appliances are not level. Yes, the patio door gaps because the entire foundation is probably sinking and our living room is at a diagonal. All of these things I could live with, for the price. What I cannot deal with is ongoing pest control problems, mainly cockroaches, centipedes, and earwig bugs. My boyfriend and I have an ongoing joke now where we document the bugs we kill daily. We have had pest control come out many times. It doesn’t matter. A few days after they spray (which is incredibly inconvenient because I need to make sure I’m home to get my dog out of the way for them to spray chemicals in my home regularly, not happy about that in the first place), another kind of insect moves in. We have friends in at least 4 other buildings throughout the complex with the same problem. This is not isolated to one apartment or even one building. The insects, and mold, I cannot deal with. We have a huge mold problem in the air intake closet and around every vent in the house. I’m no HVAC expert but I’ve lived in 7 different apartment complexes in 5 different states, and I’ve never once had mold or cockroach problems. I could echo some of the same sentiments frond other reviews like the mail system being a headache. Your “notification” for packages is a slip of paper in your mailbox and those aren’t even always accurate. Packages will say delivered for several days and the office staff can’t find them. They turned the water offer for the entire afternoon two days in a row without any notice and without a phone call or email, TO THE ENTIRE COMPLEX. “It was posted in the portal”. Anyway, I’ve gone off on a tangent. If you would love to live with insects sharing your residence, and the fresh smell of mold in your home, maybe this is the place for you! I left two stars because I feel bad for the office staff and maintenance staff. They do what they can, but unfortunately these are old apartments that have been cheaply renovated, and it shows.
Please, if you read this, reconsider choosing this place as the apartment complex you choose. The beginning of the process was great, and I was so excited about my new home and all of the amenities it would have to offer, but this exciting feeling soon turned sour. Upon arrival with my things to move in, I discovered that I was placed in 1 of 3 apartments in the whole complex without a fire place, which was a total bummer. Then, as I am inspecting the apartment during move in, I find bleach stains all throughout my apartment’s carpet. I immediately report this, and am told my carpet will be replaced and the issue documented. Both of these items never happened. Fast forward a few months, and I have a huge water leak in my apartment and my floors are ruined and mold starts to accumulate. I was told these things would be addressed. And just how were they addressed you may ask? Bleach sprayed on mold. That’s it. I had to look at yellow walls and messed up floors for the entirety of my stay at the Abbey at Inverness. Fast forward again, and another water leak, more mold, and more damage. And again, all they do is spray bleach on mold. Now my cabinets are ruined, my hardwood is ruined, and I am missing several of their “peel and stick” kitchen tiles. Fast forward, and yet another water leak. Surprise surprise as to what happened with that one. While they made sure to fix the leaks, they never made sure to execute satisfactory service to a resident paying them hundreds of dollars a month. Instead, I was offered to “move out at my expense”. And then upon move out, I receive no deposit refund because “there was a dark spot in the stove” (let me make sure I get on my hands and knees with a Brillo pad to scrub that for you) “there were bleach stains in the carpet” (yeah, that were there at move in which you said you would address) “there was a splash of something on a wall” (from having to kill a cockroach). And it took me reaching out to them and begging for information to even get explanation as to what was going on. Extremely disatisfied with the “customer care” and “exciting experience” I received from the Abbey at Inverness. Luckily, $100 doesn’t mean that much to me, but it might mean something to someone else who really needs it. So think twice before you decide to call this place home. Edited to add: I have never had to give an business a poor report on any site, and it hurts my heart to have to do it to this place.
My son had a wonderful experience at the Abbey. He was a college student and absolutely loved the area. He enjoyed the pool, workout room, etc. I want to thank the staff for such a wonderful experience. It was extremely important to me that the apartment we chose had to be very safe and very clean (and clean to me means NO bug infestations at all). This apartment not only met but they exceeded both expectations and we were very happy. There is no question that he will definitely want to move back to the Abbey if his job brings him back to the area. Thanks to everyone. Jordon & Jennifer
The floor plans are nice and unique, and love the pool area and the theater room . The staff was very friendly and helpful during touring, I would definitely recommend checking out this place!
Terrible management. High prices for cheap apartments. Bugs, bugs, BUGS. Cheap washing machines. Had to replace the fridge multiple times. AC constantly goes out. Bathrooms are the worst, constant problems like a huge moldy leak that took over a month to get fixed (still stains on ceiling). They were doing construction to a parking space outside our building and told us (less than 24 hours in advance) that we had to have our cars moved by 7 am. ANY other apartment complex is better than this.
It's"renovated" , but so old and poorly done that the apartments are falling apart(no seriously, my floors are coming up). They have no insulation so be prepared to pay out the nose (theres a stronger word I wanted to use here) in electric. Add $100 to your rent each month for amenities you'll never be able to use. Oh, also infested with ants. No matter how many times I spray for them, I always find them swarmed around and in my pets food bowl. Don't even get me started on the parking. The spots are so small you can barely fit in them, and there is not nearly enough spots to accommodate their residents . Pray you don't live near neighbors with big vehicles bc they'll always take up two of the very limited, very tiny spots. Also, they make no efforts to control the ducks that run wild around the complex. As a night shift worker I sleep during the day and 99.9% of the time I can't sleep because the ducks are outside my apartment fighting each other. The dumpster for your trash is off in a secluded section with no lights. So if you have to take your trash out when its even a little bit starting to get dark, you just have to pray someone isn't hiding in the bushes by the dumpster to jump you. It really is unsettling. Lastly, if you have to have a package delivered it will be delivered to the front office. however, they have no system for sorting or holding packages and lose them easily. They lost a package sent to me during the holidays, found it 2 months later, then called to yell at me for leaving it in the office for so long. Long story short, this place is deplorable and will suck your wallet dry from its cheap awfulness.
I do not recommend this apartment complex. It may seem really nice to anyone that tours the complex, as the buildings look new and very housewarming like. However after living there for nearly two years and moving between 3 different apartments in the complex, this is not a pleasant experience. To start it off, they don’t mention anywhere online that there is a $99 amenity fee per month, which pretty much only pays for the pool. There used to be valet trash, however they got rid of that over 5 months ago. The second one we moved out of was due to constant flooding and them unable to fix the issue. It also turns out that apartment was prone to flooding before, and we were never mentioned that fact. They told us we had to move out, and only reimbursed us for movers(no reimbursement of rent). The third apartment we moved into was okay, but after we moved in our neighbors informed us there was an electrical fire from the A/C unit which ended up having half the apartment renovated. After living in this apartment for 3 months, ants would appear out of nowhere to eat anything they find. This happened to everyone in our row of apartments. This would go on for weeks, with nothing being done by the office. The last straw was when our lease ended on the 1st of January, even after handing our keys in on the 30th, they decided to charges us a $99 amenity fee. This place may look nice on the outside, but save yourself the headaches and wallet and find somewhere better.
This place is a nightmare! The office staff is rude and very incompetent . Sherrie the office manager is very nonchalant about serious issues . She could care less about makntence issues or the living conditions . Since living here I’ve had about 10 maintence request in less than 6 months . The central AC unit has went out about 4 times in the last 3 months . It is absolutely ridiculous . For the rental prices you could find a way better apartment This was the absolute worst decision I’ve ever made . Do not move here unless you want to throw your hard earned money away.
YOU GET WHAT YOU PAY FOR Pros: • Free rent/Rooms to Go gift card promotion • Granite countertops • Built-ins in closets • Washer and dryer in unit • Fireplace nice in winter • Multiple ceiling fans • Proximity to Cahaba Beach Dog Park (if you own a dog) Cons: • The buildings are 30 years old. The “renovations” are definitely lipstick on a pig. • The floors are wonky and not level. Couldn't place the bed how we wanted due to this. • They say they have “designer hardwood floors”? It’s cheap and does not look real. People including myself get gaps between the planks. The molding easily pops off the wall. • Expect astronomical power bills because most A/C units are outdated and units are poorly insulated. • The mandatory “amenities package” ($95/month) covers cable and internet, but I would choose to not have cable at all if I had the choice. They NO LONGER PROVIDE valet trash. • Perhaps due to all the ponds around the complex, pests are a huge issue. I kill 1-2 roaches per week in the apartment. • Geese – geese everywhere. Goose poop everywhere. Also due to ponds. • The dog park is gross because it is just bark in a small area. It’s nasty for days after it rains. It would be much nicer if it were grass. • They charge a hefty amount for use of the clubhouse.

Abbey at the Inverness is the new home to my daughter and myself. They have beautiful amenities, community activities, and excellent staff. You are always greeted with a smile and get a fast response to any inquiry. We are fortunate for this family like atmosphere!
I recently moved to this apartment, and so far, my spouse and I are very happy with our choice. The leasing office staff has been very helpful and polite, and as promised, our apartment is completely renovated, including new kitchen appliances. During the tour, we were also very happy that we were able to choose the location of our apartment. The property is very organized and beautiful, and the amenities (including an updated gym, pool, internet, cable etc..) are great. During our move-in, everything was very straight forward and simple to set-up. Overall, excellent community and location for our first 'home' in Birmingham.
From the Abbey's website: - gourmet kitchen with brand new granite countertops: these are faux granite countertops they are NOT real! Possibly laminate masquerading as real. - custom cabinetry: with hardly any space! Prepare to buy something to have extra storage. The cabinets in the 2br 2ba units are ridiculously small. If you do consider moving in when you do your walk through look closely at the cabinets and think about where you would be storing things when you rent. - energy-efficient stainless appliances: these appliances get dirty! I bought stainless steel cleaning products and they pick up marks very quick. If you have children stay far away from this appliances. - designer two-tone paint: I'm not sure what is 'designer' about this paint. See a real unit not a staged unit! - relaxing patios or balconies: depending on where you live on the property you may have a decent patio but this is the exception not the rule. There's nothing 'relaxing' about my balcony as I can see and hear noise from 6-8 other balconies. - designer hard wood floors: HA! Faux wood floor laminate that is uneven. You'll feel it as you walk through the apartment. - much more!: Yeah, bugs! These apartments are infested with them! I cannot say enough wonderful things about this complex. To start, Allen and the rest of the office staff were so nice and kindhearted and honest that it made the daunting task of looking for an apartment much easier. The application process was easy and fast. The grounds and amenities are top notch, the lakes provide a nice evening walk with your dogs, or letting them go play in the on site dog park. The updated apartments are beautiful and easy to fall in love with immediately. Maintenance is quick to respond to any issues. Any where I have walked on the property people always say hello, and if you see any of the leasing staff they are quick to ask how you are and if you need anything. By far the best apartment complex I have lived at in Birmingham. I cannot say enough wonderful things about the office staff, they took what was a very difficult move for me and made it 100 times easier.
My application and move-in experience was an easy process. My leasing agent Betsy was extremely nice and helpful. Any questions that I had along the way were either answered right away, or followed up on expediently. Betsy, along with the other staff members on hand, made sure that I knew all I needed to know about the property and the area...and since I've moved in the level of kindness and assistance has not changed one bit. My apartment is not just an apartment, it's home....I feel like I live in a small town within a busy city, if you know what I mean. Hwy 280 contains all that I need from shopping to entertainment to car maintenance; but the moment I turn off that busy highway and turn into "The Abbey" I feel the comfort and ease that a quiet neighborhood brings. It's a nice place to live.

I LOVE living at The Abbey! My apartment is BEAUTIFUL and completely renovated with new appliances and counters. I was so excited to find such a nice apartment for such a reasonable price. I can't say enough how nice the office staff is. They are always so friendly and willing to answer my million questions. The maintenance guys are also great, and have been able to fix the few issues I've had since I first moved in. The property is so beautiful and well maintained, and everything is so calm and peaceful. I live by myself and always feel safe walking around with my dog, which is a big plus! I would recommend this place to anybody looking for a comfortable place with nice features

Beautiful property and scenery! When I visited the property, the leasing team gave me a warm welcoming and were very friendly. On the tour, I noticed that the property had recently upgraded their units! It is a very modern and cozy property! I cannot wait to move in!

I've been living here for a couple of years. My apt is fabulous.. peaceful. The staff is great . The courtesy officers are friendly.. The pools are second to none... If u are looking for a quiet secluded spot but close to everything .. This is it.

I moved here May 2016 from Texas. It was the easiest, stress-free transition, especially with having to do everything over the phone and email. The day I moved in, my keys were ready and after doing a 12-hour drive, I was able to just relax. The atmosphere is serene and feels like home. The maintenance team stays on top of maintaining the apartment complex; any issue is addressed in a timely manner or you are at least alerted with the timeline of your repair. The complex is kept clean and for the amount of nature around, I do not experience bugs or pest. I have pest control come out and spray once a month for routine prevention and experience no problems. The main pool won my attention from the initial decision to move here and hasn't disappointed since. In all, I am more than satisfied with the professionalism and environment at this complex and glad I chose Abbey at Inverness to be my home.

When I moved in the staff was fantastic and made it so easy and took care of everything ! I have been here for a month and it is like living in a resort ! I recommend this complex to anyone looking for a great place to live

This is the worst apartment ever. Rental beware. Bugs bugs and more bugs. Ants ants and more ants. I wouldn't wish this apartment on my worst enemy. Things always breaking, air always going out. They need new management. They say they spray but bugs still come in its a shame that you pay all this money to share it with bugs. DO NOT MOVE IN HERE!!!

Just wanted to let you know that we met with Terminix Pest Control service this past week. They are in the process of an aggressive action plan on the pest control issues. For example, they are treating the outside building, trees, pine straw and breezeways in order to prevent further issues. We pride ourselves in providing excellent customer service therefore if we failed to meet your expectations I would also welcome the opportunity to discuss how we can improve.
I have lived here less than 6 months and am already putting in my notice to move out. In order to break my lease I had to pay back the "move in special" of two months half off in addition to the 1,000 buy out payment. In total $2,500 that I have to pay to move out of this atrocious place. They claim the apartments are completely remodeled. The bath tubs are painted over. The toilets rarely properly function. The area above the sliding glass door frequently leaks. After several attempts to have the management team fix it, I made a call to the regional manager. Removing the drywall inside the apartment revealed fungi growing and wood colonized by black mold. I have over a hundred pictures of the dreadful conditions. I wish this website would let me attach. I sincerely hope this post will persuade others not to move in here. Please save yourself the misery
If I could leave 0 stars for the review, I would. We (my girlfriend, myself, and our cat) have lived here for a little over eight months and it has been the single worst apartment experience either of us have ever had. The grounds and facilities are beautiful, but that's pretty much where the positives stop. We have had countless functional problems with our apartment, and the management has been unwilling or unconcerned enough to fix them. Here are just a few of them: 1. Our toilet clogs regularly for no reason whatsoever. It actually doesn't flush completely on one try. We have to flush it twice to actually get rid of the contents in the bowl. We have had to put in service requests for a maintenance worker to come and unclog the toilet, but more often than not we have to find a way to fix it ourselves. 2. We have had multiple ant infestations, with the latest one lasting over a week (and it's still going). The management has insisted that "pest control sprays regularly," but they're either lying or the pest control is using ineffective chemicals. We have also spoken to multiple residents who have had the same problem, and the management has actually informed us that they've had other complaints about ants. But they still refuse to actually fix the problem. The ant issue has become so prevalent that it is the leading reason behind our moving to a different complex and breaking our lease. 3. Our A/C has broken multiple times, and each time it took several days to fix. All the while, our apartment remained above 80 degrees. We had to purchase giant box fans just to keep the apartment habitable for those periods of time. 4. They will probably offer you concessions to entice you to move in. For us, it was several months of half-off rent. What they don't tell you is that you'll have to pay all of that back if you break your lease. So if you got three or four months of half-off rent, you're looking at several thousand dollars to repay if you come to the conclusion that we came to: that this place simply does not function properly.
None to pleased with the way they do business. Not sure if its incompetency or shady business practice. The amount and type of fees and the seemingly inconsistent way they are administered when signing up for a lease is unjust. I was a current resident, but was asked mid-lease to move to a new apartment because my current building was being renovated. To remain a resident I had to go thru the entire new resident process including dropping hundreds of dollars on the before mentioned fees, as if i was a new resident, which I wasn't. Discussions with different reps yielded different policies. Front office staff communication is indicative of the quality of people in the office, which is to say, poor. Clearly, staff training should be a priority in 2016. While I can appreciate any business wanting to make a profit, a business that looks to solely grow revenue while sacrificing common sense and solid customer service is doomed for failure. There are too many other great communities to choose from. Stay clear of making the Abbey your next home.
I've lived in this apartment for close to 4 years and I absolutely love it. Unfortunately, I have to move due to renovations but I would love to move back once completed. I'm 7 minutes from work and is best place I've ever lived! The pool area is absolutely amazing and so is the gym.
Honestly, it is not a bad place to live at all. It had a less than sterling reputation a couple of years before I moved in as it pertained to crime, but I have never experienced any major problems as a resident. I rarely had noise problems from neighbors, no maintenance issues, a small ant problem that was rectified immediately. It is located off of a very busy thoroughfare but again not much noise could be heard. They are currently in the process of renovating. Overall, I would recommend it as an option to anyone.
