Grass areas are nice except when it rains and the maintenance crew tear it up with their golf carts. Management is OK but communications are terrible. I have been here three years and will get out soon.
Don't move here. It's overrun with black garden snakes and wasp nets. There are also wild raccoons that even chased me and my dog once. Maintenance orders dont get complete. Management does absolutely nothing to help you at all. The place hasn't been renovated in quite some time. All the appliances are ancient. The driveway and parking lot are raggedy. The dog park fences don't fully close. This place is grossly overpriced and the people in the office are disgustingly rude. While I was there part of a building burnt down and when I moved it was still sitting there burnt out. They're are better places on the same street, for the same price that are way better than the Adelaide. Do yourself a favor and don't move there. You will save yourself some trauma.
I stayed here April 2021-April 2022 and it was honestly the worst experience. From ants accumulating in my guest bedroom, to not having a dryer for the first month, hot water was out, a new ac was put in but the patchwork was awful to the point of silverfish coming out the wall. Received the landlord special where every imperfection was painted over instead of fixed, dirty rusty nails found in the apartment after being told by the front office the apartment was freshly cleaned carpets and all. Screen was broken literally the whole time had a lizard problem, wasp and squirrel problem nothing was ever resolved. Not gated you have a gate that’s not attached to any fencing but yet closed blocking the way for cars to get in. Reported to maintenance many many times and nothing was resolved until rent was being threatened to be withheld. Only then did maintenance want to get the gum of their shoes and do some work. Trash not picked up constantly, and insane undisclosed fees for trash pick up.

1 Star seems like too many ?? Lived here for a year in 2019-2020. Would not recommend this property AT ALL. For my entire lease of 11 months, my patio screens were torn. They were painting the building, started painting in November, and never put up new screens. They cut the screens to access the patio area to paint. They blamed Covid. Because of this we had hornets nest constantly in our patio, couldn’t even use it. The place is really run down, needs upgrades, wires hanging out throughout the property, garbage everywhere, and I question their background check process. I called once with a noise complaint (neighbors playing loud music and partying on their patios after 11pm) and they said they couldn’t do anything. The office staff is pretty incompetent. It took weeks for them to complete a 1 page form for our new apartment complex for a rental verification. We had to go to the office at least 5 times to get it completed. Go elsewhere!
For the area and price you would think the service would be A +1 but no.. With 2 toddlers and no time to do publics laundry, they just won't fix my dryer that I reported has stopped working a month ago, mind u I literally just move there.. The first time I called the lady told me that this was not an emergency.. Smh
I recently move in about 2 weeks ago and at first the apartment looked great. The kitchen is beautiful and looks freshly remodeled. The carpet is freshly shampooed. Then, after you start living here you realize all the issues. No one response when you put in a maintenance report and your problems go unnoticed. There’s much better apartment... KEEP LOOKING??

They just want your money. Go elsewhere. Nice at first then heartless if something unexpected comes up. You know, like Covid-19!? Once you sign that obnoxious lease you are doomed. Don't do it. It's all about money. No one answers the phone. No response to email. Treats about wrecking your credit by collections agencies. On and on. Terrible.

Do not move here NEVER pitifully I have to place a star to write here nothing works from their responsibilities inside the apartments I have leaked for a long time and nothing that they fix come they look and they go the administration is a complete Disaster on the part of those who they have no problem and already they should do a course on how to treat a tenant, they do it the first time and then they do not care. I also have a problem with my tenant who sleeps every day at 4am, passes 3 letters and nothing they did. and part valet trash is a service that does not work come when they want to not use it and they fine me the worst thing that happened to me the pool dirty the gym and the bathrooms also and they overhaul the office having other priorities the worst experience since ADELAIDE arrived
My opinion of this place has changed drastically. Me and my roommates have been here for almost a year now, so I can now give a full review. THIS PLACE SUCKS ! Save your money and find somewhere else. The office staff/management is terrible at customer service, everytime we had to talk to someone there were extra problems or fees involved. The valet trash service is a joke and not worth the extra money added to rent, our trash would sit outside so long we would end up taking it to the dumpsters ourselves. We also had major problems with matintence (they say it was 3rd party) but we were left without a working sink for over 2 weeks before they fixed the problem. There is also never any parking at night. Me and my roommates are so displeased were looking to move out before our lease is up. WOULD GIVE ZERO STARS IF I COULD.
14 months here I felt safe, secure and comfortable. I had problems renewing my lease, 2 months in advance, No one informed me of the step to take, I always pay my rent week early, what ever happen between the old owner and this management is not my concern. The management is unprofessional, uncourtesy and disrespectful and will harass you for something they should has help you. I inform one manager I was going to give them a bad review, her answer was " I Don't Care" Now I regret renewing my lease, so I looking to move. My rent weent up $100.00 go figured that, I waiting 2 weeks for an A/C filter. which the other owners had them at your disposal. Their more to follow.
I'm on my third year here. Management has changed and is great.i didn't have issue with past one. But new one is awesome. Maintenance is on top of things and I and professional. Ive dealt with maintenance manager and Desmond today. Awesome job and took care of another issue I hadn't noticed which was a safety issue.thanks Desmond. Clean and quiet area. We moved here from Philadelphia and flew down to sign a lease; we were sucked in by the convenience. Our application was approved, our move-in date scheduled, and the lease signed. When we were 400 miles into our drive to Florida to move in, we got a call from a staff member saying that they ran our application incorrectly, and we would owe an additional $300 to move in because my husband only had 3 years of rental history. With a moving truck and movers waiting on us, we were held hostage for the money. Fast forward a few months, and one morning I came out to my neighbor's Escalade propped up on cement blocks with the tires ripped off and another neighbor's car had the windows smashed in. A month after that, we were bombarded with sewer rats. It turned out our neighbors next to us had them, but because they had 6 people living there who weren't supposed to be there, they never told the leasing office and our building was infested. We would regularly wake up to rats sitting in the kitchen, completely unafraid of us. We had to get a lawyer to write up a letter stating tenant law that the landlord is responsible for clearing up pest issues in a timely manner because they wouldn't take it seriously. They gave us traps to put down that were meant for field mice; one rat set it off, but then took it with him, He returned the next day with a paw missing. Cabbies sit at the 7/11 across the street and regulary throw bottles and damage property. Our Christmas presents were delivered and stolen off our doorstep. There is no security or safety here, We ended up just moving out and eating the cost of moving and the lease it was terrifying living there.
After moving from a non-desirable location we ended up at Advenir. What an excellent experience so far. The staff was great at helping us get in and throughout each step of the process. The apartments are fully updated:cabinets,appliances, built in mcrowave, fixtures, carpeting, etc. Great to a washer /dryer! No longer laundry mats. .Area is clean and quiet. Nice walks taken already. Very pet friendly. Screened in porches and great windows for much lighting= savings! Storage space with lots of cabinents is amazing throughout apartment, especially walk in closet. Second floor units are best as they have the steeple ceilings making unit feel huge versus a first floor unit. Pool and hot tub open along side equiped gym. Large Patio grills also available in pool area for residents. complex has car cleaning area, basketball court, business center, dog areas, & picnic tables with mini grills for usage. 2polls and playground. Leasing offce has resident events to encourage a community- bingo, hot dog day, contests and more. Maintenance had been so helpful with any anything I may need and on time.Unit pricing is moderate but well worth it. Not in a major congested area. Its within minutes of major attractions, bus line,shopping and major highways -great location!! Scored with A graded schools too .Home sweet home!! All we need and more. Awesome to see neighbors and meet nice people. Not something that happens much in big apartment complexes. Just an example of the area and community.
From move in, we've had a lot of issues. We are paying around $1100 for a renovated 2/2 unit. I say "renovated" jokingly. The cupboards were put on incorrectly and either don't close, or have fallen off. The air conditioning unit is from the 80s and is constantly running, making the power bill upwards of $240 a month for the 900 sq feet. We had a mold problem with the unit, and they refused to do anything about it in a timely manner until we paid to have the mold test done ourselves. They've lost almost every important document we've given them, including rent checks. Their new entry system for the amenities doesn't work properly. There is no security, and parking is terrible. The best thing they have going for them is their location. It's convenient to get everywhere we need to. The neighbors are also all nice. We've never had a noise issue.
Perfect size apartment! Very convenient to all the different attractions here in Orlando. The community is very quiet and everyone is all so nice! if you are looking for something affordable and close to a lot of different dining areas and attractions this is the perfect spot. There is also a lot of hospitality students that live in this area because it is so close to the University of Central Florida's Rosen College of Hospitality!
Don't come here. If you have a complaint like for example, a pest control problem or a leaky roof? Don't expect them to do anything. I've waited MONTHS before somebody came in to fix my leaky roof. I've waited from Feb til May. Ridiculous. If you need to print something from the business center, you'll have to go to the office for a key but you'll have to hand them your drivers liscense. The pool is always dirty and has bugs inside and there's big ants EVERYWHERE on the pool deck. The dolphin fountain is the only nice touch. This place is so cheap, they can't afford recycling dumpster bins and recycling pickup. They have a bingo game, it's fun. You get sone money off of your rent fir that month. Only downfall is this dumb rule is that there only can be one winner even though there might be more than one winner, you gotta claim you won on the Facebook page before anyone and gotta race yourself to the office to claim your prize. Parking spots are narrow. Compact cars and any cars these days are bigger now and the parking spots are small. Bright side? Location. You are super close to all 3 SeaWorld parks. And you are not too far away from Disney parks and Universal Studios. Another downfall, when you go the office to pick up a package and its big and bulky and you're the one carrying it by yourself? No one offers to help out. Sucks. Really disappointing. I've complained about ants and flies and nobody has come. I can spray so much Raid (now empty), Lysol, and any heavy duty febreeze air effects just to kill these things before I choke myself with these fumes. Wasps and bees can still come inside your balcony. Regardless of the screen. I found a cockroach inside the apartment. No idea how it got in. Just hoping there isn't anymore. This place is literally crawling with crawlers. There's no pantry. If your on the top floor, your A/C will run your energy bill bc it's struggling to keep your apartment cool. We appreciate you taking the time to write a review about Advenir at Broadwater, we apologize that your experience has not up to your expectations. Due to a permit and approval process we had to delay our roof replacement project, yet we did have a contractor come out and repair any requests that were submitted due to this issue. We are happy to announce today that we have received all necessary approval and will start roof replacement this October. Our parking spaces are the same issue, there is a city code which we need to follow. As for recycling, unfortunately Waste Management does not provide any recycling for our area. We would be delighted to participate in such a program if they did. We are happy that you take part in our Facebook property bingo, it is a virtual game we play with our residents and whoever calls out Bingo on our Facebook page is the winner. We only request that the resident bring in the bingo card so we may be able to keep track of who wins the FREE RENT. Our property has many different layouts with many unique features, some of our apartment homes have features that others don’t. We are always happy to accommodate, if we know that pantry space was a necessity for our resident. Pests are something we really take seriously, we have a exterminating company treat our community, starting October 2015 they we will also have them treat inside our apartment homes. We are always here for our residents and if there are any issues that we might be able to assist we welcome them to call us at the office.
Great Location however the apartment condition itself was very poor and not up to standard with the surrounding locations. The day before our move in we received a phone call that our apartment was not ready to move into. The Leasing Office however did pay for our truck rental and credit out account accordingly. When we finally were able to move into the apartment we were explained that it was our fault because we chose to move to an upper floor instead of the original apartment we had, we decided that well over a month and a half before our move in date. I found it very rude and a very bad first impression. The veneer on cabinets in the bathroom was peeling off and cracked; the cabinets in the kitchen were broken upon move in. we were told about a ceiling leak, however we had to wait until a very bad storm to find our how bad it really was, it took 3 buckets to catch the water dripping. There were bugs and cockroaches in the kitchen, our patio flooded every time it rained, we asked Maintenance if there was a way to fix this and there was nothing they could do with out calling a contractor, never came back. The smaller pool tables and chairs are very poor, a few broken. I feel that the amount I pay for rent doesn't justify the great location.
So the apartment itself is nice enough, no pests inside, the water works, we get cable, yadda yadda. The management here is awful. It's sinful. There is one bright spot among the turds, Chris. But even his kindness can't mask the lack of garbage pickup, allowing a dozen vultures to congregate multiple times per week. His hospitality can't fix the broken direct deposit system for paying rent. And his smile won't stop the other employees from putting your money order for rent onto someone else's apartment account, and then sticking you with a notice to pay on your door, after you've left for vacation. He's not going to handpick the fleas and ticks off your dog if you walk it in the dog park, because they don't bother to treat the grass and foliage in the area. They just stuck some signs up and never bothered to refill the poo bag dispenser. The handymen will patch your wall for you, and then paint over it in the wrong color. But because the place didn't burn down, give me the plague, or collapse on top of me, I can't justify one star. This place isn't great, but if you can ignore all of that, it's a decent place to live.
