This complex was decent until the horrible dumpster eyesore was added as a temporary replacement to the resident trash compactor that been broken for over half a year now. The dumpster doesn’t get emptied quickly enough and is always filled to the brim, resulting in trash being strewn around by the wildlife ( raccoons, vultures, etc.) looking for food, and causing the ground around the dumpster to be covered with hazardous waste that has yet to be removed. The small trash bin at the local mailbox and normally used to discard junk mail, has become a mini dumping site for lazy residents who pile their multiple garbage bags there instead of walking to the dumpster bin a few minutes away. Unfortunately the leasing office hasn’t addressed this issue nor has the maintenance removed it from the location, causing it to slowly grow, becoming an obstruction to people that need to pick up their mail. Honestly wish the trash valet could be reinstated, while it did cost extra for the service, it helped maintain the cleanliness of the property when issues like the compactor breaking would occur.

Cartland just took over this complex, I was hopeful that they would improve it majorly because it is necessary. It has been two weeks, work order was submitted that I have not received any communication about in regards to fixing my issue, but what really gets me is there is no rent drop box, never has been, my work hours are the same as the office hours so face to face contact is impossible, went online to pay my rent for the first time with the new company to find out there is an online “convenience fee” of $60!!!!! Are you kidding me!!! I already overpay for the slums we live in that they call “luxury” and now I’m required to pay extra to be able to pay my rent due to me being a working class American. Thank god I didn’t renew my lease again!

Do not stay here. Maintenance will take forever to get done because there are only two people. The office is not helpful with anything after you move in.

overall, the staff have been nice enough, but not very communicative and maintenance/upkeep have been poor.
Absolutely horrible service from leasing office! Do not waste your time or money here! And roaches will craw all over your home. Mold and air filters not being maintained are also an issue for many residents.
Greystar do not care about their residents! They do not fix any maintenance issues within the home. I have mold underneath my kitchen sink, I have a hole in my wall, but the towel rack is up; however, this is not acceptable!
I usually have great things to say about this apartment, but rent is increasing by an insane $130 a month for this responsible 4 year resident with no renovations and there’s been a huge maintenance-made hole in my wall since January. Now it's a bigger problem because the bugs are coming in. No one will return my calls regarding renewing my lease or my maintenance request. Very disappointed.
Addison at sandy springs need overhaul in terms of leasing experience as follow, -> Inspect the apartment before move in. -> How can multiple appliance do not work when move in and you offer 12 month lease and say it is ready to move in?? -> Inspect the Bathtub Faucets.... both bathtub had faucets not working and come out of connection joint just by hand. -> Balcony door has no lock -> Windows are locked and can not open at all -> Refrigerator was leaking inside and water was accumulating at bottom -> Found 2 huge nails in carpet which might have injured me if not found first -> Fan making loud noises so can not use it while sleeping -> Dryer vent hose was not connected so dryer was spinning for 80 min but clothes were not dried I have many other reasons to list to improve but you can call me to know more otherwise this all is waste of my time
Could not pay me to resign my lease. Bare minimum living for standard prices.

Worst management ever. Previous management was much better. You can go to the front office, email them, and/or call them but they take no action. It always take over 3 weeks before they even respond to the request and take over a month or more to fix the problem.

This place is all about money! I made several maintenance request in December it is now March and still no one has came to my apartment to fix anything!
In my lengthy search for a new home, and my first experience at apartments, Addison at Sandy Springs was great. I really love the grounds, beautifully kept and clean. The leasing agents are professional and helpful. I really like their floor plans, especially mine, perfect for me and my daughter - school bus comes to pickup and its close to the mall and good grocery shopping.
As a resident apartment staff will lie to you and ignore you. This is my experience at Addison. Many neighbors have shared the same experiences.
The recent leasing and maintenance staff of The Addison have been very friendly and helpful.
This community lacks communication and leadership. There should always be strategy to accommodate your community. Email is an effective way of communication and should be used to help aid people in the midst of a pandemic where the office is closed. As a new resident I had to be the one to communicate via email to push to ladder of getting moved in. Remember positive vibes are always great as well.
Location is great, maintenance is awesome which is even more tare than finding a good priced apartment. When you have good maintenance, your apartment stay is easier and these guys are great and the service is exceptional.

does not come out on time to fix and broken gedget in the apartment, you have to wait for two to three weeks for them to come out ad fix it. Too much Roaches in the apartment and both the new and old management does not really care when you complain

I have lived in the Addison for 2 years - the previous management company was HORRIBLE but the new one US Residential is AWESOME. Before repairs would take weeks but the new management fixes issues the next day! My air cond needed freon and maintenance came back the next day to make sure it was still good. I had a minor plumbing issues and it was fixed by the afternoon of the day I put the work order in. The community is quiet and I love how there are so many trees in the apartment complex. The apartments themselves are older ( as most in Sandy Springs) but much roomier than the apartments which usually for the same price are much less square footage. As far as the less favorable reviews for the addison please consider that the new management team is trying very hard and doing a great job.
I've lived here 3 yrs. It is a decent place however with any place there are some downfalls: Lots of bugs crawl in through the windows, water gets shut off randomly (like multiple times a month without notice) trash is everywhere, Valet trash doesn't come til 1-2am giving raccoons plenty of time to rummage through trash in front of your door. Apartments are supposed to be smoke-free, but every day my apartment smells like marijuana from my neighbors. They have VERY thin walls, if you don't want to hear your neighbor's conversation or smell what they're smoking, this may not be the place for you.

THE ADDISON SHOULD CHARGE ALL THE HUGE ROACHES,ANTS ,SPIDERS,RENT THEY DEFINITELY OUT NUMBER THE TENANTS! ROACHES ARE HUGE WILL CRAWL ON YOUR FACE AND BODY WHILE YOUR ASLEEP! Staff seems irritated when you put in requests.even laugh at your problems like it's not of importance .maintenace takes months even up to a year to come address issues I'm OCD and a germaphobe.still bug infested! despite paying pest control which is on the grounds once a week doesn't help.if you move here be prepared to hire your own outside handy man ,and pest control .when repairs are made they are done in the most cheap,tacky manner they make the front look good and the model homes don't be fooled .

I was promised things that I didn't get. Almost to the end of my lease...thank God! Grounds are nasty, landscaping interrupts walkways, they ignore maintenance requests. Upgrades are lack luster. Don't let the model fool you!
Serious bug problem. Improvement have been made in maintenance and the main office but the exterminator is really of no help.

Happy that theres a new management company and new manager. Can already see the changes that are happening. Only thing like most apartment complexes they lack is Maintenance.
Formerly named The Hamptons at Sandy Springs, The Addison is under new management and has already begun making improvements on some buildings. New roofs are being added to some buildings with other improvements scheduled. The buildings and apartments have aged quite a bit (complete with late 80s vibe), but provide good space and value for the area. Aside from an ant outbreak, my stay has been quite pleasant the nearly 3 years I have lived here. The neighbors are mostly quiet and keep to themselves but the apartments themselves are not exactly "soundproof" (I'm looking to you, guy above me who vacuums at 3am). The Addison has easy access to 400, but there are not a lot of fun activities within walking distance aside from some restaurants (Tony's Sports Bar, anyone?) or if you are looking to test drive a Lambo at the next-door dealership. The staff is friendly and responsive. A shaded pool, tiny dog park, little fitness center, and soon-to-be repaired tennis court highlight the amenities in this wooded neighborhood of around 20 apartment buildings. Overall a solid apartment in a safe neighborhood where parking is plentiful. Good value, but definitely not a "luxury" apartment.
