The Addison is a nice apartment complex but maintenance is a joke! No one ever completes the work requested. Maintenance simply marks the work order as completed.

Great location! Office staff is friendly and maintenance responds to request in a timely manner. Had some AC issues that still haven’t been resolved but I called an outside source and I am happy with it now
This Complex makes us feel like this is as good as it gets because the area is so expensive moving anywhere else we’d be paying the same amount, and don’t want to break our lease early to move. We love the area, we would just love for Management to be on top of things.

The staff is amazing. Attentive and caring. But it is an apartment complex. So be prepared for the things that come with it.
The Addison is a safe and comfortable place to live. However, it's expensive. I'm still reeling from the extremely high rent renewal after Covid.
The price dropped well over $200 since my move in and they wouldn't even give me a deal when I asked. Multiple problems with the unit on move in and bad service throughout. I am mad I moved in here already
I have lived in the Addison since 4/2019, when I first arrived in Florida. It has its ups and downs, but with improvement, it will be even better. Right now it is for the most part a great, solid, quiet community.

Horrible experience with this property and management company, i should have known when i moved into the unit with multiple things broken, paint chipping on cabinets, white paint splatters everywhere on the carpet and bathroom mirror and my AC breaking within 2 days of moving in. The pool was closed due to failed health inspections, and the gate was and always will be broken. The grounds are disgusting there is garbage and dog waste everywhere. There is no sense of security with no fence around the perimeter, no working gates for cars... right outside the front dumpster and back walking path to the lake there are multiple homeless people camping out and leaving all of their things.
We honestly have not had any major issues in our specific unit. For the most part, the few maintenance issues we’ve had have been satisfactorily taken care of. Our biggest complaints have always been the need of power washing in the breezeways.
I love living here! Staff and neighbors are super friendly!

The location it’s perfect but the management of the community it’s poor don’t give attention to you after you move in and the community are always dirty and with marihuana allowed.
The grounds are well taken care of, that is about all I can say at the moment. The pool has been closed for three weeks with not communication as to why, maintenance is impossible to get hold of, and parking here is impossible. the garages are outrageous and in general it is not a great place to live. The tacks for the carpet have worn through, we have to wear shoes in the house. The faucet on the sink routinely pops off while using it. The dishwasher is not ancored properly so it does not clean well. The ac has been out for nearly three weeks, we were given one window unit that does not allow all of us to sleep comfortably. None of these concerns have been addressed in a timely manner or at all. I would not recommend this complex to anyone.
We love it here and love the staff who runs it. Parking is a problem. But overall it’s amazing

The Addison is a community with a lot of potential, it offers what many places don’t (elevators, location, space, great amenities, and so much more) but overshadowed by poor management and care for the facilities and residents. Now plagued by an ever growing rent on top of that,the future seems bleak and unreliable.
I've been here 3 years, overall my experience has been great!! Excellent location, quiet, great staff.
Most of the time when we request a service, they take a week to do it, even if it's an emergency. Apartment hallways are rubbish, never washed. The garbage collection service is very poor, because they do not take out the garbage on Fridays and Saturdays. It should be every day! The pool is always dirty. And the worst part: The staff doesn't allow us to use the amenity center after 5pm. This is absurd. They should have some way to allow us so we could use the kitchen and meeting room after 5pm.
Living here in the beginning was great. The maintenance was quick and the front desk was responsive. After I signed my new lease, it was different . The front desk never answers the phone. The phone numbers are all different so there’s no way to know which one is correct. Our AC hasn’t been working for about a year and a half at this point and no one knows what to do about it. It’s just frustrating that we pay so much money but aren’t able to get the service we deserve. I completely understand short staffing issues, but at least answer the phone and don’t make me leave a message that never gets a response. Just disappointing. I can’t wait to move.
Just like the other most recent reviews, the experience living at the Addison as strongly degraded over the 2 years we've lived here. I came from an apartment complex where maintenance requests were completed the next day. Coming to the addison I have to wait approximately 2 weeks for literally anything to get done. Seems like every week there is a new person at the office when I call. Very hard to form relationships with anyone since all the original people when I moved here are gone. The office staff is nice however, just a little but overwhelmed I think with everything, I never blame them for anything, I think its the corporate office not caring that much. The grounds are not well kept, trees are growing all over the place covering the street lights and growing into the street. Our onces well lit corner apartment has barely any light because the grounds are not kept up. The trash compactor is always overflowing with trash, like it'll be overflowing all day and smell up the entire area around it. They did raise our rent after being here for 1 year, approximately $70, which is fine considering the increase to cost of living, it was about a 4% increase which I consider to be alright. I'd say check out other places in the Brandon area to live, lots of other nice apartments. I will say the best thing about living at the addison is the attached Garage and additional spot outside the garage. Living here is affordable considering this feature, other places do not even offer this and especially at the price we pay. This is why I give the place a fair 2 stars.

This facility has one maintenance man on property there’s two more maintenance men across the street that have their own property to take care of we have one maintenance man for this whole complex so that right there tells you how mantained this property is. I really wish there was a way to upload photos so i can show you the trash in the hallways, filthy walkways, trash everywhere, dog poop stations overflowing, bushes over grown the path to the mailboxes. Just plain gross!!

The pool has been closed since March (I think) – permits are expired. The gym has only been open when the office is open, which is generally less than 40 hours week, and not evenings because of the gate card system. Now, it’s apparently open 6 – 6, which is better but still doesn’t accommodate people who work traditional hours. Our apartment is in a community that is supposed to have these amenities, yet when they don’t, it doesn’t affect them – and they just keep thanking people for their patience – which is long gone at this point. Elevator wasn’t working Friday or all weekend and wasn’t working yesterday (Monday) around 4:00. I emailed the office and didn’t get a reply. It’s not working again/still, but now they say it was fixed yesterday. Raised our rent $56 for a 12-month term, even though our apartment is just another year older, with outdated cabinets, carpets, etc. I thoroughly checked around and had a spreadsheet to show that the new rent rate wasn’t competitive but they said it was (although they didn’t provide any evidence of that) and wouldn’t budge, even on the garage rent, which is $135. And they have regularly advertised hundreds of dollars off for new leases. Our experience has been that the general attitude (even with many different reps and managers) seems to be that they are doing residents a favor and “allowing” us to live here.
The management at the Addison properly informed residence of hurricane precautions, emergency contact information and took great care in securing the property before hurricane Irma struck. Jeff and Ed, the maintenance team, went above and beyond to ensure our building would not flood and that all safety measures were in place. This was not an easy thing to do since sandbags were scarce. They worked endlessly. While most people rushed to grocery stores and other places, they were on the property the day before the hurricane, without care if they had taken enough time to secure their own homes. Jeff was very reassuring when talking to us about the building's updated codes and that it would be a safe place to be. He even said he would help us if we needed him during the storm. I cannot say enough about the Addison team; they actually really care about their residents and will move mountains to help.
