Oklahoma City is a thriving city right at the heart of Oklahoma. The city’s thriving economy is complemented by its exciting nightlife and entertainment options. Property Ratings at The Aberdeen
This is the SHADIEST place I have ever lived. Management is either completely non-responsive regarding maintenance requests or they try to gaslight you whenever you report a problem. I've lived in many older buildings, but none as poorly maintained as this. It's a shame because it could be a really cute place, and the location is great. But we are frequently without heat and hot water. It is often turned off without warning and with no communication regarding when it will be back on. Last year the hot water was off for an entire week. They set up a communal shower with a sign up sheet and everything. It sounds like a joke as I type it out, but that actually happened. There has been a leak in my living room for the entire two years I've lived here and I keep being fed the same story about how the roofers can't find any issues with roof... I have no doubt that when I move out they will paint over the water stains, move someone else in, and pretend like they didn't know there was a problem. Save yourself the trouble and pay a little more to live someone else.
Property manager is not available when you need to talk to her. Raylynn will never bother with all your maintenance request. Maintenance is very poor and does not do the job to fix it. They always say that they manage so many different apartment complexes and their problem is much bigger than yours. If you have allergy? You will develop more and flare up. Never rent in this place and it might save you from future headache. Parcels are always stolen too. It is nice location though if that means a lot to you.
The Aberdeen is going downhill fast!! The past year and a half since we got a new property manager, RayLynn. She is rarely on the property and doesn’t really seem to care, but only make excuses. You can turn in a maintenance request and I never hear anything back and it takes several weeks and then they just show up. The cleanliness of the building has gone downhill. There is constantly trash left everywhere. There are two elevators and one of them has been broken for a year and the other one breaks down regularly for several days or weeks. The entry lobby remains in the dark with no light fixture. The laundry room constantly has washers and dryer’s that are broken and have been for years. We pay for Parcel Pending lockers but yet all the packages are just thrown in the floor for anyone to get. The shrubbery outside is half dead and there is a dead tree ready to fall on somebody any time. The property managers communication is horrible. She does not send out notices when the water is going to be shut off for maintenance issue or the swimming pool is open or closed for some reason. If you tell her about a maintenance issue around the property, she just makes many excuses, and hardly recognizes you or even in the office. The doors have automatic locks on them, but the back door was broken and wouldn’t lock for a year. They used to maintain air fresheners in the common areas and hallways, but do not any longer and now there’s always this musty, moldy smell. The rent keeps going up higher and higher, and the service keeps going down down down.
The fan in one of my rooms has has not been replaced since I moved in, I’ve had horrid allergy flares here and when I bring up maintenance issues or possibility of cleaning vents to ease my allergies I get gaslighted by new manager Raylynn with excuses about how other people’s maintenance issues are more dire and take priority. She doesn’t bother following up on anything, is defensive, and argumentative. I loved the floor plan and the locality but based off the carpeting and old vents, i have contracted fungal infections multiple times which remit if I’m out of town suggesting that the vents are the culprit but again, the management will never fix this … if they had prompt maintenance and good management it would be 5 stars.

Water is consistently shut off at least twice a month usually without warning. Maintenance is trash. They come in to patch it up only long enough for it to be “fixed” for a few weeks then subsequently breaking again. It’s advertised as a gated neighborhood which is crap cause people have cars broken into at least one or twice a month. And they do whatever they can to keep that hidden from the residents. Property manager doesn’t shown much concern for residents and have unfortunately gotten into a heated argument with her. This place lacks accountability so expectations will be lowered if you decide to live here. Trust me.
They advertise this place as gated and it is not. There is a gate, but there is no door to the gate either. They also advertise this place as having high speed internet. It does not. There is no internet for residents, you have to purchase your own. I have lived here for a year, and the elevators are broken more than they are working. The stairs are slippery, there are no hand rails and the stairwells are completely pitch black at night. We had three days in a row with 90 degree temps, and there is no AC until they turn the chiller on. Only one window in my apartment can open, so I couldn't even get a breeze going through here. It was insufferable. Same goes for the cold days. Can't use the heat until they switch it over, which always leaves days that are very uncomfortable. The appliances they put in the apartments are used, and I've had my fridge replaced a couple of times in a 12 month span. I lost several rounds of food, because the fridge wasn't keeping it cooler than room temp. Even now, my water is typically frozen, and my butter is soft because the temps are different on different shelves. The water is shut off about 2x a month for several hours at a time for "repairs." Sometimes you get warning, and sometimes you don't. I once found out the water was turned off when it quit working while I was in the shower, preparing to go to work. I had shampoo in my hair and had to get out and go to a friend's house. After several packages were stolen off my front door (inside the high rise), they got these package lockers. Great! Except they sent a notice saying we all were required to pay for them and could not receive packages at our home unless we did. Lol. There are so many problems with this place, and the owners don't even live in this state. They literally could not care less. It's expensive, and a complete rip off. Skip this one for any other property downtown.
The elevators are not working about half the time so you have to use the stairs which are painted concrete, slippery, not kept free of dirt/debris and have no rails. Something in the laundry facility is always broken. There are always plumbing issues which causes the water to the whole building to be turned off. The "security doors" are rarely actually locked and if you live here when the weather is changing (hot to cold) too bad, because wither only the heat or only the cooler works at one time. Maintenance is always behind because they have "other properties" they are working on. It was a huge disappointment and caused so much frustration, I broke my lease to move out as well as did several other residents.
I really like the history, style and layout of my apartment. My view of downtown area is incredible, and with the nice weather, I've been able to open up my windows for a nice evening breeze. My friends love coming to my apartment and eating in midtown, I can't wait to try the new food trucks and dog park down there. It was nice not to wait in traffic for the Thunder game, we just walked home. I like the fitness center and laundry right next to eachother, I can multitask. Neighbors are great on my floor and I'm not far from my office. Don't let anyone give you a bad taste about The Aberdeen, I like it here. The manager is very nice and even checked on me after my move in. The original elevators are cool. I can't wait to get new furniture in here!
The worst part of this apartment is that the highrise building is on the chiller/boiler system which means thy choose when you get heat or air, plus the system doesn't work well enough to actually cool your apartment. Since I've moved here I've had to purchase a space heater, fan and portable a/c so that I can survive OK weather. There isn't much emphasis on maintenance or upkeep of the building but they've raised the rent to keep up with the "market value" a/k/a brand new apartments down the street. The elevators are not reliable so be prepared to walk stairs a lot. The gym in the highrise has old equipment and no ventilation so not pleasant to use. The location is great and the historic structure is pretty.
-Great rental price for the location. -5$ UBER or Cab ride to Bricktown. -Walking distance to many restaurants and bars. -Right next to Mesta Park historical district which is an amazing place to go on walks with the dog. -Great for younger couples and small families.
