Property Ratings at The Addison Apartments
I’ve been a resident of this complex for 3 months and so far, the property management company has been a complete let down. The most basic amenities that residents should be able to rely on (parking, package delivery, trash removal, printing) fall very short of expectations. The model that this management company uses is to simply outsource all services so that they cannot be held accountable for any issues that occur. The package delivery locker system is managed by a third party. There are not nearly enough lockers for all the resident’s deliveries which leads to many, many packages being left on the floor outside of the lockers by delivery couriers. These packages are accessible to all other tenants to be taken either on purpose or by accident. See attached photo. In the short time I’ve been here, I’ve had two packages delivered only to be taken by others before I can pick them up. When bringing the issue to the front desk, I was re-directed to the locker management company who redirects you to the courier. There are cameras in the package delivery room to deter this, but according to the property management company, these are inoperable. The parking lot is managed by….a third party. The online system used to register your vehicles requires approval by property management. If the approval doesn’t occur in a timely fashion, your car will be towed from the parking lot which is less than 50% occupied. My vehicle was towed on the first night I parked in the lot due to the management company not approving my vehicle in time. There are no temporary passes or trail period to prevent this while the approval process is taking place. When bringing the issue to the front desk, I was re-directed to the third party parking lot management company who redirects you back to the property management and was ultimately left with a $300 bill from the towing company.

We appreciate you letting us know about these issues. We understand your frustrations and would appreciate the opportunity to talk with you further regarding these concerns. Please reach out to our office at addison@simpsonhousing.com or (737) 402-7439 to discuss directly. We look forward to hearing from you! Thank you.
I would recommend it. But with rent increases and the parking situation, I'm not as excited about The Addison like I once was.
The maintenance guy was very effective and courteous. If based only on maintenance I would recommend the Addison.
Community is nicely located but has quickly become outdated with several new apartments going up across the street and soon on the other side of top golf. Rent increases did not match the interior aesthetic. Community is also in need of a dog run.
Many fees unnecessary added for small things that could just be a polite notice. Especially when the rent is so high already.
Great location, spacious apartments, nice amenities, well-kept. Good value considering the rising prices in Austin.
All the maintenance guys I have interacted have been extremely quick, positive, and helpful.
I really enjoy living here. The only downside is that the walls and floors are a bit thin and it's easy to hear my neighbors music, laundry machines, and sometimes conversations. Other than that, everything has been quite nice. :)
It took 2 days for the issue to be addressed.
This apartment community has been wonderful! Everything from the location and the dog friendly neighborhood to the maintenance and amenities. I only wish they had kept the green paint, it was lovely to view all the green outside my window.
Very good location but the amenities were good not great. The pool area was awesome but the gym left some to be desired, especially with other apartments in the area having free weight squat racks and being 3 times the size. Staff was awesome they were the best part.
Addison is a great place to live.
The train can be pretty disruptive to sleep and daily tasks at times. My particular unit doesn't feel incredibly private with people walking through my yard at all hours of the day, however this would be resolved with a different unit. My particular unit is also lacking storage options which is understandable bc it is an ADA unit but I would not recommend this option to friends. The train is the main reason Addison its slightly uncomfortable in general though. Parking can also be rather tight and hard to find. Otherwise I am happy with the community and proximity to the domain, and a very responsive and professional staff.
Great location, very nice apartments, and a friendly leasing team. :)
The location is wonderful as are the apartments
Great location, amenities, apartments are very nice, and lovely staff
Disappointed in the trash removal process, security and grounds upkeep. Pool is noisy and late night noise reduction is not enforced.
The staff is excellent, the location is great, the noise level from neighbors and trains can be disruptive.
Excellent communication during the winter storm and the pandemic in general. Very professional, timely, and caring.
Exorbitant costs and inability to accommodate an additional month on my lease when so many people are moving out of the complex made it easy to walk away.
yes
Good location and good quality apartment. It's clean, above average quality tenants.
Great location, absolutely clean and modern apartments/community areas, quiet, friendly staff.
It was just an easy place to live. The Mexican restaurant added after midnight noise but with the pandemic it all got quiet again.
I would advise that it depends on your neighbors. If you have good neighbors, it's a top notch experience. If you have bad neighbors, there is nothing you can do.
Love the community not only for its amenities but for its staff. Best apartment property management I've ever had. Would recommend to anyone
I absolutely love the complex. What keeps it from being a 10 is 1) the train noise, 2) dog poop everywhere, and 3) trash in the hallways.
I would for the modern and luxury feel of the apartments, very pretty and spacious as well as the amenities and closeness to the Domain, but honestly would not for the "reason for leaving" description below. I would consider living here again only: -NOt living next to a construction site -Not living on top of a garage -Not living on a 2nd floor (top floor only) -Considerable pricing as I know rent went way up compared to what I was paying for my unit (before $1475, currently in the 1600s (too expensive for an apartment, might as well buy/rent a house))
I would, and have, recommended this apartment community. The staff are absolutely top of the line. Maintence is timely and efficient, like a well calibrated machine they are always on time and never seen to struggle with any task. It is truly astounding.
Office and maintenance staff are very friendly, always willing to help, and extremely responsive. Everything was clean. I never once saw a bug in my apartment (big bonus). Neighbors were all pretty friendly.
Other places have better size/layouts but Adlinda was really professional, helpful and friendly.
Trash service is inconsistent and too picky with what they will pick up and what they wont.
The complex is safe and nice. I appreciate the fob entries into the building. The main pool is a great attraction. Great location within walking distance to Top Golf and the Domain.
great facility, apartment and staff as far as we have seen
I still enjoy the complex but the maintenance and general repairs seem to be lacking.
As long as you are aware and honest of the train whistle...I have no problems recommending this apartment
Over all great just the train is a big factor
Would recommend for the location and general niceness of the property. Hesitant about the maintenance aspect of it.
Overall, my wife and I have had great interactions with the staffs.
I would recommend it as long as the staff actually looked into issues regarding amenities reported by residents.
The apartment staff is so friendly and accommodating! The area the complex is located is great and I feel very safe. I definitely feel like I'm living in a 'luxury' apartment with the amount of stuff yall provide (clean gym, great pool, nice common area)
I've recommended it to a woman who needs the units ventalations to he separate for alergy reasons but your price really needs to be lower to compete with the Domain units we saw. To be outside the desired area yet charge the same as inside made it impossible for us to consider your property seriously.
I would recommend this apartment. Great location and well kept.

Thanks you for the 5-star rating and review! I’m happy to hear that you enjoy living at the Addison at Kramer Station. Thank you for taking the time to share your experience with us!
Everyone in the office is shockingly nice and helpful. They've made everything so easy and pleasant.
Would recommend because of location and amenities. Would not recommend because of train and horns.
Kevin left a kind note in the apartment about the fix and how kind our dogs were!
Even though we had a rough move-in transition, my husband and I can both agree on the living quality of the apartment and our neighborhood. So far we are loving it. The property manager is professional and cares about the residents.
I would recommend this apartment however the valet disposal service is very disappointing. No consistency on timing and they pick and choose at random what they will take with regards to recyclables.
The apartment I view was beautiful and was the perfect size and floorplan for our needs.
It is very good value for the eomain area. The people who work here are the best.
