It started off a really amazing experience. Moved here 2020. As time goes on the effort to maintain this luxurious property continue to fall by the wayside. I have been dealing with an issue with ants for over a year now. I have had constant battles with this and even the management staff (even regional) disregarded the impact that having my kitchen overrun with ants would cause. Be careful when choosing this place as your home. They believe in putting a bandaid over the problem as opposed to fixing it. I wish this platform would allow me to share the video of the ants coming out of my wall.

Unfortunately, ants can be a difficult pest to control, especially when we experience long periods of heavy rain, as we had for several weeks around the time of your complaint. They are very persistent in attempting to find dry areas and make their way indoors, despite our every effort to keep them out. We have been committed to resolving the issue in your apartment since it was first reported and hope that we have come to a satisfactory resolution.
The office staff has truly made my transition to Spring so simple and warming. Karen, Katt, Ashly and Danielle make me and my family feel so welcome already. I highly recommend The Abbey Spring to anyone looking for an A+ leasing experience. I am living in the B1 two bedroom layout, and I love the space and the stand up shower in the guest room!

I have been living in the Abbey since Oct 2019 and i don’t understand the bad reviews. I absolutely love the beautiful property and love the actual apartment with the deep soaking tub, spacious layout and high ceilings. It’s one of the few apartments I was able to find with “wood” floors on the 3rd floor instead of only carpet. My maintenance requests have always been addressed the same day i call the front office. On the down side Finding Parking in front of my building in the evening was a problem until i started renting a car port. I do feel that there isn’t enough visitor parking and it’s all in 1 spot so it’s not close to my building. Lastly I’m not a fan of the Luxor system but only because i use to live in a house and I’m use to my packages being left at my doorstep. Here most packages are left in the Luxor system (the big lockers hold tons of packages and u have to find yours).
Having recently relocated to Texas, we are extremely pleased with The Abbey At Spring Town Center! We worked with a highly reputable realtor and our corporate relocation services to research many different communities and options in the Spring area. After viewing multiple options, The Abbey At Spring Town Center was by far the best option for our family. Location, amenities, and price are all wonderful. Allison and the entire staff at the Abbey are amazing! They often sponsor community events and have made our transition smooth and easy throughout the entire process. We highly recommend this community for anyone looking for a comfortable and luxurious lifestyle with all the amenities you could ask for.
I've had multiple unfavorable incidents with this property from poor customer service to the lack of professionalism. However, today's experience has struck a nerve with me. The management here lacks moral integrity and professionalism. It's often baffling to me when people can make false claims without a conscience. I filed a complaint with the corporate office regarding him never returning my calls and the office being closed early on a Saturday. They said he'd follow up with me at the end of business on that Monday. I had to reply back to them letting them know he still had not contacted me. He conveniently responded to my follow up email stating that he called me and left messages which he did not. He also claimed that the office was open on the day where attempted to open the front and side door at 4:45 pm l, but they were locked with a returning at 1pm sign on the door. A resident even confirmed that they were closed but she was just leaving the business office after using the computer. He claims the cameras show staff and the Cares Team in the at 4:45pm. Yet he never addresses that cameras show me trying to enter. He immaturely told me he didn't want to talk about it. However, he confidently wrote that false claim in the email to the corporate office. He also told me that I cannot provide the office with my keys not one day prior to the end of my lease term. I would have to fly back to Spring tip give them the keys on my lease term day or mail them to the office via certified mail with an arrival day of my lease term date. What an asinine claim! As long as my account is paid to term, any property will accept the keys prior to the lease term date. The management apparently does not like to be called out dropping the ball. The refusal to take ownership for the lack of responsiveness to emails for 3rd time is inexcusable. I've seen rent checks laid out on the staff's desk. The information you get from one person is not the same when you speak to the next person. There is always pet excrement on the grass. As much as they charge for rent, you would think that it comes with customer service, moral integrity, and professionalism.
Is there an option for 6 stars!? Driving into the community felt like home, they have great curb appeal! Did i mention the LOCATION?! I have visited many of the apartment communities in the Spring area in search of my new home and nothing else compared to this beautiful community. It's obvious why this is probably their most prized community from Abbey Residential! I'll also add that the staff delivered excellent customer service and seemed to have a great rapport with their other residents. I could definitely see myself here and just that I did! Relocating from another side of town is never such a breeze. Cheers for your customer-oriented service in making my move as easy as possible.
I moved here approximately 7 months ago and I can honestly say it has been a wonderful experience! Kimberly and Allison have always been a great help in the office. They are very kind and get things done quickly. I got to meet the new property manager and he seems to have a good head on his shoulders. I got to meet the previous manager Karen, which was nice but not very helpful. Also location is key here. Everything is literally right outside of the community. On a good day you could walk to target or even panera. I definitely look forward to renewing.
I recently moved into Abbey and I have had a good experience so far. The staff is friendly and attentive, The property is really nice with some good features like the pool and splash pad and when I was moving in the process was very easy. Overall I would recommend this community to anyone looking around.
The actual apartment is very nice upon moving in. Until you actually wake up in the middle of the night from mice scratching in the walls. The foundation of the apartments is complete trash. Everyday we come home to bugs. My 3year old son has woken up to pest (HUGE ROACHES) IN HIS BED! We’ve called Management and the response was it’s normal to have rats and roaches in your apartment due to the hurricane. Whaaaa?!?! This is not normal. We pay a pretty penny to live here and it’s just too many options to have to deal with such a disgusting problem. DO NOT WASTE YOUR MONEY
I have been a resident with this site since before the Abbey came along. Before them it was a great place to live. The community was great, the amenities were great and it was just a top notch place to live worth every penny. BUT, since the abbey has taken ownership these are the experiences I have had. Where these 5 star reviews are coming from must be the office personnel themselves because NOBODY wants to stay. PARKING There are never any spots available for you to park in anywhere near your building. The towing policy is extremely strict so prepare to be towed from your own place of residence. STAFF The maintenance personnel are top notch but the office personnel do not care about the residents. Also, none of the office personnel will give you a straightforward answer as they wish to personally fine you for everything. They also do not fix the gates for extended periods of time, instead they just leave the gates open for about a week or more until they do fix them. (super safe, I know right?) RESIDENTS Apparently breathing is the only stipulation to living here as we have had numerous robberies, vandalism to vehicles and even robberies at gunpoint in the parking lot since the abbey has taken ownership. when I brought the security issues to the assistant manager, the answer I was given was less than acceptable. AND I QUOTE, "NOBODY CAN GIVE YOU SECURITY, THESE THINGS HAPPEN." That's not even a productive answer to fixing the issues. IN CONCLUSION, IF YOU WANT TO PAY A LOT OF MONEY FOR AN UNSAFE, UNMANAGED PLACE OF RESIDENCE BE MY GUEST. I WILL BE LEAVING AS SOON AS POSSIBLE.
My fiancé and I moved into this apartment complex about around January of 2017 and we signed an 18 month lease for about $14k a month. There is an issue with trash being left out in the halls by kids and probably the valet trash service. People complained including myself and one they blamed it on maintenance and said it was their responsibility then they sent out letters to certain tenants telling them to clean up in-front their doors. There has been 2 crimes that happened on the property within the last month. 1 was a robbery at gun point and another was a car jacking. Before that there was an apartment burglary but that was earlier in the year. The gates have not been working properly at all they either do not open, respond to your remote, or are permanently open . They claim they have been working on them for the past few months but if it takes that long then maybe it's time for a new gate entirely. This is probably contributed to the robberies also. Parking is a complete pain. There isn't enough which is normal in an apartment complex but what isn't normal is designating a large portion of the parking to visitors. So if the spaces in-front of your building are taken the next closest is the visitors spaces, but if you park there with your sticker on your windscreen you will be towed. Those spots are strictly visitors so you will have to drive around looking for a space in a community now that has had 2 violent crimes committed. Getting your packages is a complete toss up. They blamed it on the carriers saying that they are the problem and that they avoid the community because the route is bad. When I talked to USPS and FedEx I was told that they were being turned away because the management will not hold packages in the office for you. So that was a complete lie. Now the property has a Luxor package system installed which has helped a little but sometimes you don’t receive the alert to pick up your package for whatever reason and I because a hassle to get it afterwards. Maintenance is a joke. Put in work orders and then it’s marked completed. I have door sensors and know when someone enters and exits plus a camera. One of my work orders was completed without them even coming inside. They charge you for a refrigerator filter and batteries to a key fob for the gates (which don’t work might I remind you) and garage.
Lets start with the terrible transition The Abbey has done to the Modera Spring residents. Resident portal taken down 5 months ago, still has not been returned. Pay rent by cashiers check because its 2017 and writing checks is obsolete. 3 weeks later receive a notice that rent was short by $1.12, not a phone call, just a warning attached to the door. Next day another notice for $1.12 missing rent, take 4 quarters a dime and 2 pennies to the front office, don't accept cash. In other news I had a package schedule for delivery at the end of August 2017, never shows, shipped confirms it was delivered, 7 weeks later and the front office calls saying they've had it in their office and wanted to call before they disposed of my package.

It has been in place for months now and thank you for your patience. We do ask for as many packages to be entering into our package lockers and that is possibly the notification you received. THEYLL TAKE MODERA OFF EVERYTHING ELSE BUT THE FIVE STAR REVIEWS. pathetic. Hope you have checks handy because it cost up to 45 dollars to process rent payments ! Apparently they don't know how to manage files either. Half the complex supposedly doesn't have renters insurance. Not our problem. The landscaping is better that's about it

The apartment itself is great. Now if you ever have an issue and have to deal with the management upfront goodluck getting your problem solved. I believe that the group of individuals currently working up there have a combined IQ equivalent to a brick wall. It's hard to have to constantly deal with such a highly uneducated/ disrespectful staff. The apartments at the modera might be grand, however, your company is only as good as its employees... in this case poor.

I chose this complex on location and how nice everything is. I would recommend it to any one.
A very nice apartment complex! Other than all of the great stuff you can already see in the features list and pictures, here's what I can add. Pros: - Solid construction, very little sound transmission between units. - Front office staff is friendly and competent. - Maintenance staff is likewise on the ball. Due to the newness of the apartment, I've had to submit a number of maintenance requests to deal with the types of problems inherent to new buildings. All of those requests were completed within 24 hours. - While there haven't been all that many resident activities yet, they've recently hired an events staff so those will likely become common. - Surrounding area seem to be building up, new stores and restaurants open frequently. Cons: - Nothing is included with your rent - you pay for all utilities including trash pick-up, which is a mandatory addition to your monthly rent at $25/month, even if not used. - Minor issue with dogs running free and not being picked-up after. The staff is attempting to combat this now, with varying degrees of success. Overall: A ! As long as the cost is in your ballpark and the location is right for you, you'll love it here!
The appearance of Modera Spring Town Center is exquisite, however if you are a single person living there,make sure that you can afford all the expenses. The apartments are nice, very rich looking, and spacey, and they are brand new. But, the parking is terrible, very bad, you pay a lot of money to live here, and cant even park by your building at all majority of the nights. Also, they use to be strict on who they let move in , now anyone can live here. You have your advantages and disadvantages, this location is perfect to stores, fast food,and restaurants, hospitals, whole foods,etc. however, the rent is kind of steep, you have to make sure you have help if you are single living here, because I see mostly families here, and non single people living here. If parking could be fixed, and rent can be dropped on some floor plans, this would be great, BUT it is a little pocket deep, and then if you come late, you have lost your parking area, and you have to park on the other side of the complex, terrible.
I moved in about 6 weeks ago, and this has been by far the best rental experience that I've had in Houston. The facilities are very nice & well-maintained, the staff is very friendly & helpful, maintenance is performed promptly, and the apartment itself is very comfortable. Furthermore, I've been in apartments where you could hear your neighbors (above, below & next door) pretty easily, but here the units are very well sound insulated and/or I've got great & considerate neighbors...plenty of quiet at all times. I'll be happy to call Modera Spring Town Center home for a long time to come!
