West Palm Beach puts the excitement and extravagance of South Florida in your lap without the exorbitant price tag. It’s a great community for folks who like to stay active: The Lake Trail offers a chance to ride a bike through a scenic route lined by majestic trees, historic mansions (including Henry Flagler’s Sea Gull Cottage), and the Intracoastal Waterway.
The nightlife along Clematis Street and at the CityPlace complex provides enough variety to ensure that there are always plenty of options for your after-hours adventures. Numerous performance venues and music festivals bring an eclectic roster of concerts to the community; SunFest in particular attracts major touring act and regularly draws hundreds of thousands of fans to the waterfront every spring.
For a more intimate and refined experience, catch a performance by the Palm Beach Pops or the Miami City Ballet at the Kravis Center.

Property Ratings at The Abbey At Northlake
This place is one of the worst apartment complexes I have EVER lived in. Apartments are marketed as renovated, but all they have done is painted over ROTTING WOOD. Staff is inconsiderate, rude, and unresponsive. They will also blame residents for issues the leasing office makes up on their own. Extra fees come out of thin air, and expect to be put on hold for hours. Multiple times I have been put on hold on the phone, and they have gone ahead and closed their office hours early while I am on hold. If you value your sanity, DO NOT MOVE HERE. If I could give it 0 stars I would.
On 07/22, I filled out the application at 'The Abbey at Northlake'. Soraida helped me, she sent the details regarding the application. I told her I'd come on 07/23 and I went she was not there in the office, I spoke with another consultant Nikki, and she showed me the apartment, it's ineffable, and she helped out regarding the requirements. I told her I'd be moving on 07/25 if everything worked fine, she said she'd help Soraida, who is my actual consultant to get the application process done faster. On 07/25 I received a call from Soraida that my application got approved while signing the documents Nikki helped me regarding the documents and yeah it's good. Finally, I got the keys on 07/25. Thank you Soraida and Nikki for completing the process quickly.

Thank you for the 5 stars and kind words about our staff and how they made the process easy! They are awesome and are there to help!
I've had a positive experience at the community so far! Management is very on top about handling issues and tries their best to do so in a timely fashion. Maintenance also is usually able to solve any issues the first time around. Personally, Joel is usually the young man from the maintenance team that we've dealt with and he's such a delight to deal with. He goes above and beyond his call of duty. Highly recommend The Abbey at Northlake.

I've been here here for awhile now and I have say that I am more then happy with the service that has been provided by the staff in the front office and the maintenance team here at the abbey. I recently had the pleasure of meeting a young man named Joel, that is on the maintenance team. I couldn't be more happy with the quality of work that he provided. Thank you Joel and the abbey for being so helpful and professional.

I'm not one to write reviews but had to write one anyways. A couple of weeks ago we had to call the after hours number due to our a/c not working. We honestly thought we would be without a/c all weekend but to my surprise we were not. The maintenance team at The Abbey responded swiftly and a young man by the name of Joel showed up at our front door. He was very knowledgeable, kind and got right to it and figured out the problem. He saved us. Thanks Abbey at Northlake for having such a knowledgeable maintenance crew working on the premises. Great job.

I want to say since living here for the past 2 years I've really been pleased with the Maintenance team. Specifically, Joel was amazing. He has come into my apartment multiple times to fix my issues. I was very surprised how quickly he was able to figure out the issue and how quickly he resolved it. He is very knowledgeable and answered all the questions I needed answered. Thanks Joel!

While I was in town this past weekend helping my little brother find an apartment, we toured the community and Nikki was our leasing agent . She was very knowledgeable and patient with all of our questions. I was very impressed by her professionalism and willingness to help us . We look forward to coming back in the fall when it’s time to move into The Abbey.

TERRIBLE COMMUNICATION WITH ROSA the “manager”. She acted like she was definitely going to get us approved right away even when I explained that I just moved to Florida. I explained that I didn’t want to waste my time or money if I can MAKE SURE we are qualified but she refused me answer any questions or provide more information just kept pressuring to pay for the application. RED FLAG. All they want is for people to summit applications, make their extra money and then brush you off. Every day I would call to check in and she would tell me I’m missing a certain document and I asked her to please check her mail again that I did send it. ALL OF A SUDDEN she finds my documents. The same happened with my partner. She claimed he didn’t send her paperwork and then when I assured her he did send it, she told me “ oh let me check my junk mail I think I moved it over there” WHY IS IT IN YOUR JUNK!? And not in the application process!?!? I have emails that state we were APPROVED FOR THE APARTMENT AND TO SUMBIT OUR RENT. thank goodness I went in person multiple times since she’s terrible at communicating through the phone or email (Rosa) when we arrive the day of “move in” , she states we actually won’t be able to get the apartment. And to top it off, they are showing the SAME apartment we just paid $300 for application fees to another family RIGHT AS WE SPOKE. I asked her if I can speak to someone else in charge but she refused and said she won’t bother the property manager with my application. I mean where in the world is the customer service!? I’m still waiting for our (3 people) to receive our partial refund as it’s been more than 2 weeks but she probably forgot to do that too. Please train your employees better. This kind of lack of attention is absolutely ridiculous and extremely frustrating. I have audio and emails as proof because I don’t let people who treats others this terrible off that easy. Everyone should know that Rosa is not an efficient “manager”.
Property Manager at The Abbey At Northlake, Responded To This Review
Thank you for the opportunity to address your concerns. We understand your frustration and are so sorry that you had a bad experience. I am not sure why your e-mails went to Junk e-mail but we certainly will check into that. Our screening system will either approve or deny an application until we get all required proof of income to verify the information that was entered is correct. We certainly don't want to take anyone's money if they do not qualify which is why we provide the Statement of Rental policies that you sign that you understand upfront when you submit the application. It does state the documents we require as proof and if those do not meet our requirements, unfortunately, we cannot help. I hope this provides you with a better understanding. We wish you the best in finding another apartment home.
Imagine you wake up in the morning and head to the kitchen to make some breakfast. As you are making breakfast you look on the wall just to see a roach?? crawling. Or imagine you come home from a long day at work and you are sitting in your bedroom getting ready for bed. You look up at the ceiling just to see a roach crawling. This is what you will get living at the Abbey at Northlake. I will say they have done some renovations that makes the outside look nice. Hence the reason I gave a 1 star, but the inside is infested. It doesn’t matter how much you clean, make sure not to leave food out, take the trash out every night, and make sure to leave no dishes in the sink. You will still see roaches!!! The roaches are under the floor boards and in the walls. At this point I am ashamed to invite anyone over to my apartment because I am afraid a roach will start crawling on the walls. They have exterminators that they are in contract with but it seems as if they are feeding the roaches instead of getting rid of them. They come in spray a little spray, leave a little roach food that does absolutely nothing. I feel like I am at war with the roaches and I no longer turn all the lights off at night because I am afraid what I will find once I turn the lights on. This place is attractive because the rent is low and it is in an ideal location but you pay for what you get. The maintenance guys have no idea what they are doing.. they show up to the apartment and are just as clueless as you are! I can not wait until my lease is over!!!
2 years of experience Electric outlets of their one bedroom apartment had been kept in using toothpicks and eventually started to fall out. The water pressure of was bad. Saw roaches a few times. Maintenance had come without notice once, and they take forever to get back to you. The insulation is old, so you can hear everything your neighbors do upstairs. You have to pay for a fob to get into the pool and gym. The Gym is hard to get into even with the fob. I woke up to termites buzzing around the room one morning coming through the wall.

I want to give a special thank you and shout out to Vemoy. From processing my application to picking up keys, she was awesome. She answered all my questions promptly and even gave a move in welcome goodie bag. The apartment was spotless with little to no issues and looked like the photos online which was a breath of fresh air.
Property Manager at The Abbey At Northlake, Responded To This Review
Thank you for the 5 Stars and great review! We also appreciate the kudos about Vemoy! We appreciate your residency!
This place is a joke I’m glad my lease is over! They have termites and management claims you must live like that for a week before even getting a pest agent out mind you the amenity fee is suppose to include monthly pest but nothing since covid but they don’t even take a cent off the charges ??????? gate has been broken over a year but they quick to place a letter on your door requesting 50$ for a gate code ! Management told me to not worry the termites are blind so if I keep my lights off they would go away?! Like what?! Are you stupid ?! I asked If they would tent the building since I’m within my 60 days can I just go elsewhere and was told my deposit was not going to be given back and I would owe money even with termites crawling on people! The maintenance guy comes over in the midst and places a paper down stating here’s another one same building good luck and walks away, like they knew the issue and refuse to do anything ! I will be calling code enforcement this place is a joke !
Property Manager at The Abbey At Northlake, Responded To This Review
Thank you for the opportunity to address your concerns and I am happy that we were able to come to a resolution for you. As I mentioned we do have a termite bond and treatments. The entire gate system has been replaced earlier this year and even before that we constantly made repairs. The challenge is that residents and guests hit it and cause damage to the point that we must replace parts and make repairs, so we have to continuously repair it. That is the reason why it is down at times. It is not that it is down an entire year. That has never been the case.
Property Manager at The Abbey At Northlake, Responded To This Review
Thank you for giving us the opportunity to address your concerns. We can certainly understand your frustration. I have looked into your concerns and viewed your records and spoken to the staff. We do have a termite bond and have weekly treatments as well for any request. They are professionals and they treat accordingly. It is termite season right now and occasionally you will see some and they do swarm but they are treatable. Termite companies are very busy all over this time of year.. They are scheduled to come out weekly, but we do request to get them out right away if possible as we realize termites are annoying. In your case, we were able to get them out the next day to treat your unit. According to the termite professionals, termites are not harmful at all to people, but again, we understand your frustration and concerns. Any damage would be to the building so it is equally important to us that any issues are addressed. Please contact the office directly, if you have any other problems.. Thank you again for the opportunity to address your concerns.
Excellent service from Mrs. Vamay she is very much appreciated upon moving in the apt. Was clean and with no discrepancy
Moved us into a molded out apartment, They tried to play it off as black dust, so sad. I had a home inspector test the apartment and the results came back positive for 7 types of mold including black mold. The home inspector after he got the results was told if he had to re-enter the apartment to wear a mask. I feel bad for the infants in that complex. That can cause asthma for kids. I asked to be released from my lease after they failed multiple attempts to “paint” And cover up the problem. Lost all my furniture to prevent cross contamination of my new apartment I moved into. Insurance denied my claim. What a joke. Worst place ever.
I do not live here but I’m here all the time because my boyfriend does. Yes it’s cheap and yes he’s allowed to have his sweet pit bull here buts it’s SO sketchy!! No “working” security cameras, the gate is broken almost every week either guest or resident. His car was stolen from one night from here, I never liked to wait in my car alone even before that. Do not recommend for single women
This place is not worth the rent they are charging. Located a stone throw from the hood. Don't put your life and sanity at risk!
My biggest complaint is the many times I have been unable to access my home. The last thing you want is after a long day coming home to a gate you can not get into. This is an almost weekly problem. Why have a gate if it doesn't work properly. Do not waste your time calling the office ,get some extra steps and walk in. Hopefully your neighbors will respect policy enough not to leave their garbage at the front door day and night, or the smells of illegal drugs won't push through your a/c causing you to apologize for the smell when you have guest. Maintenance has been good as far as I'm concerned, had a pest issue with critters in the wall that was eventually resolved.
At first we were a bit scared about the area, but I have to say that the community is very quiet, clean and I feel safe in this place. The employees in the office are excellent people. The Manager and the Assistant Manager: important she speaks Spanish (in my case great help) are very professional, polite and give a wonderful service in terms of attention and solutions! The community has a daily maintenance, the guys who work repairing and cleaning are beautiful people and very fast resolving the problems. I recommend this place to live safe and enjoy its wonderful views!
Thank you management staff at the Abbey! I recently moved here into a 3/2. Tasha was the best in leading me through all of the steps before moving in. Very friendly and prompt! Management cares about their residents and the community is beautiful! KR
I could go into details on the problems but from reading the comments below that are 1-3 stars, they are pretty accurate. The Abbey COULD be a great place to live, but only if they improve the service, staff, and debris(that fills the streets). The front office does a great job in trying to get people to rent. The maintenance should answer maintenance orders NO LATER THAN 24 hours. I've waited a week once. The abbey could be beautiful but it is filled with garbage! To get new people to rent an apartment the whole development including the grass should be cleaned(you guys give tours remember). One thing I don't understand is everyday I see the same guys riding around in golf carts. I've been living here a year and I still don't know what they do for their jobs...Lastly, there is no recycling. This may not be a concern to many people but it is defiantly essential for the environment as well as humans! Adding recycling would not only benefit the community but it would also help regulate waste. Please consider improving the problems above thank you!
I wouldn't recommend this place. Yes it's newly renovated but it's really patched up work. They nickel and dime for everything. For example you have to pay a fee for the pool key and gym key. To use the clubhouse is a few hundred dollars. Never have I lived at an apartment complexes where you have to pay to use anything in the community. Yes it look nice but it's not worth the headache. My apartment is falling apart.
Property Manager at The Abbey At Northlake, Responded To This Review
Thank you for taking the time to provide your open and honest feedback, it is much appreciated. I am sorry to hear that we failed to meet or exceed your expectations. However, please note: The Pool/Gym key that you speak of is a single Remote that opens both access entry and the cost is a one time $50.00 fee ($25.00 deposit $25.00 activation fee). You receive the refund of the $25.00 deposit upon return of the remote during your move out. Also, the Clubhouse fee consist of a refundable deposit and a reasonable rental fee. Upon return of the facility, you receive the refund of the deposit based on the conditions your return it. This is a very common & standard requirement for the use of most apartment home Communities or any facility that has a rentable Clubhouse for private use. I will be reviewing your comments with our team so that we may improve our level of service. Thanks again for your comments.
Absolutely horrible conditions, buildings are poor quality and the management company does little to nothing to keep up with maintenance. This is ignoring my neighbor getting robbed at gunpoint or the loud noises from all sides of the apartment. Would recommencement you avoid.

Thank you for your review (good or not so good)! Although we value your opinion in an effort of improvement where needed. However, in all fairness we ask that if you choose to write a review that you please be sure to post factual statements. Management has not once been made aware of a "robbery by gunpoint" in our apartment home community. Also, the Community just completed a major interior and exterior renovation. If you are experiencing any Maintenance problems then please communicate with the Leasing Center right away. The Staff will be happy to place your service request on the schedule for services. Also, in the future...if you are aware of any crime(s) that have been committed then please report it to the local police department and the Leasing Center. You are welcome to remain anonymous, but it truly takes a "Community" effort in working together. Thank you again for taking the time in posting your comment! Sincerely, Abbey at Northlake Team

Don't do it. I lived there for 9 months and had enough. I gladly paid the $2000 to break my lease. Maintenance does not fix problems in a timely manner, the walls are paper thin so expect noise from neighbors, the office staff is fairly friendly except management, a lot of car break-ins, and the list goes on. I went over a month without proper working heating/AC and they did nothing to right their wrong other than say "I'm sorry". The worst experience I've ever had at an apartment complex and I absolutely regret ever moving in.

The Abbey at Northlake is a great starter home. It's comfortable, peaceful and quiet. It boasts great amenities such as a pool, gym, barbeque area and a lake for evening walks. The apartments are beautifully renovated with new appliances. The staff is also very accomodating.
It's my first apartment. I found the rent affordable and it's so peacefully quiet.

This is AMAZING! This is the way "Home" is suppose to be! Thank you soooo much sharing! Respectfully, The Abbey at Northlake Team
The apartments are all remodeled and look really nice for the amount of rent that The Abbey charges per month. Nice fitness center and pool area. The staff members are friendly. The community is supposed to be gated with security, however, the gates have only been closed a few times since I have lived here and security isn't usually at the gates. However, security does cruise around the community throughout the day and night. Overall, this is a nice place but in a rough part of town.

I moved into this complex about eight months ago and can't wait to move out. The property manager keeps changing and the leasing agents seem to always be "training" and unable to help you. The "perks" that they will try and sell you on are things that would be standard in any other comparable complex. For a few more dollars (less than $50) a month, you can go up the street to much nicer complexes, I would do so. I have several complaints, but the top of the list is noise and smoke. The soundproofing in our unit is awful and we can hear everything happening in the parking lot, the balconies of our neighbor and even the traffic from the main road. As for smoke, the lease says that there is to be no smoking on balconies or in units and our leasing agent assuring us that we could complain and they would take care of it. Despite that, and our complaints, our neighbors spend most of the time that they are home fighting and smoking on their porch. Due to the smoke and pretty constant fighting, we have found our balcony unusable. The complex is in a historically bad part of town and was formerly low-income housing, but the price was right and the city has done a lot to clean up the neighborhood. The property boasted a "multi-million dollar renovation" and the apartments all looked great. Lumped in with the renovations were several promises, including that this was a gated community, with 24-hour security, and that they would be opening a huge new gym onsite. So far, it really has not lived up to the hype. There were several issues that we discovered on move-in, like dints and dings in the walls and bad caulking, that the leasing office said they would get fixed right away, which are still there eight months later. Likewise, it took months for them to open the onsite gym and when they did, we had to pay an additional security deposit to get access. On the security, one or both of the gates is standing open most of the time. The onsite security is a joke - if you call it goes to a voicemail that I am convinced no one checks and your concerns are not addressed. They had a great pair of guys doing the security, but I don't know that I have seen any security personnel in the last four months. I would not recommend this complex at all.
very nice ideal for me. The rooms are very nice and of course the patio that's just cool . I bet it's gonna be the best apartment in Florida
The apartment is very nice i like it. i love the patio, you can relax outside , the rooms are very nice even the bathrooms are little and cozy. The floor is very nice overall its just what i wanted. The receptionist are very nice and helpfull. The
Been living here for 2 years and it's always a problem water is always cut off, when you need maintenance they never answer the phone nor do they call back hard to get in contact with them and they enter your home with out your knowledge. Currently getting ready to move!
In all is not a bad place just that has to many issues with the water system water has been cut off 3 time on the complex in less that 2 month .they charge a fee if you want to use the pool but there no gard to prevent people that havent paid the fee to use it , they advertise 2pools but the other pool is permanently closed used as storage and unless you go personaly to the office you will not get helped . But it includes basic cable and internet over priced and no you dont get to choose you cable company or bundle what you see is what you get.
apartment staff are very friendly, and courteous, and were very helpful and informative of the application process, area quiet, and very friendly neighbors
