Westchase is largely known as a business district, and many of the local residents are corporate professionals seeking to avoid the long, traffic-laden commutes that Houston is known for. The community is home to numerous office buildings, with a popular shopping area along Westheimer Road and several medical centers and schools in the mix as well. The rental market includes a variety of property styles, from swanky country club homes to modest efficiency apartments, catering to the needs of the diverse local workforce.
Golf courses and large public parks around Westchase are popular among locals seeking time outdoors, particularly the trails around Arthur Storey Park. Houston’s Chinatown is nearby, and Asian cultural influences contribute to a unique environment. Downtown Houston is only a short drive to the east, and the sprawling George Bush Park is just a quick hop away as well.

Property Ratings at The Adalene
I’ve lived here for a few years now, and at this moment I can’t wait to move!! The last few weeks I have been seeing roaches EVERYWHERE in my kitchen and bathroom. It’s to the point where I don’t even want to cook any more! I’ve sprayed, and put out poison in both rooms. Then I would find A LOT of dead ones all over the place when I would return from work. Right now I’m using some plugins that I found on Amazon. So far so good. Paying for extermination is in my lease, and they actually just went up on it. This is a very big issue for me, and I swear this problem is making my anxiety worse. It also doesn’t help that neighbors stacks of trash bags outside their doors for days! This issue also adds to the big problem of possums running around everywhere!

I just moved into the Adalene on March 1sr. The leasing Agent Alma and the assistant manager Ana were so helpful, polite and professional. They made my move in delightful. It’s very quiet and clean on the property. I am very happy with my choice to move here.
I am moving out of this complex in a week to live with my boyfriend, but I absolutely loved living here for the last year and a half. This is the nicest staff I've dealt with at any apartment complex. I leased with Julia, and she and Alma in the leasing office are ALWAYS friendly and helpful. The maintenance guys rock, especially Santo, who always stopped to say hi and play with my dog when I was out walking her. The complex itself is really cute and well maintained. It's in a busy part of town but is still really quiet. The neighbors are generally really friendly, and there's a lot of good food around. DoorDash and Uber Eats will become a problem if you live here. :) I lived in the "Kylie" floor plan, and it was a really cute and cozy mix between a studio and one bedroom with a massive walk-in closet, perfect for a solo professional. I did notice some bug complaints on some of the reviews on here. Honest feedback: I did get some bugs at one point. But, then the apartment complex took care of it, sent professionals out, and they went away. They are definitely responsive and prompt with any resident need, whether it was bugs or something broken in the apartment. Bugs come with living in a city, so I'm more than happy with the response the apartment complex took to take care of that! Definitely may move back if I find myself in West Houston again!

Thank you for the feedback. We are always excited to hear from happy residents. We hope you'll come back if you move back to the area.
Please i beg you don’t!!!!The worst apartment ever I can’t wait to move out. it’s roach infested and millipedes in every corner of the apartment pest control can’t get rid of the matured roaches, they even go as far as getting in the refrigerator. Several leaks from ceiling and maintenance can’t do anything about it ,Loud neighbors, up-to seven people living in one apartment, the management don’t have control over the residents. I only ended here because i was desperate but please no matter how desperate you are don’t... i made a mistake and wouldn’t want anyone to go through this, paying to live mIserable. I read the reviews before i moved in but they lied and said the people that wrote the reviews are the ones that the pay rent and got evicted. I’M ONLY GIVING ONE STAR SO AS TO WRITE THIS. They don’t deserve it. It’s not worth it . Don’t believe the good reviews the management wrote that. I’m still contemplating whether to risk it all and break the lease instead of living like a rat in this disastrous apartment.
I currently live here now and they have a roach problem. Even after being treated multiole times by pest control, paying for my own outside exterminator and trying a plethora of other remedies, there's still roaches. They're in the walls of the entire building so the only way to get rid of them is to fumigate the whole thing. It's a shame because they remodeled the interior.
I have pictures, videos, & recoded the staff and caught them in so many lies!!!!! Roaches live in the walls, pest control doesn’t stop roaches that are infested in the walls. Homeless people live in vancant apartments, cars stollen, gate has been broke since I’ve moved here, & staff will lie to cover there behinds! That’s why there’s a move in special because so many people are moving out and breaking leases because these apartments are dirty & the worse!
Please don’t waste your time! Don’t let the “new” renovations fool you! ROACH infested no matter how clean you are, I’ve had problem after problem! My ceiling fell on me because they hire terrible maintenance that never fully fix anything, cars get stolen from property, floods really bad, & staff TERRIBLE!!!! I have any proof & pics that anyone needs to see if they think they’re interested in moving!

Rose, while we're thankful that you've taken the time to leave us a review, we are terribly sorry for your negative experiences and we are alarmed by your referenced concerns. If you are still having issues, please don't hesitate to come by our office and we would be happy to discuss. Best wishes, Rose.
I can’t wait to move from this apartment complex if it’s not one thing it’s another. How inconsiderate to have your workers working in and a apartment earlier than 8 o clock in the morning using power tools, shuffling things around, banging on the walls, mowing the lawn. PEOPLE ARE SLEEP. I’ve been woken up out of my sleep too many times from people working here. I never had this problem anywhere else but at this apartment.
When I first moved in I was warned by serveral neighbors that this place is crawling with roaches. I saw a few when I first moved in but as time moved on there was more and more crawling in and out of cabinets, vents, and small crevices in the apartment as well. Many times I have notified the office and they’ve done the bare minimum and the problem has only gotten worse. This isn’t a small problem anymore. This is so extreme that I can’t walk on my floor without stepping on one. They’re all over my kitchen and crawling on my things. I’m horrified that I’m expected to live in this
I've been here long enough to have experienced the good, the bad, and the ugly so I am writing this review as someone well informed and perfectly calm. I have lived in this area for over 20 years and have lived in this complex going on five years and out of those have only begun to truly enjoy being here since new management has come in. I am not one of those who makes glowing reviews simply because I get what I want, the way that I want it all of the time. I am giving this review because even when I needed understanding when I was out on disability, the manager(s) Megan and Chard understood. When I was transferring to a bigger unit and the manager(s) broke out the brooms and mops and helped maintenance to clean the unit just so that it could be ready for me to move in. How many managers would offer and take a minute out of their day to bring needed medical supplies to your door when you can't come to the office to pick them up for yourself? I've never walked into the office and not been met by a smiling face, the staff actually look like they enjoy what they do, which is rare. Let me be clear, no apartment property is perfect and it is not my intent to tell anyone that Village @ Westchase is Perfect, but everyone in the office works diligently at striving to be.

I live here currently and I am not a happy tenant. Upon move in my door was not sealed. There is a giant hole at the bottom and last night I walked into my kitchen to see a lizard in my home. Ive asked multiple times since my move in and am yet to get ANY help. My heater doesn't work properly, just things that should not be going wrong seeing the amount of money you pay to live here.

The renovations are amazing since new management took over. The staff are warm and friendly. Nice and safe place to live.
Best property ever shout out to the staff, very accommodating, super sufficient and very polite
We love it here, the apartment is nice and very well modeled , the only problem we have are insects, when we first moved we have been noticing spiders on the window, now ants in the bad room and some how a wasp was in our home, we not sure where they coming from, but it must be a hole linked into our house, but everything so far is good . Just the pest problem
In ten years of rental history I have never had as bad an experience as with the new owner/manager of the renamed Village at Westchase, formerly Wallingford Apartments. The buildings are being renovated, but staff refuses to deal with roach problems or issues with the property, including having cars towed despite displaying the proper parking pass. When asked for a rent receipt, number for the corporate office "in California", or even a copy of the lease agreement, the manager refused. Front office staff is impersonal, unhelpful, and rude, and several times would gossip about tenants behind their back while other tenants were standing there waiting to pay rent. In short, if you like the newly remodeled (and much more expensive) buildings and don't mind being swindled, cheated, lied to, and mocked behind your back, I would say go ahead and rent here. Otherwise there are better properties in the same price range just down the street.
Where do i begin to tell the story of how greater suffer can be starting from inside super natural roaches to the very bad maintenance and worst evil new management on planet earth.First you could check their website and u wont find any pictures cuz its a disaster to look at, went with them through lots of trouble to fix things inside unit, disconnecting water without letting you know.and didn't help that i have been living there for 5 years unfortunately. Took me to the court after insulting me and threatening me in leasing office and they lost the case after the police came to the complex twice. Poor leadership and loads of useless hassle everyday.Dirty pool plus dirtier gym which is closed even now. Want to live with regret for the rest of your life ....make it happen and go stay there.
Roaches own these buildings. I scrub my kitchen (move appliances kind of deep clean) every other week and still have problems because they're nesting in between the wall and cabinet where I cannot get to poison/clean. It is annoying but I didn't mind under the previous management because the space was huge, rent was cheap, and the previous ladies were kind if ineffectual. Now I'm still dealing with these problems, but management acts as though I should be grateful for the opportunity, even when they inconvenience you terribly. I thought the place would be nicer since they're doing massive repairs, but it seems like the only decent work is going on at the clubhouse, everything else is being handled by the lowest bidder. If you ask for anything in writing to protect yourself, the manager will weasel out of it, one of my neighbors got a rent "receipt" on a post it note because the management refused to give them an actual paper receipt. The manager will also badmouth other tenants as soon as the leave the office, even with other residents sitting there. Communication is horrible and they will dodge your calls if they can. I know everyone says these kinds of things in reviews, but I've been renting properties for 10 years now and this new management company is literally the worst experience I have ever had. It's not going to be worth their new prices, that's for sure.
I moved here because the staff BEFORE new management was extremely nice. The new management is horrible, they treat residents like college students living in dorms, no respect whatsoever as the way they communicate and carry business, very unprofessional. I cannot wait to move, they will not be receiving my business again. The apartments look decent for the price, the neighborhood is decent, the residents are never an issue. Very ironic that the the previous apartment I lived in was managed by these same people that just took over. My experience at the last apartment was by far worse. Living conditions were hardly habitable. Extreme pest problem at these apartments too.. no matter how much you clean and try to prevent, not sure what is going on with the foundation.
We moved here almost a year ago and thought the place was awesome because of the cheap rent. It's close to shopping stores and restaurants but other than that the apartments are pretty horrible. The pictures posted make these apartments look luxurious but they aren't. The apartments are roach INFESTED no matter how clean you are and the landscaping is always muddy and unkept. They recently chopped down all the bushes and small trees and plants in our complex and it makes the apartments look 100x more hidieous. Just spend your money wisely and look elsewhere. The roaches definitely make this place horrible and unbearable to live in.
I really dislike the appliances as well the bathroom very distasteful and the master bedroom door always seem to lock on its own I often get locked out my own room I really want to move but can't afford to at the moment
Wallingford Apartment complex is an older apartment complex; however, the buildings have been kept in decent condition. The appliances are older and it shows. It was also obvious when I moved in that the staff cut a lot of corners when painting because cabinets were painted shut and there was a screw missing in my restroom door that was simply painted over. The apartment itself is in decent condition, but there are bugs no matter how clean you keep the apartment and the staff cuts corners. I have tried fumigating and the complex has sent their exterminator, but the bugs keep coming back. They fail to exterminate the entire building, so the bugs never go away. The people in the office also aren't very helpful. I have put in several maintenance requests that have yet to be taken care of and it has been weeks. The people that worked in the office when I moved into the complex no longer work there after 6 months and the people that they were replaced with are much less helpful. I gave the apartments two stars because the salt water pool is nice, my neighbors are friendly, and the location is convenient.
The Wallingford Apartments have been a great start for me. As I am trying to get back on my feet, but I have outgrown the complex and look forward to a new start.
