Property Ratings at The Abigail
I love living here. I lived here once before when I first moved to Knoxville 8yrs ago. then decided to move back into the complex 5yrs ago. The new manager here is great. She is very easy to talk to and is always fair. New maintenance guy is also a blessing. I just recently signed my new lease and am very happy with it.
You can’t even get packages to your apartment, management now forwards all packages to a post office down the road. This place has gotten worse by the minute over the past year. They only have two dumpsters for the entire complex, trash is everywhere, raccoons have even taken over the dumpsters because it’s that bad. Management is slow to fix any issues and won’t return calls….you can tell they are struggling big time/ or maybe just don’t care to enough to respond. All the buildings are old and the cheap renovations are a pathetic bandaid on the structural and pest problems here .
This place has gone downhill over the two years I've lived here. For one the building is fallen apart (my ceiling leaks more than it doesn't), and they can never decide what to do with packages. Now you can't even get your packages sent to you, they leave it at the post office. This place just gets worse every month
This place is a disaster. Initially, the place looks like a newly renovated complex with nice amenities , however, don't let it fool you. Multiple residents have had issues here recently, from cockroaches and other pests entering their apartments daily,mold in the bathrooms, to a literal FLEA infestation in a few of the apartments here. Absolutely disgusting.There are tons of holes and gaps in the baseboards, gaps in the doors etc..you easily can tell they cut corners when they renovated. This certainly doesn't help with preventing the pest issue. Their maintenance staff is very nice for the most part and try to help with maintenance requests. Management needs to take a serious look at their approach towards these issues and keep in mind the wellbeing of their residents. Save your money and live literally anywhere else.
This review is meant to warn others before they move to The Abigail Apartment complex Upon arrival we were told that the unit was a “Down” unit, meaning that it had been completely re-finished. This was untrue as the following was the condition of the apartment. -Bathtub peeling -Kitchen Sink leaking and water damage beneath the sink -No Air Conditioner (for 3 months) -Sub floor and Floor had become separated creating deep -gaps beneath the carpet -Broken Light -Cracks in walls and paint -Left over thumb tacks from previous tenants (Stepped on multiple) -Bugs (including but not limited to; Cockroaches, gnats, flies, and “potato” or stink bugs) in abundance -Evidence of mold in the ductwork -Dishwasher leaking/spraying -Nonfunctioning electrical sockets -Trash on balcony We submitted these major items and other minor things (blemishes on walls, sinks, ect.) to the maintenance staff along with reporting them on the move-in sheet to make staff aware of the condition. After spending a weekend without air conditioning in 90 degree weather we finally received 1 air conditioner for our 2 bedroom apartment. Along with that, we were also informed that the lease we signed was the wrong one and we needed to sign the correct one. A week after we moved in, our maintenance request was received, and the manager came to our unit. After a quick inspection he simply walked out and changed all our maintenance requests to “completed”. Assuming we would soon be having our “completed” request fulfilled we pushed no further to have things done. To be transparent, we lost our security deposit due to "dog smell" and the bathtub being resurfaced even though we requested it to be maintained. We do not wish for anyone to have to suffer the same grievances and misery we experienced living here.
With new management this complex has taken a complete 180! I love my fully upgraded unit! Easy to contact and easy going staff. I am excited to move in May!
I am currently 19 weeks pregnant and have been without AC all year. Last month my thermostat stayed at 78 degrees or higher. The landlord is a JOKE she consistently says that it will be fixed 'next week' and has been saying so for months now. I am in the process of finding legal representation because these conditions are inhumane! DO NOT RENT HERE!!!!
Everything the other reviews say is true. Dont walk away, run. Once you are stuck here with no communication from office staff in an apartment complex that is falling apartment you cant break the lease.
Dirty rat problems and property condition is poor. The employees have complained about not being paid, repairs or service request takes weeks when normal apartment complex sends out repair man immediately. Do not recommend and will never rent again from any of these owners properties
A few months ago, I left a 4 star review for these apartments. Unfortunately, I have to retract that. As of June, Greentree is under new management, and it’s clear that they’re just another big company that puts profits over their tenants. The first distressing change they made was to cut back many of the beautiful trees that helped make this place special. I understand safety and preventative tree care, but what they did was just excessive. They also intend to bulldoze over the community garden (claiming it’s an “eyesore”), and no doubt in its place will be another uninspired bit of landscaping like every other apartment complex. More importantly, where there were once six dumpsters spread throughout the large and hilly complex, there are now only two, tucked away at the very far back end of the property. To add insult to injury, management has begun to offer a trash pickup service for $20 a month. So instead of having a reasonable number of dumpsters in appropriate locations, if we don’t want (or are not able) to make the trek all the way down to the remaining dumpsters, we have to shell out an extra $20 for the privilege of not having trash in our homes. I mentioned, in my previous review, the friendliness and helpfulness of the staff. Needless to say, they’ve all been fired or quit (not that I can blame them), and their replacements have been nothing but surly and standoffish (excluding the new maintenance man; he seems to be the only nice one of the bunch). My husband and I had intended to stay here for at least a few more years, but after the changes they’ve already made, we don’t want to hang around to see what they do next.
Don’t believe other reviews on other sites that even slightly say this apartment complex is half-decent. It is the most horrible place I have ever lived in. Roaches, spiders, etc in the houses that never gets taken care of. If you have an emergency maintenance situation it will take an hour for them to even contact you. Water is cut off frequently with little notice. Office staff is never in the office. The only decent people are the maintenance staff. They actually care about the tenants. Oh, and don’t contact them over Facebook. They will just complain about it and never respond to your messages. I know the prices are low and you may think things have changed. Maybe you think these issues won’t happen to you if you move in. Trust me, I thought the same thing. Don’t do it. Save yourself the trouble.
