Property Ratings at The Abbey at Sonterra
I loved living here. My son left his car in our garage for 5 days while he traveled to Cali, it was 2023 Sports Car, stolen on the 5th day. Apartment never provided video, nor shared these details - apparently this very common. I had a friend, he was military - his car was stolen from their garage as well. wealthy cars, but they do get hit by predators, I think someone from the apartment complex gave these thieves the code. But other that, really nice spot to live. Small apartments.

We appreciate your feedback and apologize for any inconvenience you experienced regarding your son's car. We take this issue seriously and will look into improving our procedures with local law enforcement for incidents like this. Thank you for choosing to live in our community and sharing your thoughts with us.
I love it here! It’s beautiful, clean and very welcoming staff, free snacks and coffee. You can come a use the gym here anytime and mail is inside . Wonderful trash service . You can use the pool and firepit till 11 pm which I think is more then fair. Game room always open. I have never had broken glass or bugs anywhere here. The only downside is the extra fees here and there and it took forever to get approved but they have much better staff now. I really love it here and for us at least the apartment we got was better then the model.

I want to ask every tenant in this community if they were given a chance to see their apartment prior to move in date, not the model unit, we never had the opportunity to see our unit prior to move in date which is Sept. 29, 2021, and strictly only at 2pm or later that day no earlier than 2pm for our movers to get in. We signed our contract on August 17, 2021. Sept. 25, 2021 - We came in to let them know movers are coming on the 29th to move our stuff on the date of moving in. We were told we are not allowed to enter and see the unit until the contract begins on the start date. For maintenance reasons they have to prepare the unit 5 to 7 days for the new tenant. REALLY??? 5 TO 7 DAYS ??? We were not told about this until 2pm time frame prior to our inquiry and signing of contract until Sept. 25, 2021. The 2:00 pm moving time requirement is not stated in the contract. Our issue is we made arrangement with the movers first week of Sept. to move our stuff on the 29th Sept morning. These movers are paid by hourly basis and at this point in time it would have costs additional $200.00/hour. But moving out there is no time requirements You can move out any time you want. So what is the difference?????????????????? Sept. 27, 2021 we came in again requesting to see the unit but as usual we are not allowed to see it just settle to their rules, of course we signed the contract already, so if we would have backed out we would have suffered the penalties and the aggravations. In our history we have always been granted to physically view the apartment or unit prior to signing contract not virtual viewing. Seeing virtually is fine, if the unit is brand new. To see the actual unit physically is just FAIR!!! Well, they say(MGT) it is their RULE!!! As expected the unit was dirty, which is why I submitted the ff maintenance form items to be fixed. Oven was dirty white easy off fumes I nearly vomited, refrigerator, toilet seat scratches. bathtub dirty and the bathtub is not draining properly. Just stating our frustrations, aggravations, inconveniences they have caused us. If there is nothing to hide to make us back out wouldn’t you show it?????

Hi Eleanor. It was a pleasure meeting you and your husband yesterday at move in. As mentioned in our conversation, we don't show units/apartments that are going through the make ready process. Our make ready process require painters, carpet installer/cleaners, maintenance make ready and cleaning to be done in order to get your apartment ready for move in. Typically when we have a move out we have 5 business days to get an apartment ready. This is very common with apartment communities. The prior resident moved out after office hours 9/22/21 which gave us exactly 5 business days to get the apartment ready. You moved in day six, 9/29/21. Had we had a later move in date, we would've been able to show you the apartment prior to your move in. Eleanor, I do apologize for any confusion this may have caused you. Lastly, your apartment was walked for completion by management. Please use your move-in inventory and condition form if anything was missed. Maintenance will follow up with the items you notated on that form. If you have any questions with our make ready process, please feel free to contact me at 210-491-5103. Again, I apologize for any confusion this may have caused you. Just know that we are happy that you chose The Abbey at Sonterra your new home. Thank you. - Lori S.
BAIT AND SWITCH!! STAY AWAY!! I'm a 100% disabled veteran with a 3b3d/2bath with 1 car, but I have to pay $60 on top of my rent for "premium parking" because there is only 1 handicap space for this section of the property. On that note, there isn't enough parking for all the residents!! This is a known design intention for money grabbing. Bug infestation even after multiple service request. The drive through gates and elevators are out of service on a regular basis. There is broken glass and equipment in the gym. Those mirrors have been damaged for at least 2 months now. I'm told the broke glass is not a safety concern. Fix it!! It looks like crap and broken glass is absolutely a safety issue. There is also a service fee to pay rent. Yeah, a fee to pay rent. $1.95 for e-check and more like $60 to use a card. Management appears to be young and inexperienced. The owners are all about grabbing your money. You have been warned.
Property Manager at The Abbey at Sonterra, Responded To This Review
Hi Danny. I would like to address your concerns. You mentioned that you are paying for a premium parking spot however, that was per your request to have one. Please know that we have 16 ADA handicaps parking spots available throughout the community. In addition, you mentioned that there isn't enough parking when in fact, we have a total of 644 parking spots available to park in. You also mentioned you had a bug infestation. As of today, we haven't received work orders for an interior bug infestation. The video you sent us was carpenter ants on the exterior of the building which pest control treated. Please understand that we can't always guarantee a bug free environment especially if it's outside of your apartment home. Next, the elevators and gates go down due to misuse by residents. Unfortuately, since there is a shortage of workers and supplies, it's very hard to get these vendors out the moment the damage happens. This is also said for the fitness center mirror that a resident broke. Just so you know, we are scheduled for our mirror repair the first week of August. Lastly, the service fee you are charged by Active Building to process your online payments. If you use your credit card to pay your monthly rent, those service fees are paid to your credit card company and not us. We don't have any control over those service fees and that is why we strongly suggest that you use an electronic ACH to pay your rent which is $1.95. You can always come by our office on the first of the month and pay your rent with a personal check without any convenience fees to you. We've always had that option. I sent you an email on Tuesday, 7/27/21 to see if you would be available to speak with me however, I failed to hear back from you. I would love to address these concerns in person with you and help you understand our process with vendors and rent payments. Please don't hesitate to reach out to our office. Danny, we appreciate you and hope to hear from you soon. Thank you. - Lori
Don't be fooled by the amenities. They are very nice buy you cannot use them (esp the gym) outside of regular office hours. We really enjoy living here. It's a beautiful facility the staff are very nice and attentive. There's a beautiful gym and a pool table/room. THE DOWNSIDE: WE HAVE NEVER BEEN ABLE TO USE THE AMMENITIES (esp GYM). One of the reasons for moving here, was the convenience of using the gym. We thought we could use it in the evenings. But the gym is only available during office hours, when residents are working. So...I'm having to pay to join a gym. I'm really disappointed because the plan was to walk out of my apartment and excercise on site. WHEN ALL THE GYMS ARE CURRENTLY OPEN, THE ABBEL SHOULD ALSO HAVE THEIR GYM OPEN 24/7. The convenience of having a gym on site, was the main reason we chose to rent vs. buying another house. I regret to say that we will be looking for another apartment complex that has a gym open 24/7 when our lease is up. We would give the Abbey a 5star rating, but because we're having to pay for amenities that we cannot use when we are home, we give it a 2-star rating
