The maintenance team is great and very professional. Service is usually completed the same day and they are very friendly and considerate of those working from home in my experience.

The apartments are lovely, we have a 4 bed 2 bath and it is very spacious, great kitchen!
I am only moving out of The Adair due to a life change, nothing negative. This has been my home for the past 3 years, and I will miss it very much. The staff has always been friendly and accommodating, I've always felt a great sense of privacy, though that may just be my apartment specifically. The Adair is a wonderful community, and I would love to stay here on my own if I had a different financial situation.
Before The Adair switched to a "package handler" service during the covid crisis I would have given them 5 stars however their implementation of this new service has made getting packages an absolute nightmare and that alone has us considering not resigning our lease next year. Before they started using this service all packages were dropped off at the business office and we were informed via email and the app that we had a package to pick up. Their new service has packages sent to a separate address which are then delivered to your door. This sounds convenient in theory, however the major glaring flaw is that ANY package that is supposed to be delivered to your actual address, and not the address of the package handler, can and most likely will be RTSed unless the delivery person is feeling generous and delivers it to your door (which basically only happens if Amazon is delivering it themselves). This has already caused us plenty of headache during the holiday season, thanks to family and friends not thinking to ask us for our shipping address again since we haven't moved. The simple solution would be for the business office to continue to accept all packages and forward them to the package handler, however for whatever reason they won't do this. The issue is compounded by the fact that we will often get delays from the package handler of at least a day on packages, especially ones being delivered to them by USPS. The biggest slap in the face to all of this though is that this was originally sold by The Adair as a solution to people not being allowed into the business office during the Covid crisis. But the surprise $12/month service charge that appeared on our rent bill after resigning our lease in November made it clear that it was here to stay The fact that we WERE NOT informed about this charge other than the blurb hidden at the very end of our new lease really was the icing on the cake. If they're willing to tack on an extra $12/month to each unit's rent you'd think they'd realize that with how many units they have in the complex they could easily build a modern self-service package room (which many complexes have now) that would pay itself off in a few years and be able to pocket that extra increase.
I really like living here with the proximity to Morgan Falls and great shopping areas. It feels secluded but close enough to where everything is.

Good location and floorplans. Be sure to thoroughly walk through before signing your lease. Ours was filthy and many issues have popped up. The location and access to the river is amazing.
Living @ Adair is great experience. The staff is very professional and friendly. If you ever have a maintenance request its always resolve the same day. A family environment. Its very quiet community. The best place to live is @ Adair.
I extensively research and plan most activities in my life. I take pride in being detail oriented. I searched many apartment in this area to be close to my husband’s work and finally settled on this one. I got to know from friends that Atlanta has an issue with roaches so I specifically looked out for reviews On various sites about pests when shortlisting my apartment choices. I even called the apartment leasing office for this one to ask “do you have a problem with roaches?” they acted surprised at the question and said no. We pay a small amount for pest control every month as a part of the rent. I had hoped we would never have to use it. Guess what? It’s been 2 weeks since we moved in and we have killed close to 10 roaches - big and small. We are clean freaks - my husband and I never leave a morsel of food in the open. We sweep, mop and disinfect the floor and countertops every single night. Yet, we have found freaking TEN or more roaches. We are terribly upset. The pest control person came and sprayed the corners around the house a week ago. Since then we have found a few dead as they told us would be the case. But we are still seeing live ones. Just today we found 4. Looks like we have to get pest control every single week. I don’t want to expose myself to those chemicals so frequently also. We signed a lease and have to pay a penalty to break it for no fault of ours. DO NOT COME TO THIS PROPERTY. I repeat, DO NOT COME. It is TRASH.

I think the management and the way that they handle people are very excellent I love the apartment complex 99% and the manager and her staff are always so helpful and so nice
We have been here going in 7 years & BH Mgmt has gotten the right property manager in & the right maintenance man!!! Melissa is amazing & makes sure all amenities are too notch & keeps you informed. Mynek is the best!! Anything that is broken he can fix expeditiously & correctly. He has a great personality. Ive been through a few property managers and this time they got it right. The grounds are immaculate. Great newsletters. Love the Fetch valet package delivery.

Nestled above the Chattanoochee River, The Adair is the best apartment home living community on the north end of Sandy Springs. Management is responsive, the community is well cared for and the amenities are plentiful. It may start as a starter or transition home and then become your forever home.
The Adair is an excellent community to live in. They provide daily weekly and monthly updates of any concerns on the property. Maintenance issues are usually resolve the same . Excellent service . I would recommend for a family to make this be their 1st choice of selection of apt homes

I’ve lived here a few years now. Mellisa and the maintenance staff have always made living here a great experience. Fridge broke today on Sunday. Maintenance was here is less than 30 and it was taken apart and fixed. RN
The process of moving into The Adair was very seamless and easy, and the management was very helpful throughout the process. I would definitely recommend The Adair as a place to move into because I thoroughly enjoyed my time here at The Adair so far.
Mgmt is less than honest, unethical, very difficult to deal with. The property mgr, BH Management, took over 01/2019, and the situation got so bad that I did not to renew my lease after 4.5 years. Examples: 1. BHM began charging a new $12/mo fee for something called “BH liability”. When I objected, they said they notified all with a letter/email (as tho that is sufficient to justify a new charge mid-lease). I spoke to about 15 tenants; none had recvd a notice. It took months to get the chgs reversed. 2. Years ago, I recvd permission from the then property-mgr to paint my walls. Two wks before my lease ended, BHM sent their renovation supervisor to assess my apt in prep for a new tenant. I specifically asked him if I needed to repaint the walls neutral since I wanted to be sure my $500 sec deposit was safe and he assured me I did not. Now BHM refuses to refund my dep telling me that the supv had no authority to say that. Interesting that when I filed a report with the BBB, mgmt told them that the conversation with their supv never happened–even though I have an email from them confirming it did. They told BBB that they offered to let me repaint the apt myself before the lease expired to save the sec deposit–but failed to also say that the offer was made at 10AM on the last day of the lease, on a Wed (work day), and that the painting had to be finished before their office closed at 6PM that day. Eventually, they refunded $120 but still have $380 of my deposit. (There were no other move-out issues with my apt, as confirmed by a video I filmed with their staff member.) 3. When I left the Adair, I owed $116 in final utility bills, and they owed me $121 for excess svc chgs that they hadn’t refunded yet. I suggested in one email that we agree to call this an even exchange. Other than that, I owed them no addtl monies, and they still owe me $380. Yet two wks ago a collection agency called asking for $305 in the name of Adair/BHM. The agency has no idea how that amount was calculated and that my acct had been sent to them because I had not responded to a letter from the Adair. Adair has my phone #-they could have called. They have my email address–they could have emailed. They sent the letter to my old address at the Adair, not to the forwarding address I left them. They chose instead to get a collection agency involved, to collect a completely bogus amount, and, I suspect, to damage my credit rating. Beware if you rent at the Adair or any other BHM property.
Management discriminates. They are rude, blunt and beyond difficult to work with. Water pressure is so low that it takes 15 minutes to get wet in the shower. Bathroom sinks do not drain. Lease elsewhere!
The response was incredibly quick, courteous (knocking every single time he came to the door), and effective. He did a great job, answered our questions, and was gone before we knew it.
I love this community, is it beautiful. My leasing person was shanice she is nice . The apartments look very clean and is it is gated. Looking forward to moving in dec yay!!
As soon as I entered the property, I loved the serene feeling and the smiling faces. Both Donna and Shanice were exemplary in showing us the property, answering our questions and making us feel at home. As soon as we viewed the apartment we knew this would be home.
love my apartment it's very spacious and the location is perfectly placed next to a nature trail and river. Very peaceful here. The leasing staff is great. Love the upgrades and the amenities especially the pool area.

This is the very first apartment my dad and I have had that we can actually call our own. Going from place to place can be dreadful and depending on others felt worse. I was absolutely grateful and blessed to receive the help we could get for the time being. Not to give any wrong ideas, we weren't on the street or anything, it was cOnce upon a time (4 years ago to be exact) there was a father and his awesome son on their way to new beginnings. Not to give any wrong ideas, we weren't on the street or anything, it was just challenging to find something with only one income coming in at the time. When we finally got our apartment, I was very excited because I knew my father worked very hard to get this place. I was happy for the both of us but as time went by we began to realize that our apartment wasn't all that glamorous. We live all the way at the bottom or the barrel, so that means we get all the bugs, insects, and arachnids. Not much of a great sight if you have a phobia. Our bathrooms have very poor circulation which makes it easier develop mold. There's mold in the corner of my bathroom which gives bugs easy access to enter. We don't get that many very often but just knowing it's there can really be bothersome. There's mold on the wall above my bathtub. We called maintenance about the situation but they haven't done anything but tell me to just get bleach and scrub it. Like really? Is that how you're suppose to treat the situation? I know that we don't have the best place in the world but it's better to not depend on others to get by. I told my dad one day I'm going to get us a better place and this time it's going to be beyond awesome!!
Under new management - Horrible. Calls do not get returned. Rental fee information/amount is not clear. While renovating, areas are not visibly marked and not clear for vehicle traffic.
The location of this apartment is second to none in Sandy Springs. It is right next to an awesome River Overlook park, an awesome Golf Course, and Several Athletic fields. Perfect distance for taking an uber to Canton St, Perimeter Mall area, and even Buckhead isnt that far. I recommend this for young couples and singles.
This is a great complex. Maintenance staff is wonderful , very fast and friendly service. I have never had to wait longer than 24 hours for any service request. Front office staff very friendly and helpful. Grounds are kept up. My family and I feel very safe and secure LMichele
