Property Ratings at The Addison
I lived in a one bedroom for 3 years moved to a 2 bedroom and all hell broke loose!!! The basement was flooded exposed wood pieces with nails sticking out mice, roaches. I had a leak from upstairs for over a year. Water running thru the walls I had a mold company come and of course there was alot of mold . Office couldn't care less!!!! The water that was flowing thru the basement ceiling ruined all my luggage which all had to be disposed of because of mold. I received NOTHING for my loss. I just moved out and received nothing of my security deposit!!! This company is crooked and not dependable at all!! If I could give this company a negative 100 stars I would they are horrible!! Do NOT RENT FROM THIS COMPANY!!!

Hi Sandy, we’re extremely sorry to hear about your experience. We understand how frustrating it must have been to face mold, leaks, and pests and take feedback like this seriously. This is certainly not the standard we aim to upload. We will resolve this issue for you immediately.
I don't know how they got their rating so high when all the reviews are awful. Mice, house centipedes, rude staff and ridiculous fees and utilities cost. I'm moving soon and can't wait. Look anywhere else the cost doesn't equal the hassle. Oh and overflowing dumpster area and potholes everywhere!

Hi Taylor, we are sorry to hear about your experience, and we genuinely regret that we have not met your expectations. We take concerns related to pests, maintenance, and customer service seriously, and it’s clear that we need to make significant improvements in these areas. We will work on addressing pest control issues as well as maintenance concerns to create a more pleasant and comfortable living environment for our residents. We also understand the frustration of dealing with fees and utilities, and we are reviewing these processes to ensure greater transparency and fairness. Thank you for sharing your feedback with us.
All this place does is find their way into your pockets , management doesn't care about anything except rent, maintenance is unskilled and unprofessional. They start off with bait and switch .. the let you tour a sample apartment , then before you are even able to look at the place your moving into they make sure the have your first months rent, deposit, and renters insurance policy then you can see the crappy apartment you just signed a 1 year lease on. Good luck getting anything fixed because maintenance cant even spackle a nail pop let alone install appliances of bathroom fixtures. Save yourself time and money and look elsewhere ... this place is bad nightmare. I wish i could give them zero stars because thats what they are ...... NOTHING!!!

Terrible Property Management! Even though the new Property Management Company has been fixing the outside appearance of the buildings and finally painted the walls & put in new carpeting in the hallways of them, they do not care about the Tenants. They will take your money and you won't hear back from them when you need something taken care of in your apartment. No follow up and lack of communication. There is Mice in several units in my building and the Management staff act like it isn't a big deal and have no urgency in getting the situation resolved. Save your money and headaches and move some where else!

While living here I received terrible service and was rarely assisted in the way I required. My washer machine broke within a week of living there and was never fixed and the ticket was closed. The front door lock broke after a month of living and was never fixed when I moved out after 14 months allowing anyone to walk all the way into the complex. I talked with multiple people about not renewing a lease but was ignored and charged extra months while not even living there. If you can find any other apartment or house in the area I would choose it over this place.

poor management.... they ignore you unless you're swimming in your hallway...or on fire. I texted multiple depts...management...maintenance.. etc.. my BROKEN clothes machine still sits on the 3rd floor and they haven't removed it in 3 weeks! I was forced to spend $1,700.00 of my own money on a brand new machine THAT I'M TAKING WITH ME when I finally decide to leave. I endured 3 weeks of stiff clothes air drying trying to get ahold of someone to get a working machine. the dryer didn't work from day one! I hope another appliance goes and I'll stack them behind the one exit. no one cares here

The apartments are a good size and layout, however that's about the only good thing about this place. Management is terrible and don't do their jobs. They refuse to repair anything that isn't an active emergency. My apartment was not cleaned at ALL and disgusting on move in. They showed me a very nice apartment unit on the tour and I feel very mislead. I didn't get an upgraded apartment, however, everything still should have been and should be clean and functional.

Buildings are literally infested with mold. Maintenance takes forever to respond to calls (if they even respond at all). We haven’t had a light in our kitchen for over 6 months now. So happy to be leaving. Save yourself hassle and buy yourself a tent instead.
Unprofessional Property Manager. They'll tell you your apartment will be remodeled & it won't be. They charge extreme high rent for a dump.
The highest utilities-electronic, water, and trash removal. You need to consider additional $200 for the monthly rent. Also, $125 for inspection fee when you move out. You will not get deposit back after crazy last month utility charge. During my lease, I had to deal with disrespect neighbors due to thin floor. If you have babys or kids, do not consider here unless you want to be at half basement first floor.
I had a wonderful time and experience living at Addison at English Village apartments for the past 7 years. It's a very convenient location. Over the years, living here has been a great pleasure. Everything about the place has made it feel like my own private recluse away from the rigors of my daily life. The appliances are a great bonus, as well as the very reasonable rent. Management is very responsive, great experience all around Overall it is a great place to live, next to 309, very close to Turnpike and shopping options. Also next to the Trader Joes, ALDI, AMC, no worries about evening merriment just walk!! They allow dogs, that's a plus for many of my friends. Wonderful office staff and I love the people/community here who are very welcoming Through out my time, it has been a overall great experience experience. I am constantly in awe and greatly appreciate the well-kept grounds, courtyard. The apartment has plenty of storage, outdoor space, and all the things we wanted in a home. The location is perfect. We never had any open complaints about living here. I am more than happy to give the highest rating and already have, recommend this place to many of my friends.
I've lived at Addison at English Village for about 8 years and my experience has been exceptional to say the least. I did not have much to ask for as we always had the best of the deal from Addison and I wanted to take this opportunity to thank our current management at this community. Current office managers i.e., Yvonne, Stephanie, Claire, Mike and the maintenance professionals i.e., Freddy and John make the living experience at this apartment really worth it. They are very helpful, prompt, and receptive to our needs- I have absolute trust that any problem e.g., clogged sink or dishwasher or bulb needs will be addressed promptly. This is a great place to call home. Proximity to 309 and availability of major amenities including restaurants, grocery, movie theatre, shopping mall is an awesome experience. There is a fabulous playground in the community for the kids, renovated swimming pool, clubhouse and ample space to walk around with love for pets in abundance. Further the management has been very caring for all the residents- they changed all the apartment windows and outside look immediately after they came to office, undertook renovation of the pool/clubhouse. Also every other month there are events organized with christmas party, easter, pool opening, summer splash and so on to keep the community engaged I'm thankful to be part of this community that makes me feel safe and welcomed. Thank you for everything and truly deserve the highest rating.
The Addison has been my home for about a year a half now and I absolutely love it! The only issue we had were the roads but they were fixed within the first nice week of Spring. The office staff is super friendly and the maintenance are responsive and communicate well. I live in a 1 bedroom with a den and 2 bathrooms, my boyfriend and I fell in love with it almost instantly, not many other places have 1 bedrooms with multiple bathrooms or with the amount of square footage. The community is great, super friendly and quiet. I would definitely recommend The Addison at English Village.
I'm here for almost 2 year now. Most of the units have very old and has old appliances which gives you troubles & hard times all the times and maintenance is not so good as they try to fix the issues temporarily and If you ask for appliance replacements they don't care you.. Gym is so little and its maintenance is terrible terrible terrible... Also importantly you prepare your self to pay huge amount of monthly bills on Water/Sewer and very huge electric bills in the winter time not sure why they are huge. They charge $250 even for internal transfer to different number in the complex cleaning charges extra. Building stairs/hallway is filthy and disgusting. Management does not clean the carpet, yet you are expected to "professionally" clean your apartment carpet/you are expected to pay $150 at end of lease or even it is internal transfer to different apartment. There are no Side walks in entire complex for the walkers - you should walk on the roads where internal or external traffic play around all the times which is dangerous to walk with kids. I am not happy with the office staff at all and are not very customer friendly and gives you arrogant answers to the living residents questions. PLEASE THINK TWICE/THRICE BEFORE TAKING LEASE......GOOD LUCK.
Ceilings and windows leak and don't get fixed. Bugs in apartments. The thinnest walls imaginable. I can hear my neighbors speak and smell what they cook. Shoddy worksmanship everywhere. No drainage to the lawns, so it's like a Marsh for days on end if it rains. I'm a single male who works 55 hours a week and I'm not here weekends. My water bill is around $65-75 per month. Electric bill is between $80 during the good months, to $160 during the summer, to $200 in the winter. I pay more than people who own houses do for utilities. Check how many available apartments they currently have listed. Plus all their move in specials. It's because everyone is moving away and nobody is coming in. Don't make my mistake. Don't move here.
Worst place I lived in to date. This place has the audacity to label themselves as "luxury apartments".... 1. DO NOT sign a lease based on the model they show you. Actual apartments look nothing like the model. Renovations are very poorly made to the apartments. horrible quality and workman ship. 2. Buildings are very very old...Thin walls that have been patched and painted so many times. Poor to no insulation. Electric heat/air condition/stove that you will have to pay for yourself. 3. Horrible management and maintenance. Maintenance requests are not responded to or handled. The management staff does not react to anything you ask from them. 4. Over 24 buildings and only 2 trash dumpsters. Trash dumpsters are constantly over flowing...IT IS DISGUSTING. you will have to walk/drive your trash to the dumpster, good luck if your building is too far from the dumpster. You might even be assigned to a building where you don't have direct parking in front of your building 5. Building stairs/hallway is filthy and disgusting. Management does not clean the carpet, yet you are expected to "professionally" clean your apartment carpet at end of lease. 6. You are expected to pay $150 for "end of lease walk through" that literally takes 2 minutes of their precious time. 7. Ants and bugs are crawling out of the sinks due to the poor conditions of the building. We requested maintenance to bring in an exterminator and our requests went un-responded to. 8. parking spots are small and poorly laid out. 9. Everyone has a dog...Thats great, except there is dog poop everywhere you walk on their lawn. Do yourself a favor and don't waste a MORTGAGE PAYMENT on a monthly rent at this awful place....
Do. Not. Move. Here. 1) if you have a dog the area is not safe to walk around. THERE ARE NO SIDE WALKS. They allow all sorts of dogs here too, aggressive breeds included 2) property management will ignore you, I’ve email Ebony multiple times, she never responds. 3) the apartments are not smoke free, you will smell the dirty smokers on the bottom floor even if you live on the 3rd floor. 4) they don’t care about drug use, again I’ve email the property management twice warning them of the drug activity in the apartment below me, they responded once and now after a second complaint they are ignoring my emails. If you don’t like the SMELL of pot smoke filling up your apartment don’t move here 5) the roads are riddled with pot holes 6) they do an AWFUL job keepig the hallways and stairwells safe and clean 7) they keep the area pretty dirty, feel free to drive around the only TWO dumpsters at night and see how much trash is just laying around. 8) snow removal is a joke. You’ve been warned.
These apartments are cheaply renovated on top of extremely poor insulation and ventilation. You can hear your neighbors talking, sneezing, coughing, and having sex. The walls and floors are very thin. Why renovate if you’re not going to update the entire building structure? Residents smoke marijuana in their apartments and you can smell the smoke in your apartment. You can also smell what your neighbors are cooking in your apartment because all the vents are connected and hasn’t been updated since the property was built. Management is constantly changing which isn’t a good thing at all. Also, parking is a joke. Very difficult to find a spot close to your apartment at night.
They take advantage of their tenants and neglect them. Move in and see for yourself. I feel bad for the people still living in the mold infested paper thin "luxury" apartments. Someone should sue them for false advertising and tenant abuse. I'm just glad to be done with them. Good luck with your search but steer away from this establishment.
Very disappointed in the management and their ability to communicate with tenants. No one is qualified to give the "final say" on necessary fixes to your apartment and will give you the run around. Would not recommend, many other complexes nearby. Happy I moved out, even though I added commute time to my day.
I called this apartment complex and set up an appointment to see a townhouse.... About a week later I called back to re-schedule and was told there were never any townhomes available. What type of idiots do they have running this place ? First I was on hold for a extended time, then cut off the line only to be called back and disappointed. I will continue my search but this was HORRIBLE customer service and it completely turned me off from considering this place as a option. If that's how you treat POTENTIAL residents you have a lot to work on. Keep this in mind.
I recently moved out of a one bedroom apartment on the premises. I have not had as many sound issues as other people have mentioned, but I had some great neighbors. Notice I said "as many" - the walls are quite thin and you will absolutely be able to hear other people's conversations and televisions even if you are on the top floor. They come in and out of your apartment, sometimes giving less than 24 hour notice which is problematic if you have children under 18 or pets in your home. The apartment itself wasn't too bad, although for a "remodeled" apartment I would have expected the shower to have been replaced; the body of the tub itself was deteriorating when I moved in and the spout and handles were coming out of the wall and cracked. Upon move-out, they decided to start charging me incorrectly for the last month's rent and also tacking on charges like a $75 fee to do the final inspection (which maintenance didn't want to call me back to set up). I've also had numerous billing issues with no one from the office bothering to call me back month after month. They are great at getting you in, but they really lack when it comes to taking care of their current residents. It's no wonder I received frequent flyers from other apartment complexes in the mail while living there - they know you need to get out!
Been here for almost a year now. I am very happy with all the newer changes. The office is very friendly & I notice the maintenance guys have gotten much better. They just had a huge pool party last week and it was amazing. Very fun and lots of activities for everyone. Really loved the food truck, it was very cool. My rent was going up to renew my lease but I asked if they could cut me a break & they actually agreed. That really helped a lot bc my budget has gotten a little tight & I didn't wanna leave my apt. All in all, decent place to live. New apartments & utilities aren't too bad.
House centipedes. I'd never seen them before moving here. They're big, and every week I'd find a few on the wall or ceiling. I contacted maintenance, but never heard back. There were also a lot of ants in the fall, and scurrying animals in the attic in winter, which were never addressed despite multiple complaints. A/C smelled of mold and spat dark flakes into the air. Was never addressed despite complaints. Walls were very thin. I know a lot about my neighbors' bedtime routines. When Addison took over, the main office was moved off site, so when hallway fire alarms went off at 3am, it took an hour to reach anyone who could turn them off. The people in the office are courteous, but they often can't help with much. I spent months being told to look for a large dumpster behind one of the buildings when it was not there. When I brought this up, I was told it must be further down the road or "being emptied." Management sent passive aggressive e-mails about fining anyone who dumped trash near the compactors, which were often broken, and continued to deny the absence of the large dumpster. It was an absurdity. My last complaint is definitely avoidable, but when I left, I was told there is a fee of 2-month's additional rent for failing to inform the office in writing that I was moving out when my lease ended. I made the mistake of believing that informing them I did not intend to renew my lease and confirming that with the office both when I signed the lease and two months prior to its end would be sufficient. The policy is to charge over $2000 for failing to inform them you intend to move out when your non-renewing lease ends.
Three things you will notice if you live here, people always move out (They all say when asked, is that it is expensive), and the walls are cheap. Notice on the website they always have to good to be true specials. Well I must start by saying what I do like about this place: The women in the office are nice The pool is great What I don't like: 1) This place is very expensive (YOU PAY FOR EVERYTHING. IN THE WINTER ADD 250 TO 300 TO YOUR ELECTRIC BILL) When you factor rent, water, electric and pet fees. you could live so many other places. 2) Thin and I mean thin walls. You can feel the coldness on the walls and hear your neighbors talking. 3) They do a poor job of shoveling in the winter and when you shovel a spot out for your car, the maintenance guys parks there. 4) They do no tell you this until you move in, but you have to take your trash out and carry it halfway across the property. (You will see people driving with garbage bags on their cars or in their trunks to throw the thrash out. 5) They don't use PECO, you have to use the electric management company they use and there for there is no competition and you can not reach them at certain times. 6) Bathrooms and closets feel like your outside 7) AC is in the windows year round, so cold air is always coming in. If the new windows are suppose to save money, I could just imagine how bad the old ones are. Stay away.
